Fantastic experience: Living in 1800 Spruce for nearly 1 year and just renewed my agreement for the next year. Location is good, pricing is reasonable and environment is also nice. Managers reply to emails fast. I think this is a good choice for cal students.

Fantastic experience: I have lived with Raj Properties for 2 years now and as a college student whose first time finding off campus housing was with Raj Properties, I honestly could not be more satisfied. First, the people who manage the building are so on top of everything and extremely responsive. Whenever I have had issues, they are always right there and ready to pick up my calls and/or send someone in to get my issue fixed ASAP! One person in particular who has really helped me is Sulochana. She has been so responsive to all my calls and inquiries and is so patient when I need help with something or got confused with something. I really appreciate the helpfulness and warmth Raj Properties has shown me in my 2 year stay. They have made the first true step of adulting so much more bearable! The apartment itself is also just so lovely. From 2 sinks to a nice balcony to open living rooms and newly designed floors, I genuinely have loved living here! We also are given the option to rent out indoor parking spots..and if you know Berkeley you know this is an awesome perk! Anyway, I don’t have anything bad to say and am truly gonna miss living here!! If you’re even considering living in an apartment by Raj Properties, don’t hesitate!! Best decision ever!

Negative experience: It’s the worst property management company. I am a phd student at UC Berkeley and I’m a tenant living in 1931 Dwight and i am having such hard time dealing with them. I found mold in my apartment although i used dehumidifier and i took all the precautions. I warned them as soon as I moved in that my apartment felt so humid but they Didn’t do anything until i saw mold growing everywhere in my closet and under my bed. Even when i showed them the pictures the only thing that they did they brought a small spray and sprayed only the affected area and that’s it . Because of the mold, i got health issues . Now, i am getting the city of Berkeley involved in this. Also, i am paying separately for the parking and the entrance gate had issues for a long time and left a maintenance order. But they never fixed the issue. This evening i came home but the gate doesn’t open at all to park my car. I got stuck outside so i called the proper Manager and she came and she told me “i regret renting this unit to you” instead of apologizing for the inconvenience that i had to go through all those months that the gate wasn’t working properly!!! Never rent an apartment from them! I can’t wait to move out of this hell. This is the worst experience i ever had in my life time renting an apartment. I am a busy student and all i was looking for was a good habitable unit so that i can focus on my study but now this apartment is giving me so many dramas!!

Negative experience: I made one day delay in pay monthly parking rent, they charged me 50$. They are very into money than giving good service. Last week, parking was flooded, can we also charge you for 50$ of bad service? I strongly recommend you be more ethical and considerate. Be aware these people can take your money ....

Negative experience: Staff couldn't find our key and made me wait for over 20 minutes and ended up telling me they gave the key to a dude next door. We got the key back but they didn't apologize for whatever mistake they made...

I had twelve months lease in a nice apartment with a silent neighborhood, and the prices are reasonable in the all the properties i was toured some properties when i move in. The apartment very quiet and safe and it has gated entry , everything is near to me the campus as well as the bus stop and the Bart station too. moreover the maintenance team is there to take care for any issues. I really enjoyed the living in this property

Negative experience: DO NOT RENT WITH RAJ PROPERTIES. They will not return your security deposit. They come up with fake repairs, damages, and assign random prices to them, without receipts or documentation. They will not respond to your requests. Be cautious of this company.

Negative experience: RAJ PROPERTIES engages in deceptive and fraudulent practices to keep your security deposit. It has been 45 days since move out, management has not responded to our requests for receipts of itemized repairs after refusing to refund 75% of our deposit. Additionally, they have fabricated the cost of repairs, held us liable for broken furniture from previous tenants who requested its removal, and have lied about the status of our deposit. If this happens to you, take them to small claims court — the Raj family has a history of criminal activity and their landlord practices are predatory. Stay away.

Negative experience: Not a good real-estate company to rent from. They tried ripping me off. Saw an apartment for 3350 and just a week later price was raised to a whopping 4200. Lady said they matched market price but Zillow gives me an estimate that is $3000. Do not go with this company ever

Negative experience: I have been a tenant in their property for about a year. They respond to maintenance requests pretty quickly, but most of the time they cannot fix the problem properly. Their maintenance crew does not care about safety. There was a gas leak on the house line that took months to fix. They permanently disabled the safety switch on the furnace. They do not answer my questions when they do not want to. The only positive thing I can say is that the rent is a little cheaper.

Negative experience: Beware! Do not rent a parking spot from this company. I have been renting a spot at 2114 Parker. It is not a secure location as it was supposed to be. The clicker to open the gate has been broken for months. New clickers don't work, old clickers dont work. Impossible to talk to any one except office staff who have no authority. Beware of this scam company. They want to charge extra late fees though I have not been using the spot because of this issue. Horrible management. Horrible company.

Fantastic experience: The apartments at 2070 University Ave are a great place to live, quiet and great for students because it's so close to campus. Management is quick to respond to issues. The tenants that currently live there are kind and respectful. I highly recommend it.

