Fantastic experience: Very nice people
Negative experience: These apartments are a little pricy to be right in the middle of the highway and nothing really around it. Nice units but not very convincing on the price, better apartments around the area with lower rates or similar to activities to do.
Positive experience: I typically don’t write reviews, but in this economy where apartments are really expensive, I feel like there should be transparency about what you’re paying for. I will say my apartment is nice, but overall what you’re paying for is not worth it. If you look around, you have to also purchase your own washer and dryer or rent and when you do the math it’s just not worth it. Another thing, the elevators are always broke and smells like dogs along with the hallways. Sometimes you can find dog feces in the elevator. Since moving in 2024 I have not been able to badge anyone up because it doesn’t work, and was told “sorry, corporate hasn’t fixed it” I have to go all the way downstairs in order to answer deliveries, or to get guest so imagine being sick you live in a new state and with no help. The lack of urgency this apartment has is also concerning, imagine being out of state, a lot of people travel etc so putting a notice on the door last minute about needing to pay rent via cashiers check or money order is not ideal, likw imagine being out of the country no email goes out but a note on the door and you’re not there. The property also makes you purchase their property insurance outside of having your own, makes ZERO SENSE. I will Say the gym is nice, but overall, I’m not a fan of what I’m paying for, and It’s not that I can’t afford it, but if I’m going to be paying for something so high it needs to match. This is my second apartment since moving to Texas, I relocated to be closer to work but it’s a No for me. I do love how close it is to the airport as well.
Negative experience: 0/10 000/10 The property is going down hill. Halls smells horrible, parking garages full of dog feces, stairwells are gross. Nothing luxurious about this complex at all.
Fantastic experience: I've had the most wonderful experience with getting ready to move! I would definitely recommend these apartments! Everyone in leasing office was exceptional, professional, funny, and caring. I can't wait to officially get my keys on the 29th! I've been trying to write this update for a few days now, but, living here has been an experience I'll never forget. From the moment I signed my lease till now, has always felt like family. Kinda tearing up a little as I'm writing this. From Boujie, my cat, being pet of the month, to my daughter Johnnie going downstairs just to get snacks, to my homie Santa! Packing right now, well finishing up packing, is so hard because of so many great memories. I've loved living here. But I purchased a home. Home is where you make it, and Prairie Modern will always be that for me and girls.

Negative experience: Unfortunately, management at this complex has shown a lack of professionalism and responsiveness, especially when it comes to tenants with urgent needs, the management experience has been disappointing and stressful. When hiring managers, they should exhibit professionalism, accountability, strong communication skills, and a willingness to assist tenants promptly, particularly during urgent matters.
Negative experience: Overall, the community itself isn’t bad. The elevators are broken often. If you don’t any major issues then you will not have any problems. However, the management is incompetent. Even the regional manager. The property manager and regional manager has changed a few times over the course of a year.
Fantastic experience: If you are planning to move to Grand Prairie or searching for a new property that offers exceptional design and solid construction, Prairie Modern is a community you should visit before committing elsewhere. My experience as a resident here for over a year has been nothing short of excellent, and I believe it’s important to share some key aspects that set this property apart. Quality Construction and Thermal Performance The buildings at Prairie Modern are thoughtfully designed with the tenants in mind. The construction is solid, contributing to the overall comfort and quality of life for residents. One standout feature is its impressive thermal performance. The units retain internal temperatures efficiently, ensuring comfort throughout the seasons. Additionally, management is attentive to climate control in the common areas, maintaining a pleasant environment for everyone. Based on my experience in a west-facing unit, I found that some strategies—such as using blinds and ceiling fans—are helpful in managing the late-day heat during the warmer months. However, during winter, these same units require surprisingly little energy to stay warm. Other units with north, east, or south exposures may have some unique thermal characteristics. It basically balances out but with rising energy costs, although it is advisable to consider a utility contract that offers a level payment plan throughout your lease—they continuously adjust offerings. Exclusive Parking Garage Prairie Modern offers a unique amenity that distinguishes it from other properties in the Grand Prairie area north of Joe Pool Lake: it is the only property to provide a dedicated parking garage. Management ensures ample free parking spaces for residents, with the option to reserve specific spots through your lease, including dedicated spaces for electric vehicles. The parking garage is managed with a state-of-the-art electronic badging system for vehicles, enhancing both convenience and security. Parking Registration and Security Because the parking garage is a one-of-a-kind feature in the marketplace, it is important to discuss this amenity with the leasing agent during your tour. The registration process for parking is straightforward but involves three phases: one internal step handled by management as part of regular leasing paperwork, and two external steps that require residents to register their vehicles at a secure remote site. This external registration ensures secure enforcement of garage parking. The process is typically completed instantly, though it may occasionally take a little longer to confirm via automation. Be sure to monitor your email inbox for a “confirmation of registration” to finalize the process. Management is efficient in communicating with residents, but as with any secured parking facility, there may be occasional frustrations due to rule enforcement or non-compliance by others. Nevertheless, security is taken seriously and consistently enhanced. Final Thoughts on Security While no security system is entirely foolproof, and determined individuals may occasionally bypass safeguards, staying aware of your surroundings and communicating promptly with management can help ensure your safety, and a line of defense for your property. The added peace of mind is especially appreciated during severe weather, knowing your vehicle is safely sheltered inside the garage.

