Fantastic experience: Recently my wife and I found a beautiful view home on the south hill…..we needed to get a fair offer in quickly or we would lose the opportunity…AND the only way we could afford this home was to sell a rental…and do both deals in about a month! I was also going to be out of the country for 2 weeks during that time. I felt it was highly unlikely to come together. BUT BOTH DEALS CAME TOGETHER thanks to Brandon and closed on the same day! In one day he found a buyer for our rental and we simultaneously made a great offer on the south hill house that they accepted. Brandon arranged for Heidi Kenerson at Banner Bank to close both loans a few days apart (a great idea) and just a few weeks later (after returning from mexico during most of the arrangements) we closed both properties, simply transferring funds from the rental to the new house without bridge loans or complicated interim financing. We were amazed that it all came together in a few weeks.We were continually impressed at the ease, thoroughness, and grace that Brandon managed every part of the negotiations and transactions. Fantastic experience: We knew Brandon somewhat via a "friend of a friend" situation and always got the impression he was a good straight-forward down-to-earth guy, so when a realty opportunity came up, we jumped into doing a little more research. Fantastic experience: Our Presbytery decided to sell a church we owned in Everson, and we knew the person to call for help was Brandon Nelson. Brandon took the time to really understand what we were selling, including the land, zoning, the buildings and their condition, and then wrote a strategic plan to "optimize" the properties for the market before we ever went live on the MLS. In our situation, that meant first legally short-platting the property into three parcels -- a process that took a full year and involved a land use consulting firm, an attorney, the City of Everson, a surveyor, and more. Since the properties would share a private alley, there were easements, a road maintenance agreement, all of which required multiple drafts and lots of editing, and Brandon was involved, easily reachable, and communicative at every step and made meaningful contributions throughout the arduous process. For the buildings themselves, Brandon and his team strategized and referred every needed vendor for pre-listing inspections, interior and landscape clean-up, carpentry to repair a staircase and more. He also advised when NOT to put money into certain aspects, ensuring us they would fall into the buyer's planned remodeling and would not create a positive return if we did them up front.

Fantastic experience: We were referred to Brandon Nelson through our daughter’s colleague, and we would strongly recommend Brandon to anyone who is looking for a GREAT realtor. Brandon is a consummate professional, knowledgeable of and involved in the local communities, and exceedingly patient. We went to this one property eight different times and he met us there every time, bringing in local contractors that he has personally worked with to give us estimates for potential work to be done - I’m talking well inspection and water analysis, crawl-spaces, remodeling contractors, and home inspectors - he knows all the top people in the county and they all like working with Brandon. Fantastic experience: Recommending Brandon Nelson When we called Brandon in early April 2025, he took the time to thoroughly inspect our house and help us determine what repairs we needed to make before putting our house on the market. For example, we needed to repair some siding and trim where there was water damage, and the roof needed replacement. Brandon brought in excellent contractors, and the repairs were done quickly, well, and at a reasonable price. When it came time to determine our listing price, Brandon did a thorough market review. We spent most of the evening discussing it and came up with a price that worked for all of us. We had also spoken to another agent, who tried to convince us that we could go higher on the price. Brandon respectfully refuted that agent's strategy and explained why pricing too high could hurt us, by potentially causing a loss of time and ultimately leading to a price drop. We listed our home with Brandon on May 8. On May 16, we had a solid offer, which we accepted. From then until the closing date of June 13, everything went smoothly. Fantastic experience: I very rarely write reviews, but I feel compelled to rave about Brandon. I don’t live in Bellingham but worked with him to sell my mother’s home when she moved into a Memory Care community. Though I am not a real estate expert, I do own a number of rental homes in the Seattle area and have worked with my share of real estate agents over the past 20+ years. Brandon is exceptional. After viewing the home, Brandon submitted a proposal with a few different options – one to sell “as-is” and another to sell after cosmetic upgrades (paint, flooring, fixtures, etc.). I had done my research on pricing and the Bellingham market, and his proposal seemed spot-on. He explained the pros and cons of each and said that part of his service included arranging for all the necessary work. He also offered a “loan” service that would cover the costs of cosmetic upgrades to be paid out of closing. The proposal for cosmetic updates made the most sense to me as timing was not an issue. That said, from the moment I signed the contract to the time the house was ready to go on the market was just about a month – incredibly fast considering he had to manage more than a half dozen subs. He arranged and oversaw interior painting throughout, interior flooring replacement, lighting fixture updates, electric outlets and switch replacements, numerous handyman projects, a detailed interior cleaning, and a good outside clean-up. He had the home beautifully staged and professionally photographed and then put it on the market. We had competing offers the first day and eventually sold for above asking price. Brandon was easy to work with and super communicative. I am not local, so we worked together via email and phone. He took care of everything and made the whole process easy. I knew I was in good hands. I would highly recommend Brandon for any real estate needs. I only wish he worked in Seattle too!

