Experiencia negativa: Haven't lived in one of their apts for at least 10 years, found out today they just added a 3008$ random unpaid account to my credit report under collections. And it looks like they keep refreshing it as it posted on the 7th of Feb 2026, I've lived under a different property company for years now. And of course no one in the office seems to be able to help me figure out why my names tied to this random account.

Experiencia negativa: Only giving one because maintenance actually does try and handle the grounds but with people not picking up they are fighting a losing battle. Management does nothing to enforce the rules on those who do not pick it up. I feel sorry the their maintenance team. All they do is walk around and pick up stuff but the manager does nothing to help or ensure people follow rules. Just sad

Experiencia negativa: My father recently applied to rent an apartment through American Capital Realty Group, and the process was highly unprofessional. During his application, their Vice President/Agent Derek Ekas asked questions and made comments that went far beyond standard tenant screening. They requested his full bank transaction history instead of simply asking for proof of income, speculated about his marriage and my mother’s living arrangements, and made written assumptions about his credit, housing history, and employment that were not limited to factual verification. The email my father received included personal opinions about his life situation that had nothing to do with whether he could pay rent or follow a lease. In California, marital status and source of income are protected under housing law, and tenant screening should focus on relevant, objective criteria. Based on my father’s experience and the written correspondence from this company, I would not recommend them to anyone who values professionalism, privacy, and fair treatment. An application process should be about qualifications — not personal speculation.

Experiencia negativa: Never answers phone over complaints. Apartments are managed poorly and run down. Do yourself a favor and run the opposite direction. Dealt with black mold the entire time I lived in the apartments and was dismissed profusely over it until finally they let me out of my lease. Still waiting for returned security deposit a month later

Experiencia negativa: Inside the Apartments is old outdated, cupboards are lacquered over grease and finger prints. Kitchen sink is pealing because the replacement instead of replacing. There is so much, the patio has a bush the is dead and dry gardeners won't touch it. Lastly the mold is everywhere!

Experiencia negativa: Charged me $4 per nail hole in the wall as I moved out. Did not disclose that there would be charges for this. Constant weed smell. Management switched over night security company and did not send notices. Resurfaced bathtubs in connected units with shared vents and provided no notice or solutions when hazardous chemicals flooded my apartment with my new born baby. Constant dog poop in the gravel outside my unit. Homeless people sifting through the trash. All in all a terrible experience.

Experiencia negativa: DO NOT RENT HERE - Staff doesn’t care about there loyal tenants, reached out about several issues about leaks in our apartment (that come from the buildings being so old) for over a year, now our place stinks like mildew and is covered in black mold. To this day they have not fixed the leaks and our breathing is getting worst due to this. We have always paid our rent in time and keep our place spotless yet they do not care. DO NOT RENT HERE. Experiencia negativa: In the beginning, my family and I enjoyed living in the apartments located in city of Westminster, small community, 12 units I believe? My family and I had no issue with the tenants. Two months later after we moved, this angry male tenant wanted to start a physical fight with my brother because the tenants wife was staring at my brother (that man look like he had personal issues himself). A week later I get a call from the supervisor Derrick saying that he received a complaint from a tenant (I'm sure it was the angry tenant) saying that we are problematic people. After that, the angry tenant continued to harass my brother, he simply ignored him. Couple months later that same tenant decided to move out and guess what he does, he wrote a letter to Derrick stating that one of the reason he left was because we were “problematic” and derrick calls me and says "if I hear another complaint, I will have you evicted.". A year passes by with no issues until one day the tenant across from my unit complained about my guest blocking his parking spot. My guest was there less than 3 minutes to pick up my sibling, then they left. Other tenants were doing the same thing, blocking other tenants parking spot so we weren't the only one. I get a call from Derrick and he begins to threat me with eviction, taking me to court and that he has the best lawyer (sounds like a narcissist) yes the supervisor of this company! Stay away from this company!!! No one deserves to be harassed by these management supervisors or bitter tenants. This happened years ago and I’m sharing my personal experience and hope no one goes through what I went through.

