Fantastic experience: It was an absolute pleasure working with Dawn.  We met her several years back when we thought we were ready to buy a new home.  As a buyer (several years back), and in the current year as our selling agent, she was amazing.  Because of her years of experience in our market, she knew her numbers and the market!  She guided us, allowed us to make decisions and navigated us through pros and cons of our decisions.  As our selling agent, she gave us market expectations on how long it would take to sell, which kept us from reacting in a buyers market.  She ensured we had qualified buyers when there were interests so that we did not accept just any contract.  In the end, we sold within about 30 days of what she thought and she handled everything through the closing process, even with trusted referrals for the last minute things.  She went above and beyond when unforeseen things happened prior to a showing.  Again, amazing!  I would recommend her to anyone.  If you are looking for a realtor to sell or buy, she is who you want working for you! Fantastic experience: Our experience selling a house with Dawn was absolutely phenomenal. From the very first meeting with her, we knew we were in good hands. She made sure to explain every part of the process and never made us feel pressured to make any decisions. We felt very comfortable with how she listened to our thoughts and desires, advising us when necessary. She went above and beyond, continuing to assist us after the house was sold. Dawn is such a pleasure to work with and we couldn't have done it without her!

Negative experience: I would never do a deal with this woman as a seller or a buyer! My husband and I were contracted to buy a home she had listed. She made sure to call our lender and confirm our pre-approval was legit, which it was and he was highly insulted! The home was built in the 90's and was ALL original cosmetically. It need a complete facelift inside and out including the entire pool being re-done. We offered full asking price and went to contract in just 3 days of the home being on the market. We then learned the home had polybutylene pipes, which are now illegal. We were willing to add the cost of almost $7,000 to replace all the pipes to our already long list of renovations. The home inspection revealed even MORE issues. Upon appraisal, Dawn gave the appraiser incorrect info and comps that were very low, which we found odd considering this was her listing. This resulted in the appraisal coming up short and our lender was concerned. We agreed to pay for a second appraisal and that one came back worse! Ultimately, the home was worth about $67,000 less than the agreed upon sale price. We had no choice but to ask for a lower price to be considered. We waited 4 days and got no reply from Dawn or the seller. Eventually our lender denied our loan for the full amount because the value just wasn't there. We were not willing to pay the additional overage of $67,000 out of pocket. Because we heard nothing back from them, we asked to cancel the contract. On day 5, Dawn finally called our lender and our agent to say they would negotiate, but not for the price we needed. We declined. TECHNICALLY we should have gotten our escrow back because the loan fell through based on the appraisal. However, Dawn stated, and I quote, " there is not a chance in hell!". She told her seller to keep our escrow deposit of $5,000. ONE WEEK LATER they sold the home to another buyer for the same price we needed from them. Needless to say we feel very cheated and scammed by this realtor who messed up our deal and then convinced her seller to steal our money. Sick!

Fantastic experience: Dawn was the selling agent for our house. She did everything perfect. The listing description was great, the photos were representative, and the ease of communication was phenomenal. We had a rather different buying situation, paying a huge amount of cash and financing over a year with the sellers. She got everything situated legally and knew exactly what we wanted and needed.

Negative experience: Dawn may be an excellent knowledgeable real estate agent. However her and Sotheby's listing fees are currently above market norm for luxury properties at the time of this review. We have had multiple agents who sell as many higher dollar luxury homes or more than she does offering to list our home for 4% and Dawn and Sotheby's wanted 6%. For this reason alone I can not recommend her or Sotheby's. Having owned a larger real estate company for more than a decade before selling it. I understand what agents do. I also know what agents claim they spend on marketing to hook sellers. On average in this industry. Most agents spend less than 1k on marketing the average home ( Home Photos $550 ) and in this type current market spend less than 2k on a home being sold for over 1 million. 9/10 times in this type market. Homes will be sold due to the listing within the MLS If you are selling a home over 1 million save a few bucks and list with another agent/real estate brokerage that charges based on supply and demand. Still scratching my head. Dawn/brokerage throwing away 60 to 80k vs the 100k plus they wanted to list our lake front home. On a side note by turning away the listing due to me not willing to pay more than 4%. This just tells me that Dawn and her brokerage Sotheby's is more concerned about their income vs their clients.

Fantastic experience: Dawn is not just a real estate agent when she works for you. She goes above and beyond every time !!! I have refereed her to several people and EVERONE of them will tell you that she was the Best referral. My neighbor had his house on the market for 90 days and his agent couldn't sell it. I told him to use Dawn. She not only sold his house in less than 30 days she sold it for $250k more than what the previous agent sold it for. I also referred her to my sister who also had her house on the market for 4 months with another agent. I told her to switch and use Dawn. Dawn had 14 showings a day almost immediately. She had 3 offers in less than a week and under contract in less than 2 weeks. Personally she sold my house for way above todays high prices and sold my house for one of the highest selling homes per square foot on the clermont chain. I could go on and on.... Fantastic experience: What can I say about Dawn. You won’t find a better realtor! She sold our house several years ago, and the sale was super smooth. All the “T”’s were crossed and the “i”’s were dotted. The house was one the market less than a week! When we made the decision to return to Florida several years later it was a no brainer, we knew what realtor we wanted, and contacted Dawn. She started finding houses right away. She found us several houses that we placed bids on, but ultimately lost due to the bidding that occurred (it is a sellers market right now). We would make the drive down to Florida when we could and she would always work within our schedule. When we couldn’t make it, she would tour the house and send us the feed so we could look at it live. We would find houses on the web that we thought we were interested in and she would research the area, the house, and the market. Listen to her if she tells you to move on. She knows the business well , and is an expert realtor that won’t let you down! She spent over 4 months with us. In the end we found our forever home. Negative experience: I had to reach out to this person twice in order to receive any sort of response from her and when we did hear back her note was terse, abrupt, and condescending. We listed our home through a recommended by the builder realtor and got stuck in a 6 month contract because of it. Negative experience: I would give her negative stars if I could, so unprofessional in manners and appearance. Pulled up in a poor person’s Benz... She scheduled a showing on the 4th of July, we declined and scheduled for the next day. Then she blew two appointment times 4hrs with no calls to our agent. Then we cancelled, then she begged for us to show the house so we leave again, only on the condition of having feedback...after the showing none to our agent. Florida is filled with uneducated and unprofessional agents and she’s at the top. Disgusting

Fantastic experience: I was selling my home in florida at the time of the housing crash (2005,2006,2007,2008) . Dawn never gave up trying to get the best possible price for my home. It sold within a short time but I wish I had put it up for sale a year earlier. Oh well.

Fantastic experience: Dawn helped us purchase our first home and then sold it almost a decade later! As a first-time buyer back then, she was extremely helpful with the entire buying process. Dawn was very thorough in explaining the process, what to expect, and made sure we were comfortable every step of the way.
