Professional Leasing & Real Estate Services: Reviews
Negative experience: My initial experience with Professional Leasing Company was positive. Kitra was wonderful to work with during the leasing process—responsive, accommodating, and willing to go out of her way to help. Unfortunately, that was the last consistently positive experience I had with the company. Many of the issues I encountered at 812 Lofts ultimately came down to poor management, poor communication, and a lack of accountability from Professional Leasing Company. The problems began before I even unpacked. Despite charging substantial fees and marketing the property as a newer luxury community, the unit was not move-in ready. It was dirty, had scuffed and poorly painted walls, improperly installed appliances, and a front door lock that did not have batteries, leaving me unable to leave my apartment until maintenance eventually responded. What was most frustrating was that these issues were not isolated incidents—they reflected a broader pattern throughout my tenancy. Maintenance concerns were often inadequately addressed or left unresolved. Communication was consistently lacking. Residents were subjected to frequent false fire alarms, ongoing noise issues due to poor soundproofing, and repeated policy changes that seemed to target everyone rather than addressing the individuals creating problems. Concerns raised by residents often felt ignored or minimized rather than resolved. The company's communication failures continued even after I moved out. After the deadline for returning prepaid funds had passed, I contacted management regarding my refund. I was then informed that a check had been sitting in the office, but no one had ever notified me it was available for pickup despite having my forwarding address. Rather than acknowledging the oversight, the response I received was dismissive and unprofessional. A well-managed property can overcome occasional maintenance issues or resident complaints. My experience with Professional Leasing Company was disappointing because the recurring theme was not the individual problems themselves—it was the company's failure to communicate, take ownership, and effectively address them. Based on my experience, I would be very hesitant to rent from another property managed by Professional Leasing Company.
Negative experience: While renting from this company maintenance entered my apartment unannounced multiple times. The only reason I knew anyone was in my apartment was because I had a doorbell camera. Maintenance also took a long time to address issues if they ever actually did. I was also told my rent would be five dollars cheaper than it actually ended up being. When I tried to ask about that and the garage I was supposed to also be renting (and never got) I never heard back from anyone. Edit since the owners replied: I rented from this company from April of 2024 until summer of 2025 when the property was sold to accelerated properties and later sold to lahood property management
Fantastic experience: I moved into Nordic Villa a little over 6 months ago and have loved it every day since! My leasing agent was very helpful and kind during my moving process and answered any questions I had in a very timely manner. She was very informative when explaining everything to me and made sure to let me know all the details regarding the unit and property, as well as some information on the surrounding areas. When I first moved in, I had a couple small issues within my unit and after calling the main office, maintenance came out the same day to look at things and let me know what was going on. They made sure to fix my issues for me permanently and I have not had any other problems since! The office staff is also great! They will go above and beyond for you if you need it or if they are unable to help, they will put you in contact with someone better equipped for the situation. If you are looking to rent from a company that is helpful, kind, and responsive, then PLS is the place for you! I would recommend this company to everyone I know, and would definitely use this company again if I ever choose to move!
Positive experience: I recently moved into one of the properties PLA manages. I do not find their management structure for residents well thought through. Your leasing agent remains your main point of contact with there is no property manager or service contact. This makes any request or issue take extensively longer to resolve because the leasing agent is also managing multiple other clients and properties. The service with my leasing agent has been professional and respectful but seriously lacking in responsiveness and turn around. I often have to start the conversation for tasks I should not have to reach out for and ask for a reply many days after my original request.
Negative experience: This place had an apartment I was interested in but I was warned by a current tenant communication was awful- I still decided to proceed with my inquiry, was given confirmation of availability, spent the money for an application fee and haven’t heard a single thing back. Left multiple voice messages and texts and it’s been over a week and half and still haven’t heard an update, Save yourself the time these people do not want business
Negative experience: Calling their Crossing apartments luxurious is a joke. Spend $1800/month to enjoy the smell of weed and loud TVs/music for all hours of the day and night!! Kitra and the rest of the leadership running this company should be fired. They do not understand a single thing when it comes to customer experience. Rent an apartment in the middle of the hood of Peoria and you’ll have a more pleasant experience for half the rent.
Fantastic experience: The office staff is very helpful
Negative experience: Hands down the worst property management company I've ever dealt with. All they do is lie to you and tell you it's going to get done and it never gets done. They can't even get the sidewalks clear of ice after a week.
Negative experience: Worst leasing company ever. Extremely rude and unprofessional. I’ve been renting most of my adult life and I’ve never had an experience as crazy as this. I tried multiple times to have a respectful conversation with management but they refuse to answer the phone or talk in person because they are keyboard warriors up until they decide to ghost. If you are looking to rent in Peoria, IL literally choose any other company.
Fantastic experience: Excellent everyone was very attentive to my needs. I have no complants
Fantastic experience: Best rental place I have dealt with. Hope has been the best, she addresses any concerns or issues right away. We are happy we have moved here, love our new place.
