Experiencia fantástica: We just moved out of 830 20th St Prairie du Sac and have lived there for 6 years. It has been a great experience. The service from management has been extremely efficient and prompt. If something breaks they will get it fixed ASAP. They have always been very professional in every conversation we have had. I know there are negative reviews...this is a tough business and Kris Kohlman Management does it well. Any questions we ever had were handled by the staff very quickly. If you need a place to live I highly recommend renting from Kris Kohlman. PS we just needed a little more space...Thank you Kris and Megan and Tim and all the staff.

The apartment I rented was beautiful! I followed all the move out requirements and I got my deposit back in full, as well as my full pet deposit. The negative reviews are unfortunate, because I had nothing but great experiences with KKPM!

We left the apartment nice and clean and got our full deposit back. If we ever move back to Sauk City or Prairie Du Sac we will definitely rent from Kris Kolhman Properties again. It’s unfortunate to see some of the negative reviews as I genuinely felt their team was super responsive, and incredibly understanding during difficult situations; resourceful even when they didn’t need to be. If I did have an issue with the property, they were prompt and courteous with their communication, and reasonable with tenant expectations. I have no reservations in recommending their team in your search for a rental!

During this time, I moved to the area in the height of the pandemic, moved rather last minute to another unit, and later bought and moved into a house. Every time I moved, Kris and her team went above and beyond to make the transition as easy and smooth as possible! Kris and her team are extremely helpful and kind and I can't thank them enough for their hospitality!

Experiencia negativa: This rental company is a joke. Their website is completely out of date. They require all of your personal information up front to even schedule a showing (social security #, proof of income & employment, images of drivers license). If you do not follow-up with them repeatedly, they will not call you back. If you are able to get ahold of them, they are not helpful. Megan is useless and terrible at her job. Talking to a rock would be more helpful. Their properties are also overpriced (it’s Sauk City, not Shorewood Hills). Do not waste your time with this rental company. You can do better.

Experiencia fantástica: I rented from Kris and her team for 7 1/2 - 8 years and let me tell you.. Megan, Tim and Kris are all phenomenal! They made my first renting experience GREAT. Whenever I had an issue or needed assistance with maintenance they took care of it within 24 hours. I want to thank Kris personally for giving a 19 year old a chance! 10/10 would recommend renting from her and her team!

Experiencia negativa: If I could give negative stars I would I rented for 3 years an 2 if those years I was months ahead an still was treated terrible ,Horrible company forgot I paid ahead one time an almost charge me for my rent twice then when I called them out on it I was called a liar an had to get receipts an prove it because there (worker forgot to file my payment as they said ) afterwards no real apology or reduced rent for there mistake nothing another period of time they spent two months working on the basement wall leaving the wall open an the basement living room completely unusable for a two month period but still charging me full rent as if I could still have access an use the whole house when not the case When there maintence guy “fixed” my toilet he broke it an then they got mad at us when there water bill was higher because they don’t know how to repair things When we moved in we were told that when we move out we have to pay 100$ to have it shampooed by a professional even though when we moved in we had to hire somone to clean the carpet because they lied an didn’t make the last tenant clean carpet because it stunk of cat piss everywhere these are just a small list so think twice before working with this company It must be nice to pay people to give positive reviews so I’ll do the same anyone that’s honest an has had a bad experience an reports it

Experiencia fantástica: We have been renting with them for a year and a half, and have had wonderful service. They have been more than helpful and kind. I am not the most responsive person, and they have been incredibly polite and understanding of that. The tenant who rented the house before us did so for almost 10 years, and they had never raised the rent once. When we moved in, they only raised it 50 and did not raise it the next year. Have had wonderful service and pleasant dealings. Good company here!

Experiencia fantástica: Recently my family was displaced from our home that we were renting from KKP due to water damage. The staff was quick to respond to assist us. They accommodated our hotel stay for a week and gave us time to move our property out of the unit with no rush. A mutual agreement was reached and we received our deposits back. Best experience ever.

Experiencia negativa: I moved out after a few years of renting one of their apartments and they charged us 300.00 for cleaning. We spent 2 days cleaning up so that is pure BS! And said that We left "Personal property" in the apartment which is a straight up lie. We do not recommend renting form this "Company" . They will raise your rent every year for no reason too. You are warned!

