Experiencia fantástica: My husband and I worked with Contance Simms to find a rental home. She is very attentive, knew exactly what we wanted, and listened to all of our concerns. She went above and beyond for us to get us the house we really wanted. I would HIGHLY recommend her and will be using her in the future!

Experiencia negativa: Also you guys can clearly see all the recent ONE STAR REVIEWS. They can’t make up excuses for everything. Edit: since they wanna try to “fact” check me even though I still have every single text/email between us. We didn’t have hot water more than 10 minutes, for over a month. Then they tried to charge me $220 for a real plumber to come out and tell me nothing was wrong. Even tho it wasnt in my lease. It doesn’t matter if I was at the home or not, they still took HOURS on end, more than 2 times as I have receipts thanks Keffer ;) and btw it’s McManus, not McMannus. worst company I personally have ever had to deal with. they don’t care about anything except taking your money. the will word the lease very vague and confusing but enough to cover their side. I ended up breaking my lease early because of the company and the awful neighborhood/neighbors. please avoid them, I promise you it is NOT WORTH your time and money imo. I was without hot water for the whole month of January and it took them 5 different hours long “maintenance” visits and me begging to get a new water heater bc the previous was 10+ old (maintenance mans words too). it’s a family business so no one ever actually gets held accountable for their actions.
The water heater was reported on Jan 13 to be running out of hot water after ten minutes, usually indicating an element or thermostat needing replacement. Plumber made two trips and thought he'd made a good repair but the problem persisted so the water heater was replaced. Tenant was never without hot water, but only had ten minutes at a time. There were several other repairs made during the year Ms McMannus was there, all within a day or two of report. I can't control the neighbors or neighborhood but have had no problems with either.
Experiencia negativa: Edit: Never received refund. Family of scammers, stay away. John Keffer wasted our time. We had our offer approved for the property at 5106 Settlers Park Dr, but afterwards, he informed us that he was unable to turn the power on. The home was effectively unlivable, yet it had still been listed. John said he would try to get our application fee refunded to make up for the situation, but we have not received anything. After checking the listing again, it even appears the property is now being rented by someone else, which makes the entire experience feel even more unfair considering the time wasted and our original excitement. If Keffer Realty responds saying they do not see me in their system, I ask that they speak directly with John—he knows exactly what happened. We simply want the refund we were told he would attempt to secure.

Experiencia negativa: Poor customer service/property manager. This landlord took over after the previous landlord realized that the owner wouldn't help their tenants with basic home safety/living issues. Keffer jumped at the opportunity though. Great for an owner as they won't try and resolve any major issues, but not for the tenant. Highly recommend you avoid if you want anyone to fight for you. To the owner response below: I didn't know providing usable hot water was so controversial. You, Tyler and the rest of the keffer brood should be ashamed of yourselves.

Experiencia negativa: JACKIE PIERCE IS THE WORST EVER. My aunt lived here and they basically messed her over by putting her out and causing her not to be able to get approved for another property. She had to wait WEEKS FOR HER AC TO BE FIXED IN THE HEAT!!!! This lady has been so rude and nasty to her.
Experiencia negativa: SCAM! This realty is very nasty and rude to their tenants. The landlord Jackie Pierce is so rude and nasty to and talks very bad to her tenants. I asked to have things fixed and I have to wait days or even weeks before it’s done. My kids and I have sat in this house for over 2 weeks with no AC because she refuses to have someone to come look at the unit. She has also talk bad about to me to another landlord, and which made me not be able to get approved for another property. Her electrician is also rude and nasty and as well. When he comes to fix the AC unit he talks bad about me and says smart remarks. I overheard her having a conversation with someone and she says out loud “when is her lease up, I’m sick of her”. She has been threatening me that she will not renew my lease for the 4-5 years I’ve been at this property. I’ve done work and things to this house that she hasn’t paid, that’s I’ve asked her numerous of times to come fix. The roof has dark water stains from the leaks when it rains and that still haven’t been fixed and I’ve been here since 2020. This stay at this residence has been nothing but miserable because of her, I never felt comfortable calling her for anything that needs to be fixed but she doesn’t like me or always talks rude and nasty to me when I call for something in regards to the property. She also has written a notice that I have 60 days to be off the property without given me any private notice to do so. She has had future tenants come to my property without my prior knowledge and had pot a lock box on the door as well. She knows I have children and she chose to do this right before my children starts school, she’s very very hateful and I don’t wish this on experience on anyone. My children don’t deserve this and neither do I. So save yourself. I will not refer anyone to this realty or Jackie Pierce. She is a true definition of an evil person.
Experiencia negativa: I have never ever live in an apartment complex, we're the landlord discusses your personal private business with another tenant. The other Tenant does not need to know how much our rent is, or when I'm planning on moving. It's none of the tenant business. Now, I see why my neighbor knows all of our business is because the landlord has been talking with her. The landlord can't manage to have someone to fix the problems in the apartment building, but she can talk to the other Tenant. I just put in a service request for my toilet, to be fixed, and as soon as I put in the service request, it was closed. Now, I want to know what is going to be done about my toilet. Keffer Realty expect tenants to pay rent, but they can't even fix the problems in the tenants apartment. I have to have a working toilet, I do pay my rent on time. So have someone come out and fix my toilet.

