Experiencia negativa: This property management sat on application for almost 2 weeks before deciding to finally let us know we weren't accepted. I was told that the property was rented to someone else, but the listing is still on Zillow and Craigslist. Be aware they will only look at credit scores even though we were urged to apply because they don't charge an application fee like they used to and that makes sense if you look at past reviews. You could have a perfect 10 year rental history and if your score isn't perfect they wont be considering your application. This is why it's so hard to rent on the central coast.

Experiencia negativa: Rejected us over two cats even though all their listings for the location said pets under 40lb were allowed. Wasted a lot of our time with traveling out for a tour and putting together paperwork. So either they do not have their facts straight with their property owners, or they will not be transparent. Seems like we dodged a bullet anyway based on other reviews.

Experiencia negativa: They were pretty good when we moved in, that was in 2019. They steadily declined over the years, not coming to make repairs and requiring several phone calls to get them to send someone out. During the storms in 2021 and 2022 there was a window leak that they told me to roll towels up to stop the water. They never repaired it. I imagine there’s mold growing there now with all the water that came in. If you do rent with them, when you move out DO NOT waste money on a cleaning service. They will charge you no matter what, even if the place is professionally cleaned, they lie about floors and counter tops not being wiped. Also, they will illegally charge you for regular wear and tear. They know most people won’t have the time or energy to battle with them so that’s how they pull in their extra money.

Experiencia fantástica: While looking for an apartment, I went to do a self tour of an unoccupied property. The process was very simple and quick. The customer service here was great.

Experiencia negativa: Dealing with this property service business was very frustrating. Be aware you have to pay a nonrefundable $20 processing fee with your application. The staff do not let you know of their expectations of credit ratings, etc. One day you are told, that your credit and everything is good and the next day, you are receiving a denial call with no explanations of why. My impression was that this business works to obtain as many application fees for a property that they can before renting a property to their chosen candidate.

Experiencia negativa: This place will take money for a credit check and not run ur credit. I came in after being denied a chance to rent a home. I asked for a copy of my credit report. After sitting in the office for over 15 min the women finally came and told me they never ran my credit and would refund me. We had 4 adults on the application so they refunded us $120. Blows my mind they wouldn't run my credit especially since I have a 820 credit score. They also didn't show up for our first viewing of the house which was booked the day before. I was told sorry she forgot. Then to top it off there was a tenant in the home that had no clue I was showing up. He was a older man and looked real upset that I was knocking on the door. I'm a local business owner. I've had a business in pismo for over 10 years and have worked in pismo for over 23 years. I would never treat my clients like this. So be careful trying to rent from this company. They will take ur money, not do there job and waist your time.

Experiencia fantástica: I have rented with CPS for 22 years now and have always received top-notch service. They have always been very friendly, accommodating, and understanding. Any maintenance problems have been solved quickly and efficiently. I highly recommend this great group of professionals.

Experiencia negativa: I was applying for a small cottage across the street. Wasn't even being advertised Yet. The lady was just moving Out and it wasn't even on the market yet. I thought it was my luck day. I went in the office Turned in all my proper paper work like I was ask to. California property services Has you believing you are getting the place. They charge you a outrageous applying fee And make you think you are the perfect one for the unit. Keep in mind it wasn't even advertised yet. The Hispanic Girl calls me back two weeks later. To tell me the owner has a gas leak and needs to fix that That same week she called I saw someone was moving in that same week. Now they have all your personal information and your personal Bank information. Shame on California property services. We have notice CALIFORNIA Property services only cater To a certain group of people. I have been around here for 40yrs. And I am good for my Rent. Which is always two Weeks ahead in advance. I don't drink, don't smoke or vap, no children. Don't have parties, retired and a senior. How dare CALIFORNIA PROPERTY SERVICES completely just lie. All I have to say is you better get your soul Right. I am a good person And have given back to our community ten times over. Shame on you#really And then you charge a outrageous applying fee. You should be returning those fees. To "all" people that pay a fee and don't get chosen for any of your rentals. Shame on you.

Experiencia fantástica: My overall experience with Amber & Sam was always pleasant & professional. I lived in my sweet studio for a year and a half. The owner of the property was exceptional & always present maintaining the grounds when needed. He made sure everything was taken care of asap and assisted in coordinating with the office. I moved out to live closer to my family in Northern California, otherwise I'd still be there. I was especially happy to receive a full refund of my security deposit! If you take care of your space & leave it as nice or better than when you moved in......I'm sure they'll be just as professional & kind to you!

Experiencia negativa: Save your time and money. Our applications were approved with them, however they weren’t much help when it came down to a decision. Denied us 3 houses within a two week span. Thought we would go the professional route with them but we had more luck finding a home on Craigslist within 2 days.

Experiencia fantástica: Amber and the rest of the staff have always been very personable. I love the human element which is lacking in so many businesses these days. I am now in my second rental through their company and I couldn't be happier. Amber took a chance on me a while back and went above and beyond. I would definitely recommend them. My experience has been a pleasant one for sure.

Throughout the application process they kept me updated and it was such an easy process. They are always here to help, and the office staff are super friendly! Definitely recommend them!

