We had a huge tree hovering over our home and we had already cut off tree limbs that were going to damage my home, after contacting them to help point me in the direction to get this tree taken care of (it was not my on property so I had to contact the home owners / property managers) they went above and beyond to help me get it taken care of in a matter of a week it was absolutely amazing and a big blessing for my family. Thank you so much ! You guys are incredible keep up the great work!

Experiencia negativa: Disappointed by Move-Out Experience After Nearly 3 Years of Tenancy: I lived in one of Terry Harkleroad’s properties for nearly three years. During that time, I consistently paid rent and utilities on time, took great care of the unit, and had no issues with the property itself. My wife and I—both full-time professionals with demanding schedules—lived there as a quiet, hard-working couple with no kids or pets. We maintained the home responsibly and left it clean and in good condition. I expected standard deductions, including carpet cleaning, as outlined in the lease. However, I was charged $390 for carpet cleaning, $488 for general cleaning, and $803 for complete repainting, which I found to be excessive, given the actual condition of the unit. I raised valid concerns about the number of carpeted rooms, the scale of cleaning needed, and the limited painting required, especially since only a small wall section needed attention, which I openly acknowledged and attempted to address respectfully. Rather than a cooperative dialogue, I was repeatedly met with threats of legal action and dismissive responses that ignored the specifics of my questions. Despite offering a detailed counterproposal—and even suggesting to keep my full deposit to avoid further conflict—the communication remained rigid and unnecessarily aggressive. In the end, I chose to pay the remaining $161 balance down from $331 under protest simply to find closure and peace of mind. I’m sharing this review not out of malice, but to provide future tenants with a transparent account of my experience, particularly around how move-out charges and communications were handled. I urge prospective tenants to carefully document everything and be prepared to advocate for themselves when they move out.

Terry and his team have always been very kind and responsive no matter what. I highly recommend to anyone looking for an honest caring property manager!!

Experiencia fantástica: It's been 6 months since I have been renting an apartment from Terry Harkleroad Properties and just have positive things to share about them. I am new to Richmond and a friend of mine referred them to me. Terry and his team are very sweet and understanding. Right from day one, they have been concerned and considerate about their tenants and their needs. They are always available and quick to respond. I had a couple of minor maintenance issues and they fixed them on the same day itself. If you are looking for a place to rent then I would highly recommend you to contact these fabulous people. They have lots of properties in town and will help you find a place that's perfect for you and matches your needs

Their properties are all exceptionally maintained, with updated amenities, fresh paint, clean spaces at reasonable prices. I would definitely recommend anyone in Richmond to go through Terry first!

Experiencia fantástica: Rented with Terry and his crew for years. They were never anything short of professional and always communicated clearly with me. My biggest takeaway was when the AC in my house went out in the midst of an incredibly hot stretch in August. It wasn't just that Terry figured out a solution in quick time, but it was the fact that he made it obvious he wanted this to be fixed so that I was happy. There truly was a feeling that my comfort/feelings/convenience mattered, rather than just being a person who paid rent every month. I also think that Terry and his staff worked with me to show me a variety of options that worked best with my situation and lifestyle. They were more than willing to show me a lot of different places (and Terry does oversee a variety of properties). I've personally rented from Terry for years, but beyond that, have a great many friends, especially in the Earlham College community, who have rented from Terry and had great experiences.

Experiencia fantástica: So nice, I rented twice! I am a life-long Richmond resident and have rented from Harkleroad Properties on two occasions, both in Olde Richmond. With both experiences I always felt as though Terry had my, and my family's, best interest at heart. At one point we were worried about the status of an old tree in the yard and immediately Terry called an expert. They decided that, as a means to keep us safe, that the tree had to come down and he had it removed within two days. In the rare event in which I had any concerns he and his staff were quick to resolve the issue and communicated clearly. As a professional organization they are very reasonable and always worked WITH me as opposed to making demands. In the end, if you're a tenant that is looking for a friendly and professional staff that offer good looking and affordable spaces at more than fair prices then look no further than Harkleroad Properties.

Experiencia fantástica: About 4+ years ago my Dad owned a house with an upstairs apartment. It was too much for either of us to manage on our own and we looked for a property manager. We interviewed Terry Harkleroad and felt as though he was someone who was honest, caring, and trustworthy with our biggest asset. He did a very thorough job in researching potential renters and made a great selection. When my father was sick and then later passed away, Terry and his crew went above and beyond their normal duties to help us with a maintenance issue. Terry actually was instrumental in the transition the sell of the house to a new owner who continues to use Terry and his staff as their property manager. I highly recommend Harkleroad Properties if you are looking for a property manger. He and his staff are great to work with.

