Fantastic experience: I was charged with selling an out of state second home occupied with family members who were not happy with the decision. I was unable to fly across the country to initiate the sale as I have two aged parents who depend on me on a daily basis. I knew that the realtor I chose would have the added burden of working around this family dynamic. Nick was recommended to me by my sister-in-law who met him by chance on a visit to California. I explained the family situation and he agreed to work with me to sell the property. Keep in mind, even obtaining access to the home required diplomatic skills. Nick gave his assessment and we set a selling price. I told him that this could not be a drawn out affair......He arranged an open house within in the week. He stressed to other brokers to make their best, cleanest offer as we would act swiftly. The open house attracted over 120 and we had 11 offers, 10 over asking price.....we agreed to sell 2 days later... Of course, that's not the end of the process. Nick walked me through every step, communicating by phone, e-mail and fax. He never failed to answer a call and we have a 3 hour time difference. I was several states away and he managed details above and beyond what would normally be expected, including completely arranging the moving and storage of all my possessions and having the houses made like new (cleaning, repairs, etc.). Fantastic experience: I am writing this review for Nick Philips Cat regarding their work to sell our house in southern California in record time for more money than we thought it would bring. Our working relationship started 10 years ago when he cold-called us about selling. Once a year he touched base with us until we said, “Yes we would like to sell, but we now live 220 miles away.” He said it was no problem and they proceeded to oversee all repairs, contractors, house prep and staging. Lastly Nick held open house and got 4 offers in 3 days, $150K over our estimate of value. All transactions occurred over the phone and internet with only a few escrow papers having to be mailed. I believe much of his success resulted from modern processes starting with known contractors and realtor contacts, early advertising and preparation via his Compass operation and extremely effective staging to bring in excited buyers ready to offer.
