Experiencia negativa: Slumlord management company. I rented 1126 Excelsior Creek Ave for 1 entire year under CWPM. Upon moving in, the yard was a complete mess with 3ft tall weeds, the carpets were disgusting and ruined a mattress we had laying on it, the refrigerator, air conditioning, and multiple sinks were non-functioning. They never compensated me for any of this, yet they are now charging me to have all of these services performed after I moved out. Were these services ever performed?! They certainly were not for me. I also ended up having to move out after a few months after buying a home. They literally could not find a new renter for nearly an entire year until miraculously there was all sorts of interest 2 months before my lease ended when they finally found a new renter. It was such a horrible experience renting from these people. Stay away if you can.

Experiencia negativa: Edit: Rent from Colorado West Property Management if you want to constantly question whether or not your landlord will violate your rights and enter your property without notice. This company will send affiliates to your door without prior notice. They have done this on multiple non-emergent occasions at extremely inconvenient times. Unacceptable. This company is ruthless when it comes to making mistakes and violating your rights as a tenant. They will threaten to kick you out of your rental without conducting any investigation. You NEED to advocate for yourself if you rent with this company. They are sharks and are only concerned with making another dime. They got paperwork mixed up between two separate residences and threatened to kick us onto the curb because we were wrongfully accused of smoking cigarettes indoors. Thankfully, we spoke up! But, be warned that this property management compact uses illegal and unethical tactics in an attempt to gain money from their customers.

Experiencia positiva: Ladies in the office are great. I had an issue with my payment but the ladies in the office immediately help me get it fixed within 10 minutes. I have been dealing with Laura in the office for years and she is very knowledgeable and helpful. I always try to talk with her as she is so helpful!

Experiencia negativa: Worst property management company ever. It's a shame because their employees are so nice, especially Danielle. But Jenny and Brian have been nothing but awful in my opinion. They say they are "fair to tenants" but in my experience, they were FAR from fair. Would not recommend anyone rents a property through them and wouldn't ever recommend anyone uses them to rent out their home. There are much better options out there.

First, my intent with my review is not to harm their company or deceive anyone, but to honestly tell our experience dealing with them. Second, if the carpet was cleaned before we moved in, it was not done well. I have pictures that we emailed to them after we moved in. We had the carpets cleaned and a lot of the stains that looked like poop stains in the bedrooms did come out. Third, I have the email where Brian implied that we were the cause of their being dropped as the management company for our rental. It too was not a false statement. Fourth, their office people absolutely did not apologize several times for the kitchen trouble. We would have appreciated the apology and the offer to clean it up or make it up to us somehow, but that never happened. Original review: Trouble with this company started from the minute we signed a rental contract. We have rented from others before, and also rented out our own properties with no trouble at all. Dealing with Colorado West Property Management was far worse than anything we have ever encountered. There are many reasons we would not recommend working with these people, including important documents they misplaced upon checking in, to very unprofessional email correspondence. The garbage disposal was broken when we moved in and made a big mess when we turned it on. This company sent a maintenance guy 3 different times to come fix it, but each time it wasn't fixed. Not only did we have to clean up the mess it made (there was black gooey stuff that sprayed out the bottom of the sink), but the last time before they finally replaced the disposal, the maintenance guy took a garden hose from the back yard to shove down the pipes. He flooded the kitchen floor and left a huge mess that took us hours to clean up. This experience was one of many we had dealing with them. We also found out 8 months in to our time there, that there was a radon mitigation system on the property, but it was never turned on because it was broken. We had the radon tested and it was very high. There was also a dispute about getting some of our deposit back at the end of our time there. The CWPM owner, Brian, very rudely responded to our concerns by insinuating that we were the reason the owners of the property no longer wanted to use them as their management company anymore. It is a shame the owner tried to pass the blame for their poor management on us, the tenants that always paid on time and even did our own repairs to not have to deal with them or their maintenance people. We left the property even better than when we moved in, including paying a professional carpet cleaner to come because they said our own carpet cleaner wouldn't work. They claimed to need a receipt for the next tenants. They knew there wouldn't be new tenants after us. It also didn't appear that they ever had the carpets cleaned before we moved in (there were stains that looked like poop in the bedrooms when we moved in, that came right out when we cleaned the carpets). There is a lot more, but I believe this is plenty to help others decide if they would like to work with this company.

