Experiencia fantástica: I typically do not leave reviews but I feel the outstanding service and caring provided by Karen Williams warrants taking time to provide a review to highlight my experience with her. Following my brothers unexpected passing in Crawfordville, I immediately traveled from the Northeast U.S. to Florida to handle the affairs associated with something of this nature. As you can imagine, there are many things that must be handled but the applicable portion related to his home and property was where I was so lucky to meet Karen. I was actually recommended to her from the funeral home director, as I did not know anything about that area or anyone other than my brother in that area. Let me simply say this; there isn't any way I could have sold this home and property without Karen. She knew my time in the area was limited so she shuffled her schedule in order to meet with me. She went WAY above and beyond to not only provide me recent comps for the area, but she also worked with an investor who she believed may be interested. Karen set up a meeting at the property with me and this investor, and a purchase agreement was made less than an hour into the meeting via a handshake while the paperwork was worked -- folks, this was only TWO DAYS after I first met Karen. I would like to name the investor but will not out of respect for his privacy; however, I would be remiss to not say he is a man of great integrity and honor, with he and I both knowing our handshake meant it was a done deal. Karen then handled everything after I left the area. Two other things I never expected or previously experienced with a realtor but need to mention. First, Karen recommended a probate attorney and helped with my navigating multiple other processes with her local contacts. Second and something that meant more than a simple "thank you" can provide, Karen made multiple trips to the property after I had left to meet with my sister who has various medical conditions so limited movement. Karen ensured sentimental items my sister wanted from the estate were set aside and secured until my sister could pick them up. She did not have to do this, but she did because that is the person she is. I know this is a long review, but I needed to relay the level of commitment, focus, interaction, knowledge and CARING you will get from Karen. My highest recommendation is for you to call Karen at Wakulla Realty when you have needs for a true professional in her field. She will get it done for you!!! Thank you for everything, Karen. I own multiple investment properties and have dealt with a variety of agents but Karen is definitely top tier. As a property manager she was always assessable making it feel as if I was the only client her and the team dealt with. They were extremely customer friendly for me as an owner and for the tenants. She ensured my property was well maintained and if any repairs were required her network of handymen were very affordable. As a seller agent she is the best. She has extensive knowledge on the real estate environment and makes excellent recommendations. She was aggressive and had my home under contract for top value in less than two weeks. Overall her and the team have been a wonderful experience and I would recommend them to everyone.

Through the whole process, she was very professional and responsive. She assisted us in every step. She went our of her way to make sure there were no "surprises" at closing. Karen Williams was our property manager for nearly nine years, and then our realtor when we recently sold it. Karen made sure potential tenants were properly screened, and she followed up with them over the course of their leases to ensure they were satisfied, maintenance issues were addressed in a timely manner, and the home was well maintained. Experiencia fantástica: Ms.Sonya and Mrs.Kathy are two great people to do business with. Any issues at my rental that came about were addressed quickly. Any time I had questions or concerns Kathy or Sonya were very responsive. I carried credits on my account almost monthly and would always call to see how much credit was available to make the remaining payment and I never had issues with getting a balances or issues with keeping a credit on my account. I rented a sweet little duplex for almost three years until I purchased my home. We were sad to see our first home go, but excited for our new endeavors. Sonya knows her stuff, inside and out! Which may be intimidating at first, but I wouldn't have wanted to do business with anyone else.

Experiencia fantástica: We used Karen Williams with Wakulla Realty for two purposes - #1) was to rent out our house we owned in Crawfordville because we were moving to Tampa, FL and #2) to sell our property this year when we decided to get out of owning two homes while market was good. For both we only dealt with Karen and she is AMAZING to say the least. #1) Renting our house and managing the property - in 2014 my husband got offered a great opportunity in Tampa, FL, so we decided to move. We tried to sell our house with Blue Water Realty and we got nothing, so to at least get the mortgage covered since cost of living in Tampa is high - we decided to rent it out. I researched and contacted a couple 'property management' companies - and Karen was the one we trusted. She came and explained the whole process to us and made us feel secure in making this decision to rent it. She is VERY honest and will tell you the truth versus what you 'want' to here. During the 4 years the property was rented, Karen was on top of every issue the tenants had, no matter how small. She also provided us with updates and photos to show us that our house was being taken care of. Being 4 hours away, Karen made us feel at ease with the process and was the best. #2) Beginning of this year we decided to try and sell our house since market was good. Reach out to Karen to find out how far in advance we can list since tenants were still in there and how it all works. She was on the ball and gave us all the information we needed to proceed. We listed the house and didn't get much luck - so she asked about lowering price and how aggressive we wanted to be. She took out desires and made it a reality - listed the lower price and within 2 days had multiple showings. And then an offer ASAP that we took. During the whole process of the sale - Karen truly was a saving grace - i.e. meeting with people to make the small fixes happen that the buyers wanted, etc. I HIGHLY RECOMMEND using Karen Williams for any needs you may have - whether needing to rent out your house or sell it. I can't say it enough, she was a saving grace and put us at ease with both situations. I am going to miss her - however, I will still be in touch!!!