Experiencia negativa: I have been renting through Keffer Realty for four months and every day for those four months I have been dealing with an excessively loud neighbor. I have voiced my concern to my property manager multiple times and spoken to people in the office and they have told me that there is nothing to be done except call the cops. If I could add videos of what I go through every day, all day, I would. I’m just not sure why there are sections about noise in the lease, but they cannot do anything. Be mindful when renting from this company, the properties are nice but management has not been helpful (in my encounters).
I'm sorry you're experiencing this. Noisy disrespectful neighbors are disturbing. We've talked to the neighbors who claim they are not noisy. We've persuaded the owner not to renew their lease but in the meantime they have a leasehold right to the property. Thus, we suggested calling the police and I believe you may have done so with no result. If the police can't fix it, we are constrained by the legal rights of the tenants until their lease expires. In the past we've tried to solve such problems by trying to break the lease with lawsuits only to have the miscreant tenants tell the judge they are not making noise and given that judges tend to lean toward tenants' rights, we've lost every single case. It is an unfortunate problem and if anyone has a better solution, I'll be glad to entertain it. Alan Keffer, Principal Broker
Experiencia positiva: So they claimed that I would put in an application and I should hear back from the owner. I waited almost a month and got a email stating the owner went with another tenant but 471 Falling Ln . shows that it is still on the market. All I know is I've put in several applications with in a month and at 40$ at a time seems like a set up. This is not the last Realty I would be putting on Google reviews but they were the only that responded as promised. Definitely needs improvement!! Unfortunately we do not make the decision whether or not to rent to an applicant, the owner does and the owner took longer than most do to make a choice of the five applicants. You only need make one application with us as it is good for any property we manage. Just as the owner wanted to look at as many applications as he could and took his time doing it, you made application with various companies to improve your odds which is wise, but costs. Experiencia negativa: These people have yet to changey refrigerator after a 3rd time after they just replaced it n it didn't work that same day, I've been in contact with them they told me to try a different outlet overnight to see if that was problem no it wasn't I told them it's not not working n I have yet to hear back from anyone I've done spent all my money on grocery's simply because I can't store anything. How do I contact somebody about this . I have kids n I can't even provide the right nutrients for them. Am I gonna get some money back for groceries the worst rental company Ever I had a few more problems but I guess it is what is with them

Experiencia negativa: PLEASE STAY AWAY FROM THIS COMPANY!!! My daughter moved in the end of 2021 dec. i established rentals insurance and paid up for the whole yr and it’s still current! Rent has always been paid even when they increase the rent. Fast forward to this yr. They got a new owner so they say by the name of John who’s clearly rude and nasty and very argumentative and don’t care about nothing or nobody but himself. They sent out letters letting the tenants know that if they don’t have rental insurance that they will charge an extra $20 My daughter have and still do have rental insurance since the day the lease was signed. Then they come up with this bogus thing about having their company address updated on the my daughter’s rental insurance. No not going to happen it’s not a law. Long as their name and email is on it then what’s the big deal. So they took us to court today and John sent his flunky in there to lie and say it’s for unpaid rent, oh I had every receipt from deposit, first 3 months in advance and also current rent receipts. The staff lie to the Judge and wasn’t honest about what we were actual there for, but I have recordings and hard evidence that they are doing this only because their address isn’t on my daughters person rental insurance. The judge asked her how much was the rent and then she stated oh we charging late fees due to not having rental insurance, but I clearly came prepared. She looked so dumb, I’m glad the Judge continued the case, it would have been great if he would have dismissed it, but I’m positive that it will be dismissed. You can’t lie to a judge. These people do not know how to mange anything not even their brains. They are horrible, scammers, and liars. They need to be sued by anyone who have gotten over on them. There will be a counter suit.

The owner requires tenants to have renters insurance and if your daughter does, all she needs to do is to have her insurance carrier notify the company who handles our rental insurance but she has not done that, so they charge her for rental insurance because they don't know she has coverage until her insurance company sends an email to our carrier. The property manager's failure to effectively communicate with Keffer regarding accounting issues has been a recurring problem for six months. Instead of addressing the issues and finding solutions, they consistently come up with new excuses. It seems that the property manager operates with a rigid template and is unwilling to deviate from it, regardless of the circumstances. This lack of adaptability is not a good business model, as it prevents them from effectively addressing unique challenges and finding tailored solutions. Furthermore, their confusion with their own online accounting system is concerning. It indicates that they lack a thorough understanding of the system and are unable to navigate it efficiently. This can lead to errors and inaccuracies in the financial management of your property. It appears that their primary concern is solely focused on achieving a positive bottom line. While this is important, it is equally crucial for a property manager to prioritize effective communication, problem-solving, and a comprehensive understanding of financial systems. Their narrow focus on the bottom line may compromise other important aspects of property management, such as tenant satisfaction and property maintenance. Overall, the property manager's lack of communication, consistent accounting issues, rigid business model, and limited understanding of their own systems raise concerns about their competence and reliability as a property management service.

Experiencia negativa: One star is too much...if you see a property managed by this company, run! I rented a property that was managed by Keefer and was told by the owner and property manager that the lease would not be renewed because the owner was moving back into the home. That was a lie! The owner asked me had I found a new place at the beginning of November (I assumed this was because she really needed to move back in as soon as possible) and I was told by the property manager that the owner wanted me to move out(specifically in a email). I moved out and now I'm being sent messages threatening to send the account that is not due yet to collections! I let them know that I would pay the water but not the $20 for renters insurance at a property that I don't reside in. I was told that I will need to pay the water bill for December and that there could potentially be 2 more water bills to come along with other fees. Again, I have moved out of the property. Why would I be paying anything after December on a lease that is up on Dec. 31st and that I feel I was forced out of. I was also told that I need to leave the utilities on so that it can be shown to potential renters! Yes, the house that I was told the owner is moving back into was put back on the site as a rental and is being shown currently. The property manager also let me know that there was only so much she could do because she manages 100+ properties on her own....that sounds a little ridiculous, but what do I know. This company manages for owners that have no integrity and they hire property manages that have no integrity. So if you run across a property managed by this company and you decide to move forward...ask who the property manager is and if you hear the name Tanya Ziegler....that would be the time to run!

Experiencia negativa: I’m beginning to get fed up with the lack of communication. It seems my property manager is selective in responding to emails. The door finally gets fixed then I come home to the ceiling fallen down in the stairwell. A simple response to let the tenants know this is on their radar and being handled would suffice but apparently thats too much. I believe there is something shady going on as far as my water bill and my property manager has not responded to my emails asking how to reach out to the water company. Update: The hallway ceiling has been fixed but I was told a technician would come out about the water meters which are battery operated,I was unaware that they were battery powered. Batteries expire we all know that. Nonetheless a technician did not change the batteries because they didn’t have a functioning key. I sent a follow up email on Monday and did not receive any response until Wednesday. This was only after they sent me another high water bill. I have repeatedly asked for the water companies information and finally got that yesterday. I asked a few other questions that were blatantly ignored. I was told I could change the batteries myself which initially I was going to do but I have reconsidered. If I was told that they would resolve this then that is what I expect.

