Experiencia negativa: If I can give no stars, I would. Based off a single phone call alone, your front desk representative needs to learn phone etiquette. And it’s clear that I’m not the only one based off previous reviews. Will forever avoid this company from now on. No wonder they have so many for rent signs. Nobody wants to move into a home where management speaks to people so inhumane.

Experiencia fantástica: Been Renting from them for a few years.. Pretty solid establishment. They actually care about their tenants. I've recommended them to several of my family, and friends. I lived at one of their properties for a decade. They literally found me another apartment, that was upgraded, and ill probably be here, for a decade. That's how cool these folks are.. And NONE of their properties are trash! Thank you Brittain! Y'all have been an honest blessing!

Experiencia negativa: They are in constant violation of California Civil Code §1950.5(g)(1) and use shady practices to withhold deposits. The inspection notice that they sent me was dated over 40 days after the end of my lease, which is outlined in their notice. This means the notice that THEY sent ME is evidence of their violation. When I tried to send a certified letter as a response to their notice, they refused. DO NOT rent here. They are intentionally exploiting people, and documenting it themselves.
Experiencia negativa: RUN FOR THE HILLS. Do NOT use them. They are incompetent and useless. They will NOT help you. You’re probably thinking to yourself, all property management companies are bad. And to a certain extent they are all bad. But Brittain takes the cake! I’m warning you. Turn back now or you’ll regret it later. Edit: they will not assist you; they are full of baloney. They just want to keep increasing your rent and not improve the amenities (or lack thereof) in your apartment and the rental property. Secondary edit as of 10/15/25: Brittain just raised my rent right before our building was sold to new owners and then they were subsequently, and rightly, fired as the property management company. GOOD RIDDANCE! You will not be missed

The Brittain team has been super helpful and quick to respond whenever I’ve needed anything. My unit is a bit older, so of course it’s not perfect, but whenever something comes up, they take care of it right away. Overall, I’m very happy with my life here and really appreciate how responsive and supportive the management has been.

Experiencia negativa: Not a great experience. Lived at a Brittain Commercial property in Midtown. My neighbor had to fight for our windows to get cleaned as they didn’t consider it a building maintenance issue. I was told upon move in that a new oven would be brought in because the current one was a safety concern and I was told not to use it. After a lot of back and forth I received the oven 6 months later. I had my HVAC go out due to the roofers nailing a hole into the refrigerant line and was without AC for 5 days of 100+ degrees. There were many other things over the 2 1/2 years I lived there but what takes the cake is them taking $450 out of my deposit for repainting the walls due to nail holes I patched up. You should’ve seen what they painted over from previous tenants as well as the hack painting job the contractors did to cover up their mess when they replaced the electrical box and tore up the wall….but my patched nail holes apparently went beyond “normal wear and tear.” This company is a joke and they will scam you out of your deposit somehow, please be careful!

Window cleaning was performed during your tenancy. However, environmental factors such as wind and rain can quickly affect the appearance of exterior windows despite regular maintenance.
Regarding appliance and HVAC concerns, the appliance replacement was initiated and completed promptly upon a licensed contractor’s recommendation. The HVAC issue was caused by an external roofing vendor. Once notified, we coordinated repairs immediately—despite challenging weather conditions and a region-wide vendor backlog.
We understand that neighborhood crime concerns are a top priority. While we do our best to maintain secure properties, broader crime trends are beyond our control. We report incidents and encourage residents to do the same by contacting local authorities, the City Council, or County Supervisors to support community-wide solutions.
All move-out charges were based on a detailed inspection compared with your signed move-in condition report, and were assessed in accordance with California law. Deductions reflected only damages beyond normal wear and tear. You were not charged for any work performed by outside vendors unrelated to your tenancy. Any patching or repainting costs were limited to what was necessary to restore the unit to its original condition.
We genuinely appreciated having you as a resident for 2.5 years and regret that your final impression was not more positive. If you’d like to revisit any portion of your move-out, we remain available to review the matter with you directly.

Before renting here please beware they will totally scam you out of your security deposit upon moving out, if you can avoid renting from them, please do so because you will not see one dime of your security deposit. Please listen to all the reviews on here and believe them I seriously regret renting from them. Honestly, I’d like to team up with everyone else who got scammed out of their security deposit and we should sue this place all together. I don’t know how it’s still up and running oh wait…they’re surviving off people’s security deposits.

This includes detailed move-in and move-out inspections with time-stamped photographs, as well as the use of third-party licensed vendors for any necessary repairs or cleaning. The invoices from these vendors are included with the itemized accounting sent to each former resident, and we do not markup or control their pricing.

We are sorry to hear you feel dissatisfied, while we are not clear on the reason for the dissatisfaction, please note it is our goal is always to provide a fair and professional rental experience. After your tenancy ended in 2022, we conducted a standard move-out inspection and provided a detailed breakdown of any charges, including third-party vendor invoices for cleaning and repairs due to the condition in which the unit was returned. This was all sent to the address you provided.
We understand that move-out charges can be frustrating, however they are true costs and without mark ups and supported by 3rd party invoices. If you'd like to discuss your account further, you're welcome to reach out to our office directly. We can also send you copies of the conditions left.

Experiencia negativa: Living here was solid , no complaints during my lease. But once I moved out, communication completely dropped off. I never received a final bill or my security deposit back. No emails, no calls, nothing. I only found out there were move-out charges when I got a collections notice. That’s how I learned a letter from Brittain Commercial with the final fees had supposedly been sent, but it never reached me — it got lost in the mail. At no point was I made aware that I owed anything, and now I’m out my full deposit and being charged an additional $500. This should’ve been handled way differently. Update 07/25/2025 Brittain, I appreciate your comment under my review. However, I did reach out to the leasing office multiple times and was consistently told there was nothing that could be done and that I needed to speak with collections. I also provided my current residential address, and this was the only attempted contact, which I never received. I lived in that unit for three years and never missed a rent payment. I understand you’re running a business, but this entire situation could have and should have been handled differently. A simple phone call or email would have gone a long way, especially since you have both on file. Frankly, it feels like a cheap tactic to take my entire security deposit and then charge me an additional $500 without any explanation until I contacted collections myself. Once I did, I was told everything was firm and final with no room for discussion or negotiation less I risk this impacting my credit report. I’ll admit that patches and some painting were definitely needed in the unit. But after living there for three years, many of the charges should reasonably fall under standard wear and tear.