Fantastic experience: I’ve been living here for a year now, and Beatriz and Celeste always help me with any issue or need I may have. I renewed my lease for another year because I feel safe and I know they’re always there to listen and solve any problem that may come up (this is very, very important to me). Also, my apartment was completely new and beautiful when I moved in. It truly feels like home when Beatriz is in charge.

Fantastic experience: I moved in back in June and had the pleasure to work with Celeste and Windy. The office and maintenance staff are very welcoming and have answered any questions or concerns I may have had.
Positive experience: Not sure why I keep getting promoted to write a review via email so here goes… So sick and tired of the smoking neighbors on the 5th floor. My whole reason for moving here was cause it’s smoke free. I have complained numerous time times about the marijuana. I guess since ppl are paying their rent and they need to fill this place up it doesn’t matter, however, the staff is extremely nice & I’ve personally never had an issue with any of them. The maintenance team is the best! Turn around time is always same or next day unless it’s a part that needs to be ordered. Elevator 2 never works which sucks when you live on this side of the building. The biggest problem is the residents, seriously they are the problem and it’s too many dogs here! Too dog friendly … they pee in the elevators, the hallways smell of dog, the property store smells like it from time to time, they poop in the garage, once in my priority parking spot that I pay monthly for. The complex itself is nice but the floors and walls are too thin. I have a kid and I’m not going to ask her to “walk lightly” for complaining neighbors especially before quiet hours of 10pm. If you have kids, this isn’t the best place for you. 2600+ a month for a 2 bedroom is rent for a house where you don’t have to worry about smoke smells, dogs and downstairs neighbors, so that’s my next move after my lease is complete. It was very pleasant here the first few months I was here & they more ppl came the worse it got.
Fantastic experience: I had the pleasure of working with Windy Martinez at the leasing office, and she made my entire apartment search such a smooth and stress-free experience. She went above and beyond to accommodate me—I toured the property twice (once on my own and again with my boyfriend), and both times she was just as patient, informative, and professional. Throughout the process, I must have called her a dozen times with different questions, and she never once seemed bothered. Instead, she was always friendly, courteous, and professional in both her appearance and demeanor. Even with me living in El Paso during this transition, she made everything easy to understand and straightforward. The apartments themselves are beautiful—very modern, clean, and thoughtfully designed. The community is in a great location as well, close to the new developments along 161 , which makes everything convenient while still feeling tucked away. It really feels like a place that balances comfort, style, and accessibility. Windy truly provides excellent customer service and represents the community in the best way possible. I’m very grateful for her help and highly recommend asking for her if you’re interested in leasing here!

Celeste and the team were amazing and always willing to help if I had any issues. The gym was kept in great condition and pretty big when compared to other apartment gyms. The only reason I moved was because I want to live in Dallas.

Negative experience: Office management is rude and unhelpful. Takes them forever to handle one thing, they will try to sell you a dream during your tour and once you sign, they are misleading with terrible service skills. I would not recommend living here.

Fantastic experience: *WARNING* Great apartments, however, do your best to get on the VIP app to register your car. They will tow it and it’s expensive to get it out. Plus! You have to bring a tow truck with you to get your vehicle. No other tows are allowed. Almost forgot…Elevator 2 is always out. 4 story building.