Friendly and helpful and they treat you as family. If we need anything, even non rental related, Terry, and the others are always willing to help. Experiencia negativa: Absolutely most unprofessional experience ever. I have one service animal and one who we adopted into the Family because of neglect from the previous owners as a pup. This animal is not aggressive and very well trained. Today TERRY the realtor told me to get Rid of the animal that is not a service animal because he technically cannot turn that animal away. When we originally spoke to Terry about the property the homeowner was there and overheard the entire first conversation and said he would totally be fine if they were in the weight requirements for the house for both animals. Shady as fudge. Don’t trust this man We are moving to the area from the East Coast we went as far as saying we can get a cosigner just to assure the rental company. Then said I should just beg the consigner to buy me a house instead of co-signing On top of that in a round off manner said i should wait until my grandfather dies to “get my cut” and buy a house after that..... real nice TERRY real nice.

Experiencia fantástica: Terry and the crew (Joe, Tammy, the yard guy, etc.) are seriously rock stars! We are beyond grateful and blessed to be a part of their amazing community. My wife and I are not used to having people so dedicated to making sure their tenants are taken care of in such a quick and amazing manner. We don’t like having to call them for anything as we feel like we are being a burden. That’s just how we are since we both suffer from anxiety. They WANT you to call so any problems are taken care of immediately and they do and do it well. They are friendly, approachable, excellent landlords and great neighbors. I cannot say enough good things about them. They have given us many different ideas for places to visit/dine in the community since we are new here, which has really helped with our transition as we try the different places out. Terry takes pride in his properties and it shows. They all definitely love their community as well.

Experiencia fantástica: Harkleroad Properties, from what I've seen and heard, is one of the best places to go in Richmond for affordable housing with a compassionate and caring staff. Any issues that I have brought to Terry's attention have been taken care of within 48 hours, even non-emergency maintenance issues. They have been extremely flexible with my leasing arrangements, and when it turned out the first property I had with them wasn't suiting my needs, they allowed me to freely transfer to another property of theirs with no problems at all. If you're looking for a compassionate, friendly, LGBTQ+ positive landlord, look no further :)

Experiencia fantástica: I rented my first apartment from Terry. I was right across the street and this allowed his team to make sure I was okay. They also walked my dog when I was stuck out of town. When I wasn't home much and had concerns about my bill, Terry cut my water by over half. I didn't have to pay for internet there because I could use the office's. Terry wanted to show my apartment when i was in the process of moving but always gave plenty of notice. Overall, it was a great experience and I would rent from Harkleroad again!

They offer to pick up mail and packages, if they see something wrong they fix it immediately, and their services could not be faster. I could not speak more highly of their staff. Experiencia positiva: I spent 2 years with Terry Harkeroad as my landlord. Honestly, you hear some horror stories about experiences with landlords in this town. In renting from him for almost 2 years while I was finishing school, I can honestly say Mr. Harkleroad was fair. Him and his staff immediately helped out whenever any issue with the apartment came up in a very timely fashion. His maintenance team was excellent. Most importantly, he left me alone, though that may have been because the rent was always timely paid. I would recommend him to any Earlham students wishing to live off campus and not get absolutely screwed over by Residence Life, which typically does happen.

Experiencia negativa: Wanted to look inside their rental home, the Secretary informed me I would not be able to afford the home. Thought it was very rude of her to explain why I couldn't look inside (my husband works two job and I work as well) . the rent in this property was lower than what I pay now but would rather pay more than be treated disrespectful. Glad I won't be giving them a penny

I would accept (maybe) a couple hours of cleaning charges, since I cleaned the whole place top to bottom, but I know I am not a professional cleaner. 10 HOURS OF CLEANING AND 4 MANDATORY CARPET CLEANING CHARGES!! I thought I could trust them, but I should not have. If you do business with them, WATCH OUT. I was told this would happen by a friend (unfortunately, I had already moved in). On top of all this, they are in charge of the water bills for apartments in houses. There is no way for me to prove if they were being honest about this or not. I'll just tell you that I was barely using the water in my apartment some months and the bill was crazy high. They blamed this on the city, saying the city was jacking up prices to pay for a new sewer system. WOW.