Hi, Heather. Your feedback is highly appreciated. Thank you for the review!
Negative experience: My family and I rented the house on N. Western Ave. in Peoria managed by PLS from July 2023 - June 2025. There were issues upon move in, including a window in one of the bedrooms cracked in half. We were told upon signing the lease that the window in the bedroom would be replaced, so we moved forward. Shortly after moving in, we discovered there were much bigger issues; the basement leaked into puddles every time it rained, the basement was filled with black mold, and the ceiling in my husband and I’s bedroom leaked every time it rained. We had a separate electrical issue that started in the basement, with when a light switch was flipped, we saw a spark and smoking from our floors where the wiring was from the basement. We sent multiple maintenance requests to PLS regarding these issues and it took several attempts to get a response. Eventually (6+ months after we moved in and several attempts to get help) PLS did hire mold removal to deep clean the basement, and after showing 4 different PLS maintenance staff the electrical spark issue, one of them was intelligent enough to call an electrician to repair the issue. The electrician shared that we were actively sparking raw wire each time we had to flip the switch to prove there was an issue to PLS. Around one year into our first lease, I spoke with Tamara about the cracked window and our leaking ceiling and how these issues have never been resolved from moving in. Tamara had workers “patch” the roof to fix the leak in our bedroom, and she said she would get the cracked window fixed upon our lease renewal, so we agreed and renewed for a second year. The ceiling continued to leak when raining after maintenance people attempted to fix it, and I called the office again and put in another maintenance request for this. Nobody came to look at either the ceiling/roof or replace the broken window after this point, and after several attempts to get in touch, I was transferred to Tamara again. This conversation, Tamara changed her tone compared to our previous conversations and informed me that she worked for the owners of this house, and she did not have to abide by the maintenance requests we were making. From that point until the end of our lease, our bedroom ceiling continued to leak every time it rained and my infant sons bedroom window being broken made the room consistently 10-15 degrees hotter/colder than the rest of the house, depending on the weather. It’s also worthy to mention the security concern of a broken window with an infant in the room. Additionally, upon move out, I did a final walk through of the house with Kitra. She informed me out of our $1000 deposit that we made, that $100 would be charged for a broken door and $60 because we forgot to clean the oven. These expenses were fair and agreed to upon the lease. Per IL law, deposit checks must be returned to tenants within 45 days from the lease end date. We received a deposit check dated for 60+ days after move out, with an additional $200 taken from our deposit with no explanation. I called PLS office for an explanation or an itemized list of charges and received no response. I filed a formal complaint with the BBB regarding these additional move out charges, and PLS did not respond. PLS was everything but professional during our time of renting with them. Their maintenance workers lack basic understanding of household maintenance tasks and PLS had to send multiple maintenance workers for the same request, often weeks apart. Maintenance requests are never tended to in the same week they are put in, and if it’s an emergency, as their tenant, you will have to “prove it” to get any kind of assistance. 10/10 do not recommend for anyone to get involved with PLS.
Fantastic experience: I really love my apartment and even though I’ve had to call the office a few times for maintenance issues, they’ve always had someone come promptly to fix the issue, even on a Sunday when I had an emergency issue happen with my bathroom. Also really appreciate how low the pet rent is in comparison to other properties!
Fantastic experience: Worked with them once, very awesome people and got me answers to all my questions. If I was to ever rent again, I'd absolutely go through them again!
Negative experience: last review about chicago was not a fake review. should probably look up previous tenants before claiming a fake review
Negative experience: Rented from them multiple times. My final unit was in Washington where they charged a move in fee which I assumed included cleaning the unit before I moved in. Come to find out there were used contact lenses in the bedroom. They didn't even have the decency to vacuum... That and insane rent hikes were the final straw for me. I found units in Chicago that were cheaper, in better neighborhoods, and more well maintained so moved there. Additionally, the person who showed me my unit showed up drunk for the viewing. Best of all, after the viewing, they DROVE despite having slurred speach.
Negative experience: I simply called to inquire abt a couple properties and the response from the lady who answered was very rude for no reason. Sadly i didnt ask her name. That call alone let me know i dont want to lease from this company. thanks but no thanks
Fantastic experience: I have rented many times for my job traveling to new locations. This was one of my most painless experiences getting into a place. Hope was my agent and handled everything. Very affordable and great location.
Hi, Jerome. We appreciate the kind words and are glad we could provide you with a positive experience!
Fantastic experience: Tamara made this process way too easy she is so great. I’d give more than 5 stars if possible. Great quick communication and she seemed like she really likes her job. Again thank you so much Tamara you are appreciated
Fantastic experience: It’s awesome. The dogs are great. Staff a little hard to reach. Great apartment though.