The noise from the highway insane The call box is complicated for delivery drivers like DoorDash and Amazon Elevator 2 was broke about every other day The garage door were broken often The dog park was flea infested Parking garage doesn’t need 6 electric charging stations on every floor. Staff could walk around and pick up trash in garage every once in awhile The office staff can’t remember conversation y’all have had Management very sneaky and rude The hallways smell horrible One staff member looked like she was high often Office staff comes around very often You can only have 2 visitors at a time. My shower head temperature and faucet temperature never matched. Hotter water out of the faucet. I couldn’t close the door on my dishwasher after washing dishes because it would create mold on clean dishes Sounded like something was crawling in my vent in the bathroom. Walls are thin can hear neighbors. The game room and monthly brunches were cool. Overall easy process to move into tho.

Negative experience: The customer service here is terrible. The front desk lady (the Hispanic one) always has an attitude about the smallest things. And the police are constantly there in large numbers. It feels very very unsafe. 0/10 would not live here. Also, they can never give a clear answer as to when issues with maintenance will be addressed. I’ve waited weeks before. If you are used to a safe friendly environment DO NO LIVE HERE!

Fantastic experience: The property is new, love the amenities especially the roof top. The hallways are clean, and the apartments are spacious instead of right on top of each other. Besides the speeding on the freeway the property is quiet which I love since I work overnight. Windy Martinez gave me a good tour, and she’s probably the reason I’m thinking about moving in.

Fantastic experience: Lovely property with a great location and all the perks of a new build. The staff is very helpful—if they don’t have an answer right away, they make sure to find it for you. I really appreciate the enclosed garage; it’s a great feature. You get one free parking space, and adding a second is only $35, which is well worth it to protect your car from hail or sun damage. I absolutely love my new place
Negative experience: The past few months living here has been pure hell! The elevators hardly ever work. The hallways always have a smell. Smells as if trash has been sitting for days no matter what floor you're on. The communication with the property manager AND the assistant manager is horrible. Beatriz, the property manager is no help what so ever. She doesn't reply back to emails but will harass you multiple times at your door. Celeste always looks as if she's high off drugs, always has an attitude and isn't friendly what so ever! The gate in the complex never works. It is always down. There has been a break in where a woman's entire set of tires were stolen. As far as the towing system. We were notified of towing starting April 10th 2025, multiple emails sent out about registering to tow and when I had an issue with registering my car, beatriz was so confused as to what I was talking about as if she isn’t the ones who sends out the emails. There has not been anything luxury about my stay here. Upon me moving out, WITHOUT communicating with me, they went into my home and cut the breaker box off to make it seem as if my lights were off and tried to not grant me into my apartments so that I could get the last of my belongings….Lastly, if you put any negative reviews they like to remove them so please sure to save your reviews and check back frequently.
Negative experience: While the location and amenities initially seemed appealing, my overall experience hasn’t been the best. First and foremost, I encountered a serious problem with the garage. Theft occurred on the property. This incident not only caused me financial loss but also raised concerns about the overall security of the complex. I expected better protection for my belongings, especially in a garage community. I’ve also had unexpected charges on my portal for a month that only corporate can waive. I definitely regret making PM my home. **NOTHING** about this property is luxury. This parking garage should provide some sense of safety and security.. it doesn’t.. this complex has not taken accountability for the theft of my tires due to their negligence in not having a broken garage door fixed in a timely manner in December of 2024. On top of the emotional turmoil this incident caused it definitely caused some financial distress as well and this complex should address their lack of urgency in maintenance repairs. #theft #robbery #vandalism
Negative experience: There is nothing luxurious about these apartments (my floor is uneven, paint job is shabby). They close off amenities due to them not being able to keep up with cleaning and then blame the residents as to why they closed them. They send a bunch of passive aggressive emails to the residents, threatening to add charges. The parking rules are ridiculous, you will only receive 1 parking garage sticker even if you have more than 1 person on the lease, and threaten to have the car that you have on lease to be towed if you park at the front entrance (lol). Honestly, I’m not the type to write reviews but for the amount of money I pay a month here, I expect way more. I cannot wait for my lease to end, I know other residents that feel the same.