Experiencia negativa: First off, important to note majority of their reviews are only 1-star. Also, anyone who takes this company to court, I will gladly provide testimony. // Company has a history of greedy and questionable business ethics, beginning with their scapegoated 68pg residential leases along with their 58pg renewals. This is one of those company types where their corporate culture of trying to get away with as much as possible at the expense of their tenants, starts at the top and is promoted all the way down to their regional managers. Rent increases are tied to their short leases, can be ginormous and largely unwarranted, and appear to be aimed at forced moveouts - the number of U-Hauls/Penskes rotationally exiting the complex was unprecedented. Maintenance and upkeep are a bandaid approach rather than preventative, and they will let things slide for as long as possible, even though longterm this always costs more. They also have a difficult time keeping their onsite property managers. // Promises and assurances are not kept at move in, only then to be unscrupulously subtracted from one's security deposit upon moveout despite being assured otherwise. They also illegally double dip on overlapping rents of tenant moving in from tenant moving out, again by masking it with unscrupulous subtraction(s) from one's security deposit. So if you do have to rent from this company, do so with caution and maintain thorough written and photo logs. // Unfortunate, I would have stayed in the duplex I was renting for years otherwise.

I'm sorry you didn't have the experience you were looking for. The lease forms we use are directly from the National Apartment Association and are designed to protect both tenants and landlords. There has been some turnover with the community manager for the building but we are confident we have the right team in place now. Rental prices have risen substantially over the past 2-3 years in your area. That said, we have made an extensive study of the market rates and use them to guide our prices. I can assure you there is no double-dipping of rents, our system is designed to prevent it.

Experiencia negativa: I asked for my water heater to be replaced they took the old one out and put a new one in however did not install it completely and had to use apt next door to shower. Well now my heater is blowing cold air because my gas is turned off. And it's going to be 18 degrees colder than they day before and snow showers are expected and I have 2 little kids and a wife on dialysis she does at home nightly so we need to have working appliances

Experiencia negativa: I originally made this review a few months ago with a 3 star rating. I'm changing it now to a one star review. Back in August we were notified that our rent would be increasing a minimum of 33%. (Its important to note that we had not even lived there for an entire year at this point) We decided that this was unacceptable, unreasonable and not realistic with our budget. After spending weeks searching for a new place we were able to find a house that was cheaper. That's right, we moved from a 2 bedroom apartment in a complex to a 2 bedroom house with a fully fenced in yard for less than what they wanted. I was very relieved. The reason that my review is one star is because the move out process and security deposit return has been such a process. They charged us for things that really should not have been charged for and communication has not been great. This place is pretty good. I feel like I'm paying a reasonable amount. I have a 2 bed, 2 bath apartment. Things work pretty well and when I put in a maintenance request they are fixed pretty quickly. My two biggest complaints are how thin the walls are. I hear every step that my upstairs neighbors take and every full volume action movie that they watch. I can hear conversations that my downstairs neighbors are having. The biggest and grossest issue that I have is just how much dog poop there is around here. I understand that this isn't exactly something that the management company can completely take care of but walking by the two front lawns right now there are easily 10-20 piles of dog poop (plus all the other lawns). Its gross and I wish more was done to prevent this. All in all, it's a relatively nice place to live but those two issues really bring down my rating. TLDR: Living there was fine. The apartment itself was nice enough but there was dog poop all over the complex, the walls were thin(we could often here our neighbors-both upstairs and downstairs) and they had a weird thing about decorations on balconies. They raised the rent an absurd amount and took an excessive amount of money out of the deposit. Not worth the hassle!

Experiencia negativa: I am a current tenant to village on Broadway in Spokane valley, WA. For amount our rent was just raised we should not have to feel like we have to be Isolated in our apartment, kids can’t make any noise outside or the management calls and complains, mind you the very small park we have has only been open about a total of 5 months since I moved in (moved in 2019), we can’t have wind chimes, hanging plants, or a flag on our patio, can’t back into you parking spot, can’t even be a little crooked or you’ll get a tow tag, car ports are barely big enough for my 2017 Toyota corolla (pretty small car) feels like they have favorite tenant (office manager friend?) I don’t know what management or maintenance does but I often see them sitting around or outside smoking, but they don’t answer the phone have to call about 5 different times before they answer. The head manager (Samantha) is very rude and if you call her out on it she belittles you and then starts to harass you for everything you and your kids do. Something should be done about this especially Samantha.