Please know that we do our best to ensure every resident receives detailed move-out instructions and timely documentation regarding any final account balance or refund. Per California law, we send the itemized security deposit statement to the forwarding address provided at move-out. Unfortunately, if no forwarding address is given, we’re required to send it to the last known address—which can sometimes lead to delays or misdelivery, beyond our control.

Experiencia negativa: Unethical and shady to the core. They don't advise you of extraneous fees involved and hide it in the fine print until you're in their office prepared to hand over deposit. Not advised and tread CAREFULLY. **see also: "Drip law" via CA Dept of Justice: : "CA SB 1524, a law related to "hidden fees," impacts apartment rentals in California. It requires that the TOTAL price of a rental, INCLUDING all mandatory fees and charges (excluding taxes), be CLEARLY and CONSPICUOUSLY displayed in any advertisement, including online listings"

Experiencia negativa: bait and switch - they advertise 1 price, and then when we make an appointment and get there, they say that the rent is hundreds of dollars more and that the advertised price was "limited time" despite the old price still being listed online and them not informing us when we made an appointment or before we got there. I don't know who Jessica is. The property manager said this to me in person, so is there a scammer with keys to your units meeting people in broad daylight? maybe look into that.

Paris, the conditions the apartment were left in were horrific and beyond damaged. If you would like, we can send you a set of the photos and costs of all the damages. The costs you were assessed are true costs, not marked up, for restoring the premises to the condition you were provided the home.
Experiencia negativa: This is the worst management company I’ve ever dealt with. I have been a tenant for three years, always paid my rent on time, and never had issues—until a new tenant moved above me in January 2025. Since then, I’ve reported ongoing excessive noise for four months, provided video evidence, and even cited local noise ordinances. Management has done nothing. I feel completely ignored and unheard, and it’s hard not to believe that this neglect is due to discrimination. If you are Black or Brown, do not expect fair treatment here. Avoid this company at all costs.
Hi Shawnice. You concerns have been addressed, however are countered with complaints about abhorrent behavior from you towards the neighbor, as well as noise. The audio you provided to management does not provide any audible noise. Today, we asked to meet with you both in person, so we can also hear the issue live, in effort to get onto the same page, let us know when you are free, and we will attempt to make that occur.

Experiencia fantástica: Susan has been fantastic getting us moved into our particular unit. They are quick to respond, and if there are any questions with certain units, they will go out of their way to review with the property owner to verify. The application process was the fastest out of the several companies I used, so I appreciated the fast service there too. The portal if you do become a tenant is intuitive and work orders will be easy to address.

I toured a property with her and it just wasn’t a great fit for my family, she offered another unit else where that was upcoming (hadn’t even been listed). Went out of her way to ensure property was ready and available for move in sooner then the promised day. Her communication and professionalism was top tier. The unit was in emaculent condition. Experiencia negativa: I applied for an apt. a couple of weeks ago and paid the $45 for a background check, and as of today they haven't told me if I was approved or not. No communication at all! I also didn't like that if you are approved they want you to move in immediately, and like most tenants, if you're responsible, you give a 30 day notice or at least try to work something out...it's all about money obviously!

Experiencia negativa: Overall haven’t had the best experience trying to rent with them. We tried getting an apartment from them and had me and my other two roommates file applications, upon approval (of an application where they ask when is your preferred move in date) they tell us we have 24hrs to put a holding deposit Plus ONLY 7days to move in. Even tho we specify said we cannot move within 7days. It was only after I called and asked for an accommodation that then they switched up and said “oh well we don’t like to leave places vacant for too long but we can give you 2 weeks” (still not within the time we wrote in our application) Once again told them that’s not enough time for us and instead asked if we could just please get back our application fee since they can accommodate us for the rental we wanted . The lady replied with “see asking for a refund doesn’t hurt. I’ll call you when I refund you tomorrow” cool! Except that’s not what happened Thursday comes by - I get a call offering another apartment in a whole other street that is still occupied but will be vacant by the 19th of January. They have no picture no way of showing the rental because people are living there. But it’s “the same price as the one we wanted and same bedroom and bath”. We decline and say no thank you we would just like to proceed with a refund. Cool! Except ONCE AGAIN it’s not Friday - Today- she calls and says “sorry we aren’t refunding your fee anymore we hold applications in our system till 30days if you wanna apply for another one” Yea no, this company is the worst and judging by the other reviews with similar if not worse experience along with the COMPANY ITSELF replying with threats of sending the negative reviews to their attorney?? Good luck to anyone who wants to rent but for us is def a no❤️

The homes, including the one you applied for, are vacant and available now per the listing details, not weeks or months into the future in fairness to those looking for a home now. The application fee is nonrefundable once it is processed, however in good faith and because you were looking more towards February and outside the hold time for the place you applied, the agent advised your application could be considered for another apartment under management if you found something else better suited for your move date. The holding fee of course is the secure the home, you are under no obligation to do so.