Negative experience: If you think there is any propert maintenance, your mistaken. If you need or want to go to work, they don't plow the lots or de ice anything. I've posted pictures of attempts made PLS is a terrible company to rent from. They wont fix my A/C because of the time of year it is. It is going to be in the 80s for the foreseeable future and I live on the third floor where it runs 10-15 degrees warmer. I pay A LOT of money to live in this apartment and am going to have to get a hotel over the weekend when it will be 85 degrees. PLS acts as a middle man, so they just say "no" on the owners behalf but leave you with no one to talk to about the situation. IF you have a problem with you home and you contact PLS and they dont want to do something they just say "no" and unable to talk to anyone about the problem. With PLS you are renting from someone that you have no contact with. I have lived in over 20 apartments across the U.S and I have NEVER seen a worse company to rent from. My dad is 81 years old and living in an $1100 a month apartment that will be 90-100 degrees for the forseeable future unless I get a hotel because of their practices. There are others to rent from, I highly suggest you use someone else. UPDATE: PLS just called to reem me out about this review, threaten me and call me ridiculous. Point made. She said she will respond to my review calling it BS. The professionalism! PLS, do your job, fix my A/C and I will adjust my comment to say so. Redemption and resolution should be the goals here Update 5/9/25 - still no air-conditioning
Fantastic experience: Tamara was very helpful in the touring and application process. Always responded quickly and welcomed all my questions! Felt very supported
Hi, Cheyenne. Thank you so much for leaving us a stellar review!
Positive experience: Very quiet building so far and nice assistance
Fantastic experience: Place is very nice and very well done! The maintenance guys did a wonderful job.
Negative experience: Stay far away from these people, they will hang up the phone to avoid your calls. I lived in one of their properties 3.5 years ago and they sent me to collections for a month of rent last week. I called them to ask what the charge was for, they refused to tell me why i owe them money. Communication of the charge 3.5 years ago would have been nice. Scumbag move from a terrible company. Also negatives of renting with these people: - Zero communication once you do rent with them. - Very slow and difficult to get maintenance support. - Overpriced rent for the area and amenities .
Negative experience: I went to view an apartment complex the other day and it was absolutely disgusting and filthy! Toilet has streaks in it, dirt covered walls, nasty bathroom and kitchen sink. Maintenance closet disgusting! I don’t see why this company would even show possible tenants dirty apartments. Truly disgusting. Lets me know they won’t repair anything and won’t maintain an adequate living environment.
Hi! We made it very clear that unit was not ready and that we were happy to reschedule or show you again after the unit was completed. We unfortunately can’t always predict how residents may leave their units. We try our best to leave clear move out instructions.
Fantastic experience: The process went very well, the office personnel was very professional and courteous as well as my leasing agent was very good to work with!I appreciate you all. Thank you kindly
Fantastic experience: Easy leasing process with Hope at the Nordic villa apartments
Fantastic experience: The move in process was very quickly and smooth. Kitra was awesome and very detail about the apartments. Great place to stay and friendly neighbors.
Fantastic experience: ❤️
Negative experience: My friend and I had toured a unit for Nordic Villa and expressed interest. A couple weeks later we put in our applications and awaited some sort of communication. Days, and then weeks went by with no response. We had both texted and left voicemails. At this point we were nearing the end of October and wanted to secure an apartment for November so started looking at other avenues. To this day the only response we have received was letting us know that their work phone was not sending texts out. We still never received any approval confirmation or denial. It unfortunately was a waste of 70 dollars in application fees. It is Illinois law that we are supposed to have those returned if we are never approved for a unit. I would highly suggest not applying here if you actually are looking to move into a place.
Positive experience: Disappointed I was not offered a garage and even after I asked that no response.
Fantastic experience: PLS has changed my mind on property management companies. Very professional, the contractors they have working for them are top notch and do a great job of representing the company. The online portal is easy to access and use. If you are looking for a company to manage your properties I would look no further.
Thank you for your wonderful feedback, Eric. We appreciate your positive comments about our services and contractors.
Negative experience: I’ve lived at this Covington Ct for a year, and they have provided the poorest service out of all of the leasing companies I have rented through. I was not provided a move in check list (pretty much a standard for apartments), so i provided my own. Maintenance has entered my apartment several times without my notification, once without me putting in a request. Management refused to take accountability and asked why I never brought it to their attention. I notified them I brought it to my leasing agents attention (who I was directed to direct all my complaints/concerns to when I initially moved in), management notified me that process has changed, but never notified me of the change. Repairs are not made to fix, they are made to patch. They “fixed” my dishwasher three-four times, and it continuously leaked into my downstairs neighbors apartment after their “repairs”, I stopped using it. My AC went out three times the summer of 2024, and their suggestion was to “open the window.” They have the most backwards system in their lease that you have to notify THEM of you are moving out within 30 days of your lease ending, though you sign a lease from Xdate-Xdate. Yes, I read and signed the lease when I moved in A YEAR AGO, if there’s anyone who reads their lease monthly and can manage their own repairs, this may be a property for you. But the property managers don’t care about their tenants, property, or their parking lots/driveways. Tenants swerve around potholes to get to their buildings, creating a dangerous environment for pedestrians. I’ve rented and lived in apartments for 6+ years, and this place was finally the kick I needed to own my own home, only positive was that they were so bad!