Positive experience: I had an amazing experience touring this apartment! The amenities were top-notch and the layout of the unit was very spacious and well-designed. Everything from the kitchen to the living spaces had a great flow, making it feel like a truly comfortable place to live. The property itself was well-maintained and had a welcoming vibe that made me feel right at home. Even though I wasn't able to select this property as my future home, I must say that the property manager, Karen, was incredibly helpful and kind. She went above and beyond to offer information about sister properties that may be a better fit for my needs. Her professionalism and genuine care really stood out, and I truly appreciate her taking the time to assist me in my search. Overall, I had a fantastic experience and would highly recommend touring this property if you're in the market for a brand new place. The team really makes you feel valued and taken care of. Positive experience: I’ve enjoyed the apartments so far. The application process was a little rough because of the delay in responses, but everything was sorted out and now everyone at the office is very responsive and helpful. The apartments are nice, peaceful, and in a great location.
Fantastic experience: Been here for about two weeks now and I’m LOVING it! The property is always clean and beautiful. Love how everything requires fob access. The gym is POPPIN omg. Office staff is extremely sweet. Celeste was very helpful and efficient from the time she showed me the apartment all the way through leasing. The whole office staff is great. We’re having brunch in the clubhouse as I type. Love it here

Fantastic experience: I recently moved into Prairie Modern, and it's been a fantastic experience. The apartments are modern, spacious, and managed fantastically. The staff is friendly and responsive, making everything easy and stress free.The location is perfect, close to shopping, dining, and parks. I highly recommend Prairie Modern to anyone looking for a great place to live!
Negative experience: I would not recommend moving into these apartments.They manage this property just as poorly as their management company (Capstone), based on innumerable online reviews, manages their niche speciality of section 8 properties. This is the first non-section 8 property they have attempted to "manage" and it shows. Leasing consultant, Celeste, is extremely rude. She had the audacity to bold-face lie and claim that when I came to look at apartments a couple of weeks ago that I asked to see every unit they had (200 units?), when she was the only one there. I have better things to do and have never requested that anywhere in my life. Additionally, why would I need to look at 2 and 3 bedrooms when I'm one person and therefore, need a one bedroom. I even told her I wanted to look at some smaller units because I was considering down-sizing from my large 1 bedroom. I still have the documents she gave me for the units I was interested in and they were only 4 units that were 1 bedroom of different sizes. I wanted to see all 4 of which she only showed me 2, as restricted by her management company because they are too cheap to staff enough people to handle tour demands, particularly on a weekend. When I originally came, 3 weeks ago, I told her the number they have on their Google business page doesn't work and had tried calling numerous times to no avail. She was disinterested and illogically/dismissively mentioned most people call via the main website, instead of saying she would talk to management to fix that. I'm pretty sure many have tried their Google listing as well, but clearly she is not business savvy. I then came back on Friday to see if I could look again to make a final decision. The regional manager said the unit I was interested in would be available to view on Sunday and that she would email me about a parking inquiry within an hour since she wasn't immediately sure of the answer. I never received an email, since she didn't care, but claimed when I visited that they are so "responsive." I called to inquire the next day and spoke to Celeste. She told me that unit is not available to view as the regional manager claimed, but she could show me one on the 5th floor which is the same floor plan. I emailed and asked when the one I originally wanted to see would be available. Of course no response per usual. I drive down there today to view the 5th floor property in person and tell her I would still like to eventually view the unit I originally requested, when available, before signing a lease if I decide to apply for that unit. She basically refuses to show it to me ever and says that I should trust whatever they are giving me without looking and they don't want to disturb the few residents currently living there by showing too many units (as if when people move in at full capacity or gradually, it will be so quiet in general). Why would I illogically trust you when you have bad customer service, I don't know you personally and you more than likely have poor quality standards compared to mine. Do you trust me to just move in without doing a background check and running my credit? No! Same sentiment. She had a nasty attitude, refused to listen to reason, then told me to leave because I didn't agree with her behavior or mentality. I tried to explain, if you bought a house, would you buy it without looking at the property 1st and that people's quality standards vary. I also have experience living in new builds and apartments, in general, so I know what I'm looking for quality-wise. I never had this issue touring any properties throughout the metroplex, even with this request. Glad it didn't work out. God allowed it for a reason. I dodged a section 8 management arrow. They don't respond to emails or calls, blatantly lie, are rude, lack business acumen and refuse to show units even when they become available. Goodluck dealing with this management company if you decide to move in. They also like to have truthful reviews removed, so had to repost.
Fantastic experience: Tyler, Celeste, Kris and Kim were AWESOME! We were in a serious time crunch and these ladies got my son in an apartment in less than four hours! They did everything that was needed to rush this process for us! I am very grateful for their friendly welcome and their kindness during a very stressful time for our family! I am 100% happy with my son living here! Would HIGHLY recommend!!
Negative experience: These apartments are not what they post online. Totally different experience when you go into the leasing office.