Experiencia negativa: Absolute worst property management company experience ever from the inception of the phone call . The young / mid age lady whom says SHE ONLY ANSWERS THE PHONE . But never has any answers is quite odd , because why are you answering the phone if you’re not resourceful . I apparently was denied for a rental property and for some odd reason I have yet to receive my denial letter stating the reason for the denial . according to appfollo I was clear background, credit, and rental history . Now why I’m denied still boggles me . But what’s quite sinister is THAT THEY HAVE MY INFORMATION AND HAVE NOT INFORMED ME about properly disposing of my information SSN, ID , Bank statements etc . I will be filing a claim with all necessary entities in regards to this situation. I’m not the tenant / potential tenant to play with . I will due my due diligence and get to the bottom of this .
The receptionist is not the leasing agent, she simply ensures your call is sent to the most appropriate person to assist. We prefer a live human for call handling rather than an automated system and the receptionist job it to ensure calls go to the right agent.
The criteria to lease is clear and available to anyone that applies, including the need for satisfactory credit. Please know that any information submitted is retained by California Law.
Experiencia negativa: TLDR: Do not move into any Brittian Commercial Property. They don’t fix their properties, their apartments are unliveable, and management only cares about their bottom line and taking as much money from you as possible. I lived at a Brittian Commercial managed property and it was an absolute nightmare for the 2 years. They are the worst management company I have ever encountered and I would highly recommend you stay away. Apartment Issues: Plumbing issues left our apartment unliveable for 2 weeks with sitting water. We had to shower at our friend’s apartments because they refused to fix it. I called every day and they continued to ignore us and never send anyone out until I escalated and said I was going to contact the California Renters Board. Water would leak from the ceiling for weeks. The entire complex has mold issues and instead of fixing it and adding fans, we believe they just paint over it. This was an issue at the entire complex and they stated it was the “renters responsibility” even when we followed all the mold mitigation in the lease agreement. No On Site Managers: Our property had no manager for multiple months - so when emergencies popped up, we called the emergency line and they replied “tough luck, figure it out yourself - we can’t do anything because you have no on site manager.” Our old on site manager said she was suing them for illegal practices (thus why she left) - which says a lot about them. Deposit: They attempt to take as much as your deposit as possible to make upgrades to the property. They lied to us and said we would receive our full deposit one week before we moved out, and then charged us for random miscellaneous things. Take full walkthrough videos when moving in. 11/19 UPDATE - They replied to our Google Review and are threatening to sue us. For each of these lines items, we have proof that each was true.
This review is factually false, the home you moved into was clean, maintenance free and in good working order. All service requests remitted during your tenancy were promptly addressed and are logged in our system. There was never a time when your home was unlivable, nor was there any period management coverage when 6 months without someone in place. In fact, we have a 24/7 intake line both via telephone or your portal and all requests are tracked and resolved within industry standard times.
Your interactions with our staff have always been friendly and positive, including the pre-inspection where we pointed out items that you should address prior to your departure to reduce or eliminate any charges against your security deposit.
We do wish you the best and are hopeful you will consider removing these libelous statements before this matter is turned over to our attorney.
Experiencia negativa: Unfortunately a tenant at one of their locations. Decided to implement a money order ‘probation’ on us without telling us. So when we went to go pay rent this month, surprise, we have to bring in a money order for the next SIX months. They had an entire month to update us on the situation or to even reach out but neglected to do so and now we’re late anyway which we would have avoided had they had a literally just done their job and communicated with their tenants. Also have placed several maintenance requests over the span of four months and have heard nothing back. EDIT: just got off the phone with our property manager for what was a useless aggravating conversation where she informed me the property doesn’t HAVE to inform you that you’re on probation. So the three day period before the late fee applies isn’t a grace period but is in fact a trap. Don’t move into their properties. They’re money hungry and parasitic.

Experiencia negativa: Would not recommend. They recently took over several apartment complexes in the Land Park, Little pocket and downtown area in early 2023. Unfortunately Riverdale Apartments was one of them and they did not do their due diligence to investigate tenant dispute. Initially I called the main office and spoke to a rude operator who cut me off before I could finish talking. I've been a longtime renter so I've dealt with different levels of professionalism and I am appalled by the lack of patience and respect the operator showed. I was forward to a voicemail and left a message to make a complaint about a former upstairs neighbor. Days later I heard no response or acknowledgement of receipt of complaint. Then within a few weeks the same upstairs neighbor made a retaliatory complaint against me and somehow management acted quickly on behalf of that complaint. Mind you, I never met or spoke to this neighbor before until they verbally assaulted me one afternoon. Nothing was done. No courtesy warning and brittain just took their side. So I put my 30-day notice in. Just bad energy and bad attitudes surrounding this situation. Could the management do a better job at handling the issue? Yes. I did my part and left.

Experiencia fantástica: We’ve really enjoyed living at Riverbend Apartments managed by Brittain Commercial. Upon moving in there was a few things that needed to be fixed and the manager was quick to get vendors out to handle things. Experiencia negativa: I moved out of one of their properties in August. I liked the property I lived in but Brittain commercial time and time again showed that their renters are no more than numbers to them. They were very lazy about fixing the back gate which left my place more vulnerable for break in. They also held a ridiculously large portion of my deposit to repaint minor scratches on the wall. Dealing with Brittain is a headache.
Hi Seth, thank you for sharing your concerns. The gate was tampered with by unknown individuals, and when this occurred, a licensed contractor was immediately dispatched to resolve. There are some factors out of our control, like availability of parts, however, please know all requests are treated with utmost importance for the good of the residents and property. It does not benefit anyone, residents, or the owner alike, to delay such a matter.
Regarding the painting, all departing residents are provided with detailed information on how to return the property. Our records and photos show 7 walls were damaged, requiring repair and paint after your departure. We do empathize with you when seeing the cost to turn or maintain a home which can seem quite exorbitant however, the reality of it is, these are the actual costs paid to restore the property to the condition in which you were provided it by licensed, insured outside contractors and service providers. With that said, if you feel something may have been assessed in error, you are welcome to contact our office with supporting documentation and we will look into your concern.