Negative experience: The amount of effort this company takes in running rental properties is abysmal! I live at hollow hills apartments that were originally own by NHS properties management. While NHS ran the property our property manager was on-site every day ready to help with any problems we had. After PLS has taken over for nearly two years I have never personally met nor seen the new manager! Any basic maintenance need takes over a week to be addressed. When I ask why our property manager was never here to higher ups at PLS their response was she manages multiple other properties! Which is the nice way of telling you they’re spreading their workers too thin. Which leaves the people living in these properties helpless when their AC goes out, pipes burst, or any other maintenance related issue. These issues only scratch the surface when you started looking into the security issues here.
Negative experience: Another disgruntle customer here. We have been in our condo 2 1/2 years with the cement slab sinking in the ground in our front walkway. We have tried to call several times about getting our walkway concrete fixed. It has sunk into the ground making it dangerous to walk to our front door. Also, we need the gutter fixed that is near that sinking concrete slab. We have been ignored and blown off. We even submitted a complaint claim with the better business bureau and attorney journal and haven't gotten anywhere in being contacted about getting this fixed. Final grade for this place so far is an F!
Hi Michael, thank you for reaching out regarding your concerns. We only manage the HOA, we can not make financial decisions for the assosciation. We can forward your concerns to the HOA President. Repairs of private versus common areas should also be laid out in bylaws, rules and regulations. I will pass your review along to Keighley in our office as she does oversee our HOA's. You can also reach our office at 309-691-0900. Thank you , Tamara
Positive experience: The elevator got stuck during my move in. Maintenance did not show up. ( I think they also need training to communicate with customers) 911 had to be called. The fire department came relieved the four people who were in the elevator after they were there for twenty-five minutes. My move in took so long since everything has to be transported up the stairs. Still not completed moving. The sad part is that the service notice in the elevator had long expired. This is the worse experience I have ever had. I hope this first impression doesn’t last.
Negative experience: I am extremely disappointed with the service provided by Professional Leasing and Real Estate. I reported an issue with my A/C almost a month ago, and to this day, nothing has been resolved. Despite my repeated requests, I haven't even been given an estimate or any indication of when someone might come to fix it. The way my concerns have been handled is far from professional. The lack of communication and follow-through is beyond frustrating, and on the rare occasions when I have received a response, it has often been dismissive and even rude. This is absolutely unacceptable. As a landlord myself, owning 10 properties around Peoria, I ensure that all customer requests are addressed within 24 hours. The service provided by Professional Leasing is simply ridiculous in comparison. One particular incident stands out: After nearly two weeks and my tenth call to report the issue and pointing out that I have elderly people and a family member who went through a surgery living in this hot weather, one of their representatives had the audacity to tell me that it’s "okay" to live in a house where the temperature is in the 80s and that it isn’t considered an emergency. This level of indifference is shocking and completely unprofessional. Frankly, this company needs to reconsider its name because there is nothing "Professional" about their leasing and real estate services. "Unprofessional Leasing and Real Estate" would be a more fitting title given their complete disregard for customer satisfaction. I strongly advise anyone considering doing business with this company to think twice. If you're looking for responsiveness, professionalism, and a company that values its tenants, you won’t find it here.
Positive experience: Staff have always been so kind. Alyson was the agent who helped me with my move in process, and she was amazing! As far as the apartment goes, for the price, it is decent. I lived at the Knoxville Manor for my time with Peoria Leasing. The apartment really did the job for the most part, and I never had any real big maintenance issues. I'd say the things that were harder to deal with was the small a/c unit, especially during hotter days. Additionally, there was only one unit in the living room, but none in the bedroom, so the only room that would really benefit from the a/c was the living room. That was one thing that perhaps could really be worth looking into improving, but besides that, I was really happy with my overall stay. Again, staff was excellent, and the maintenance team, for the rare instances where I needed them, responded to my requests in a very timely manner.
Positive experience: Except for some initial confusion regarding the reset fee all went well.
Fantastic experience: Outstanding, courteous, and fair. I appreciated every interaction with the staff and the responsiveness of the team to our request in a timely manner.
Negative experience: Don’t waste your money unless you want to deal with rude & useless landlords. Especially for requiring a non-refundable deposit. The maintenance men themselves are kind and quick, but the office ladies that you have to contact to enter work orders for you are so rude and condescending. Won’t fix our AC even considering we have a baby & temps in the apartment are over 80, while the building itself is freezing. We now have a cockroach problem they won’t fix either. But problems we were told “it’s just that time of year, everyone has that problem.” It also took 4 months for them to replace our dishwasher that we complained didn’t work the day after we moved in.