Experiencia negativa: I am a current tenant at the Forrest Hill Apartments in Colorado Springs, CO. We have lived here since October 2020, so far the issues we have dealt with here are becoming increasingly worse. A few issues we have experienced include ceiling leaks (hasn't been repaired yet and it happened in June 2021), lack of response from maintenance for MONTHS, poor pest control (spiders, crickets, and MICE), poor upkeep of property including (trash, lack of enforcement of tenants cleaning up their dog feces, etc.), unsanitary conditions. The leasing office disclosed to us that they did not charge us utilities due a mistake on their end so we had to make changes in our budget in order to come upwith another $100/month to cover what we already thought was included in our rental & utility payment agreed upon in our lease. Very unprofessional and disappointing.

Experiencia positiva: Overall, the Gardens at Hidden Creek staff and apartment complexes have been great! However the outside and laundry structure could use some improvement. On the outside, there are some fairly deep potholes in all the parking lots for tenants and the landscaping for the pathways could benefit if improved (Re-adding mulch, weed removal, etc.). With the laundry room, I would hope to see this improved because you have to go around the pool and into the gym to reload a card in order to do laundry. I think it would be better to find a way to add the pay station in the laundry room or offer an alternative solution such as paying on your phone.

Experiencia positiva: Canyon Ranch Apartment Homes is just alright. I can't lodge any major complaints, but things tend to go very slowly if you need something done. Everyone is nice but sadly just not very responsive. It's an older building so there's a lot of little problems with the apartment that need to be addressed, like peeling decor and some clear water damage in cosmetic spots. Otherwise I don't hate it here.

The culture here is not respectful. The residents are constantly letting their dogs poop without picking it up. I wish there was camera so my stuff would stop getting stolen

Experiencia negativa: Absolutely disgraceful!!! My pregnant wife and I had our A.C. units taken out almost 3 months ago for roof repairs. They have continued to charge us the full amount of rent even though they are in breach of contract by taking away our A.C.. When we asked them for reduced rent because of the breach of contact, it took them almost 3 weeks to get back to us with via a very disrespectful notice on our door saying we had to pay the full amount of rent our be evicted. They couldn't even give us the courtesy of a phone call! Ironically the noticed was signed by the office and dated with 2 different dates (says it was delivered to us on the 8th but it was dated by the office on the 6th.) So therefore the document had been illegally altered. Since American Capital Reality has taken over our community this is what we see on a daily basis... 1.) Glass all over the parking lot never to be cleaned. 2.) Full couches being thrown into our dumpsters. 3.) Community trash cans not being emptied. 4.) Locked building's have had homeless people living on the stairwells. (And they will not offer complex security even Signal8! ). 5.) The apatment buildings have not been cleaned at all!!!. 6.) The office takes it upon themselves when they want to close early or just not show up regardless of the office hours on the door. Along with so much more. If American Capital Reality ever takes over, just do yourself a favor and move.. The company is built from slum lords and they will not care about you or your home! This company should have they're own family's move in so they can be shown they same kind of volatile care that they give to they're comunities!! American Capital Reality can BURN ENDLESSLY!!!

Experiencia positiva: I was referred to this place by a friend that lives there and it's pretty decent and a convenient location. The only downfall is the amount of homeless people that's surfaced over the last two months. Cassandra was very polite and very helpful; I did not have any issues with move in. My only complaint, when I completed my move in report there were repairs that needed to be complete and they did not complete them until I put in the maintenance request. Other than that, I've had no issues.

Experiencia positiva: Overall, good. We lived at Enclave in Phoenix, we loved our property manager, Megan & the maintenance team at Enclave. They were quick to fix issues. When the new owners/management (ACR) came in - they seemed to focus on the little things instead of the bigger issues around the community, taking down curtains, no backing in, etc. As these focuses started to shift, you saw the community going downhill. We are thankful Megan was still the PM, though! She made it worth it.

Experiencia negativa: This property management company is pretty bad. I was there for one year, and I always paid on time, and left the property the way they gave it to me. The kept my security deposit. You can not contact anyone, they don't respond. The day I need to return the key, the person in charge to getting the keys told my husband and I to meet her at 12, I get there on time and at 1:30 pm I called and they said I was wrong and told me to wait until 2:30 pm. I tried to tell them that I could not wait, and the lady on the phone she said there is nothing she could do and hang up. This is a terrible company. Please do not go with them. Other people in the same unit hate it there because of bad treatment that is why I left as soon as my contract was over.

Experiencia positiva: Great location, we are right by Arrowhead Towne Center. We've got access to all the restaurants and shopping we enjoy... well, we will once Covid is under control but we've lived here since 2009 and that's part of what we like about the complex. The maintenance staff is pretty responsive and friendly. The office staff is professional.