Experiencia negativa: Edit #2 - so after reading these comments, I am starting to understand that this is a normal practice of theirs. Seeing as I literally received LESS than $200 of my $1550 deposit back after being charged OUTRAGEOUS fees, for things that other tenants were and still are doing, I have photos to prove it, I was told the same thing as another reviewer, that James Li was able to handle it and that it is not their problem. Well the thing is, it is. Because when that paperwork is signed, it says KEFFER REALTY. When the realtor is absolutely horrible, it reflects on KEFFER REALTY. And when legality comes into play, such as suits, who do you think the suit goes to?? That’s right,KEFFER REALTY. I BEGGED for someone to look over my stuff, and all I got was “It’s been looked over, and I have made sure James Li has provided proper documentation”. None of you could even be bothered to look at the file and find out why I was charged double for “cleaning” when they literally had a mold infested carpet torn up and were actively coming in and spraying chemicals “to treat it” AND DESTROYING MY PERSONAL LINENS IN THE PROCESS! It’s just very disappointing to know that no matter what, your “company” will always attack the tenant instead of doing the right thing. And before you come for me, you would be VERY upset if you paid $1550 to move in, kept it clean and organized, paid the late fee with no argument because you paid late but you still paid, and then come to find out, you had been getting sick because the A/C that was horribly installed, that you told the PM about previously, was in fact leaking down in the wall, and into the floor and subfloor, and had been since BEFORE the new A/C was installed, thereby creating a lovely thing called BLACK MOLD. And you had been breathing that DAILY getting worse and worse and finally you make an agreement to pay half a months rent and be out by then. Now all of a sudden, you are a horrible person, and treated and spoken to as such, when that has NEVER happened before, and the statements of “the owner loves coming to your unit because it is so clean and nice” are replaced with “there were fleas and we had to have a professional deep clean done because of how you left it”. WHAT? That was going to have to be done ANYWAYS BECAUSE OF THE MOLD!!! So yes, I’m disappointed, and yes I am a little slighted, but I gave MULTIPLE OPPORTUNITIES to just TALK to me, and not have James Li contact me, because again, if my emails had been read, you would have seen where I had to REPEATEDLY request that he NOT contact me without some type of witness attached, but instead, you continued to let him harass, demean and talk down to a human, who also happens to be female. So now, because I was dismissed so nonchalantly, it is out of my hands and it will be handled in the courts. BTW you should really look at your practices. I have never seen a GOOD realty company have a score of 2.8. No self respecting person would ever come to you if they do proper research, which I unfortunately did not do. Now I know, and hopefully I am able to help this situation NEVER happen again. Original review - Keffer realty’s employee James Li is a horrible realtor. He is very combative, rude, will send people who don’t speak English to fix an issue, and then not fix it properly, etc. He is not fit to be a realtor at all! I am glad to be out. And come to find out, sadly, Keffer Realty isn’t too great either. EDIT - I have tried to work with your company, and I have waited for WEEKS for some kind of REASONABLE resolution, but it seems that your company is is covering for his horrible practices, which just tells me that he may be a contracted worker, but you are helping him, making you just as complicit in the HORRIBLE and HORRENDOUS behavior and treatment and living conditions. I have emailed and called. Now we will just have to go to court and go to the public. Thank you for ignoring me again.

Cody...thank you for your review. I share your concern about maintenance. Despite having staff in house and hiring sub contractors, getting enough coverage has been a problem we're working on, trying to find more maintenance workers and contractors. The problem seems to be universal and began at the outset of COVID when folks were home more and spending on upgrades and still the shortages of available manpower exists. I wish I had a magic solution but we're working on it. Another problem for which I have no solution is that most owners require that we get permission before making non-emergency repairs and then take a day or a week to make a decision and we're stuck waiting. You moved in October, 2019 with a one year lease but unilaterally moved out in early the following June before completing the term of the lease or paying June's rent or the "break lease fee" you had agreed to and left the unit dirty with several tenant caused repairs. You did not leave a forwarding address where you could be reached and are now upset that there is a balance on your account. This issue may be because of the actual homeowners response time but since that is unknown or is not something that has ever been relayed I would have to put it on the Realty company.

Experiencia negativa: 1st this isn't the apartment I viewed. The apartment I was suppose to rent was next door with balcony this property has no balcony and same rent. Trash out by trash cans and no key to mailbox. I complain about trash and I don't know which can is mine and I charged! I've tried to call and talk to someone but get the run around. Only threw email. If you looking to rent DO NOT RENT WITH THESE PEOPLE!! IM NOT LYING SAME YOURSELF THE HEADACHE!!!

This is a surprising review as Rebecca is unfailingly respectful and profession in her dealings. I suspect this review is more sour grapes than reality because the tenant, who declined to even be present at the walk through, left more than $1900 in damage to the property including trash and personal property, not cleaned, air filters dirty, broken blinds, missing light bulbs, holes in the wall and more, all photo documented, which the owner had to pay as the owner had been kind enough to waive a security deposit.

Experiencia negativa: Unfortunately, I would have to agree with the previous negative comments: I reported that I heard the roof leaking in the bathroom several months ago (taps on the ceiling).The leak has now broken through the ceiling and, as I write this, water is now dripping on the bathroom floor. Several other previously reported issues with the property have gone unaddressed -- repairs tend to get worse and more costly when you ignore them - and as of Monday, the ceiling collapsed (see pics of the collapse below and several other roofing issues) Jan '22 UPDATE: Re: 1010 Skiffs Landing, the owner is attempting to rent again w/o fixing underlying issues he's known about since 2019. For example, the roof leak in the garage has been patched. PLEASE get an attestation from Keffer/the owner that all roofing issues have been repaired before renting this place.