Fantastic experience: After the death of the homeowner, his family and I interviewed a couple realtors and decided on Brandon Nelson to list his unique rural property. Brandon explained to us that he would act as “project manager”, coordinating all the steps necessary to get the property ready to sell, all the way through closing and possession. We felt that was going to be necessary for this very special property. In this case, the project management included arranging a weekend woodshop sale to re-home the homeowner’s lifetime accumulation of woodworking tools, machinery, and extensive wood collection. Brandon’s own woodworking experience and his contacts with the local woodworking community were extremely valuable. He organized and prepared the woodshop, set the date, spread the word and advertised the sale to the community, coordinated a team of helpers, and hosted a hugely successful and fun sale event at the property. It couldn’t have gone more smoothly, and with his continued outreach over the following weeks was able to place nearly all the equipment and wood into the hands of people who would use it and care for it in a manner that would make the homeowner proud. Brandon handled the entire process (prepping the house, the woodshop sale, showings, negotiations, closing) with professionalism, efficiency, sensitivity and good spirit. He was always sensitive to our recent loss and his communication with us showed his concern and understanding. He never pushed, and always made sure that we were comfortable with the timelines prior to scheduling cleaners, repair-work, staging, photos, showings, and closing. Even though Brandon was also the buyer’s agent on this transaction, we felt fully represented. He didn’t play favorites or try to unduly influence an unreasonable price adjustment in favor of the buyer. We were very pleased with the final selling price, the terms, and the speed in which the property sold and closed. Brandon negotiated a fair deal for both parties with open communication between all of us during the process. Brandon was diplomatic yet firm in dealing with a couple problematic contractors. When the work wasn’t getting completed satisfactorily or according to plan, he took care of the problem calmly, without anger, and found someone else to take care of the job very quickly. He was always willing to answer our questions with respect, and responded quickly whenever we contacted him. Brandon got my call and it this was not an “easy sell” , I was going thru a divorce -restraining order included- and he patiently navigated thru all the legalities and details of such scenario while effectively communicating with both parties, assisting with the move, proposing different ways to sell the property in a timely manner while maximizing the profit. Fantastic experience: My elderly neighbor Dave had arrived at a point where he was ready to move to assisted living. As he and I were close friends, he asked me to help prepare his house for sale, including finding a Realtor to help list, market, and sell the property. Other neighbors recommended several Realtors, and I had also known Brandon Nelson for many years so I called him as well to come and look at the property. It was clear from the start that Brandon was the right person for the job. It would have been perfectly reasonable for anyone to be overwhelmed with the state of the backyard and its years of overgrowth, the accumulation of decades of "this could be useful one day" things and materials, and a house that "needed a bath" inside and out. But from the start, Brandon only spoke about the tremendous potential the property had, and how he and his team could clear it, clean it, beautify it, and present it to the market in the most favorable way. He sent me a written proposal which Dave felt great about signing, and Brandon immediately got to work. The project took about two months and absolutely transformed Dave's property. Brandon's crew cut, cleared, loaded, and hauled away multiple trailer-loads as the once-beautiful backyard re-emerged. Brandon then arranged to have a 6-foot cedar fence built around the backyard. It beautifully framed the reclaimed landscape and added significantly to the property's appeal. The home's roof and siding, windows, interior, driveway and sidewalk surfaces were all professionally cleaned. The front yard was manicured and beauty mulch spread in the beds. I should mention that Brandon fronted the cost of all of this work and communicated with me every step of the way. As a final step in the clean-up, Brandon arrived on site with his courtesy moving truck, and helped load it full before he and I made trips to the ReStore, the toxic materials disposal center, and finally the dump. When the house and property were ready, Brandon had it staged and photographed, and the marketing was just stunning. The process worked as predicted: We received 10 offers, which Brandon walked me through and helped explain their unique strengths well beyond just the offered price. When we narrowed it down to just two, Brandon made a phone call to negotiate a ten thousand dollar increase to what was otherwise the strongest offer -- and within minutes we had a solid sale under contract more than 10% above list price. In summary, the work done by Brandon and his team of helpers and subcontractors was an incredible success. Dave, and those of us who love him, feel deeply grateful.

Fantastic experience: Kate Polselli is an awesome agent. I had an interest in buying a home but at a much lower price than asking. She said let’s just put in your offer and was excited to do so, it was rejected. Kate asked me about it two weeks later and she recommend a new price, higher but still well below asking. This offer was accepted. I found out that my offer was accepted the day before I took a ten day European vacation. Kate said “no problem, I’ll handle this”. After considering the legal implications, time constraints and our lack of experience with marketing and social media, we hired Brandon Nelson Partners. Fantastic experience: We hired Brandon Nelson as out-of-town sellers. We were 5+ hours away in Portland and were nervous about how we would sell a house from afar (how many times would we have to drive up, etc). Well, we needn't have been nervous at all.
