Experiencia negativa: The ONLY reason I gave you 1 star - because there is NOT enough NEGATIVE stars to give. HORRIBLE SERVICE. If you are looking at any property with this Leasing Agency - KEEP LOOKING for something else. They do NOT respond to work request. My daughter had to move ASAP (within a month and half of lease ending) due to Domestic Violence and this company kept giving the run around and false information and then filed an eviction notice. Denise - I pray to GOD nothing like this ever happens to one of your family members. It took nearly 3 months to get a key for the mailbox and NEVER received a key for the pool area. HORRIBLE customer service. Should have known since the very first day we walked into office and the lady was SO RUDE.

This management company has a well-documented history of fraudulent practices, as seen in numerous reviews on Yelp, Yahoo, BBB, and Google. Their tactics follow a clear pattern: Unjustified Security Deposit Withholding – They willingly accept security deposits but later attempt to withhold them using falsified documents, receipts, and baseless damage claims. Fraudulent Charges – They fabricate fees, such as pet charges, even when no pet has ever been present. Legal Evasion – They actively avoid legal accountability by dodging service of lawsuits. My Experience with Tri-Bar Properties I rented a property managed by Tri-Bar in the Fort Worth area and ensured it was maintained in pristine condition. However, upon vacating the property, they Charged a pet fee despite knowing I never had a pet—there was no record of a pet during any maintenance visits. Falsely claimed damages to the walls and unit—these damages already existed before I moved in. Refused to resolve the issue amicably, leaving legal action as my only option. After reading other tenant reviews, it became evident that this is their standard practice—withholding security deposits without a valid reason. Legal Action & Outcome: Tri-Bar Properties actively avoided being served a lawsuit, refusing to answer the sheriff on multiple occasions. This delayed my case significantly, but after nearly two years of persistence, I was finally able to serve them, go to trial, and win a judgment in my favor. The judge ruled in my favor against the landlord (as my lease was technically with them), but Tri-Bar’s involvement as their witness ultimately contributed to their loss. I was awarded: ✅ The full balance of my security deposit ✅ Court fees Important Advice for Prospective Tenants If you are considering renting from Tri-Bar Properties, be extremely cautious: ✔ Document everything – Take detailed photos and videos before moving in and upon moving out. ✔ Keep records of all communications and payments. ✔ Be prepared for legal resistance – If you take legal action, expect them to delay and frustrate the process. ✔ Read reviews and learn from past tenants' experiences – Their fraudulent actions have affected many people. Final Word: Stay Away! Tri-Bar Properties has years of experience deceiving and taking advantage of tenants. Do not wait until it is too late to recognize their tactics. If you need a property management company, find a reputable one instead—this company is not worth the risk. A word to the wise is enough!

Experiencia fantástica: I have happily been with Tribar for several years! Ms. Journey and Ms. Denise are both always so nice and willing to assist me when needed! If I submit a work order they assign a contractor to come out as soon as possible! Keep up the excellent customer service I truly appreciate you ladies going above and beyond for tenants and homeowners!

Experiencia positiva: Communicated on September 5th about storm damage to the fence. We have created a ticket through the portal, called multiple times with no answer and a full voicemail. They are no longer responding to our emails. Maybe leaving a review will get someone to respond to me! I have had to barricade the side of the house so my dog doesn't get out. Update They contacted me the day after this review. It's sad it took tha but we got the fence fixed less than three days later.

Experiencia negativa: Extremely dangerous company. We were a previous tenant & they let us go with a gas leak. Called to have it fixed & they repeatedly ignored our requests. Gas company shut off our gas & we moved within 6 weeks. House flooded & called the emergency line & they got back to us 4 days later. Not sure if this was more the owner or company's fault but either way there was multiple issues ignored. But trust me they're quick to collect rent even if your roof is collapsing from flooding or a gas leak. Rent from anyone but here.

Experiencia negativa: I was renting a home managed by this company. I always sent a report of things that were already damaged. But at the end they still took it from my deposit. Tried to discuss this with them. But did not want work with me on the situation. Stay away from this management group.

Experiencia fantástica: Tri-Bar Property Management has managed my property for several years. I have received excellent service throughout the years. Denise, Barbara, and James are so great to work with for all tenant and property issues. Recently, there was a hail storm which caused a severe damage to the property, James pretty much took care of everything including insurance claim without needing my attention. Highly recommend Tri-Bar!

Experiencia positiva: We have lived in a TriBar property for 2 years. Service request where always delt with quickly and in a timely manner. However, their timing with phone responses where lacking. This could be due to the home owner not responding sooner, I wouldn't know. We were trying to see if we could get approval to put our house on the rental market sooner than later, and with no calls or responses it has sat there. It is what it is and now it is still sitting there without a tennant. (We tried to assist regarding people need to move in BEFORE the school year begins ..... We tried to help a business out and they were unable to understand the importance of families getting into a home before school starts.)

Experiencia fantástica: I’ve been in my home for almost a year and so far it’s been great. I do wish they would fix the fence that is falling down considering I have a little kid who likes to play out back, but other than that I have not had a single issue. They always answer my calls, are immediate to service request, and are very friendly. When we moved in, the home was very clean with fresh paint! Reasonably priced on rent. Nice, quite neighborhood. I would recommend them!

They worked with me on my lease arrangement when the purchase of my house kept getting pushed back. Maintenence requests were also completed in a timely manner. I was very please with my experience and would recommend them to others!

Experiencia negativa: Do not lease anything from the people at all. They will steal your security deposit and play a bogus game. Denise and Tri bar are liars and scam artist . I am sure if the Tennants that have leased from these people before band together action can be taken legally. We moved into the home and on the first day we had to clean dog hair and walls were a dog had rubbed on the walls. We had to empty our vacuum every room because it was full of hair and filth. When we called the leasing agency and told them of the paint and carpets we were told they wont repaint or clean the carpets at the end of our 1 yr lease we had no previous issues we asked if we signed a 2 yr lease if they would clean the carpets and we were told that they would clean the carpets after the 1st yr of our 2yr lease. Well that never happened I called at the end of the 1st yr and was told they would get back to me nvr heard anything. And have the pictures to prove it and of the walls. Upon our move out we were charged right at 1000 for paint touch up,carpet cleaning,regular cleaning ,trash hual off and yard mowing. See the pattern of reviews on here and elsewhere. We will take legal action against them as well as warn all not to lease from this company.