They take care of everything, and we never need to be concerned about rents, maintenance, or interaction with tenants. Highly recommend, owners are awesome people!

Experiencia negativa: So the lady's there are very nice but the guy Brian was extremely rude when I was at the apartment I believe he is the owner but he was very rude to me he was extremely disrespectful and it seemed like he hated his life other than that I really feel like the ladies there should be running the show.

Experiencia fantástica: The owner, Brian, and his wonderful staff have gone completely above and beyond to help us after we rented one of the properties they manage. Totally unexpectedly, right after signing our paperwork, we ended up having to move back to Louisiana to help my elderly father-in-law (who is 89!) during Hurricane Laura. Then it was Hurricane Delta on Laura's heels before anyone could recover. Then we had a horrible personal tragedy and lost my son in a fatal car accident. We have been completely devastated by these turn of events, but Brian and his office staff have done their best to step up and help us through when we could barely even think. We are very grateful for each one of them. God bless you guys. We hope to see you again one day in glorious Colorado.

From top to bottom, the owner, his wife, Laura and the other ladies up from and even the maintenance guy. Wonderful and honest people that have helped us tirelessly. Experiencia negativa: This place is absolutely horrible. We leased with these people for over a year and always had thier rent every month. No questions asked. Then on the last month when we were planning to move I gave them verbal 30 days notice when I paid my rent. They said they needed it written and said it would be fine if I turned it in on monday. Which I promptly did. They then informed me that they were keeping my full security deposit. I didnt fight them on it. I just swallowed the $800 loss. The property was not dirty nor damaged in ANY way and NOW they are giving us bad landlord references. These people are litterally jokes. I dont care how desperate you are for a place to live. Learn from the rest of these bad experiences and live elsewhere. These people dont deserve to be in business. If I could have given 0 stars. I would have. This place is total nightmare. And will follow you for YEARS to come.

Experiencia fantástica: My personal experience with Colorado West Property Management has been very good. They always had a repairman over in a timely fashion when there was a maintenance issue. They gave me my security deposit back on time. It is a business relationship, but I liked dealing with Carmen, Belva, Laura, and the owner Ben a lot. When I moved on they gave me good reference to the place I applied for new housing in a different city. Something they are not required to do.

Experiencia negativa: They have turned in an account from 2012 to my credit score when I legally had signed myself off on my lease and the person who was the joint signet took it over. I would never recommend this company as they had not one time tried to contact me through phone, email, or regular mail. They have broken federal laws of collection and have ruined my credit without reason. I had advised the collection agency I’m going to get a lawyer and move forward with the process the right and legal way. Steer clear of this horrible company. When I called the collection agency, they had sent the letters stating we had owed to the property we rented and moved out from. Lol what a joke this company is

Experiencia negativa: I had an appointment to view a property. They rented it out before I could even come in for my appointment to view the property. The Total time elapsed was about a few hours. They didn't call me to cancel the appointment or to reschedule or to even let me look at other properties they had . They acted especially irritated that I showed up for my appointment. All they had to do was pick up a cell phone and call me and tell me. This place is very unprofessional and I would rather be homeless than rent from them. And after running into people who actually do rent from this "business", I find they are complete slumlords and only speak lawyer. If this place puts off people with great rental history and good credit I can't imagine how they run the rest of their responsibilities.

Naturally renters are not going to provide positive reviews, but this review is from a property owner perspective and they do their job wonderfully.

