Fantastic experience: Lee and his team were awesome! Lee was super easy to work with! He responded quickly to any questions or concerns. He priced our house right and we got more than the asking price, and we had multiple offers within a week of listing. He is my go to broker!

Negative experience: This is hands down the worst property management company I have ever encountered. Our property was unfortunately forced under their management after a buyout. From the very beginning, communication was terrible, but what happened recently is beyond unacceptable. We received notice about a serious water leak at our rental property. We immediately authorized the necessary repairs. The property management team told us “if you don’t hear back, it’s fixed.” We trusted them. We heard nothing, so we assumed the problem was taken care of — that was a lie. Three months later, when my new property management company visited the home, they discovered the leak was still ongoing. The tenants had been paying $1,000+ in water bills every month for months because the main water line was never repaired. We had NO idea — because this management group never followed up, never checked, and never informed us. They completely abandoned the issue without telling us. When confronted, instead of owning their mistake, they blamed the tenants — saying the tenants should have scheduled the contractor themselves. This is completely false. It is the property manager’s legal duty to coordinate repairs. They flat-out lied, tried to deflect responsibility, and left both us and the tenants to deal with the mess. To make matters worse, even though our management contract expired over a week ago, they are still refusing to release the tenant’s security deposit or any final paperwork. I’ve sent repeated emails — they ignore everything. The level of negligence, dishonesty, and total disrespect for both property owners and tenants is shocking. They cause nothing but stress, financial damage, and legal risks for their clients. DO NOT TRUST THEM WITH YOUR PROPERTY. Save yourself the headache, the money, and the legal trouble. Find someone else who actually cares about doing their job. Replying to their response: I stand by my review and have documentation to support it, including email correspondence regarding your management of my property and a signed agreement between both parties. The claim that there is “no association” is inaccurate. Please do not suggest that my review is fabricated. My review reflects my actual experience and is intended to provide transparency for others.

Negative experience: We currently rent from a property managed by Benchmark Properties. Communication has been horrible. Emails and calls go unanswered for weeks. Very disappointing. As an example, I sent a detailed, 5 paragraph email with concerns and I got a 2 sentence response, after weeks of sending follow up emails. In Jesus 2 sentence response, none of my concerns were acknowledged. Working with Jesus and Lee. Responding to Lee, the owner: Again, you are only addressing a single issue. What about all the other issues I was concerned about? What about the owner removing the smoke detector in the kitchen, which is a health/safety issue? What about the owner holding the security deposit when the contract specifically states that it is to be held in an owner's broker's trust account which happened during the change in management? What about the lease stating that we are responsible for the landscaping, but when we moved in all the plants were dead? I can go on, but you get the point. All of these concerns have been mentioned via email and your team has ignored over and over. The ONLY communication you have given me is a response to a google review. Lee, due to your lack of communication, you left me no choice. When you received my review, why didn't you reach out via email or phone? Why are we still being ignored? Oh wait, because you aren't getting paid by us. What a scam. And to be clear, I've already secured other housing so I am not concerned. I think it's abundantly clear that with proper communication this all could have been avoided.

Negative experience: Reached out to Lee about a property he was the listing agent for. Took days to get any response back from him after leaving messages and emails. He finally got back to me and asked for my preapproval letter and proof of funds aka bankstatments; which I have never had a realtor ask for before. Pretty sketchy.I sent over my preapproval letter that also showed my income and assets where verified. Lee ghosted me with no response back. After reading alot of his reviews on Yelp and here, it make sense the lack of communication and unprofessionalism. Such a disservice to his clients. Negative experience: I see plenty of great reviews from homeowners selling or owners needing management services but let me tell you I have never been more disappointed in a management company as a renter. It really shows where they put they're customer service skills towards! This company is real serious about there "covid 19 contactless process" though that's for sure. I don't even think that one rep from the company stepped foot on the rental to do a walk through and determine if home was ready for move in. The rep I dealt with Jesus Gonzalez didn't know anything about the property. Appropriate keys for mail, garage, remotes for fans were not discussed or given on move in date. I was made aware of them from a neighbor! The gas was not turned on and left up to tenant to manage. I've rented all my life with several independent owners and property management companies. I have great rental rapport with all of them. This is my very first online complaint ever made. Not feeling very comfortable with the 12 month lease I signed at all.