Experiencia fantástica: I live in one of the garage townhouse with the kitchen at the end. It is newly remodeled and is modern, spacious and the laminate floors are great. Bedrooms and bathrooms upstairs are spacious. 2 car garage is tandem so with one car there is a lot of storage space. Management and maintenance are super responsive. Quiet neighborhood.

Experiencia negativa: Been getting threats from management. Threats of eviction. I’m a retired disabled veteran aged 72. Unsubstantiated threats. It’s like a”Rugrats” cartoon at the property I live on. Children acting out. This company is a joke. Can’t call them . Blocking all reasonable expectations for any company I have dealt with. I suggest anyone planning a move on to property they run should reconsider such a move.

They are trying to charge us for all new carpet in a 1 bedroom apartment $2600.00! They stated there is pet damage ... we never had a pet. Nothing but crooks, if you hear this name run away as fast as you can!

Experiencia negativa: I can not stress this enough, property owners please do not use this management company, to manage your property. The only reason I gave this company one star is because I wasn't able to rate then any lower. As a tenant and long term resident of one the properties they manage in Phoenix AZ, I have to say that this company's staff is by far one of the rudest I have had the unfortunate pleasure of dealing with. The only thing this company is good at is turning a beautiful property into an absolute roach infested dump. And if you are a slum lord then this management will definitely fit all of your slum Lord needs

Experiencia positiva: As a 9-year tenant of a property managed by American Capital, I'd say the negative reviews from tenants/prospective tenants are probably fair and accurate. But in fairness, tenants are not AmCap's customers. The property owners are. That means it's sort of AmCap's job to be as cheap as possible when resolving tenant issues. So, while they aren't very well-liked among residents here, what landlord is? In a way, the negative reviews from tenants are sort of a good recommendation, if you're a property owner.

Experiencia negativa: Let me tell you this company is the perfect example of unprofessional crooks. DO NOT RENT FROM THEM UNLESS YOU WANT TO BE TAKEN ADVANTAGE OF! If you love property managers that are uneducated, unprofessional, try to take advantage of you, and really know nothing about real estate law then Stephanie Covarrubias is the one for you! We emailed her 50 days in advance to let her know we would be moving out and got no response. I finally had to send a follow up email to which she replied "got it thanks". I was the one that had to follow up to try to schedule a move out inspection. When I did her response "are you the one moving out of 214 detroit". Seriously this woman can't keep track of the properties she manages and who lives there and someone put her in charge? At no point did she offer us a pre move out inspection which is required by law of the landlord to do. Finally about two weeks before move out she contacts me and says she will meet us at the property on the 3rd at 10am which was the first Monday of the month to do the move out inspection. Of course we had to take off work to be present but that didn't stop her from being 45 minutes late. Her excuse was traffic coming from LA. As if there is not always traffic and she could have planned for that instead of inconveniencing us. We do a quick inspection of the house and she says that there is nothing beyond normal wear and tear and we won't be charged for anything. I asked her for some kind of document or proof that she had said that and we were good to go and her reply "well I don't have a copy machine with me". I didn't realize I was reaching for the stars by asking for a carbon copy or a signed form releasing liability but apparently I was. Maybe she should carry a copy machine with her since she thinks that's the only way to give a client a copy of something. I ask her if I can shoot her an email and she can reply releasing liability and she says sure. Not 10 minutes after I had sent the email and gotten home she replied with a list of things she decided she was going to charge us for. We went back and forth for many emails but ended up with her saying we would only be charged for the things she mentioned and nothing more. It wasn't worth my time to fight the small charges and agreed. When I asked her for a breakdown of the charges it became a battle over email showing how unprofessional this person was. She tried telling me since I didn't request a pre move out inspection she didn't have to send me anything. I literally was sending her copies of the law off the government website to which she would try to ignore and change the subject. Finally she said she would have her attorney call me which of course never happened. We received what was left of our deposit and the breakdown of charges 2 days before the legal due day of 21 days after move out. Stephanie of course charged us for extra things not mentioned in her email PLUS a $275 cleaning charge which was never discussed taking almost a total of $500 out of our deposit which should have been fully refunded. I advise anybody looking for a place to AVOID this company at all costs. They are nothing but unprofessional crooks, Stephanie most of all. If you need a copy of the laws in California so Stephanie cannot take advantage of you as well you can find them online under CA Civil Code 1950.5 Maybe Stephanie can use the money she stole from us to finally buy a copy machine.