Experiencia negativa: Worst landlord ever. Has questioned my father in law saying he didn't look disabled to him. When he clearly is disabled. They also walk into your rental without 24 hours written notice. I don't know what makes him feel he can just walk in after two knocks but small claims court would say other wise. I wouldn't recommend any place of there's for your home

Experiencia negativa: I rented a house with my fiancé Deanna Carrington and roommate Jeff Schefke. The rental was at 513 Aspen St. in Olathe, Colorado through Colorado West Property Management. We rented the property with caution because of all of the terrible reviews on Google. At the time, we had no other options as I had just relocated for work and needed a place to live. We gave Colorado West Property Management a $1250 deposit ($750 deposit, plus $250 for each of my two dogs.) When it came time to move in May 2016, we gave them one-month notice that had been agreed on. During the walk-through, I asked Ben L. Alexander, the owner of the management group if we would get our deposit back. His response was "besides the carpet we should be good". I told him that the carpet was in terrible condition when we moved in to the property and showed him pictures of it. The owner of the property agreed with me and said that it was fine, that they were selling the house and the carpet would be coming out anyway. Finally, we were told how much he appreciated how well I took care of his home. After 30 days had passed I contacted Colorado West and asked about my deposit. They told me I was responsible for water and sewage and trash, and mowing the lawn for the full month of April. They also told me they had to hire a locksmith and replace all the locks because I did not return all of the keys. I explained to them that I shouldn't be responsible for paying the Utilities for the full month because I moved out in the middle of the month. I also explained to them how I personally gave the extra key to the homeowner and asked him if I would have any issues. His response was no. I was sent the attached statement form from Colorado West without any receipts. We are in the process of taking them to court.

We under a vary poor set of odds had to rent form this company, I had looked up the past reviews and hoped that it was just bad renters taking it out on the company. It's not, the woman who work there are some of the rudest people I've ever done business with in my life. We were forced info a huge deposit that they added to after agreeing, basicly hopeing that we would not be able to rent form them. After it was done they put us on a month to month lease, it's not what we asked for but was fine with us. The house was extremely dated, the wall plugs all needed replaced, the floors had stained walking paths and the walls were dirty, but it was the only place we could rent. Are lease was fairly fine, besides a bathroom wall falling down and them taking days to even respond to us about it and getting mad that we called the emergency mantance number. Last time I checked when a wall is now in your bathtub that's an emergency mantance call... Talking to the mantance guy he assured me it's common for them to delay fixing problems, and are week wasn't bad. He also commented how he planed to quit as it wasn't worth dealing with them, he quit shortly after. When we moved out we cleaned the house, the walls, planted flowers power washed the deck and had the floors cleaned by APC the house looked way better then when we moved in, and we even got the awful smoke smell out of the house. The new mantance guy showed up with the property owners, this mantance guy is new becouse the other guy quit so he has no idea the history of the house. He then claims we need to pay him, to clean the carpets a few $100 job, thankfully the property owners them self were extremely nice and told the guy that it looks better now when then when we moved in, this I believe ticked them off. We finish the walk threw and and the guy is still pushing the vary polite and nice home owners to bill us for the carpet saying things like " it won't cost you anything we will bill them" and "i can make it look like new" the property owners had none of this and refused, we ended it with "everything looks good you will get a refund in 60-90 days" later talking with the owner he thanked us and told us how much he aprecated the cleaning and how most renters don't do this he also commented that he's not going to be renting anymore becouse in his words " it's not worth it" Then, a month later we are contacted with "repairs" they had to do, replacing the locks, garbage removal, mowing. This is after we had agreed that everything was good. So I called them, and vary rude woman (I recorded this call and discolosed I was recording) told me there was nothing I could do but wait for the check and then dispute it and she just hung up on me after saying it, the other people on the lease got vary rude calls saying we had damaged things and the owner of the rental company was immature with name calling and threats to charge us more. This was 30 days after the end of the agreement that we got these changes, dispite them agreeing all was good in person. We were never contacted to fix any of these problems and I firmly believe it's them being mad they couldn't bill us for carpet cleaning. Any calls to them end in a hot headed woman in the office hanging up on you. Don't rent form them, ask around town everyone has a story about some one they know getting screwed by this company, even if it's your only choice, just expect what happened to me, photo everything moveing in and out, and good luck with repairs...

