Experiencia fantástica: They oversaw my home for 7 years and I rented from them for 10 months while I waited for my tenants lease to end. They found a tenant for my home the day after listing it and in 7 years it was unoccupied for only 1 month. The home was in very good shape for 7 years of renters and the discrepancies I found were also found by their inspection and deducted from my tenants security deposit. I took good care of my rental, thoroughly cleaned it, and received my entire security deposit in return. I say this only to provide a counterpoint to some of the negative reviews.

They're fast, they communicate, they were on top of it when a tenant abruptly moved out and left the place in poor condition, AND they got me a new tenant in SUPER quick and at a level of rent that is both fair to the tenant and affords me some additional cash to set aside for the property's future expenses/repairs. Experiencia negativa: I typed out a pretty long well documented explaination, but it went over the alotted limit. I will summarize this with the following: Poor communication, poor execution, no concern for home owner or tennants. In excess of $65k in repairs claimed as "Normal wear & tear" for a 7 year span(2014- 2021) Then 2 years after washing our hands of SMS, the state garnishes my 2022 return for discrepancies of SMS's 2018 tax filings. Avoid SMS Property management at all costs! Pictured is the bathroom half way through being fixed. Because the house is 18 years old and the tiles used are no longer in production, or stock. So to make everything match again, I have to replace all the tiles. But SMS graciously alotted about $5 per broken tile, so $17,970 is more accurate than $18k. But again, we were willing to wash out hands and move on, but again, the state of Arizona garnished my 2022 state return for the error SMS made in their numbers from the 2018 filings. We werent even in Arizona in 2018.

Experiencia negativa: I wish I could give no stars to this company. We are military and I hated the experience we had with them. They never answer the phones and getting maintenance help was hectic. We lived on a property that they were renting out for the owner and she would just come by unannounced. She also didn’t want us to call the rental company when we had issues because they over charged her so she requested I contacted her which was fine. But the company called me and told me she didn’t want me contacting her. When I spoke to her she said it was because she couldn’t reach me when she contaced me. We also paid a 1200$ deposit and we only received back 245$. They said there were holes in the wall and we never hung anything in the home. They make us give proof of carpet cleaning and house cleaning with move out and still took our funds for the carpet. They took funds for the side gate that already had ware and tear before we moved in. If you are military and rent through them. Be sure you are present for the inspection. I regret not being there, I wouldn’t recommend them.

Experiencia negativa: Writing this review mainly for any future military families PCS’ing to the area who are looking to live off post… Bottom line, I recommend you look elsewhere. From the start we tried to remain optimistic and look past the obvious lack of cleaning by the previous tenants, as well as the nails and screws left in the walls (more on this to follow), but overtime we became discouraged due to the extremely delayed maintenance work. The pictures attached show numerous work requests submitted, with the actual completion dates annotated. The work was FINALLY completed, but only after multiple calls to the maintenance section to remind them that the plumber still had not shown up. And of course the last 2 requests went completely unaddressed before our move out date and were cancelled by the property manager on August 4th. We moved out on July 7th to give some perspective. Deserves an utterly failing grade for maintenance, and I would actually be concerned if I were the homeowner utilizing this manager. This brings me to my 2nd point. This company’s lease agreement outlines very strict move-out procedures, and understandably so. They are responsible for keeping the home in good order. Upon moving in, we filled out the move-in inspection report. I was incredibly thorough and went room to room from top to bottom listing any nails and nail holes, scrapes or scratches on the paint, doors not properly closing, missing curtain rods, etc. We have numerous PCS’s under our belt so this was nothing new and we know the pain of messing this step up. Again, we also noticed it had not been professionally cleaned, even though it’s required as per the lease. Additionally all of the holes in the wall, the debris in the backyard, the random internet cable stapled up the doorframe in the bedroom…all of this should have been dealt with using the previous tenant’s security deposit. It’s my own fault that we accepted the house in that shape, however we had no problem doing some cleaning ourselves and quickly forgot about it. Fast forward to our move out. We lost almost the entirety of our security deposit because whichever vendor they hired to fix stuff also supposedly had to spend a lot of time fixing the issues we walked in to, and they decided to hire a vendor to clean and weed the yard almost a full month after our move out date, which happened to be in the middle of monsoon season. When I contacted the leasing agent, he quickly started dismissing my issues, and eventually hung up on me and forwarded a rebuttal form. That man is also a veteran (says so on his business card of course), and unfortunately I’m at the cynical point of assuming he exploits how easy it is to take advantage of military families as they move in and out. Probably a stretch, but that’s where I’m at with this company. So please, if you are military, just pass this one over and find a better option. I’ve dealt with a lot of property managers and apartment leases, and I would definitely rate this one towards the bottom.

They do an excellent job with maintenance and keeping my house in excellent condition. If you are looking for a company that knows what they are doing give them a call. You won't be sorry.

I have had such an great experience with Connie and Long SMS Property Management. They are on every detail with every aspect of my properties. I would recommend them 100%.

Experiencia negativa: SMS Property is no longer allowed to represent themselves as my property manager. Connie, on behalf of SMS resigned on 4 Jan 2020 and has been released. The house is occupied, but SMS has failed to release funds and relevant documents needed for management of the home to the property owner- despite multiple documented requests. I cannot recommend this company.

