Positive experience: We moved from Lancaster, CA to Carlsbad, CA. Golden Key Properties was the company that we ended up working with. We were paired with Kim Quijada who handled our interactions from the viewing appointment through to our lease signing. Initially Kim was very friendly, accommodating, and responsive. We lived so far away, so she even agreed to give us a ‘virtual tour’ of the property instead of an in person showing; which saved us time and expense. Unfortunately, the internet connection was poor and we weren’t able to get a clear view of the property, but we’d already seen it via the posting so we felt confident in it. Once we completed the application approval process, the communication with Golden Key and Kim changed a bit. Unfortunately, we were initially given inaccurate information about the move in date; wherein, the posting stated the property was available on the 1st of the month, but it was not actually available until the 5th. This was specifically unfortunate since we were in escrow for the sale of our home and adjusted our escrow closing date to accommodate a move in of the 1st. Since we had already applied, been approved, and were now short on time to find an alternate property, we ended up staying in a hotel between the 1st of the month and the 5th. Secondarily, we were provided inaccurate information regarding how to complete the time sensitive deposit and first month’s rent payments. In each of the first three instances we asked for assistance, Kim directed us to their application portal (which requires a sign in). Each time we asked for clarification or a password for their portal, we did not receive any information regarding how to resolve accessing the portal. Two days before the deposit due date, we were told that we did NOT need to access the portal and were instead told to provide the deposit via cashiers check by mail. So, with very little notice and while under the threat of forfeiture of the property by not meeting their deposit pre-payment timelines, we were required to go to the bank obtain a cashiers check and send it to them overnight mail (which also required an extra cost). Then, we, again, had to request information about providing the first month’s rent; which they ultimately told us did NOT require portal access either and should be paid directly to the property owner. So, beyond the application process, we never needed to access the portal system for any further business. This was very frustrating and created unnecessary stress and confusion. Lastly, when we finally saw the property in person, we noticed that the property was still not ‘move in ready’ (and although this may not be at the fault of Golden Key, the pictures did not accurately represent the condition of the property). Eventually, we got everything finalized, signed the lease, and took possession of the property. However, upon move in, we still had to be available to repair vendors who needed to complete the move in readiness repairs. Currently, we are in the property and settled, but the process and progress after submitting the application was more hectic, confusing, and stressful than necessary. The move in date advertised was not accurate, the deposit and first month’s rent process was not clearly explained, our questions regarding the deposit and first month’s rent process were either overlooked or ignored and repeatedly answered with the same ‘paste and copy’ response, and the condition of the property was less than desirable upon move in. Overall, I would caution anyone using Golden Key Properties to double check the advertised move in date, ensure you personally visually inspect the property (this is partly on us, but even upon move in we found issues that required repairs), and be prepared to receive repetitive incorrect information and responses regarding the payment processes. In their defense, they do seem to have processes in place that should be fairly straightforward and simple, so it is possible that this was a one time, uniquely undesirable experience. Fantastic experience: Golden Key Property Management has been full service to me as a renter in Oceanside. The advertisements of their properties well-represent each property. From application to property repairs, they are on top of all issues and are excellent at keeping the renter informed. My agent is William Franco. He has been quick to respond to all of my inquiries and made the application process run very smoothly. He is super knowledgeable about the process and the properties. William is an excellent communicator, helpful, and efficient. He is the consummate professional. I look forward to working with him in the future.

I had returned from being out of town and had a plumbing issue on a Sunday morning and by Sunday early evening it was rectified! I can't speak highly enough about Golden key property management! 5/22/2024 update - Golden Key continues to set the bar for a rental company. I had another insignificant maintenance issue that Golden Key addressed promptly! They are way better than my previous rental company! Golden Key has been an outstanding experience! Renting in itself is challenging. It's nice to know the leasing management company has your back! The process of moving into a new rental apartment has been smooth and professional. I experienced a minor maintenance issue and the contractor was prompt, courteous, and effective. I have no problem recommending Golden key as a leasing company.

Fantastic experience: We had the opportunity to rent a home from Golden Key, we dealt directly with Dana Pruit, a true professional who worked hard for the owner of the home, and for us. She provided us all the information we needed to enjoy our rental, when their were small issues that are normal, she and Golden Key provided us with immediate assistance and resolved the issue. We rented for almost 2 full years, and we left the home as we got it. Our deposit was provided back to us per the agreement. These company and more specifically Dana Pruit, are trust worthy and competent. If you need a property to manage or if you are looking to lease, you should consider them. Fantastic experience: After much debate, I chose Golden Key for my first venture as a landlord. They were recommended by my wife's new mother FB group. Leslie was extremely responsive to start the process, including the original tour, update recommendations, and guiding a realistic rent rate, which post-hoc actually was spot on and secured a great tenant in less than 30 days. Another recommended PM group nearby who starts with a C and actually charges a slightly higher fee advised a much lower base rent - thank goodness I didn't take their bad advice and pay more for less! Once my property was listed, their designated property manager William Franco did an amazing job walking me through the process from first viewing, selecting a tenant, and finally first rent. Since then, he has done a great job managing any issues that arise with the property. The scale up for rent disbursement has been a little choppy to start, but is getting much better. It would be helpful to automate the Landlord disbursement process using a regular, designated timeline which mirrors that of the Tenants due date +X amount of days so they can come to experience the same degree of consistency in disbursements (understanding that rent must actually be paid to be disbursed, thus, some degree of variability may be inevitable). Regardless, I chose Golden Key because I was looking for a PM that truly represented the best interests of both the Landlord(s) and the Tenant(s), to find a happy medium and mutually beneficial relationship for all three parties, including GKP. So far, they appear to be just that, and William's responsiveness has been the icing on the cake. It's clear he's experienced and knows well when to push and when to pull. His guidance in selecting the right tenant has been premier, and both his and GKP's insistence to select great tenants (and in turn, great landlords) has been an amazing recipe for success. Overall, I am very satisfied with Golden Key Properties.