Experiencia positiva: I have had my share of woes with Brittain over the years but their maintenance dept hasn’t ever been the source. In fact, they’ve been ON IT this year! I recently put in two work requests and contractors were out to our place the day of and the day after. While I wish the ownership situation were different, Brittain has ben putting the work in for us lately.

Experiencia negativa: Final update: when we moved out, Brittain failed to send our deposit check to the correct address despite having 3 separate records of it. Once from our move-out request, when we returned our keys, and a phone call from them to us. I had to write a letter threatening legal action and included our mailing address a fourth time. When we fi ally did get our deposit back, they tried to charge us $960 in "extensive pet damage" to the carpet despite the fact that this was completely untrue and we had pictures to prove it. We disputed the charges and requested evidence that they actually sent our deposit within the 21 days required by CA law. Our landlord ended up getting involved, refunded us the whole deposit and fired Brittain. Hands down the worst property management company I have ever dealt with. Don't rent any property managed by them. 0/5 stars. The most unprofessional, unorganized, rude, lazy, and incompetent property management company I've ever dealt with. They took over our property a 2 months ago. After raising our rent we decided to move out. The move out process was incredibly stressful and unorganized. When I submitted the original notice to vacate, I called to confirm it was received since I hadn't received an email confirmation. I was laughed at and told "you have to give us time to process it". I wasn't expecting it to be processed right away, I just wanted confirmation it was received. Then, we requested to move the initial inspection since they scheduled it for a day that was difficult for my roommate and I to attend. We had to call 7 times only to be sent to different voicemails with zero calls returned since they couldn't figure out who managed our property. I finally went in person and was told the property manager was a completely different person than the one we were originally told was managing it. After this they tried to move the initial inspection up, which was outside the 14 days window from the date of us vacating the property which is illegal under CA law. After communicating this with them, we were again ignored until we received an email with the inspection being scheduled on the original date. Fortunately, my roommate was able to move things around to be present. During the inspection, he was told that the final inspection would take place on June 30th at 11 AM and at that point we could turn in the keys and go over any deficiencies from the move out cleaning check list. My roommate called 3 times to confirm that the final inspection was still happening before the scheduled date and we were ignored yet again. We took time our of our work day, wasted gas to drive over, and showed up to the apartment as was scheduled and Brittain failed to show up. We called to confirm that this was still happening and were told that it was never scheduled and the initial inspection already happened. How are you a "professional property management company" and can't tell the difference between an initial and final inspection? My roommate had to take the keys to their office to turn in. No final inspection, no walk through, nothing. In every apartment I've ever rented, there was a final walk through. We had them as property management for less than two full months and had nothing but headaches and unprofessional interactions with them. If they spent even half the time they spend arguing with negative reviews on Google actually managing the properties they run, they would probably be a more effective company. They only care about their image and taking your money. Avoid these unprofessional walnuts at all costs. Update: the email was only after I called to ensure it was received. Bullying and harassing? That's hilarious. Every interaction on our part was professional. You guys are ridiculous. Again, trying to paint yourselves as the victims. Not one rude thing was said to any of you until we told you how unprofessional it was to not show up for a scheduled appointment and I wrote this review. Just reiterating the point that you all care more about your image than anything else.
Tyler, please be reminded you were notified we received your notice to vacate roughly an hour after it was remitted via email. Following that email detailed information was sent you regarding the process, including where to return keys. This same information was provided again during the pre-move out inspection of June 20, 2023. Despite contacting our office repeatedly harassing staff and leaving bullying and harassing messages, we have responded to you the best we are able. We do wish you the very best in your new endeavors.
Experiencia negativa: My experience attempting to rent a house through Brittain Commercial was truly terrible. They employ highly exploitative practices aimed at squeezing money out of individuals who aren't even their tenants. I strongly advise against having any involvement with them whatsoever during your housing search. In my history of dealing with approximately a dozen property management companies, none of them have ever enforced a "holding fee" policy, unlike BC. Upon receiving approval for a property, you are given a mere 24 hours to submit the holding fee, and if you decide to retract, they hit you with daily fees while you negotiate the lease terms. Despite my genuine interest in the property, the utter lack of professionalism and downright rudeness displayed by their staff member, Julie, combined with their deceptive bait-and-switch tactics, left me with a strong conviction that renting from them would be a huge mistake. Julie rushed me through the holding fee paperwork and initially promised a new refrigerator, only to later backtrack on the offer. Furthermore, an incorrect lease agreement was sent that conveniently omitted advertised details about landscaping, water, sewer, and garbage services being included. One would reasonably expect a decent person or organization to rectify such errors promptly by providing a corrected agreement, but BC did not do so. They never even confirmed in writing their intent to rectify the agreement. Now, I find myself out $582 for the holding fee over the course of 5 days, although it should have been 4 days, considering the property wasn't taken off the market on the first day. However, fairness and treating potential tenants with basic human decency seem to be entirely absent from this company's ethos, as is evident from their numerous negative reviews. Do yourself a favor and save your time and money and rent with a more respectful and ethical property management company.
There is no deceptive practice, you viewed the home, applied, placed a deposit on the home to hold it off the market for you to move into and you signed the agreement to do so, then later backed out. We are sorry you feel this way, however no terms were changed, and the home was offered on the same terms as advertised and you were advised. Other interested parties were turned away, to prepare for your move into the property. The fee assessed is for damages for doing so and is stated in the agreement you signed, and all funds paid would have been applied to your move in costs had you moved forward as agreed.
The owner of the property had expressed his desire to replace the refrigerator, however after finding replacement shelves, elected to leave it in place since it was overall in great shape and fully functional, which was disclosed to you, not hidden.
We do wish you the best and are hopeful you have found a good fit for your housing needs.