Fantastic experience: Very good leasing agency, highly recommended.
Negative experience: As a current tenant, I would strongly advise against choosing these apartments. Although I'm here temporarily due to frequent moves, my experience has been quite disappointing. First, the maintenance service is extremely slow and unprofessional. They take forever to respond and often enter your home without knocking, regardless of whether you're there or even in the shower. When I moved in, many things were wrong: the garbage disposal didn't work, half the outlets were faulty, and my washing machine was filled with mold. The rubber parts, which should have been grey, were black with filth, and I had to clean it out myself. And I also got a really nasty free sock stuck in the washing machine when I moved in. The dryer vents were completely clogged, preventing my clothes from drying, and I ended up cleaning them too after hearing similar complaints from other residents who faced long delays and poor service from maintenance. The bathroom was another issue. Both the shower and bathroom drains were clogged with old hair and gunk, requiring me to clean them out. Recently, my AC broke down, and based on past experiences, I don't have high hopes for a quick fix. Their additional services, like snow removal and lawn care, are mediocre at best. Despite numerous complaints, these services only improved temporarily when the owner finally showed up, but I'm sure it will revert to the usual poor standard soon. If by some miracle all your issues are fixed and you can tolerate the poor maintenance services, the place might seem decent. You can opt for a garage for your car and have your own little patio. However, don't be fooled by appearances. When you are thinking about moving in they only clean and fix things that are visibly appealing. Look deeper, and you'll find the laundry machines, garbage disposals, and drains are filthy and neglected. A final example of their incompetence: I had to change my AC filter because it was long overdue and had clearly never been replaced despite the recommended three-month interval. To top it off, the maintenance crew installed the unidirectional filters backwards, completely ignoring the correct airflow direction. And don't think you're getting a bargain here. I'm paying $1050 a month for a one-bedroom, one-bath apartment, and I've been warned that the rent increases annually, making it a bad investment. Save yourself the trouble and find somewhere else to live.
Fantastic experience: Finally here. Love the apartment and area with the pond, geese and ducks. Thanks again for great service.
Positive experience: There are good things about the apartment. There are many so so things about the apartment. There are some bad things about the apartment. Overall, it’s ok. I just moved in a couple of days ago. I’ll update the review again. I would not discount this place as an option, but right now i would not necessarily recommend it either. Thanks!
Negative experience: If you’re searching for a property management company that will add value look elsewhere, indifference to property and resident behavior just runs it to the ground.
Fantastic experience: Jessica was a fantastic agent, friendly, intelligent and responds quickly. The application was also pretty easy to use, and I didn’t have any problems. The studio is a rare deal, I’m excited to move in!
Hi, Catherine. We appreciate the kind words and are glad we could provide you with a positive experience!
Fantastic experience: Very smooth move in. Really enjoying the complex so far.
Fantastic experience: The apartments are beautiful, inside and out, just like the wonderful Hope. She is a gem.
Fantastic experience: Just started my second lease with PLS and I have had NO issues with anything the past year. Alyson has been a gem! I would absolutely recommend them!
Fantastic experience: Got the place I wanted with an amazing deal faster then I, or anyone around me could believe!!
Fantastic experience: Great and fast leasing experience with this company , it took one
Negative experience: There was a leak that caused my carpet to be damp. Got fixed and now my carpet is back to being wet. I’ve called the office as well as the after hour emergency maintenance person (several times) and nothing has been done. It’s now day 5 about to be day 6 of wet and moldy carpet. The carpet gets more and more wet daily.
Fantastic experience: Made it so easy for us!
Negative experience: This is a joke of a company. How are you going to own what seems like around 80% of the rental properties in the Peoria area and not be able to fix my A/C? Or my neighbor’s leaky ceiling? Or fix their window to their apartment, in a timely manner? Instead code enforcement was forced to be called on a daily basis until things got fixed. DO NOT DO BUSINESS WITH THIS JOKE OF COMPANY!!!!!!!!!
Fantastic experience: Hope has been excellent in getting us settled in the Washington, IL area and we couldn’t be more grateful!
Fantastic experience: Aly was the absolute best. She was incredibly helpful, answered all my questions and even was able to get me an earlier move-in date. I highly recommend and wouldn’t have work with anyone else. There’s not enough nice things I could say about Aly and the team. I move a lot for work and this experience was the best I’ve had thus far with moving.
Fantastic experience: I’m pleased with the entire rental process. I was kept informed along the way and always got immediate answers to questions I texted. I also love the apartment (Hollow Hills) and the location!! Thank you!
Fantastic experience: Had a great experience with PLS, while reviewing different properties to rent and the move-in process completion was smooth, fast paced, and convenient. I really appreciate the efforts made by Brit (Leasing Executive, PLS) during the property exploration and tweaking the meeting schedule as per my availability. I would highly recommend reaching out to Brit and PLS group, if in search for a new property to rent or buy.