Fantastic experience: We just moved into a property managed by Golden Key. They are amazing! They take care of service needs punctually and send very nice, competent people to do the work.

Negative experience: Horrible leasing company. Leasing agent was accusatory and condescending. So many noise complaints not addressed. They don’t care about you. All they care about is taking your money. Charged me $1,000 upon move out so they could repaint without even talking to me. I would stay away from renting from them, or expect to pay for the upkeep of the building and an outrageous amount of rent

Fantastic experience: GK has managed my property (a large private residence) for many years. Although there have been some ups & downs over the years, this review is for my most recent experience in working with Dana Pruitt. When the most recent tenants moved out, I decided to do quite a bit of work on the property while it was vacant as the previous tenants weren't amenable to having work done while they lived there. Dana took over the property at a particularly difficult time. There were a number of vendors that had to be instructed, monitored, and coordinated (painters, plasterers, plumbers, electricians, HVAC & landscaping professionals, etc) as well as items that had to be purchased. Dana is well organized, detailed, fiscally conscientious, provided helpful suggestions, and communicated regularly. She is easy to work with and she was timely in responding to my calls & texts. Dana has a "can do" attitude and she was focused on getting the multitude of jobs done in a timely fashion. As an owner, I found her to have a great attitude of working as a team to accomplish tasks and she displayed a consummate professionalism (even during stressful times!) that impressed me. Negative experience: During my tenancy, I experienced unethical negotiation tactics, multiple violations of my privacy and safety, and a disregard for the multiple maintenance issues I raised. Two days after I signed the lease and paid the rent and security deposit, I received a call from Dana requesting to amend the lease to allow the owner to unilaterally amend some of the lease terms. When I refused, Dana threatened to lease the property to someone else. When she made that threat she did not know that I had already signed the lease and paid the deposit and first month’s rent, but she did know that I had previously given 30 days notice with my previous rental and I would be in a pinch if she pulled the lease from me at such a late date. Not cool and that was only how we started... Now they are trying to claim my entire deposit as theirs. Be Aware, do not be a tenant with this company.

Fantastic experience: The team of Leslie, Dana and Mary over at Golden Key has been nothing but Professional. As a landlord I appreciate the Quick response in returning calls and follow up on Maintenance issues. Also the firm position of representing the Owners even consulting with lawyers if need be on lease issues. Would recommend Golden Key to property owners without hesitation.

Negative experience: Would highly recommend staying far away from this company. Leo (Property Manager) is beyond unprofessional. The lack of communication is actually impressive no matter what you cannot get ahold of him unless he needs something from you. First he was extremely rude about serving us a 60 day eviction, then they canceled it then they served us again and then they canceled it again then served us for a 3rd time. The whole situation was a mess. To top it off we tried to contact Leo after we moved out he didn’t call back for another 12 days. Now they are holding our security deposit because we didn’t let them know we were moved out. Best part is Leo said he can help us find a place, we found a place through Golden Key that was posted for a couple weeks and after a couple phone calls he finally answers and says they are about to pick a tenant for that one sorry so it was asked why it was still listed and he made a snarky comment about how they keep listing posted so people apply to make a little extra profit. All around a bad experience with Golden key.

Negative experience: I applied to rent a house from this company, and didn’t hear anything for about a week. I called about the results of my application, the receptionist person didn’t sound like she wanted to be there at all; rude over the phone. The property agent, William, wasn’t in that day so I left a message. He called me after 7pm from a No Caller ID (I thought this was kinda sketchy, but figured it was his personal phone after). He told me he would be presenting me and my households information to the home owner on that Friday (the next day). Friday came and went, didn’t hear anything back. Anytime I tried to call I got the same “He’s not in his office, but he’s answering his voicemails remotely.” It’s been about 3 weeks since then, and I finally get an email today saying that the house is pending approval for a different applicant. Would’ve been great to know a simple “Sorry, you’re not approved” instead of wasting my time. The whole process with this company feels like a scam now. Smh.

Negative experience: We rented a property for Golden key for over 7 years. We just moved last month and had called and talked to William regarding how much to pay for the first week for March. Once we were all moved they mailed me a statement and an invoice. As soon as I received I called that day and have been calling/ email for the last 2 weeks and still have not got a call back. Lots of items that I have questions about how repairs no details on how much each costed, and begining balance??? As of today I still have not jear back from ANYONE.

Fantastic experience: While each experience is truly unique to the individual, and you may read less than enthusiastic experiences, I can say mine with Golden Key has been EXCELLENT from the first (very prompt) exchange through to the current "little items" left from the move-in list. Moving at the holidays is NEVER fun, much less so unplanned. Dana Pruitt the PM and the rest of the team that I have interacted with so far have been nothing but attentive, responsive, helpful, cooperative and generally caring; not just for me, but I believe in their representation of their owner client. I found the place on a Saturday, had a tour scheduled for monday, signed the lease tuesday and moved in on wednesday. Dana helped this process move very quickly and efficiently with only the typical steps to take. Since move in, they have been communicative and responsive about any repairs or issues to be resolved (given a bit of reasonable leeway over the holidays of course!) Dana has followed up timely via email and phone through the move in process on all points and is readily available/responsive. The online payment rent payment is seamless and posts quickly. The vendors i've enteracted with thus far have been friendly, clean and great. I would certainly recommend Golden Key Properties to anyone for their rental needs. While i've not been on the owner side, I can't speak to that, but from what i've experienced as a renter, I can imagine they are no-less professional and efficient.