Experiencia negativa: Unprofessional customer service. Inconsistent information regarding property availability. After paying for background check, was denied for reasons never disclosed to me. And my record is spotless. I would never do business with them. (Update) I did finally get a denial letter. Not one speck of reason provided. Just a note that a third party provided info that disqualified me, not a credit bureau. And I just sold my house, and have always paid my mortgage on time. You can hide behind vague “denials” but someday someone will see through whatever game you’re playing. I strongly advise the general public to steer clear. (Update after reviewing so-called criteria) I receieved the consumer report from AppFolio and guess what? Not one negative thing on the entire report. So, how do you not meet criteria when there's nothing negative? Talk about gaslighting. I dodged a bullet. I hope anyone else reading this dodges Brittain Commercial.
All applicants review criteria and then enter their information for processing if they wish to proceed. It sounds like you did not meet the criteria and if not, a denial letter is sent to you providing you further detail.

They sent me to collections without any documents or notice sent to my forwarding address about any balance owed until I got a call from a collection agency! Then when I contacted them nobody is available nor will they get on the phone to speak like an adult and referred to the collection agency to deal with when my account should had never been sent there how is that protocol to not inform someone they have a bill and then send them to collections but had no problem emailing or mailing estimated balance to the forwarding address as well as no problems calling before! Our company does not profit or benefit in any way from work performed by contractors hired to restore the property and in your case the carpet and pad were destroyed with pet urine, blinds chewed and damaged, the home left dirty, etc. The deposit is intended to cover damage and cleaning and recall, you were provided a very nice home at move in and left in bad shape.
We mailed your documentation to the address you provided and have spoken to you and attempted to reach you many times. We also attempted to email you, and you blocked the email.
If you have a dispute, we reached out again today to provide you with the steps to take.
Experiencia negativa: Been over 6 weeks since I've moved out and still not received my deposit back. All calls go forwarded to some woman named Lauren who never calls back or returns emails. I have since went to small claims court about this matter. Brittain commercial not only withheld a double deposit from me but also charged me an additional amount. In court they based their entire defense on the the unit being "dirty." No damages or anything stated on their report. Their final report stated that the unit was dirty but in good condition. In my opinion these people are prejudice. They did not think a young black man would take to small claims court and refuse to return my deposit based on the fact they had to clean the unit. Avoid these people if you have kids or are a person of color
As you are aware, we attended small claims trial with facts and witnesses and the judge decided in our clients favor after hearing all testimony. Your review is considered libel and we are requesting that you kindly remove it, or we will seek legal counsel.
Experiencia negativa: The worst property managers. Whether you’re a renter or an owner, I’d avoid this company at all costs! They never return phone calls once they have your business. I had a plumbing issue with flooding at my property on a Friday. Their 24 maintenance service simply takes a message. No maintenance service at all until I was able to reach their office maintenance on Monday. Now it’s been over a week since the incident, I’ve paid for repairs myself. Left 3 messages at their office and no response. Trust all the other bad reviews and run as far as you can!

The maintenance request you submitted was done so as non-urgent and the details stated in the request were “It is not an active leak. It can be contained. It is not causing damage. The tenant is able to shut off the water. They turned the main water off.”
Your service request was received on a Friday evening, after business hours. It was not deemed a maintenance emergency due to the way you submitted the request. The first available agent attempted to assign your work order the next business day. We are sorry to hear this was not quick enough for you.

The receptionist job description is to answer the phone and direct a caller to the most appropriate agent. This is what they are retained to do.
Experiencia negativa: Horrible property management company. If you think because the price is "cheap" you're getting a deal... NOPE! Nothing but hassle and low budget ghetto moldy apartments, old plumbing, dated cabinetry, bad plumbing. I mean unless you are in a build or completely gutted then maybe but even then their horrible at communication, and take forever and day day to resolve issues. Even living in the community I saw one of their properties tarped because they had an infestation. There was one at my complex and it took them months to attempt to resolve it and the infestation is back. Don't use them even if they seem like your last option DON'T! This property management company is only about getting you in a lease and leaving you high and dry unless you call the city on them!
Your comments do not sound like any property we manage, and our rents are certainly competitive. All concerns you mention are treated with upmost importance, you can probably imagine, it does not serve anyone well to allow issues to go unresolved.
With respect to a tenting, in the past 30 years we have managed property in the region, one building under management has been treated for termites, to protect it in the future and was a condition between the buyer and seller of the property. We are not clear what building you are referring too, perhaps it was one treated prior to our management.

Experiencia negativa: I've read many reviews which indicate this company only has it's interests in it's owners, and none for the tenants. I have to say that's absolutely true. The professionalism is lacking immensely. In my experience, they lost all my initial move in documents including deposit check. This ended up in me having to pay and additional $25 a month, because there complex manager at the time lost everything, including the revised rental agreement. To my mistake I did not ask for a copy of, with her signature on it. It may not seem like a lot, but when you are pressed for the "missing rent" without anyone trying to be on your team is frustrating in the least. My question to them was, do you normally let people move in without paying a full months rent? Response.... Look at your digital contract on the website.... Also, I could never get in contact with anyone after moving in. When it came for final move out. I did my part and emailed my 30 day notice, and received a prompt letter via US mail. No email response, although their mailed document stated they contacted me via email also, which isn't true. After, I mailed back my request for a final inspection, and to be present. Which per their policy , cannot be done prior than two weeks before moving out. I received nothing in response, no letter, no email, no phone call. Until the weekend of moving out I called, and was told, "it must have gotten to the wrong person". In the end, I lost half my deposit, because I wasn't given ample time to do any repairs myself. Being charged $600 for wall touch up from hanging pictures, and $175 for carpet cleaning. Mind you this was a newly refurbished apartment. I put tiny holes in the wall, and never wore shoes on the brand new carpet. Rented for 13 months. Lived there full time perhaps 6 months. Also, they do give you a breakdown of repairs to be made, but it's simply a quote from they're preferred contractor, and not actually a breakdown of cost and labor. Their contractor (buddy most likely) probably marks up all the prices as they make up reasons to take your money and split it amongst themselves. No, proof... I just know it's true. My advice, if you're looking for a place to live that's well kept, and with a management company that will actually work with it's tenants. None of the properties managed by Brittan Commercial is the location for you, and you should keep looking. Unless you don't mind being treated poorly for no mistakes of your own, and to be left, most likely without a deposit to move to somewhere else. At a time when Sacramento and the State of California is experiencing it's highest levels of homelessness this company is doing exactly everything it should to make certain that it gets worse.