Experiencia negativa: I wish I could put less than 1 star. Please, Please, Please!!!! Never Rent from these crooks for a property management!!!!! They will deliberately not do a move out inspection with you, ask you to leave your electricity, gas, and water services on while they continue to allegedly repair things in your home/apt. Meanwhile, your racking up a bill with the utility companies, and Long Realty isn't going to reimburse you for the extra charges!!!! But what they will do is keep all your deposit the entire thing, if you cannot clean the entire property!!! Then they will wait 2-3yrs later when they believe you forgotten all about the move out, and then throw you in collections for another 1,000, in addition to the nearly 1,000 dollar deposit they took from you! Never rent from them please. Your wallet will appreciate you!!!!!

He was rude, lazy and happily lost business because he did not want to be put out and by put out I mean schedule an appointment for us to come look at a house.

Experiencia negativa: Past experience, but relevant to other people that don't dress up to go house hunting. We went into Long looking for a home to rent. A woman happily accepted our application fee (i didn't get her name), and then immediately, without even looking at the application, told us we were declined. I've never been brushed off so quickly in my life lol. It's almost funny now that i look back on it.

Experiencia fantástica: No issues with Long Realty for our 6 month rental. They handled any communications with the landlord promptly and were always courteous and professional. Most of the negative reviews I've seen for them involve tenants who do not read their contracts; deposit costs and move-out cleaning requirements are EXPENSIVE, but you know that going in. We received our full deposit back (including pet deposit). We have rented through several companies due to military moves, and Long Realty was above par.

Experiencia negativa: I relocated from one Long Realty property to another. I needed an early move-in, due to scheduling required cleanings (interior, carpet, etc.). After explaining this to the office, I received my move-in package to include keys. The next week, my fiancée received a text message stating that the keys needed to be returned immediately, or I would be assessed a pro-rated rent charge. I called and spoke with Monica, the office manager, explained the situation, and requested assistance. She offered none. My issue isn't so much the pro-rated charge, but rather two-fold. First, when requesting the keys, I was clear in why I needed the keys. At no point was there mention of any pro-rated charge. Second, and more serious, is the fact that *I* am the sole person listed on the lease for financial responsibility. My fiancée and children are listed as occupants. I feel it was unprofessional to agree to issuing the keys, then come back after the fact and assess this additional $262.30 charge, combined with the fact that I was NOT contacted over this issue.

Experiencia negativa: This was the worst experience I ever had renting. I left the home in immaculate condition and they did not return my deposit..it has happened to a number of people that rented from them. I had the carpets professionally cleaned, maid service clean entire house and they still made up outrageous fees to keep my deposit. I will never use them again. They don't deserve one star. I would advise anyone who is thinking of renting from them to run the other way unless you don't care about losing your money.

Experiencia negativa: I've rented the same home for nearly three years. During this time I haven't had to correspond with Long Realty SMS so I can't speak to anything more than their ridiculous policies. My biggest annoyance is their policy if rent isn't received on the 1st of each month, even if the 1st is on a weekend, there is a $50 charge, then $5 charge for each day there after. As if this wasn't enough, you must pay by money order when the payment isn't in their office by the 1st. Heaven forbid you should have a busy weekend and get the payment to them on the 2nd or 3rd of the month! I'm fed up with this unforgiving policy, when I asked how I go about providing a notice of terminating my rental contract, they mentioned 30 days noticed was needed. Fair enough, except if the 30 days ends on any day after the 1st you have to pay for the entire month. It's not prorated! They even have a clause that requires military to provide 30 day notice with the same conditions even if under orders! I'm moving out and finding a real rental management company that provides a grace period for rent payments. I strongly urge others not to use this company!

Experiencia negativa: I have water all over my bathroom floor from a leaking toilet fixture. Long realty SMS categorized this as a "non-emergency". Meanwhile I'm mopping up water every hour. I took two days off of work to deal with the issue and wait on the repair guy to come by. He calls me the evening on the second day and tells me he can't make it. I told him he shouldn't be calling me, but Long Realty so that someone who actually had availability could do the work. Long Realty then cancelled the work order and submitted a new one to a new company who can't arrive until the 30th of May. Eight days of dealing with water on my floor. I would say that's a health issue. The Long Realty representative also stated they don't actually discuss availability with the contract company. Instead of doing their due diligence and providing proper service follow through, they simply throw a note "over the wall" to some random company for repairs. What's more I tried weeks ago to have Long Realty turn on my Evaporative Cooling system. They refused, stating they would only complete the effort when *they* were ready. So now, I'm locked at my house for multiple days in soaring temperatures with no ventilation system. ----- Update: By the third day I had purchased a wrench so I could shut the water off to the house and go to work. When I arrived home that evening there were muddy footprints in the bathroom, an oil spot an in the driveway and DIP SPIT ON MY WALLS. Long realty decided to enter my home with no notice, after telling me I "had a second toilet"- that this was no emergency, and perform an act of vandalism. I turned in my 30 day notice and left the spit for them to clean. They actually charged me to clean their own spit (the rest of the house was spotless).