Experiencia fantástica: I rented a home through Wakulla Property Management for 3 years.  Karen was the property manager, and any issue that arose was addressed quickly. For 3 years my rent stayed the same. If you respect the lease and you respect the property, then you will have no problems. When I moved out, I got 100% of my deposit back. Karen is a great property manager, and if I ever move back to the area, I would rent through her again.

Experiencia negativa: I am super displeased with this company and the way our move out was handled. There was a $300 odor fee (after I'd had carpet professionally cleaned). $125 flea removal (even though my dogs have been on flea medication prescribed by vet). $200 cleaning fee (after I had hired a friend to clean). $84 "debris haul off" even though we had the property cleaned and yard maintained. $350 for screen, blinds, and "misc repairs (yet no break down was given as to this cost?) $75 for only returning one gate remote (yet no receipt for how much replacement gate remote cost. Also, a $200 processing fee, which I am assuming is the fee for the realtor to contact the aforementioned businesses. Totaling in $1332.50. We "owe" $234.50 Upon voicing a review of the realty company on my own personal social media site, I was contacted via social media by the realtor in question and threatened with a lawyer and the fact that she "had pictures of our home upon move-out." In the social media post I stated I would be paying the total because I no longer live in state and though I find the practices shady, to say the least...it wasn't worth the headache of a plane ticket to travel home. As an honest review of a company in a public forum, I would formally like to state that I would NEVER rent or buy a home from this company again. I find the practices and the tactics used by the agent to be those resembling bullying. Upon move-out my home was deep cleaned, the yard was maintained, the carpet had been professionally cleaned. It was not perfect as I had to travel to New Mexico for my husband to undergo emergency surgery and relied heavily on my mother (who was also taking care of my 3 children due to the emergency surgery) and my friends to finalize the move for me. There were blinds that needed to be replaced, lightbulbs that had blown, and minor imperfections. I would like to remind everyone that you should ALWAYS take thorough pictures of the state of your home upon leaving. Due to no pictures being taken I am left to the mercy of a realty company. Find a realtor you trust. Read reviews before you rent or purchase your home. Never leave your home under the management of a realtor who you do not trust implicitly. Also, never underestimate the power of social media.

She will definitely steal your deposit with a $200 "fee" for any minor thing she can find., failed to follow up on repair requests and straight out ignore reported problems. I had to withhold rent on several occasions just to get her attention. Personally, I believe Sonya is mentally unstable based on her recent "interactions" with local law enforcement, but it all makes sense now. ***AVOID AT ALL COSTS***

Experiencia fantástica: My wife and I have leased from Wakulla Realty for six and a half years in two residences. We have dealt primarily with Karen Williams for both contracts. From a tenant perspective the relationship has been excellent. Any problem with the residence has been addressed both quickly and effectively. We have been very comfortable with having Wakulla Realty repair contractors in the residence when we are away at work and there has never been the slightest problem. The repair work performed has always been "top drawer". Karen is a true professional and it shows in the attention to detail she gives to every new contract, six month inspection or when a problem does arise. She presents a clear picture of both tenant and land lord expectations in plain language when initiating or renewing a contract. There is no doubt or confusion regarding what you can or cannot do to or at the residence while under contract and no confusion regarding the level of support service you can expect from the Property Management Company / Residence Owner. Fairness, clear expectations, explanations in plain language and prompt attention to problems. I do not know what more a tenant could ask of a property manager. Point in fact, I wanted to simply gloss over the second contract we initiated with the company. Karen insisted we discuss the contract fully to ensure there were no mis-understandings. She truly cares about the tenant and knows that things in a contract left to interpretation without understanding between both parties eventually leads to argument when a problem occurs and in the end, someone ends up dissatisfied. If I were a homeowner in Wakulla County seeking a Property Managment Company, I would make Wakulla Realty my first choice. I cannot speak to the negative reviews I have read here regarding Wakulla Realty. I was not in the room when those contracts was discussed and I did not live at those residences. I will say this, we are exiting as renters and after six plus years, if Wakulla Realty staff had negative character traits or devious business attitudes my wife and I would have by now encountered it and would most certainly say so right here and now. We are both big proponents of Angies List and other consumer reporting media to help other consumers make good choices when soliciting services. Simply put, Wakulla Realty is a good choice. Period.