Experiencia negativa: This extremely unethical company operates by defrauding and harrassing elderly and handicapped tenents. By systematically cashing rental checks late it then claims to have receive those checks late, although the check was sent and received on time. They then attach exorbitant, unpayable late fees and issue a 3-Day Notice to Quit. Their business practices are dispicable and the California Board of Realty had been notified.

Experiencia negativa: Picture proof the places they manage are NOT being taken care of!! I've also posted PROOF I'm not JUST a disgruntled customer... PROOF I paid my rent on time EVERY TIME! These people will do anything they can to brush you off!! When I called at 10am, they asked the nature of my call, I was told "Laura's on vacation".... then, when I called back that afternoon, SHE ANSWERED and said she decided not to go on vacation! So, nice of her to come in late afternoon on a FRIDAY. The management they hire to take care of the property I lived at in Colorado Springs lives OFF premise and has NO URGENCY to get things right.

Experiencia fantástica: Live in one of their properties and very happy with the improvements came with the company change to American Capital Realty Group Maintenance orders, Before it would take an abnormal amount of time for them to be complete but now with this company, the speed in which they are finished has improved exponentially. It's customer service is awesome, Very satisfied.

Experiencia negativa: ******ATTENTION ALERT****** 7144 BENERES ST DOWNEY CA 90241 OPEN HOUSE FRIDAY FEB,9 @3pm... DO NOT BELEIVE WHAT THEY SAY! THEY EXPLAIN THAT CREDIT AINT AN ISSUE AS LONG AS U MAKE 3 TIMES THE INCOME TO GET U TO PAY UP THE CREDIT CHECK FEES OF $40 EACH ADULT THEN ONCE THEY RECEIVE YOUR CASH THEY CALL U THE NXT DAY THAT UR APPLICATION DIDNT MEET THEIR NEEDS. NUTHING BUT BS ESPECIALLY THE WORKER YOLANDA!! ALL FRAUD AND BS! I SHOULD'VE LOOK AT THIS SITE FIRST.. HOW CAN U TRUST PPL SOO SAD!!

Experiencia negativa: Awful awful customer service! I moved out of my apartment a month ago and I received my final bill in the mail as promised. However, there was a charge on there that was not clearly labeled like the rest so I called to ask what it was exactly before I paid. I called american capital and the actual apartment several times over a few weeks and always got voicemails of various people. I'm nearing my deadline to pay so I called several times today and left several different people voicemails. No one returned my calls. I called again on a whim about 10 minutes before they closed and finally got a person. I told her I had questions and she said I would need to speak with someone AT the apartment. I told her I had been trying for weeks with no luck. Her response was "well, I don't know what to tell you!" I was like "wow, really?!" She then said she could transfer me to the guy in charge of that complex and voice my concerns to him. She put me on hold for a minute and then hung up. Clearly, they don't care about customers as long as they get their money. They'll string you along until you're out of time and have to just pay to avoid penalties.

Experiencia negativa: This company will lie to get application fees from you. They will already know you are going to be rejected before they have even collected your payment for the application. I was told credit was not a factor, otherwise I would not have applied. The agent will not contact you with the results. They will sit on them and not keep you updated so that the process finishes before you can request a refund. The vice president will stammer out excuses in a shaky voice. Very unprofessional and rogue like.

Experiencia negativa: Just because I ask whether or not a fence can be put up (even if I would pay for it myself) and whether I can get GFI outlets they are backing away from the contract for a home rental. This company is unprofessional! Derek seems to be a bipolar supervisor that one day says, "No problem, we'll ask the homeowner," to suddenly, "Homeowner doesn't want to rent it to you because you want to take an electrician yourself." Ummm, your own employee was the one telling me to look for an electrician and I told her to ask if it was ok. Unprofessional business with obviously bad communication... people stay away.

Experiencia negativa: Be careful with this company !!!! When you stop living in one of their properties they will never return the full deposit, they make up charges to say that is the reason why the full deposit was not given. They are not ethical at all and do not keep their word with their tenants. It is such a shame that this kind of people are in charge of a company. Tengan cuidado con esta compañía!!!! A la hora de que usted deja de vivir en una de sus propiedades nunca le regresan el deposito completo, inventan gastos para no pagar lo que corresponde No tienen nada de ética ni palabra para con los inquilinos. Una vergüenza que personas así estén al frente de una compañía.