Fantastic experience: Our experience with our leasing agent has been top notch! I think her name is Alyson VanZant. She has been present with every step of this process. She answers my questions immediately usually within the first few hours of me sending it. She made every attempt to make sure that my handicap husband was on a first floor apartment, as well as my handicap step daughter on the first floor apartment, a separate building, but adjacent. I honestly. Cannot say enough good things about Alison and how wonderful she was in caring for myself as well as my family. She has been amazing. Definitely would consider her to be one of a kind.
Positive experience: The approval process was simple and team was professional. Rent has gone up at renewal, but at a very reasonable rate. The team has been very responsive when I have called. Where the rating goes down is on the quickness of repairs. My AC has been down since last summer. The PLS maintenance man has been here 3 times and could not fix it. Two separate HVAC companies came to look at it last year. I dropped the subject since it started getting cooler, but it is now 77 degrees in here. I'm hoping there is a quick fix this year. Will update review. Update 5/11/23-Bratcher came out to look at AC. Unfortunately, the coil is leaking badly. The coil or whole cooling unit will need to be replaced. This will require a crane as the unit is on the roof and the space to get to roof is not large enough to carry coil through. They are sending quote to PLS. 5/25-Bumping up rating 1 star. A/C unit has been fixed. Just in time for hot season!!
Fantastic experience: Brit from Professional Leasing went out of her way on several occasions to find an apartment that would fit both me and my budget - all while doing so while I was remotely communicating and not even able to see my new place in person. Good job Brit! Thank you again!
Fantastic experience: Great place to rent from!! The ladies in the company are fantastic!!! Jessica up front is GREAT to work with. Mandy is wonderful too! Thanks y’all.
Negative experience: Avoid at all cost! Do not do business with PLS. PLS as a whole does not care about the customer. Common areas would not be cleaned for weeks, with hair, garbage, bodily fluids remaining in the same spots of the hallway/stairs for 22 days. PLS charged us for a month's rent that was already paid for (PLS bought the place during our lease), and showed ZERO compassion for their mistake. This caused us to fall behind other financial obligations. PLS doesn't care though; they sent back my money few days later with no comment. Not all management/leasing companies are bad, but PLS is a bad one.
Fantastic experience: Amazing service would definitely recommend
Fantastic experience: Very nice! Great place to call home.
Fantastic experience: Just like the name of the company they are very professional.
Negative experience: Management refuses to make any repairs!!! August 6th: Moved into the Apartment August 22nd: Reported that the carpet was coming loose from the floor and fraying. I was told a work order was put in and it would be repaired. September 22nd: Reported that the exhaust fan in the bathroom was not working and asked when the carpeting would be fixed. I was told there was no work order for the carpet, but that work orders would be put in for both the carpet and the exhaust fan and they would be fixed. October 24th: Reported that the central air had stopped working and inquired about when the carpet and the exhaust fan would be fixed. I was told that the carpet and exhaust fans weren’t necessary repairs so they would have to wait until AFTER I moved out. I JUST moved in!!! I was also told that the central air was not a priority at this time of year. November 4th: I contacted both a supervisor and the main office regarding the central air. We have a newborn on the way and the temperature in the apartment has been in the 80s. We are unable to open the window as the four lanes of traffic, 15 feet from the windows, is too loud. Working from home, I take work related cell calls and zoom meetings. The loud traffic interferes with our ability to communicate. I reminded them that the state of Illinois requires central air units to be repaired within 14 days of notification. Both individuals I spoke with, just blew me off. One outright declined to assist me and the other said she would have someone call me back. And, of course, no one did. I have never in my life had to report 3 problems in a year, much less in a 2 month period. And, I can’t recall ever having to wait more than a couple of days for repairs. But, with these people, you’ll wait months for repairs. Then, when you press them, they will just flat out refuse to fix anything. November 7th: I guess I’ll have to start looking for an attorney. I really don’t know what else to do at this point. But, I am tired of paying nearly $1K a month for rent, just to sit here sweating all day. Unbelievable!!!

Negative experience: Needed an apartment, saw the pictures for Kellog Place Apts. on the website! Absolutely loved the look (that was our first mistake). Decided this was the place for my boyfriend and I. Just to start the terrible experience, getting ahold of Brit the leasing agent was close to impossible and she has no voicemail set up to leave a message. Yes it says to send an email but with her constantly being out of the office, good luck hearing back. Finally when I spoke with her, I understood that we could not see the apartment until the tenant moved out and she had two other people lined up to see it before me (which she constantly reminded and PRESSED). I had asked is there a big difference in the layout when it comes to the pictures and the actual apartment? Brit says no. It seemed like a steal so we put down the $400 reset fee (which they use when you MOVE OUT) and the $100 admin fee (for all the electronic paperwork they send). Finally when I step foot into the apartment, it an absolutely different layout. I understand needing a facelift when someone moves out but that was not it. I should have known this was a bad idea when the leasing agent could not even tell me the square footage or what floor this apt. is on. Something did not sit right, why should have to be bamboozled into an apartment that does not even look the same. After speaking with Tamara, asking for my money back, I at first felt better as she seemed to care. That did not last. After speaking for two times, apparently she could not deal with it anymore. Tired of the he said, she said, when it was clearly a fact that what I saw and what was shown were completely different. Tamara did decide to do the right thing and give me back my money, as it was a reset fee to use when tenant move out and we NEVER MOVED IN. But of course not the full $500. Of course this big corporation needs $100 dollar admin fee to sit and electronically send leases. If I were you don’t believe anything they say.