Experiencia fantástica: I am a current tenant with KKPM and my experience this far has been excellent! If I need a repair, I communicate that to the company and they handle the issue quickly every time. I did take lots of pictures of my apartment upon move in and documented every thing I felt was damaged or done prior to my move in. I feel that the company has been very professional and has done everything to make sure my lease is followed. I had my basement pool water a little this summer due to the flooding throughout WI and it was handled very quickly. I have met Kris on several occasions and she has been kind to me in ever instance. I was also turned down by several landlords because I am a single mother with 4 kids. I'm thankful that KKPM ran the background check, a credit report, job verification, and previous rent history because I have all of those things in order. I was not discriminated against like the other landlords. I would recommend KKPM.

Experiencia fantástica: About 7 years ago I had a tenant that would not pay rent and would not leave. I contact Kris to get her out and she did! I am grateful to Kris for taking this on even though she was not managing this property at the time. I enlisted KKPM soon after to manage one of my rental properties. Kris and her staff are very professional and did a great job screening and finding GOOD tenants for my property. In my years with KKPM, I never had a problem with communication, statements and getting rent on time. I highly recommend KKPM as a solid partner for managing rental properties.

Experiencia negativa: **I would like to note Kris had contacted my father (who was an emergency contact and was with me when we first went to look at the apartment, but was never on the lease and should NOT have been contacted for this) asking if he would tell me to take this review down. That's not how you earn your good ratings!** I applied for a cat when I was living in my apartment, thinking it was allowed. The humane society had to go through my landlord first which I understood and a couple days later I got an email saying I was not allowed to have cats in the apartment, only a small dog. So I dropped that idea and was respectful of their rules. The next two times the maintenance guy stopped by he texted me asking if he should be expecting any pets, which I thought was weird since he never used to ask. Fast forward to when I had to decide if I would be re-signing or not. They sent me the papers in May, with only 10 days to decide or an automatic resign would be the default. Keep in mind my lease wasn't up until August! I couldn't make a decision on moving with so little time frame so I ended up re-signing. A couple weeks later my friends ended up needing a roommate, 40 minutes closer to my work. I asked if there was anyway I could get out of the re-sign and they told me I had to pay a $250 cancellation fee, along with $150 advertising fee and $20 per showing unless I did it myself (they also told me when I was doing showings that NO pets would be allowed, making it harder for me to find someone). I ended up finding my own tenant to replace me. During the final walk through with Kris and the new tenant, she was completely rude to me and told me I needed to replace the drip plates on the stove, which they weren't even dirty and no where in my original paperwork was that listed. The guy insisted it was no big deal and that I didn't have to replace them. Kris seemed to roll her eyes and moved on to asking me THREE times if I had "any secrets I should be sharing with them" as if I was a child. After repeating myself over and over she finally told me I could go. A week later I got a text from the new tenant asking if I had a cat when I lived there. I explained that I was told I couldn't have a cat. He sounded surprised and told me "Kris said I can definitely get a cat and that it shouldn't be a problem." I don't know what their deal was with me or if they "play nice" at first but she was very rude and unprofessional. The rest of her staff is great and pleasant to talk to but you would think the owner would be the most appreciative of the business you gave them.