Positive experience: I’ve lived at one of Raj’s properties in Berkeley for about 6 months now. We took the place as-is, so there was no cleaning or anything done. The unit itself is nice enough, and staff are responsive to phone calls. One thing is that work orders could be fulfilled with more urgency by getting more staff or wider availability for unit emergencies.

Finally, they kindly wrote a letter of recommendation as my past landlord in order to help me to find an apartment in NYC. I would recommend 100%!

The company responds quickly to engineering problems, stays in contact with me, and checks-in often to engage my concerns. My apartment complex is particularly well-maintained, and the manager Nidal goes out of his way to keep the lobby area clean, secure package deliveries, and accommodate his residents. Nidal has been kind to me and my housemates over the last several years, and his conversations are a highlight of my stay on the property. I would highly reccomend Raj Properties to anyone seeking housing in Berkeley!

Fantastic experience: Have rented here for the past 6 months, and have always received timely responses from them. A couple times the washer/dryer broke in my unit, and each time they refunded me my lost quarters. When I first moved in there were some issues installing my internet, but they sent out someone to help within the hour which was great. The common areas in my building are cleaned regularly. Despite the other reviews on here, I've only had positive experiences with Raj Properties. I've been in the office a few times and the staff are always friendly.

Negative experience: My wife and I moved into one of there properties in December 2022 and since then we've had to report issues with almost everything in this apartment. For $2600 a month, we had several electrical fires in our kitchen; the tiles in the kitchen had to be re-done; the dishwasher wasn't installed properly. I've had to call the police several times for unruly disturbances, drunk tenants trying to break into the front gate, family of tenants yelling outside, people that even don't live here. We have had so many problems with the mail from not getting it for weeks to, coming home to see that our mailbox is splayed open with our mail on the floor for anyone to pick up. Rajmeet even asked my wife to remove pictures of our mailboxes that was tampered with from Yelp/Google reviews. Why would she do that? The plumbing is terrible; there's a loud constant screeching whenever any of the faucets are on. Now because the toilet is absolutely worthless, they have to replace that as well. Very high rent to live in a Berkeley ghetto. Save yourself the constant aggravation we are enduring everyday. A group of firemen and several postal workers told us how cheap and money-hungry Raj Properties are. They have a known reputation apparently and they'll do whatever they have to to discredit their customers. Not a trustworthy company. I DO NOT recommend.

Fantastic experience: I have lived at their “1910 Berryman st” property and experienced the best residential support services with Raj Properties Management. The staff are friendly and helpful… Anytime I have submitted a maintenance request I have received a prompt response. The apartment is nice, quiet, clean and tidy and everything you want in a comfortable stay in Berkeley. It felt safe and secure. The main point: its excellent location, only 7 minutes away from Safeway. You can easily access food supplies on the popular Shattuck and Solano Avenues. With a gorgeous terrace view. You get to see a great view of SF downtown with Golden gate and Bay bridge. A beautiful neighborhood with parks and tennis court. Easily accessible buses ( The bus stop is just right by our street) also walking to get to all the attractions. We believe there is nothing that can be improved!I have loved my time here and I always recommend it to others, specially all of the incoming graduate students.

Fantastic experience: I lived at 2431 Ellsworth for a year in a 2 bed 1 bath unit and it was extremely spacious with plenty of storage space and mirrors lining the hallway and the closet doors. The managers are absolutely lovely and are quick to respond to maintenance requests and general inquiries via call or email. For ex, we had to get our shower door and lights fixed a few times and every single time they responded within 24 hours. The rent is affordable as well so I highly recommend renting with raj!

Positive experience: Raj properties was very accommodating throughout my lease. Whenever any issues arose, they responded promptly and sent someone out to come fix it. The only thing that wasn’t quite enjoyable was the construction that went on for a few months below my apartment. I woke up to hammering and shaking pretty often. However, the new laundry room is now finished so new tenants can enjoy it.

Fantastic experience: I've been a tenant of Raj Properties for the past year and it was my first experience outside college dorms as a Sophomore. While I was skeptical at first, my stay turned out to be one of the best things I have had at Berkeley. From the spacious apartments to plumbing services on time, I have had a hassle free stay here. The tenants are even flexible with rent payments sometime, which was crucial for me as a working student. Moreover, the view from my balcony is insane and I don't think any of my friends had a property like this all year. The unit I had was a two floor penthouse for prices less than a double my friend paid for close to campus (The Standard). I couldn't be happier and would recommend staying here next sem.

The apartment was quiet and safe area and it was very near to downtown and about 100 mts there is a bus stop which was so helpful for me. The support and maintenance team was very responsive and resolved the issue within a short time. To summarize it's was good stay and would recommend for others.