We've known there are roof problems since 2019 but unfortunately are limited to what the owner of the property will allow and thus far our efforts to persuade them to do something long term effective have fallen on deaf ears. I moved across state to come to my unit a complete mess with paint chipped everywhere and everything in the house like the outlets not working. They would then take months to fix whatever was reported wrong (we reported everything when we first moved in) and they were charging the maintenance bill to us saying that it was our fault even with pictures. We were discriminated against because of our children literally sent us a text message saying things that were so out of line. Currently working with an attorney for a lawsuit against them. Would never rent from them or recommend anyone to ever again.

Experiencia negativa: I have been renting for almost three years. Now they say I owe money because they didn't get proof of renters insurance. We gave proof when we signed contract. Was not notified we had to prove again but have had insurance since day one. They have our number but never called.
You were emailed notice in August that your renters insurance had lapsed or expired and that we had not received a renewal from your agent and as there was no response the system assumed you have no renters insurance and you were charged for renters insurance waiver per lease terms in September. Experiencia negativa: I would honestly not have even give this company a 1 star. Whatever you do, do not place your property under management by this company. They will take your money, but will not do any due diligence to manage your property. I had my property under management by this company, believing they were checking on it periodically according to the contract. I sent the monthly maintenance payment consistently on time without fail, I responded to repairs requested by tenant in a timely manner, to later learn the property had not been inspected or managed at all. The tenant completely destroyed the property and this management company failed to accept any responsibility for damages. I would have been aware of the damage and perhaps remove the tenant had this company done their due diligence of inspecting the property as outlined in the contract. This company will take your money and THAT IS IT. Worse company ever, lack of integrity and professionalism. They lie!!!
Ms. Ortiz, I'm sorry your experience was not a good one and you are correct that the property manager assigned to this property did not record any inspections, if he did any. He has been dismissed.
However, it is incorrect to say there were no inspections for reviews were noted by our repairmen who were at the property in August 2017, May 2018, January 2019, August 2019 and September 2020 and all said the property appeared in good condition. The tenant was there for almost three years, paid the rent on time and was deemed a good tenant but in the last months of tenancy something happened, we don't know what, and the lease was broken and the house left in shambles.
The tenant left a lot of trash and personal items in the house, did not replace burnt out light bulbs, smoke alarm batteries and broke window blinds. It looked a lot worse than it was and we offered to do the repairs and cleaning. However, you insisted on doing the cleaning and repairs yourself so we were not permitted to do this.
Unfortunately even the best tenants sometimes suffer in the vagaries of life and having more urgent problems than tending to their duties in maintenance and cleaning, leave a mess. I wish it were not so, but it is.

This person doesn’t have any regard for human beings whatsoever, she has shown this behavior while we are all being effected during the pandemic. I'm sorry your renting experience has not been as good as it should have been for you have been a wonderful tenant who pays on time and your situation is a classic case of the property manager being caught between owner and tenant.
Mr. Stokes doesn't own your property and thus can only repair what the owner of the property approves, after it is approved, else the cost comes out of his pocket. While we have encouraged, begged and cajoled this owner (and others with similar attitudes toward repairs) it is unfortunate that approvals are not timely and are limited.
If your issues are safety or habitability issues you are permitted by statute to have the repair done by a licensed contractor and deduct up to one month's rent or $1500, whichever is less from your rent upon provision of a receipt.

This company is refusing to return all fees paid rent and security deposit to a young military family after receiving key they found an infestation or roaches. Roaches painted into the wall,. Nasty dirty upkeep of this property pretty sure the owner has no clue of the condition of her home. I guess this means beautiful maybe this is how they live maybe they live with roaches and they expect others to do so as well. Not!! Totally Unsatisfactory and even worse the agent said he hasn’t walk the property since CoVid well maybe some one should after all they are being paid. If I could give a zero I would..
I'm sorry the experience wasn't up to your expectations but in defense of the owner the property had been rehabbed and the owner took steps immediately to eradicate the few insects found.
You wanted to rent this property sight-unseen and though we are reluctant to do so because too often sight-unseen tenants experience renters remorse when they are unfamiliar with neighborhoods here and decide after they arrive that they don't like it for whatever reason...as in your case. We were very upfront with you about the risks and the non-refundability of deposit and first month's rent if you rented without seeing the property to the point of spelling that out in a separate addendum.
Also, we gave you the option of moving to any other property we manage and transferring your deposit and first month's rent to that property.