There was never an extra cost, the lease you signed is exactly what you were charged and paid for rent each month. As you may know, properties we manage have a contracted tow firm in place, with their sign posted, and residents may contact the tow company direct 24/7 to remove unauthorized vehicles in their assigned spaces. It is not a common occurrence at all. Please know the determination of misuse of the HVAC equipment was found by an independent licensed HVAC contractor. It was recommended you involve your renter's insurance company, which offers coverage when accidents happen, much like vehicle or a homeowner's policy would.

Hi Michael, the owner of a property ultimately makes the decision on matters. Attempts to repair the existing machines were made and in some cases parts and labor is limited or not available due to Covid. As all residents were recently informed, the owner has signed a contract for replacement equipment, however the equipment is not available for installation until August 2, 2022, hopefully sooner. Please know we understand the frustration, and everyone is working as quickly as possible. Thank you for your patience.

Please know, neither our company or employees profit when work must be done and paid for to clean and repair a property to the condition it was provided. We have photos we are happy to share with you and as you may recall, we provide departing tenants the wear and tear credit policy, a copy of the original signed move in statement and a detailed checklist to follow, in advance of move out, in effort to eliminate or minimize dedications from a deposit. As much as we wish we could, we cannot establish labor and materials rates for independent contractors who perform work.

After moving out of a property in August 2021 got slapped with large charges after taking entire security deposit and when asking questions they do not respond. Paid the charges with a check within timeframe given by handing a check in person. Brittain Commercial cashed the check two days later and yet still sent sent the charges to collections. Now dealing with collections agency disputing the charges.
Experiencia negativa: Brittain Commercial stole from my security deposit. I lived in an apartment for about 9 months- signed the lease under a different property manager AND a different property OWNER. Despite a successful pre-inspection before moving out, Brittain retained nearly half of my security deposit to re-paint the living room (of a 500 sqft apartment) and refused to communicate or offer any reconciliation following my objections. On top of this, there was a gas leak in the communal laundry room that they neglected to address for months until PG&E mandated repairs following a fire department call. Unprofessional and negligent property manager- they are thieves.
Experiencia negativa: Poor communication about what the application process is. They call you 6 times in a row while you are at work and when you return a call they don’t answer. If you miss their call they move onto the next application even though you have submitted all required documents and paid the application fee, AND are the “first applicant” for the property.

Experiencia negativa: AVOID AT ALL COST. My experience moving in, living in, and moving out of the apartments managed by Brittain have all been uniquely horrible. I have been upset with myself for not reacting to the red flags upon move-in, expecting them to be one off experiences. This was not the case. I could sit and list everything out but that would be too extensive. Ultimately, when we moved in, the apartment was filthy and no rectification was made (although promised to us upon signing the lease). While living in the apartment, we had several urgent maintenance issues (i.e. no water, AC breaking in mid-summer) and resolution took a week each time. The gate broke within a week of moving in and was never fixed, leading to serious security issues and stealing of packages within hours of delivery. Finally, upon move-out, they retained a large amount of our security deposit for fraudulent charges and after requesting invoice proof, we were returned much less than half of the deposit (we do not believe we would have received this if not pushing back), however, the charges were not accurate and were for things they were legally not allowed to deduct from our deposit (i.e. updating paint colors and repainting when no repairs were needed). When rebutting the security deposit, it was impossible to receive a response. If you chose to still rent with Brittain, please document everything thoroughly and be prepared to go to small claims court to get your security deposit back.
Experiencia negativa: Forced tenants to switch to month to month rent during the pandemic so that they could easily raise rental prices whenever they wanted. The reasoning for raising the rent included “higher cost of gas/electric,” which tenants pay for themselves. Completely ridiculous and taking advantage of people during the worst crisis in US history. I also find it frustrating that tenants have to be on-site and schedule their own appointments with plumbers, I’ve never lived in an apartment before where tenants have to do that.
Hi Kate, as you may know, you are not required to stay beyond the original agreed upon contract lease end date on a fixed term tenancy. You may vacate, if you wish, at the end of your lease term. Our office was simply offering you to remain if you wished.
With respect to maintenance, we utilize licensed and insured outside contractors to perform maintenance and they do require someone present and to allow them into the home, which could be you, a friend, etc. Please know, if there is an emergency issue (fire or flood), we can assist in coordinating access.
Experiencia negativa: I can attest to getting ZERO responses from maintenance requests or emailing the info address. I've submitted requests following up to previous ones that have gone unanswered. They have no problem sending threatening messages but you have no way to communicate back.