Experiencia negativa: A nightmare. IF YOU ARE A PROPERTY OWNER AND NEED SOMEONE TO MANAGE YOUR PROPERTY? YEAH THIS WOMAN IS YOUR BEST CHOICE! However keep in mind she will resort to unethical and unscrupulous ways to keep the property owner happy at the expense of the tenant. This review is solely from the tenant's experience and perspective. So we were living in a house in Black Earth WI, the house was flooded during the flood of August 2018. The house owner happens to be a well respected member of the community of Black Earth and Mazomanie WI and a business owner as well, our family actually HAD great respect for him. HOWEVER I could very quickly see that he was listening a little bit too closely to Kristina Kohlman's advice on how to deal with US during the flood. The house basement flooded substantially and we lost everything downstairs. We were going through the motions and the shock, we started the cleaning and disposal process of all our belongings when I overheard a conversation between the owner of the house and a "Service Master" employee, the home owner told him "YOU COULD NOT BELIEVE THE THINGS THAT CAME OUT OF KRIS' MOUTH TO GET RID OF THEM..." (The "Service Master" employee confirmed the conversation after the fact) THEM being myself and my family. That is when I realized we needed to act fast. We consulted with an attorney sponsored by the VA (my husband is an ARMY disabled veteran) and they were ready to help us take action as Dane county deals with malicious and unscrupulous Landlords SWIFTLY. I think the home owners consulted with an attorney and we suspect the attorney advised them to not listen to Kholman's advice and act as correctly as possible, he became very nice all of a sudden and notifying us when he was coming in and out of house, he hadn't done so before. We vacated the property in the time we were allowed to do so, we were living in our RV but still managed to leave his house as clean as clean can get. The time came when we were discussing our deposit, and magically a kitchen sink was damaged and the TOTAL for the replacement of it was 26 dollars ABOVE the deposit amount we had paid. How does a kitchen sink cost 1380.00 dollars?? Is beyond me! We decided not to fight about it and move on. IF YOU ARE A TENANT STAY AWAY FROM KKPM!! And if you don't have a choice and decide to rent from her? Just know that whatever you put down for a deposit YOU WILL NOT SEE BACK. She is truly horrible andh yeah, check out KKPM's BBB (Better Business Bureau) rating. ***I do have to throw a caveat, I have to give credit where credit is due. Whenever we had an issue with a repair or maintenance was needed, KKPM was prompt to get the house owner informed and involved. THAT WAS THE ONLY GOOD THING ABOUT KKPM!" That is the ONE star rating. But that's it, ungodly woman.

Experiencia negativa: An absolute scam artist at this place. Do not rent from her. They do not clean apartments before you move in and will not give you security deposits back. If they need to replace anything they will try to charge you double. Further more to replace a door they will charge you 6 hours to hang a door plus 20% mark up on all parts. The cost of a door is $262, and they want me to pay a total of $850 for install. Seems to be very poor business practice to me. I was asked to take my review down by them which I refuse to do so. If you do rent from this company Emily is the only one who is respectful. Kris Kohlman herself is disrespectful and a horrible human to deal with from day one. Definitely will make sure I voice my opinion and terrible experience to as many people possible to save them from dealing with this lady. She did tell me she does not care what I or other people think about her or her business practice. Not customer service orientated what so ever.

She will raise your rent with no notice and expect you to pay for everything that is damaged in your apartment even if it wasn't repaired from the previous tenants. She will take ALL of your deposit even if there is nothing wrong with your rental. Not to mention if you have your property professionally cleaned she will still take your deposit. She's a snake.

Besides they are not organized nor do they communicate with each other they enjoy wasting people's time. Most of the employees do not know how to do their leasing job and seems like there owner loves to micromanage everything. Meaning nothing will be done without her say. You will be treated less than a human and judged on anything on your record. Besides when you move out prepared to go to war for your security deposit. For this company is notorious for taking everything they can get. On top of that it is a rat race to get apartment even though it's common courtesy and Leasing if you have the first app in you're the first one to be process. This company will process multiple applications on one unit and will not update you on if someone else beat you to the punch. The staff are very rude especially Emily. Probably the best thing that came out of my experience with them is the entertainment of watching how unprofessional Okapi management company could be.

You want Kris in your corner to help with the day to day issues of renting properties to protect your investment and your time.

Experiencia fantástica: We rented from Kris for 1.5 years. The sad part is that I think people give bad reviews as they don't realize how landlords and building ownership works. Just because Kris manages the building, doesn't mean she owns it, so if/when things might no be in the greatest shape or cats aren't allowed, that's not up to Kris. We received 100% of our security deposit back because we cleaned everything appropriately. Most people who don't get it all back probably leave dents or holes in walls or have pets who make a mess. I would highly recommend renting from her!

From simple repairs to huge projects like the roof, septic system, driveway, water pump system, etc. Kris Kohlman provided excellent building and association management, from structural integrity to state/county building code compliance. I highly recommend KKPM. Kris Kohlman and her staff and vendors are excellent.