Experiencia negativa: Unfortunately, we had a horrible experience with Keffer Realty in managing our almost new property for over 6 years. The reason we kept them so long was because my husband & I were a military family that deployed overseas. Keffer advertised a 7% fee for military vice the customary 10% to manage the property. We ended up losing tens of thousands of dollars on a house that was less than 2 yrs ol because of Keffer's poor management (e.g., not conducting regular inspections, failure to make repairs, allowing tenant to break lease without penalty, failure to adequately document tenants work & personal references--one tenant up and moved without notice & without paying rent and Keffer had no reference info when we directed him to file a court claim, etc.). Some other specific issues include: - Keffer failed to report tohouse to grant access to termite inspector resulting in termite contact being cancelled. Unbeknownst to us, the house went untreated for a few years & termites infected several areas of the house. We were unaware until our HOA notified us while overseas via email that the front porch railing and balcony were rotten and falling apart. Termites had eaten through the wood. - We asked Keffer to handle replacing the porch rails. We instructed that a non-wood material that look like wood (Aluminun, etc.) be used so that it would not rot. He sent us quotes and later sent pictures of the "new" rails. The cost was ~$2K. Meanwhile, we were trying to reach the termite company to file a claim. When we did, that's when we learned Keffer hadn't honored inspection appointments and they had canceled the contract. After much argument about this issue, we hoped the worse was behind us. We were overseas & it was so stressful to try and deal with these issues so far away. - 3 years later, our HOA emailed us again that the balcony was falling apart, wood was visibly falling to the ground. They emailed us pictures and it looked horrible! - We later discovered that the company Keffer had "hired" to replace the porch rails was his company, as well as the new termite company he hired to do future inspections. - After getting orders to return to the U.S. we fired Keffer. We decided to sell the house remotely using a different realtor with high ratings based on a referral we got. Her initial inspection of the house revealed many issues. Again, the first issue she reported to us was severely rotten wood on front porch, back porch, and bedroom balcony! How could this be after having paid Keffer to replace the rails?! What's really maddening is that he never informed us of any issues with the house! - A professional home inspector reported air conditioner problems & water leak that had travelled to a secondary bedroom. It was VISIBLE because the room had VISIBLE water stains on the ceiling (more proof that Keffer failed to inspect the house regularly). The inspector indicated that it appeared to have been leaking for a long time, because the result was SEVERE mold throughout the house! The estimated cost of repair & mold remediation was $35 - $40,000! We requested Keffer at least replace the rails at his own expense or pay $3,000. This was an extremely modest request given that we paid him before for this same issue, and he is liable for these issues due to his negligence. But, he never repaired them or paid us, in fact he has not responded. We have not heard from him or any one in his company since. Basically, he took advantage of us because we were a military family deployed overseas for many years, and had no family in the area that could assist us. The entire experience was a nightmare! It is by far the worse we have endured in our entire marriage! We have never felt so taken advantage of. Before it was all over, we loss thousands of dollars and had to reduce the price of the house by $50k before it finally sold "as is" after 11 mos on the market. Needless to say, this was a substantial loss for us.
To address these assertions:
We were unable to bring suit against the tenant who moved in the middle of the night because she did not leave and we were unable to obtain a forwarding address.
The tenant she asserts was allowed to break the lease without penalty was a military transfer for which no penalty is allowed by law.
The owner (ignoring our recommendation) hired the termite company whose responsibility it was to contact the tenant and make appointments to inspect but despite our reaching out to the tenant and making appointments on the company's behalf the company did not show up, nor inform us or the owners they had not and as those invoices were paid by the owners we had no further information.
There were wood rot and other problems with this property from the beginning and several estimates and proposals for repairs were tendered but not accepted with only emergencies and those visible items noted by the owners association repaired and that without addressing the underlying problems or other known rotting.
To blame and expect us to pay for repairs when every request for repair authorization was met with anger at the cost and refusal to do more than emergency repairs and hoa required repairs is ludicrous.
The real reason for the loss on the property is that it was bought new at the height of the last housing bubble for too much money in a subdivision whose bankers and contractor ended up in jail and market values have not recovered due to location and workmanship.

I reached out to them asking for help and told them what I was looking for and my situation. I practically begged for their assistance. I was met by an apathetic response for starters. Then once I found the property I was interested in it was virtually impossible to get in touch with them. SEVERAL emails were not responded to at all. Finally after about a week of emails and phone calls being ignored I was told I did not get the property I wanted. They claimed "their phone was being repaired" number 1 if your phone was being repaired why would it ring a few times and number 2 why did you not respond to any of my emails? Ultimately my final attempt at communication was not even answered. If you are looking for a group that wants to build genuine positive relationships with their clients.... Keffer is not it! Experiencia negativa: It took me 3 weeks to get a response from two people working for this company I paid two applications fees for two different properties and it took both of the agents 3weeks to let me know if I was approved for the place and I had to keep calling them sometimes they would answer but most of the time they won't.. I had to call the main office to see if my application was completed because if not no one would have never called me to let me know anything!!! Poor service
Mr. Roscoe...a three week response is unacceptable, except that is not the case. You made applications for both properties on July 30, 2020 and the reporting agency sent us the finished reports and background check on August 5, 2020 and you were emailed a denial letters on August 7 and August 8th.
I'm sorry you are upset at the time lapse but that is not three weeks, not even two weeks. Further there are four minimum criteria on the initial page in the application process which you signed, acknowledging you had read and you did not meet two of the four criteria and should not have completed the application.

Experiencia fantástica: My wife and I are current renters coming up on a year now living in Portsmouth renting a 2 bed home from Keffer Realty and I would (and have) recommended them to friends and family. Our experience has been fantastic here. I typically dont leave glowing reviews but I feel they've been such a pleasure to deal with that I need to put my two cents in based off our own experiences with them because I believe they really are top-notch and deserve recognition for their hard work. They definitely exceeded our expectations. I read their reviews and figured we'd give them a shot and see- and they have proved to be one of the best companies weve gone through in this area (we are somewhat professional renters lol and have moved about once every year or two but mostly within the Hampton Roads area and have dealt with private owners to large scale companies). I suspect they're a locally owned business but I haven't checked it's more based off the atmosphere of the office (I chose to drop rent off at their location in Chesapeake because I actually enjoyed chatting with the staff there and it wasnt out of the way for me). Coming from a family who ran and eventually retired from their own small business, I probably have a better understanding of how much word of mouth and reviews can make or break a family owned business and how it directly affects the people working there which is why I want to share our experiences with Keffer Realty: We rent in the Loxley neighborhood and feel it's a hidden gem in the area. The amount we pay here is more than fair especially once you get to know the neighborhood. The homes are mostly 50s era I believe and was and still is a a nice blue collar neighborhood, lots of family and kids running around during the warmer months. It really reminds me a lot of the nicer parts of the Indian River neighborhoods in Chesapeake where some of my family lives but we were unable to find a place out there because the rent was so much higher in other company's listings that we found at the time. We were so excited finding a place through Keffer Realty within our price range because at the time my wife was pregnant about to pop and we were living off one income. But from day one, everything went smoothly with them and they worked quickly to get us in without waiting weeks for a callback about whether we qualified or not. Nobody cancelled on us, people always showed up on time, we never had to keep calling or leaving messages like we had previously experienced with other agents from our last place. It's so nice to find a company that is organized and cares about their renters and properties! We were very lucky to have found them and love that they are more personable and always available to answer questions. The rental is located in Portsmouth off Victory. Our neighbors are very nice (they immediately introduced themselves). The neighborhood is very well kept, Keffer even sent over someone to mow our lawn after we first moved in! I thought that was a nice touch and hadn't experienced that before with other rentals! We feel safe, and the home is cozy but has its charm- it was freshly painted and cleaned before we moved in (no dead bugs like we had experienced with one company right before them). The house appliances all worked as well as everything down to fresh lightbulbs, they really did make sure everything was move-in ready so we were able to focus on the move and didnt have any issues pop up. We only had one instance we needed their assistance for minor repairs and they had someone out the very day I called it in who fixed it. The office and maintenance workers weve dealt with all have been super friendly and professional. I hate to leave this home and company but I dont have much of a choice and need to relocate to be closer with family that needs my help. If you're looking at one of their properties, GRAB it- I'm telling you they are hands down one of the best companies we've rented from. She has worked with me under the most draining circumstances in my life. Keffer Realty is definitely a company who works well with my situation. I don’t know what these other comments are about, but I have always been able to contact Ms. Pierce at Keffer Realty.