Negative experience: This company is a complete scam. Do not do any business with them. Paid for an application + pet application (total of $250) and received back completely false credit information. Come to find they never even ran our credit. Tried to contact the company multiple times regarding this issue and never heard back. Unfortunately, if someone would have just contacted me back to resolve this problem, I wouldn’t have had to resort to this. COMPLETE SCAM!

Fantastic experience: Whether you are looking to rent, sell, or buy, Lee is your guy! Lee was our property manager for 3 years while stationed overseas. During that time Lee and his staff kept constant communication with us and took care of everything with our rental. We always had peace of mind while being so far away. Right before moving back to the states we decided to sell our property. Even with the very long distance and being in opposite time zones, Lee always kept us updated and answered all of our questions. Lee also assisted us in purchasing property (while still overseas) and put in great effort to help us find the perfect home! Fantastic experience: We recently hired Lee to sell a rental condo property for us in Escondido and it was an amazing experience!! He was very professional through the entire process, but was also very friendly and made us feel comfortable with any question we had along the way. We needed to hire multiple vendors to prep our property and Lee had many professional and competitive contacts that he shared with us to move the process along. When COVID hit, we were seriously concerned about the market and Lee did everything he could to calm us and reassure us that this was not going to be an issue. Negative experience: They are a scam took a credit application for a house in vista. But I never unlocked my credit , they came back with a bogus number for my credit score, but I didn't take the lock off, they were supposed to tell me what day they were going to run my credit. Total scam artist.

Negative experience: Lee Arnold is untrustworthy. Avoid him and Benchmark Properties at all cost. In addition to being a liar he has gone out of his way to intentionally make things harder on me and my partner. Unfortunately legal recourse is our only option at this point. If you deal with Benchmark and Lee you will find yourself in the same situation. It's no surprise that their yelp, google and Facebook have many others posting the same negative feedback.

Negative experience: Lee Arnold and Benchmark Properties stopped replying to emails and answering calls. They are two months late on returning our deposit. The entire time renting from this company they would ignore our requests for requests for repairs and they never lived up to the promises they made about fixing broken things when we moved in. Lee Arnold is impossible to communicate with unless he wants something from you. Unfortunately it seems we will have to take legal action against Lee and Benchmark. Avoid this company!!!

Negative experience: Lee Arnold will act like he is your friend and has your interest in mind, but this is all an act. My partner and I did everything Lee requested and he continues to string us a long, blatantly lied to us, ignored countless messages and has even gone as far as intentionally mailing important documents to the wrong address. I would strongly avoid working with Lee Arnold and Benchmark Properties.

Fantastic experience: I used Lee Arnold to sell my rental in Fallbrook CA last summer. He was always on top for communication, made the process incredibly easy and took extra steps to make sure that the property is in good standing in order to sell for top dollars, having professional photographs taken, and a lot more. His hardwork and knowledge of what it takes to sell a home really paid off. He walked me through every step of the closing process. He clearly indicates the contracts and other documents. He treated me with respect and courtesy. It was a pleasant experience with Lee Arnold and I highly recommend his outstanding service to everyone I know. Fantastic experience: We rented a home from Benchmark Property from pictures on the internet. We were coming from out of state and did not see the property in person until we got the keys. Fortunately, the home was clean and looked just like the photos. The rent we paid was a fair price and the 2 maintenance issues we had were fixed promptly and by professionals. They have a great website which makes paying rent easy. Renting from Benchmark Properties was a great experience!