Negative experience: Want a leasing company that cares for and values their tenants needs? Want to feel like you can depend on maintenance to fix issues in a quick and timely manner? Looking for quick, consistent communication? Want to feel like YOU matter? Then you've come to the WRONG place. Since the people who work for and run this company are incredibly petty, incapable of accepting criticism or addressing their faults, I'm leaving this review under a fake name as to not put a target over my head. I currently reside in one of the apartment buildings they own. Seriously though, Professional Leasing Services is a JOKE. The receptionists have no knowledge on most things you ask about over the phone. You'll get one of two scenarios when calling them... 1: They'll tell you exactly what you want to hear, give you incorrect information, and make false promises such as "It'll be done tomorrow" or "We'll get back to you by this Friday", only for them to never end up following up on or fulfilling whatever it was they told you over the phone. They are INCREDIBLY inconsistent. You'll get different answers nearly every time you call. 2: They'll "transfer you" to a line that no one ever answers, to leave a voicemail that will never get a response. Don't bother emailing, because they don't respond to those either. Communication with these people is non-existent. I'm not sure if it's a lack of organization within the company, the employees/management not caring, or a mixture of the two. Your voicemails and emails will be left unanswered, and your maintenance requests won't be fulfilled for weeks. If you're looking to rent one of the various properties owned by Professional Leasing Services, I'd advise you search elsewhere for a leasing company that actually values their tenants.

Fantastic experience: We had Tao as our agent. She was wonderful! We believe she went above and beyond in getting our house sold. Tao was a delight to work with. I would recommend her without hesitation to anyone looking to see their home!
Fantastic experience: Best experience I’ve had while looking for a property! Kayla Rodriguez at PLS is the greatest! I needed more garage space, and a good spot for the dog and my kiddo, and within a day she found it! And in the same school district. She will make your search for a home easy!
Fantastic experience: Candace at PSL is the best! She will work with you and for you in order to make sure your homebuying experience is fast and painless. She went above and beyond for us. You can tell she takes pride in her work and helping her clients find their dream home. If you're looking for honest, friendly, helpful, knowledgeable, and hard-working, Candace is the realtor you want!
Fantastic experience: A top notch property management company. Very prompt and professional when handling issues and requests!
Fantastic experience: Mark has put together a professional and out going team of staff, from front office to maintenance to management staff. Tamara and Kitra are great to wok with. I highly recommend this team for all your real estate needs. You will not be disappointed.
Fantastic experience: Best Leasing company in Peoria, hands down! Did you know PLS had a realtor side? Neither did I! Our realtor, Tao, was the essential reason why we were able to secure a home during the pandemic, even when inventory was limited. She was accessible, easy to get along with, and overall good vibes. Highly recommend PLS team!
Thanks to you and your amazing Realtor
Fantastic experience: PLS are such professional people, Awesome experience, very helpful staff. PLS has a great team of people to help all your real estate needs. You will not be disappointed in every capacity from their front office to their office manager.
Fantastic experience: Always enjoy working with the leasing team and management!
Fantastic experience: I have sold and purchased 5 homes with Sarah Knickerbocker. Her and her team are amazing. Sarah is very knowledgeable about the real estate industry and works timelessly for her clients. She is honest and great at negotiating. My overall experience with her has always been great.
She is great....
Negative experience: I have stayed in Camden apartments for about 4 years. Just recently I've had some questions regarding lease. I have been waiting 4 weeks for a callback. I have made several calls and even a visit. Still today no callback. My ratings for pls has went from a 10 to a 2. Four weeks of no callback is unprofessional and unacceptable.
Kim, researched and cannot find any record of calls into pls not returned.... We hate to think we went from a 10 to a 2 based on this simple missed call opportunity
Negative experience: If I could rate 0 I would. Within 1 month of moving into a unit at Nordic Villa apartments we had a severe leak from the unit above us. This was not the last leak either. From square one we asked for mold testing and remediation. The awful handyman assured us they are professionals and know what they are doing. They told us there was no reason to be concerned about mold. From there we had 3 more leaks over the 8 months that we lived there. This concern of mold and proper mediation was expressed every time. Nothing was done except reassurance that "we are professionals and it is under control." We had professional testing done on our own money and it was proven to be black mold. The awful landlords Tamara and Kitra tried to move us into a new unit for more money and treated us with nothing but disrespect and disapproval that there was any mold. They are exploiting a state law to steal money from people and making them sick. My girlfriend is a liver transplant recipient and was extremely ill the whole time we were there. Magically now that we have moved out she is doing way better.