Even one person who said Keffer and Company were cool left a 3 which I ain't never seen no cool folks that would not get a 5... Heck.. a 3 to me means not very cool.. anyway to each his own.. I have had nothing but absolute superb performance from the Keffer Realty in any dealings I have had with him. I do understand getting upset when getting evicted or have to pay for some damage.. but that should be no surprise Heck I back into your car or destroy you carpet or fail to pay the rent.. Eviction is imminent... its a way of life.. If Mr. Keffer did not take immediate action for lease violations then the property owner would expect him to pay for it personally.. and you don't stay in business when you hold on to lease violators.. I previously worked in the property management field prior to joining the military so I understand owner and agent relationship however I rented a home with this company and was initially told that I would be required to pay a $250 for my small dog. I PCS’d to the area and after doing my application and was approved I was then told that the amount had been changed to $500 non refundable. Due to not having anymore time to find a home I decided to pay and move forward with the house. This house was disgusting, several items were broken/taped together.(I noticed blinds broken when I actually went to open windows several weeks after moving in. I didn’t sweat it and just decided to replace them. Long story short, the exterior lights did not work my entire time in the home, dishwasher did not work, I have major electrical issues to the point where I had to pay to have my electronics replace twice due to electrical wiring burning them out. I even returned home from sea and noticed fire burn on the front door and the power was out in half of the house. After putting in a trouble ticket i was told that the wiring caught fire in the attic and it ended up dying out luckily. I went a few days while in the process of moving out without power due to this issue. Me and my children went the entire winter without proper heat. Work orders were put in and every time I would check on things I would get a response such as “the owner isn’t returning calls or they didn’t want to take care of an issue.” Finally someone was sent out to check the unit and realized that the house was not heating up bc it was not hooked up to the vents properly so the heat was staying in the attic. Due to owner/agent negligence I was left paying an extremely high bill for power for 3 or 4 months. I had so many issues with this home that I ended up putting in my 30 day notice months in advance just to ensure that if I got busy with work or anything else I would not get stuck with my lease automatically renewing due to failing to turn in notice. I wanted to be done with this property as fast as possible. I took days of leave to ensure that I had proper time to dedicate to cleaning this home to ensure I got my deposit back due to already had paid a $500 non refundable pet deposit or fee or whatever. I performed my inspection via video and received several compliments on the condition of the home. Weeks later via email I received my move out charge list stating that was being charged $125 dollars for replacing a blind in the dining room. There where no other charges. I am certain that this blind was broken prior to me moving in due to me never using the window that they are stating the damaged blind was on. I am so disappointed and upset with this company and them charging me an additional 125 for simply some blinds that I could have replaced myself had I known they were broken and they would charge for them and the way they handled my entire stay at this property and would not recommend any one moving to the area to rent with them.
Ms Davis was a wonderful tenant and left the house immaculate. I would recommend her to any landlord.
However, the broken blind was neither shown on our pre-move in baseline photos or noted in her move-in inspection which she had five days to prepare after moving in, nor reported to us at any time other than as noted on the move out inspection. So when she moved out and the blind was broken and had to be replaced the lease agreement stated that such repairs would be paid by the tenant...99.50 for a maintenance company service call plus cost of the blind. Had she still had possession of the property it would have been fine for her to replace it but she had already moved out and turned in keys.
Am very sorry for the disagreement and understand her frustration but as we represent the owner and are charged to protect the owner's interests we had no choice but to replace the blind and deduct the cost from the security deposit.

Our agents represent sellers in selling their property and buyers in buying property. We don't sell "our" houses. Buyers should be represented by an agent who will walk them through the financing, negotiation, home inspection, survey, termite/moisture inspection and closing so that all a buyer's wishes are met. Your statement "taking care of the general things" seems to indicate maintenance and no, real estate brokerages are not in the home maintenance business.

I can't believe these reviews are for the same company (person) I have been dealing with. I haven't even put in a formal application yet but EVERY TIME I have contacted Alan Keffer (definitely more than a handful of times), I have received a response within 24hrs. He's even responded to me and given me information about properties managed by other companies. I'm not sure what happened with some of the other reviewers but I will continue to deal with him because he has been nothing but helpful to me. Thank you!