Experiencia negativa: Avoid this property management at all costs. I found that the move in process was very quick as they are eager to get you to sign a year long lease that they themselves do not enforce. The only part of the lease they actually enforce is the lease break policy of course because they are only out for money. They allowed a tenant to break several terms of the lease and Chloe stated they would send the tenant a letter which we explained would only aggravate the situation as the tenant is dangerous and what do you know he began making threatens right after receiving Brittain’s notice. They claimed they couldn’t do anything about the matter however the lease states “ 34. QUIET ENJOYMENT, WASTE AND NUISANCE: Resident and Resident’s guest(s) shall not violate any criminal or civil law, ordinance or statute in the use and occupancy of the premises, commit waste or nuisance, annoy, molest or interfere with any other person on the property, or neighbor. Any such action may result in the immediate termination of this Agreement as provided herein and by law. Resident shall refrain from creating, or allowing to be created, any noise that is disturbing to other residents. Resident is also responsible for compliance with any local noise ordinances.” The tenant was harassing us and our guests, making excessive noise with his tv, music, car alarm, leaving garbage outside of the unit that smelled like rotting meat and was attracting cockroaches that began to come into our unit from his, using loud power tools outside our window at 7am and yet they still required us to pay the lease break fee when they were not providing a safe living environment to live as per the lease stated and are also asking for prorated rent for an apartment we have not been residing in due to safety issues. Do not expect Brittain to provide a safe or clean environment or for them to follow their own policies as you will be greatly disappointed. Brittain’s staff is rude and highly unprofessional and I do not recommend.

Once I met them in person, the receptionist was very informative and even began to break down the information I needed, which also provided help before talking Jessica. I've lived across the country in everywhere from government projects to luxury apartments, and Brittain Commercial are the worst property managers I've ever dealt with in my life. Most of their units look nice from the outside and inside but are poorly maintained and monitored. When there are inevitable problems, usually with the cheapest available appliances, they take forever to respond and rarely actually resolve the issue. They will probably respond to this review quickly because they only care about appearances. If you have other options, you should absolutely pursue them over any Brittain Commercial property.

All work performed at the communities are performed by licensed and insured vendors and general contractors and we do not profit of an expense, performing services cheaply and no one benefits when work is not complete. Experiencia negativa: managements I have ever encountered. I have rented a property since April and paid rent on time each and every month, and never had a single complaint as I am a good resident. They are threatening to evict and sue me during a global pandemic because I do not lock my trash cans. This is a suggestion and not something within the lease. Curious if they are harassing the other neighbors who do the same, or just because I had a pride flag on my balcony? They seem put together but are quit to threaten you with undeserved law suits.
Hi Emilie, again your failure to lock and secure the trash bins is creating a health and safety risk to other residents and an attractive nuisance at the property. In as much as we, on behalf of the owners of the property, have asked you to simply lock and secure your waste bins for the sake of everyone, you continue to fail to do so. Hi Cathy, we appreciate the feedback. However, as you have been made aware, anytime concerns are brought to our attention they are addressed to the extent permitted by law. In addition, we use licensed insured contractors to respond to the maintenance needs of the community and residents and do so promptly. The property in which you resided is cleaned by an agent on site as well as a landscape company, who all pick up after those who do not dispose of waste properly. Experiencia negativa: This rental company is a joke and I wish I would have read reviews beforehand. They acted professional when renting out their property and taking our deposit, but when it came to moving out they took almost $1100 of our $2250 deposit (which $1000 was for 2 dogs, one which never ended up living there), failed to give us the receipts of the charges and have since neglected to return any of our calls. Their voicemail states to leave a detailed message so they can return your call within one business day. My wife has made 3 calls in the last 8 days regarding our deposit, in which none have been answered or returned. When we moved in we were not allowed to do a walk through of the property with them and of course they marked the whole property as "clean" or "great condition", which was not true. They left light covers off in the bedrooms, paint cans in the middle of the floors, and a large stain in one of the rooms. (The paint cans and lightswitch covers seemed to be minor things at this point. We moved the paint cans to the closet as well as the lightswitch covers). When we contacted our property manager, Codey, he stated that they could not change the paperwork they had already done, but for us to take pictures and save them for when we moved out and acted like it wouldn't be a problem. Come move out time, we had a walk through two weeks prior where we were told the property was in great condition, they didn't note anything that needed to be changed or fixed (the whole point of the walk through), and were even told by Codey that we could leave the tv mount we had taken down off the wall. As our deposit was returned a few weeks later, they withheld almost $1100 and among some of the charges were for a stain that required "heavy" carpet cleaning (the one that was there when we moved in), light covers being left off (which were off when we moved in), and noted that the tv mount had to be remounted (which was told during our walkthrough not to worry about remounting). Also charged for "removing items left" which still has not been specified to as of what, since we took everything when we left. We were also charged $495 for "touch up paint, dents, and chips". Besides the fact that "touch up" paint does not cost that much, they did not provide any further details where these "dents and chips" were on the walls. They did not provide any receipts of the charges or labor, which they are legally obligated to do according to the Department of Consumer Affairs - Renters Rights. We also lived there longer than 12 months in which we were told the costs were split, 80% ours and 20% theirs, which they also have not shown us any proof of how the costs were charged and split. I would steer clear from renting from them as they will make you feel like you can trust them and everything is very easy going when you move in, when the truth is they will screw you at the end just to keep your deposit and then refuse to return your calls and deal with the situation at hand.
Hi Joseph, we are happy to meet with you regarding this matter in effort to provide clarity to you, however please know that every effort is made to help residents understand how to receive their security deposit back. We do empathize with you when seeing the cost to turn or maintain a home which can seem quite exorbitant however, the reality of it is, these are the actual costs paid to restore the property to the condition in which you were provided it by licensed, insured outside contractors and service providers. Please know, our firm does not set their rates, nor can we, and we also do not charge an overhead cost. Frankly, we do not benefit financially from the work that takes place to restore the property after you vacate.
It seems there may be confusion between all 3 occupants, since we provided a detailed checklist of items to take care of in the home before returning possession and was left at the residence for everyone to view. We also provided a copy of the original walk through.
As you probably know, the purpose of a security deposit is to cover costs to repair damages, clean, restore, etc. the premises to the condition it was provided. Upon receipt of the invoices for work performed, they were provided to you for review, which included removing nails and hooks, patching holes in walls, repairing damage to the carpeting, cleaning, etc.