Darrin, we offered several options, including releasing you from your lease. We performed a licensed inspection from an independent contractor and results came back that air quality in the unit was good. In addition, several times we tried to come in and better assess the situation and you informed us on four separate occasions that you had COVID. It really comes down to an inability to pay rent rather than air quality. The good news is your SayRhino policy will pay your past due balance.
Fantastic experience: Candace Martin sold my home in only one day - amazing! She’s professional, knowledgeable and helpful. I would encourage anyone looking to buy or sell to contact Candace. Her friendly demeanor and helpful advice made my selling experience easier than I even expected.
Negative experience: Tao Albritton sells homes with damages and covers them up. Shady woman. Do not let Tao sell you a home. She is in it for the money. She will make a sale at your cost and you will end up paying a lot of money for covered up issues. DO NOT LET HER SELL YOU A HOME. Scam!!!
Negative experience: I use to live in Willow Glen Apartment , never dream to get back your deposit . Absolutely worst place I've lived, apartments are crapy and EVERYTHING falls apart or brakes easily. This place is definitely not worth the money you pay and I wouldn't recommend this place to anyone! I'd give it zero stars if I could, moving out ASAP!
Fantastic experience: I have been here a year. When I called they were friendly. They didn't always make a call back, which was annoying but on whole they were good. When my daughter explained I had to use my electric chair and couldn't get up and down the hill in back they let me have a front apartment where the ground was flat. So far they have been fair with me.
Fantastic experience: So many good properties to choose from! Abby Sipp is so sweet and professional when showing properties. Abby goes above and beyond to follow thru with you for your needs. She really takes the time to find the right home for you. I Highly recommend Abby Sipp for all your future needs.
Fantastic experience: Apartment is great. Love the layout. Management has been great with all my questions and concerns. 100% recommend Abby Sipp with helping find the perfect place for you!
Negative experience: The apartment is lovely inside. Great layout and very spacious. Management is horrible. There have been numerous maintenance issues that should have been fixed prior to us moving in. We had a leaky sink. It took 5 calls to management and over a week to get the leak fixed. This is unacceptable. Management was dissmisive of the issue and RUDE on the phone.
Hello Phoebe! Thank you for your feedback. I am sorry to see that you feel as if we were ever rude as we strive to provide an amazing experience for all clients and tenants. There is some conflicting information on your file in regards to service calls we would love to clear up. Please email us at [email protected] to discuss this further. We hope you have a great day!
Negative experience: If you're looking for a staff that ignores your phone calls and concerns, doesn't get back to you, doesn't communicate and "isn't aware" of an issue after you've called and emailed several times, that is what you'll get with PLS. They allow their tenants to go with their ceilings falling in, SEWAGE in their apartments for months and without AC during the hottest months of the year. You're better off giving your money to a company that actually cares about its tenants.
Hello Cassie! I am sorry to see the issues you stated that you have had with PLS. There is some conflicting information in your file, and I would love to find a resolution. Please email us at [email protected]. We hope to hear from you soon and have a great day!
Fantastic experience: I was in my duplex for almost 4 years. Was very pleased with PLS. When I gave notice I was moving out of state, Tamara K. was very helpful and she promptly got my deposit back to me. Thanks again, Tamara! Would definitely recommend. Sincerely, Marta Woodford my dreturned to me
Negative experience: They are purely reactionary at best, not active in fixing things and removing items too big for a dumpster, no sign of any pest control since they have taken of from the last owner(not even regular annual preventative pest control) the last property manager made sure that got done. Honestly I'd give them one star but the only thing they have going for them is location.
Negative experience: Have been getting the run around with the management. Will not call back or call the water company to verify a repair. Not happy right now.
Fantastic experience: Awesome experience, very helpful staff. Definitely recommend this team for any and all your real estate needs. Mark has put together an awesome team. You will not be disappointed !!
Fantastic experience: Mark Waggoner is a super nice guy and an excellent landlord. He’s always been super helpful whenever I have questions about anything and is very understanding when unforeseen circumstances arise. Couldn’t ask for a more beautiful place to live along with a great group of people at the PLS office to have as resources whenever I need them! Highly recommend their company!
Fantastic experience: Very helpful, friendly staff and quick response to any questions or concerns. Made business easy.
Fantastic experience: Candace Martin has been like an extension of our family. She's always there when we need her. We can't put into words how easy and painless selling our house has been. As long as she is in the neighborhood we will never go with anyone else.
Fantastic experience: I've only had one problem with my place and it was fixed almost right away. Everyone you talk to at the office is kind and the maintenance guy who showed up was pretty cool. Not much else to say other than I would definitely rent from them again when I choose to move.