Experiencia negativa: At the time we signed a lease, we were desperate and were grateful to have found an apartment that would allow month to month rent in addition to our dog. That all quickly faded and I personally feel they took advantage of our situation. A week after signing the lease we learned that we had an accepted offer on a new home. I quickly contacted property management to see if we could get out of the lease even if it entailed a fee, we were told no. They were also unwilling to let us change our move in date by a week or so. I then asked if we could pay for just one additional week (so we wouldn't have to move in with family in between) this was only possible if we locked in for another month and they were able to rent it out or we would be responsible for that full months’ rent. I understand business is business but the apartment is now sitting vacant when we could still be in it and would have saved us the hassle of having to move a 3 rd time in a month. Quickly after we signed we were warned by many to take photos of everything! This company is known for keeping security deposits. Also, they cash your deposit within 24 hours but will take up to 21 days to get your security deposit back. We ended up only using our unit for 2 weeks and I must say, it turned into an expensive 2 weeks. Be sure to read your contracts! Thanks to their pet contract we were required to pay to have the carpets professionally cleaned which cost us $400 again for being there two weeks and owning a 7 lb dog. Just a warning to anyone that is on the 2nd floor, that extra large staircase will run you an extra $100. We were told it was the last unit available but after moved in saw plenty of other available. Also you are required to change all lightbulbs and batteries as needed, clean the furnace filter and fill up the water softener salt. We only learned the last one upon check out. I am still baffled how we were responsible for the half empty water softener for the brief duration we were living there. I am sure the 2 bags of salt were cheaper than what the company would have charged us. Where our monthly rent was being spent is beyond me!? I have never encountered a facility that required the tenants to take care of all those things in addition to paying full rent. I would agree the properties are spacious and in fairly good condition but not cheap by any means and as tenants you are responsible for everything. Another warning, CHECK YOUR METERS! The company conveniently sets up the utilities for you but we just received our bill. Again we started our rent on 12/1 but didn’t move in until Dec 16 th and somehow owe the village of Prairie du Sac $121.17. I tried to call the city but all they did was look at the dates on the bill and tell me that’s what the meters read. I don’t trust that we incurred that much expense in our short time there but we have no proof to fight it. I spent several hours cleaning due to all the warnings from prior tenant’s and can promise you that I was cleaning up someone else’s filth. From children’s handprints on windows to scum in the oven, we did not cause half the mess we were cleaning up. I again am floored that they charge what they do when clearly they keep your security deposit if they have to even lift a finger upon tenants moving out. I guess I have been spoiled with other landlords in the past. All in all I would think twice before signing with them. I know we will not be giving them any further business. Upon our move out we had to fill the half empty water softener salt, change two light bulbs,clean up other people’s filth and pay $400 to have the carpets cleaned. If we ever need a place to stay again we will be staying in a hotel as we paid more than that to stay in the apartment we did.

Experiencia fantástica: KKPM did a great job and I would recommend them for a property rental. Kris worked with me on the short term rental of a home in PDS. The office staff was always pleasant and friendly, Kris was very responsive to a maintenance issue and had no problems with the move out process. Will admit that after reading previous reviews I was concerned about return of the security deposit, but she referred me to the property owner and it was fairly seamless.

She knows the community and its members. She has shown real skill in screening applicants and has consistently found viable, credible tenants. Kris has follow through and does what she says.

Experiencia positiva: I have rented 2 different apartments in different cities and have never had a problem with this agency. Any time I called with a repair issue, it was taken care of right away. I love the apartment that I am in now and will continue to use them if I decide to move again. It's too bad that most of time people think to do reviews only when they've had a bad experience. I think the staff has been wonderful when I call and I've never felt like they were "trying to get rid of me". Kudos to Kris and the staff at the Kohlman Agency!

Experiencia negativa: If I could give no stars I would. Kris was very rude when speaking to my roommate and myself. She charged us $1,200 for a door which all tenants in the building used and created a false accusation from a neighbor tenant stating we had a party that night and one of our guests broke the door. She charged us $35 AN HOUR to "clean" the apartment after we vacated which was unnecessary considering we spent 5+ hours ourselves cleaning before we left. She will take everything to an excessive amount and will charge you over your security deposit GUARANTEED! There is a reason she has bad reviews on all sites you may come across and she will attempt to defend her bad reviews upon application. I would not recommend renting from this Manager/Landlord unless you are desperate for a place and plan to pay at least $200 more than your security deposit upon leaving.