Experiencia negativa: They get a -5 from me. This company is sloppy, and cheap. They hire one star companies to change your carpet and then take your deposit for the bad job they did. They claim many false charges. One day I found a dead rat in the pool, and it took them 3 days to get it out after I called. These are just a few things I've had to deal with while renting through them. Don't make the same mistake I did.

Experiencia fantástica: Let’s be honest, most property management companies are unlikely to have positive reviews because there will always be awful tenants who believe they are the victims. There are certainly bad property management companies out there, but Brittain is not one of them. I lived in a Brittain managed unit for a year and a half. Move-in was great, support and maintenance was outstanding and very responsive, and the monthly rent wasn’t unreasonable. What convinced me to write this is they were very fair when it came time to move out. They made the move out very easy, and were extremely fair with my security deposit. 5/5 overall, would definitely recommend.

Experiencia negativa: Most of my experience with them has been positive. They respond to service requests extremely quickly which has been very helpful. However, it is more than hard to get a hold of anyone on the phone, 9 out of 10 times they don’t answer and/or never call back. Recently there was a small spot of spray paint outside my apartment. One day I came home from work and there was someone there painting it. I was then notified through the mail, after the fact, that I was going to be charged for it but not given a price. I was then later shocked to find that $295 was added to my rent for painting. Now mind you, this spot that was painted over was literally and inch long and I could’ve painted it myself in 30 seconds for $20. I was also under the impression that this charge would be coming out of my security deposit when I moved out and when I try to call them to see if I could set up a payment plan or at least split it into 2 payments they never call me back. I’m a single mom with a 7 year old and 4 month old and I work all the time just to be able to afford the rent let alone an extra $300 for a job that was so obviously not worth that price. It upsets me that I wasn’t given notice until the job was already done and that I wasn’t given the price until it was time to pay rent and the fact that I can’t get a callback to resolve the issue. Also, my unit it the only one without a dishwasher and everytime I bring up that fact they dance around the issue. I think it’s unfair that I pay the same rent as everyone else who has a dishwasher when I am obviously not enjoying the same amenities. I asked if I could have a dishwasher put in or my rent reduced. They never respond.
Hi Amy, thank you for sharing your thoughts. It is unfortunate you sprayed black spray paint onto the owner's building and window and left it in this condition. Please know that we do not profit off of, nor do we set prices for, independent contractors work. The costs are determined by the contractor based on labor and material. You were asked to resolve the problem in October, yet failed to correct it, consequently a painter was hired to correct it in November. You can make 2 payments and ensure this is paid in full by the end of February 2020. We have a 24 hour live maintenance hotline available to all residents and all calls are returned during business hours unless it is a after hours emergency.
We will send you a copy of your rental agreement for your perusal. It is important you understand you are responsible for the proper care of the home and any damages you cause.
Lastly, if you leased the premises without a dishwasher, one will not be installed. Perhaps it is the last management company you spoke to regarding this request, as we have only managed the property a matter of months.

Experiencia negativa: Basically unresponsive. Some things were taken care of. Many other things were not. I suppose the worst offense was the front door lock problem. Whenever someone came to do a walk through they’d lock the bottom lock— even though we told them every time not to. Our keys only worked on the deadbolt not the doorknob. So we’d be locked out till someone came to fix it. I work two jobs. Twice I came home to pick up the materials for my second job only to find I had been locked out and couldn’t get in and so was late to work. The Brittain office is twenty min. from the apt. The second time I was locked out they said they’d be there in 2 hours to open the door for me even though i was clear about needing to get to work. The woman who ran the office clearly didn’t care. I am not a complainer, don’t pester for every little thing, I don’t expect special treatment, paid rent always on time, took basic care of my apartment, watered the grounds during the summer because no one else did and the plants and trees were dying. But heaven forbid I should ask not to be locked out of my own apartment or even worse, once I had been locked out I should ask that I be let back in in a timely manner. I expect there’s some law about locking renters out of their apartments for no reason. I don’t even know why I am wasting time writing this damned review... glad to be done with Brittain. Hopefully the next company will do better.
Hi Philip, sorry to hear about this. As you probably know, management does not perform lockout service and this particular owner had the final call on operations and costs and in fact management was turned back over to this particular owner.

No notice given and suddenly have maintenance workers showing up outside my windows and balcony. Called onsite manager, who is unavailable. Main office just refers back to onsite manager. Useless.
Experiencia negativa: Worst management ever, and even worse mangers. They take you in really quick and easy but when you leave, they're the worst..doesn't matter how clean you leave the place or how long you lived there. The apartments we lived in (country lane) had no office so the manager had to live in a one bedroom apartment and use that as the office, her hours were 2-6pm. She was never home and rarely picked up the phone during her open hours and when we left voicemails she would only reply within a week the minimum, and she was always babysitting kids during her work hours. Anyway, we only lived there 11 months because they didn't have a 1 year contract and we paid $600 for deposit. We only got back $10 of that deposit although we left the apartment looking brand new, we used our last day there to clean up the apartment and even washed the floors and windows. Turns out they took from the deposit $440 to patch up regular holes in the walls from picture frames and curtains, 15 holes in all and $150 to replace 1 broken lamp in the kitchen. Such a rip off. Also, we had the worst break out of rodents and termites in the apartments and left really quickly after that. Would never go back to this management ever again.
Experiencia negativa: I had lived there for three years , despite the appartment is good but the staff is unethical and not professional and they will deceive you , when we started the rent , they took a deposit $300 and $1400 as a collateral because we did not have cosigner at that time , and we were more than loyal in our payments , we pay before the end of each month by 5 days toward the next one .when we moved out they did not return only $600 out of the $1700 though we cleaned the apartment very well ! , i won t recommend this place to anyone .