The bad reviews tend to be from tenants who didn't abide by lease agreements, pay their rent or are otherwise irritated because we fulfill our side of the agreement and insist they fulfill theirs. Experiencia negativa: I am a tenant. I have called multiple times about repairs needing to be done and NEVER get a call back from the Realtor. They just say we will contact the owner. At this point we are considering moving and withholding next months rent. Our dishwasher is broken, sink leaking, porch collapsing. I understand the owner not getting back to them possibly but the poor communication to us through the realtor is what makes it even worse. Nothing good to say unfortunately.
Mrs. Solovicos, your complaint is justified for though we have spent a lot of time trying to persuade the owner that these items are necessary she keeps telling us that her contractor is handling it but then nothing gets done. Experiencia negativa: THEY SHOULD NOT BE IN BUSINESS! I flew out to check on my home in Hampton VA after the tenant filed suit against Keffer Realty. The tenant wanted out of the lease due to roach infestation and their failure to fix the kitchen floors which were damaged by water. They finally made an attempt to fix the floors after receiving notice of suit. Still, they replaced less than half of the kitchen floor and used a complete different color, additionally, the quality of work was equivalent to that of an 8 year old. Doran, the property manager, assured me that that there were no other problems in the house. When I got to the house the carpet was penetrated with stains, when I pulled the carpet up the floor was wet and moldy. The base of the kitchen cabinets were destroyed, and there was water damage and mold throughout. I had to make a claim with my insurance company because they refused to fix anything. In the end that ended up being a good thing because the company my insurance sent out said that Keffer had laid new flooring over floors which were still wet. Much of my house has been gutted. Worst of all, this was due to a simple leak in the water line that was hooked up to the fridge. It could have all been avoided had they simply went to the house and followed up on the tenants initial complaint. Yes, the patch job behind the fridge is their work. I would encourage anyone who has had similar experiences to file a complaint with DPOR.
Ms King was not charged for the work done by the contractor though she had approved the floor color. The water damage was from a leak in the water supply line to refrigerator that was leaking very slowly and wicking to the sub floor, not visible unless the refrigerator was moved. Ms. King has a home warranty company who sent two different contractors, twice refused entry by the tenant, neither of whom found the problem or solved it. The floor damage was long term and below the floor covering...unfortunate but not visible except in the last month when investigation for the leak that had worsened and began appearing atop the finished floor found it...and that after two previous contractors couldn't see it either. The assertion that visual inspections were not made is untrue...the water damage was long term and invisible.
Experiencia negativa: DO NOT use this shisty company. They (Amy) seemed very nice in order to get your deposit..then after that it's down hill. I looked at the house in may when it was occupied. Attempted to rent a property in hickory in july 2018 ,and of course in order to see the house once the tenants were out they had to have deposit and first month rent. Well when I was allowed to start moving items in, noticed NOTHing had been done to this property to prepare for a new tenant. I reached out immediately to Amy and was told they would have someone out there to address the issues. Well the cleaning lady showed up the day I was moving in and was told to just clean the kitchen...( The oven hadn't been touched it was full of burnt food) . Amd sho wants to move in a dirty house and have the cleaning lady there at the same time? Espcially when thsi property was empty for 30 days prior to new tenant trying to move in, took off work to move and had rental truck to get to the house to find out it had not been cleaned and found wires hanging out of the walls, smoke detectors were all missing from the ceilings ( just the base was there), light fixtures missing, all the blinds throughout the bedrooms were broken, electric outlet coverings missing, cobwebs, dust so thick on fans it was hanging off ( I have many pics to prove) roach infested garage and in the bedroom, large moving boxes, moldy refrigerator and washer and dryer, car oil and parts all left in the garage, dryer vent duct taped....never cleaned...kitchen with trash all in drawers,holes all in walls, peeling paint from the walls....it was a disaster. Bath tub would not even drain due to clogged with so much hair and missing drain plug, the AC was broken and I tried to move my little children in the week of July 4 when it was over 100 out and the air was over 85 upstairs! Left thick black mold in shower( they have failed to leave this pic out of the new rental listing) box of bullets were left upstairs in the closet( still showing in the new rental listing pics) and funny enough the new listing pics have all the broken blinds pulled up so they can't be seen. The property appeared as a foreclosed property by the way it looked. I had to go back to my old rental property for my kids to shower and sleep on the floor bc it was too hot and nasty they were crying. Thank God my old rental property allowed me to extend my lease because we got the heck out of the trash hole. They never did a walk through of this property. A real rental agent would have not allowed a new tenant in a property in such condition. Shame on them. They are trying to keep my deposit, so I got me a lawyer and taking them to court because 2 uhaul trucks later and a waste of an entire week in 100 degree weather for NOTHing,. I obviously would not have put a deposit on a property for that much in a condition like that. Property address was 708 Tallahassee drive. So please becareful when looking into a rental. This is a company I would never recommend. I reached out to Mr Keffer after Amy gave me his number for my concerns and he didnt seem to care, just told me that Amy was completely capable of managing the property. It's a shame because this location would have been perfect for my family , job and sports. This property should have been managed Alot better and fixed before a new tenant allowed to move in! And then I wouldn't be in this situation of having to go to court. Lesson learned Stick with the bigger companies who care about there name. J. Dail
The specific complaints were 1) a missing receptacle cover 2) batteries missing from a smoke alarm, 3) the grass hadn't been cut 4) a 2' x 2' cardboard box in the garage. All items were handled that day. There were no roaches in the garage or the house, the house had been professionally cleaned before the move in but to appease the tenants Amy sent the cleaner back to dust the kitchen and other surfaces and personally saw to it that all items requested were handled immediately. Photos available if anyone is curious...the house is gorgeous. Oh, there was a complaint the AC wasn't working but turned out it wasn't working because the tenant, while exploring the attic, turned off the emergency switch, costing the owner a $75 service call to turn the switch back on.
The were no broken blinds, no mold in the shower which drains well, the oven was clean. The complainant is upset because after seeing the property, signing a lease and paying deposit and first month's rent (which check she stopped payment on) she changed her mind for reasons unknown and is upset that her deposit was not returned and that she is being sued for rent and is telling lies and untruths. They are unethical in their practices. They own a maintenance/plumbing company so they make a nice profit at the expense of their property owners for repairs to the property they manage.
Mrs. Jacobs complaint rises from being charged for damage caused to an upscale property during her family's tenancy including numerous holes in the walls, torn or missing screens, dings in kitchen cabinets, missing fan globe and more.