Experiencia negativa: Please save yourself the trouble and do not EVER even consider renting from this woman. To start off, they are all very rude and unhelpful b****** that work there. Any time I call about an issue, I get more than just an attitude and even have been hung up on. Once they came to my apartment to do a showing without giving me a notice at all. Went to the police station about this and claimed they didn't have my current phone number, when they called me less than 2 weeks prior to that on the same number. Had my refrigerator leak twice and left a huge wet spot on the carpet, they would not come to fix it until 3 days later and complained to me about the smell, which wouldn't have been there if they fixed it in a timely manner. I've had to call to have the entryway to the apartment cleaned, or else you were crunching on huge black beetles the whole way to your door. Cleaned it once after I called and haven't again since. I gave them 300 for a pet deposit, then 2 months later was told I need to get rid of them because of a "urine odor" that apparently only they can smell. Any time they come to show my apartment, I receive a harassing letter within the next few days with false accusations. Once they claimed I was sleeping during the showing (who would sleep while someone is walking around their place?). They claimed my apartment was "trashed" when I'm probably the cleanest person you'll ever meet. It's gotten so bad I have resorted to following them around with my phone recording every time they show the apartment. Hopefully that will make every prospective tenant leery of renting from them, while also providing proof of everything they see. I have 2 months left on my lease and I can't wait to find a real, professional landlord for next time. I will tell everyone I know to never rent through this woman.

Experiencia fantástica: I rented from Kris Kohlman Property Management in the past and I have nothing but good things to say about my experience. My boyfriend and I rented from her for over 4 years together (over 5 years for just him, as I moved in later) and only decided to move when we found a large house in the country. Repairs were always done in a fast, efficient manner and employees were helpful when I called the office. My boyfriend lived there before I moved in with him, and when I moved in I had a dog. Kris Kohlman Property Management was very accommodating and offered a small pet fee be charged per month and allowed my dog with no problem. The apartment was nice, the lawn care and snow removal were taken care of in a timely manner, and as previously mentioned, when maintenance was needed it was done as soon as possible. Even after moving out, I brought in a rent certificate for tax time and it was handled quickly, with friendly customer service. We would rent from her again.

Experiencia negativa: I contacted them via email about my interest in 2 properties. They replied asking me about my available times/dates. I wasn't informed that they only show properties between 10:00 am - 2:30 pm. So when I replied, of course my timing didn't work out for them so we lost another day. Then I find out one property already rented so I missed out on that one. It took 4 business days, of my pursuing them, with no return calls or emails from them before they scheduled an actual showing. The person who booked the showing, did not inform me that this was not a confirmed appointment. When I was talking to her, I felt like she was trying to get me off the phone because she was too busy with everything else. I took the morning off, to accommodate their small window of appointments & then while waiting in front of the house for my appt, they informed me the place was not ready to show that day. Could I come tomorrow? Well... I guess if they were more organized, better communicators & overall more professional of a company I might. But it left me feeling very under-valued & un-important to them. Then I read the other negative reviews & thought it would be a good idea to post my difficult experience, even without renting from them. If I were a home owner, I would be concerned with the way they do business!

Experiencia negativa: Very disappointed with the unprofessional manner in which they conduct business. I was informed about a property that they had coming on the market before they even had it listed on their website. I was told at that time that I would be the first on the list to view the property when it was ready for showing. My first appointment was rescheduled because it was taking longer to get it ready than expected. My second showing was rescheduled with no guarantee because they were now going to replace all the carpet in the home. Now the day before my third scheduled showing I get a phone call telling me it is canceled because the house has been rented. So much for being the first on the list. Unreal and very unprofessional in my opinion. If you are on a time schedule to get into a property stay away from this company because you will not be prioritized as they say. You will just get screwed and still need to find a home.

Experiencia negativa: I found the company to be dishonest,not only did we not receive our security deposit back(which we expected as we had to leave the lease early) but there were outrageously overpriced "repairs" that they claimed needed to be done that they charged us for...to the tune of 1100. Also rerented the property and was dishonest about when it was rerented so that we ended up paying more and they got paid double from both renters. The so called "repairs" included some wax that had been spilled on concrete in front of fireplace.They claimed the wax embeded in the concrete and it had to be replaced. Wax embeds in concrete?