Experiencia fantástica: We invested in a house as a future retirement home in Montrose in 2006, and have had a few different tenants in it since then. Colorado West Property Management has been our property manager the entire time. We cannot stress enough how professionally and courteously they've handled everything, from maintenance and repairs, to securing new tenants, to resolving tenant issues, to even helping resolve civil issues between one particularly edgy tenant and one of the neighbors. Everything has been handled with grace, tact and a velveted but firm guiding hand. CWPM came recommended to us by several local realtors as the best PM company in the area. We believe it and have for a decade.

We looked at the house while a cleaning crew was there, and we thought the house would be clean, but when we moved in the wall's were filthy, and full of stains. All over the house was absolute filth !!! Like dead spider's and cob web's everywhere, along with filth all over the kitchen so thick that you could see it hanging everywhere. When we contacted the company to ask why it wasn't cleaned they said " we don't clean wall's or ceilings". Then the owner calls us yelling at and threatening us, but after a call from our lawyer he completely changed his tune. He came out to the house with the lady from the office that he had cleaning the place the day before, and tried using every excuse in the book, and blamed us. So, when we found black mold and hot open wires just hanging open as a fire hazard in the breaker box we ran quickly. He did terminate the lease and give us most of our money back, but without a lawyer involved he never would have. Can't imagine how gross and disgusting their personal home's are when they defend the filth they rent as clean. Colorado west property management is far worse than a slumlord. "They are classless and a joke" , and that's the overwhelming response I've got around Montrose when telling our story with them. When I called to cancel the utilities I just started to tell the lady with the utility company why, and before I could say what company they both guessed correctly " Ben Alexander with Colorado west" . One said " that guy is a joke", and the other one said " they are known around here for doing thing's like that" . They are classless with horrible standards as a company from the top down. They don't deserve a one star rating. Google needs to have an option for zero to negative five star's for companies like Colorado west property management. They don't deserve even one star. Stay far away from this company. Their reputation around the area is just the same as the negative reviews you find on Google about them, and the couple good one's were obviously posted by them.

Experiencia fantástica: I rented a furnished Duplex from CO West Property Management from October 2015 thru January 2016. They were extremely easy to deal with and when I moved out I received ALL of my deposit back. I took care of the place as if it were my own and left it better than I found it. I will be calling them again in the future!!

Experiencia negativa: Very dishonest company! This agent refused to fix gas leaks and poorly ventilated furnace until the Fire Dept and SourceGas shut it off due to the safety violations. House was horribly unclean at move-in, yet they still tried to take our deposit when we moved out. Carpet and closets in the house had tons of animal feces and urine on them when we moved in, This agent refused to clean and we had to remove the health hazard ourselves! We paid full water bill for 6 mo and found out later that there was another tenant on the property using our water!!! They refused to split the bill or reimburse us until we took them to court. The owner of this business made threats to us and tried to say it was illegal for us to speak with the property owner directly. (We found out the property owner was unaware of the condition of their house, and horrified to know what we found when we moved in). Then Colorado West had the gall to ask if we wanted to renew our lease! I currently rent from Area Best (going on 3 yrs at the same property experiencing 5-star service as a tenant). HIGHLY recommended instead of CO West or Bower!

Experiencia negativa: Do not do business with this company. We are going to take them to court. Our rental flooded as the pipes in the roof broke and the ceiling caved in (this was not the first time it happened it that house we found out) and ruined a lot of our stuff. The owner, Ben, didn't give a crap. He showed up and didn't even care, but was telling us we needed to get our stuff in a storage unit and stay in a hotel for 3 months while they fixed the house. We couldn't do that so we rented out another house and he took us to collections and won't take it off so we need to take him to court. The lawyer we are working with said a lot of people took him to court. They are unfair and they are nice until you get the lease signed. STAY AWAY.