Experiencia negativa: I rented a home located at 364 Washington Street Portsmouth, this house has so many leaks, gaps on all main doors , gaps in the windows, the bedroom ceilings were peeling off, dust build up, holes in the walls, ants and flees infestation, it was horrible. Everyone at that office promised they were going to fix all of these problem ( mainly the leaks ) within the first week, six months passed of some many emails and calls and they were still dragging their feet so I decided I couldn't live under these circumstances so I notify Alan and about 3 other of his staff and they told me if I left i would still owe for the next 6 months and they would keep my deposit. I just couldn't continue to live like that and hope/ wish they would eventually come and fix everything by then I had started packing and reported my issue to the city inspector, which come out and her report was 3 pages long, well Keffer Realty never even responded to the city inspector. They in turn listed the house again with all the damage. This house has so many issues and they do not intend on fixing the huge gaps all over the house which makes your electric bill over $400 every month. Alan and his staff will promise anything to get you to sign the lease and after that you are completely screwed. They kept my security deposit and told me it was to pay February's rent, technically the home shouldn't even be on the market. I have since hired a lawyer who is handling my case. So whomever is thinking about renting the house please go to the local city inpectors office in Portsmouth and request a copy of the inspection done on January 30, 2018. See for yourself.
Ms. Rameriz is simply incorrect. There are no leaks in the roof, there were two small stains from air conditioner condensate leak that has been corrected. The house is 165 years old and in excellent condition. After Ms. Rameriz and her friend moved out without fulfilling the terms of the lease she called the city inspector and lied to us about the time the inspector would be there as we wanted to be there too. Despite that, the inspector found a cracked window, some spalling in the cellar from past floods (this is Portsmouth in Olde Town), paint touch up on front porch and a few minor items quickly and easily corrected. The inspector did not find the horror Ms. Rameriz describes and the three pages she asserts consisted of a first page of bureaucratic explanation, a page with six items to repair and a signature page.
Ms. Rameriz is correct that there was dust after she moved out as she didn't clean very well.
She is correct, the house is a bit drafty. We'd love to replace the old windows but this is in the historic district and window replacement is not permitted but even so, a $400 electric bill in a month with a week of sub freezing weather for an old enormous four story house is not unreasonable.
We got off on the wrong foot when she moved in and demanded that the plantings and trees in the back yard, which is really a pathed garden, be removed and replaced with grass, which the owner refused and it was downhill from there.
She is also incorrect that we did not respond to the city inspector and would have been at the house when the inspection was done but she gave us an incorrect time and when we arrived the inspection had been done and inspector was gone. All the inspection items were corrected immediately and the house re-inspected and approved.
Inasmuch as her forwarding address is out of state and she seems to have moved south while her co-tenant moved north it is likely that personal matters were the driving force, not the house, and the assertions an excuse to avoid living up to contractual obligations.

Experiencia negativa: We moved into our home (which we love, aside from the serious issues) in September. Today is the last day of January and there are many issues Keffer has not addressed, and has EVEN created more. During the walkthrough on move in, I told the realtor/property manager that there were several issues. Because they were not addressed, on 9/23 I sent him a list of 10 issues that needed to be handled. Today I am still attempting to get resolution on things (including a bug problem that has persisted from day one). No matter WHO I talk to, nothing seems to get resolved. Upon move in, the apartment was filthy (including leaves on the floor). Finally in December after several requests for a cleaning person, I confirmed with Keffer that I would take the money out of the rent and hire someone myself. Unfortunately, the left hand doesn't know what the right hand is doing over there and they decided to take us to court. As of this review, we are still required to attend a hearing that Keffer promised me would be removed as they made a mistake. Emails to Keffer have not been returned. DO NOT USE THEM FOR PROPERTY MANAGEMENT OR AS REALTORS. There is no follow through or even a remote sense of professionalism here.
Inasmuch as the account has been paid in full there is no need to appear in court as the case has been dismissed. As for repairs, the only notes I have on repairs are the septic system which was addressed immediately. If there are other issues I am unaware of them and invite you to send to me and they will be handled.

I strongly recomend using Keffer as your next agent!

They accepted my $60 application fee even though THEY KNEW we did not qualify for the interested house, they just took the money. After 2 whole weeks of calling and calling and calling with no responses I finally got Jim Ross on the phone for him to yell YOU DONT QUALIFY and hang up the phone in my face!! The receptionist was just as nasty and rude! Oh and when I told them my partner and I were moving in together as a couple he had to audacity to say that Military members lived there before us and had a look of discontent on his face. Nothing but rude. PLEASE DO NOT GO TO THEM!!!
We had no way of knowing Ms. Fernandez did not qualify until the credit report was run. She was informed of our credit requirements before making application.

They half assed our meeting when we signed the lease, they never did a walk through so who the hell knows if we'll get our deposit back, and they never get back with you when you call and leave messages. Amy F is a horrible Realtor. Worst place ever. Don't rent from these people.

The Arrowoods made application to rent a popular property we manage on August 24, 2016 for which two other applications were received. The owner of the property makes final decisions and was driving cross country to new home at the time, making communication less than optimal, especially as the owner had several questions that needed research after receiving the applications. Another applicant was accepted on August 28, 2016 and confirmed by the applicants on August 30, 2016.
The Arrowoods were notified on August 30 or 31 of the owner's decision. They were understandably not happy with the decision as it is a very nice house at a good price.
Our office is open 9-5 Mon - Fri and we return all voice-mails and we are available by text or e-mail but if a voicemail was not returned promptly, I apologize, but the lapse of time was certainly less than two weeks, it being 4 or 5 working days between application and notification of denial. Experiencia negativa: Mr. Keffer is a genuinely nice man, however I was not treated fairly after moving out. I was charged for incidents prior to moving in. I was charged for items in a garaged that were there before I moved in. I moved out 3 weeks before my lease was up and continued to reach out for a walk through just in case I missed anything, but no one ever responded until I requested my deposit. That is when I was told about all of the issues that I was charged for. Not worth fighting... just let it go!!
I respect Mrs. Bolden's views, she's a great lady. 'Twas an honest difference of opinion between owner and tenant and as property manager I am bound by the owner/manager rules.
