Fantastic experience: We would like to share our experience with Ryan Schramm, our Orange County realtor for the past three years. Initially, when we thought about moving, San Clemente was a natural draw for us, so we began researching the area via YouTube as one source. First one to appear was Ryan’s. Loved his energy but, most importantly, his extensive knowledge and experience with every area and neighborhood. At the end of that video, he said that if his client was earnestly interested in a house, he was willing to go knock on the door to see if the owners would consider selling. That tenacity resonated with us. Thus, began our search for where we are today. What followed were many trips from Oceanside, where we lived, to San Clemente to see houses Ryan thought would be a fit. Got very close with one, put an offer in, but my husband and I backed out for personal reasons. After years of trekking back and forth, we decided that a 55+ community was more suitable and started looking in Casta del Sol in Mission Viejo. Again, Ryan found us a house, which we put an offer on and again, we bailed out. However, a similar one came on the market this past summer and we bought it. We didn’t want to buy it on the contingency of selling our Oceanside house, so his team put together a financial package which allowed that to happen. Along the way, we discussed with Ryan the possibility of him selling our Oceanside house, which was rather far from his San Clemente location. Nevertheless, he recommended price we agreed on and listed it as soon as we acquired our current house. With his amazing team and their excellent marketing, we received a full-price, cash offer. Ryan has been incredibly patient, helpful and caring with many meetings, phone calls and advice. We always felt as if he had our backs every step of the way. He’s an amazing realtor; professional and a genuinely great guy.

Fantastic experience: Ryan is, in my opinion, the most knowledgeable, helpful, and genuine agent in the south Orange County area, specializing in San Clemente. He genuinely cares about his clients and helped my husband and I for over a year while we were hunting for a new home! We ultimately settled on a place in South San Clemente and could not be happier! He is a family man who will prioritize your needs, listen to your requests, and give very valuable advice/input where needed.

Negative experience: I found Ryan based off of his YouTube channel and these Google reviews. To be perfectly honest, I'm not sure who all of these 5 star reviews are from. Ryan started out great at first, giving us an overview of the San Clemente area and assuring us that he is the right person for this job. Unfortunately, this was not the case. We had previously parted ways with another realtor due to poor communication and lack of initiative, and I regret to say that Ryan exhibited the same issues as the process continued. I ended up finding all the potential homes myself on Realtor.com, and not once did he send me recommendations or updates, which should have been the first red flag. When I found a home I truly loved, I asked Ryan to vet it thoroughly and ensure it wasn’t a rushed flip. He assured me it was a solid investment and advised making a full-price offer to secure it, despite the house having fallen out of escrow three times prior. He claimed the sellers had invested over $200K in renovations. Upon inspecting the property myself during the close, I noticed that even the toilet paper holders weren’t screwed into the wall. It was a TOTAL flip, and not nearly that much was spent! Halfway into the process, it started to feel like Ryan was more aligned with the seller’s interests than ours. To add to the disappointment, the appraisal came back a lot lower than our offer. Despite this significant gap, Ryan discouraged us from negotiating too much, suggesting we might “lose” the property altogether. I am happy with my property, but it is no thanks to Ryan. I feel like we lost a lot of money with him in this process, and he was not on our side. Even after the deal was finalized, Ryan did not meet us in person to hand over the keys, and I had to follow up myself on the day of closing to confirm that we were officially done. I asked him a handful of times to make sure we also obtained keys to the amenities in the association. And guess what? Upon closing, NO association keys. Now we have to pay a crazy fee to obtain keys to our own community amenities. He had also promised to help other family members who were also searching for homes, but they have not heard from him since. Lastly, while not required, a token gesture to acknowledge our purchase—like a small gift or even a congratulatory message—would have been appreciated, especially given the significant commission he earned. He even ASKED us what we wanted over text, but we haven’t seen him since we toured the home together initially. He was not there for close or final walkthrough. In the end, I wouldn’t recommend Ryan as a realtor. He seems more focused on securing his commission than genuinely advocating or caring for his clients.

Fantastic experience: For years we have dreamed of living in San Clemente. Buying a home at long distance is difficult at best. Ryan is the most outstanding real estate agent we have ever worked with. He understood exactly what we were looking for and was not just on the spot with answers to questions and taking care of details, but already thinking ahead and acting on our behalf when issues arose. As out-of-state buyers we benefitted enormously from his vast array of resources for a range of needs such as inspectors, insurance, tradespeople, etc. He will be there with you every step of the way.

We selected him because we met him at an open house some years ago and he impressed us with his thorough knowledge of San Clemente’s many neighborhoods. If you know no one in San Clemente, Ryan is the guy to use. He’s a second-generation San Clemente resident and his parents still live there. He’s been in the business long enough to know how to get things done, who to refer you to if you need quality remodeling work done after close of escrow, and what issues to consider in the process. When we sat down with him at our first meeting he spent about 40 minutes listening to what we were after, like a matchmaker trying to put us in the house of our dreams. He took us around to some prospects, handled all the details of the offer in a professional way and was diligent in his communications throughout escrow. In short, he’s everything you’d want in a buyer’s agent, and I’m sure he brings the same focus to the game when he’s a listing agent. Fortunately he was able to put us in a house that we hopefully will never have to use him for that. He also has a GREAT YouTube channel that even includes information on various San Clemente neighborhoods and other useful information on the home buying process.

Negative experience: DON’T hire Ryan! He put his own interests to line his pockets over the safety of our children and community. There are so many better ethical Realtors in San Clemente. Ryan is not looking out for our community that he claims to be a part of. Please don’t help him put our community at risk.

Negative experience: Avoid Ryan and his team at all costs. There are plenty of fantastic Realtors in San Clemente to choose from. Ryan is not among them. His business practices are unacceptable to the community he claims to be a part of.

Negative experience: Ryan is selling to big business in family neighborhoods. He has no regard for the safety of our children or the quality of life in SW San Clemente - do not do business with him!

Negative experience: Ryan only cares about one thing - lining his pockets. Even if that means at the detriment of others. The community of San Clemente deserves better.

Negative experience: I had a truly awful experience Ryan. He was completely unresponsive when I reached out to get his feedback on a recent property he closed in Southwest San Clemente. He claims to care about the people and houses of his so called neighbors, but he is more interested in his own agenda and bank account than anything else. If you’re looking for an agent with no morals then Ryan is your guy. Do some research for yourself before you sign any paperwork with Ryan. I would strongly advise anyone to steer clear of this agent and find someone who genuinely cares about their clients' needs.

Fantastic experience: In September of 2020, my wife and I made the decision to move from our home of 35 years in the Carmel Valley area of San Diego to San Clemente. We wanted to be closer to our children and grandchildren. The real estate agents representing the sale of our place in San Diego suggested we allow them to find an agent to represent our interests in San Clemente. They referred us to Ryan who turned out to be, in our opinion, the best person we could have hired to help us in our search. Our needs had to be considered making the task a little more difficult. Elderly, vision impaired made the task a bit more difficult to find a floor plan which would be safe to navigate. Due to low inventory and the pandemic, the search went on for 10 months.