Experiencia negativa: Unresponsive and will do anything to avoid fixing your issues unless they absolutely have to. They also have no problem raising the rent yearly without these fixes. Finally they rake you over the coals on your deposit. We were without a working refrigerator for 3 weeks before moving out and they still took 3/4 of the deposit for all kinds of nit picky things that were either there when we moved in or just straight false. I am reasonable and understood that living in a place for 4 years would require some fixup but they were egregious in their charges.

Experiencia negativa: Ran our credit twice in less than a month with TransUnion and took our $ for credit check. Denied us on 4 places that we never got to see and then said they wouldn't rent to us at all because of our late payment history with them. So why take our money in the first place and why run our credit in the first place? Why not just tell us in the very first place? Then they offered us a copy of our credit check and then gave my husband a hard time when he went to pick it up. Like a lot of these reviews from potential tenants are former tenants I feel like this property management just wants money. You can go to any of the other property Management's in the area and they will not take your money or run your credit until you see the unit.

Experiencia negativa: I worked with this company for over a month trying to get approved for anything since we were moving back from Colorado. Initially they were semi helpful and told us they couldn’t approve us since we didn’t have jobs here yet (which is 100% understandable) so when we moved here we got jobs and brought the sign on letters which was the only thing missing to get approved (according to Brittney) . We looked a very ugly place and were very surprised when we were told we would not be accepted for it because of length of employment or for ANYTHING in the future. So we moved on to a different Property Management Place (CA West) and they just approved us for a 3 bedroom house with a yard at $1925 a month vs the $1400 we were denied for. I asked for my $40 back and was told They couldn’t refund it since they had already pulled my credit. All the girl there are extremely rude and unprofessional. We have an ESA which they never followed the laws on either. In my opinion this place is just trying to collect fees and they lie to you just to get you to pay the fee just to deny you for something they told you wouldn’t be an issue before. The other property management place was extremely helpful and approved us for a way nicer place that fit our needs perfectly. I would not recommend this place to anyone and have heard of others having a very similar experience.

Experiencia positiva: Before I purchased my home I rented an apartment unit from CPS in Santa Maria for 7 years. At first the location was wonderful and other tenants withing their property were great and we all took care of the area. The service at the office was always excellent & anytime we called regarding issues or complaints they would act on it right away.Over the years tenants started moving out and new renters would come to the area but these new renters started destroying the property and slowly the area started becoming real bad. We started having a lot of issues with our next door neighbors and our rent kept going up. Eventually I did not want to pay what they were asking for such a bad area. That motivated me to purchase my own home so thank you CPS. Over all I liked renting from CPS, it's a good company but they should start doing better background checks on their renters. BTW when we moved out we left the unit meticulously and got our deposit back minus the cleaning fee.

Experiencia negativa: My girlfriend and I applied for an apartment with CPS and had a pretty bad experience. Before I share the experience, know that for the most part the CPS staff is friendly and helpful. I know that no landlord/property company is perfect, but we would advise everyone to steer clear of this company. We went to check out the apartment one Saturday morning, at which time they explicitly told us that nobody else was applying for the property we looked at. We picked up our applications and filled them out that night. Our first two red flags were 1: they process everything (including rent) on paper (not a huge deal, but paying rent by mailing them a check would be a pain, and it shows they are reluctant to move into the 21st century) and 2: if an application is approved, the tenant only has ONE WEEK to move in. For that reason, we decided to wait a week to submit our application—not everyone can up and move in a week. ‍♂️ We called them three times that week before submitting our application on Friday, and each time they assured us that the property was still available. A couple hours after we dropped off the application, however, they called us and said they had already accepted and approved another application BEFORE we had even dropped off our application that morning. The applications take 3-5 days to process, which means that each time we had called that week as well as when we went in to submit our application, they were unaware that someone else had applied to the apartment and they had already accepted it?! They gave us our application fee back, which was nice, but we walked away grateful that we weren’t going to be renting from them. Any company that would put their tenants through that kind of head fake while claiming that “all applications will be reviewed equally” is either poorly managed or extremely preferential.

Experiencia negativa: They ran my credit and denied me for a apartment, but I didn't get denied because of my credit, I got denied because I didn't have over 3 yrs of renters history. If that was the case then why even run my credit and give me a hard inquiry. They made my credit drop for no reason. Next time they should review the application then run credit. "How Hard is your job".

I am pleased how efficiently they rent my vacant units, maintain my properties with excellent tradespeople, and support tenant needs. I believe their approach optimizes my profits AND creates excellent tenant relations. "Is it right and fair for all," is an attitude I see expressed by CPS staff that has led numerous tenants to tell me their CPS experience is the best they have ever had in landlord/tenant relations. I am proud to be a client of this community service oriented company.

Experiencia fantástica: Tessie Machado and Robert Lee have performed an absolutely amazing job for me in rescuing my property from severe neglect at the hands of another, highly dishonest and incompetent firm. After I discovered the crisis, I went to CPS on the recommendation of a trusted colleague. Robert and Tessie immediately went to work fixing every problem and managing the tenants, all the while taking great care to work within our budget. The brought the property back to optimal condition and maintained it that way until we were able to sell it. Tessie Machado was the main person I worked with over these years, and she is extremely reliable, thorough, and professional. I can't thank her and CPS enough for the amazing job they did!!!