Fantastic experience: I lived in the apartment before Raj Properties took over and noticed improved service immediately. They actually had management staff in town so whatever problem arose was addressed as quickly as possible. They created a way to pay monthly rent on the premises which was very convenient. The maintenance people, especially Jas and Oscar, are super. Jas, who is very smart, is always cordial and straight-forward. She loses no time in looking for the best solution and is tenacious about getting the job done well. She listens patiently to my description of the problem whether it's a leaky faucet, a faulty overhead light fixture or a stove on the blink. She doesn't waste any time and doesn't waste my time. How refreshing! And when they replace something they put in the latest technology. Oscar knows what needs to be fixed and knows how to fix it. He's a craftsman and a fun person. What a great team.

Fantastic experience: I have lived an apartment on Spruce Street with my three other roommates for almost two years! The experience is really good and I firmly believe we will live in Raj Properties's apartment until we graduated. The building we lived has high security since the front door is locked all the time and I never lost any packages! What I appreciate the most is how fast Raj responses to my maintenance request! Sometimes the situation is really urgent like the leakage of the tube in the kitchen, and Raj responded emails so quickly that they sent people to repair in several hours! Besides, the building's hallway is always clean! Strongly RECOMMEND to choose Raj if you are looking for a cozy, sweet home!!

The apartment was in a super quiet and safe area, which was exactly what I looked for. It was super convenient with just a minute walk to the campus as well as the bus stop. Fantastic experience: "UNDER NEW MANAGEMENT" I've read and heard several reviews from people and I am going to share my experience of how it has been for me. Raj owns several properties, therefore, it is understandable that different people will have different experiences. I began my relationship with them by renting a parking spot for my car when I moved here. I happened to come across a woman who asked me if I will take over her lease. I was not sure but I visited the apartment regardless for a showing as I needed a new place. For a one bedroom, this was the cheapest I found in the radius around campus. I really felt the apartment was clean, tidy and cozy and therefore I decided to take it. I am a clean person, and I cannot stand uncleanliness but this was not the case here. There is weekly cleaning of the corridors and general areas of the apartment and I have been watching the cleaners work hard and do their best. So at the beginning I was not sure about their services but as I started living, anytime I gave them a service request, they would address the issue in a timely manner. This was also the opinion of my neighbors, some who have been living here for 5 - 10 years. So I gradually realized that a lot of complaints were coming because the operations were run under the supervision of poor employee, whom, I am so glad, that no longer worked here. Just as I signed my lease, fortunately for me and Raj, a new employee was found who was then promoted to a manager position. Jaz, is the one of the MAIN reasons I signed the lease because I trusted in her excellent customer service and was very happy to learn eventually that management was put in her hands. She is hard working, consistent and ABOVE ALL - POLITE and courteous. Rudeness primarily puts a customer off and that is what bad customer service means. I have now lived here for two years and I do not recall a single occasion where Jaz brought me any disappointment. She really did change the face of the company. Regular cleaners, good and professional staff in the office, regular maintenance staff. Previously, my apartment also had a horrible & trashy on-site manager, upon my complaint she even hired a decent Berkeley graduate as the new on-site manager. If you have issues, I recommend you always email the office and escalate the matter to the manager's attention. Essentially, the fact that I am still here, speaks to it. If I was unhappy with my living situation, then I would have moved out at the end of my one year lease, but, in reality, I do live here, and have no regrets.

Negative experience: Raj Properties takes great care and pays special attention to detail to make sure every tenant has a great experience. Take this sign at one of their buildings as evidence ("RAJ RPoPERTIE")

Fantastic experience: I was a Resident Manager of one of their property’s for a little over 2 years. I was met with professionalism and respect. Jas, the office manager, was especially great and communicated efficiently despite an enormous workload. Work-orders were completed promptly and they fixed any problem that was within their power to do so quickly. Ultimately I had to leave due to a milestone in my life being completed, however Jas and the office made sure to let me know and feel I always had a place to stay if and when I chose to move back! They are constantly working to remodel their properties and make them more modern and comfortable. Lovely all around!!

Negative experience: truly a terrible place to rent or do any business with. Would give 0 or negative stars if possible. UNETHICAL AND DIRTY business practices!!!

Negative experience: Interacting with them = absolute worst time in my life. I feel bad for its staff who accrue bad karma daily by knowingly doing unconscionable/questionable things to others.

Negative experience: The staffs, especially the manager are rude and sucks. Not recommended at all

Positive experience: After going to talk to office today, I think I should give appropriate comments here without my personal emotions. Positive: First, this place is so convenient and close to lots of restaurants, near bart and the location is absolutely 5 star! Secondly, the staff here is easy to communicate and they will explain detailed to you if you ask them questions. Thirdly, this place is quiet, I was concerned before because nearby a lot of restaurants but they won't have many noise. Fourthly, after leaving office today, I saw they prepared and decorated for Christmas which I think it's a lovely office. What's more, they will take care of all the tenants/subtenants safety. Negative: Firstly, the reason why I'm angry and feel sad yesterday because I folded all my recycle boxes to save spots for others who use recycle bin, only two recycle bins in this office and I never left boxes on the hallway but they didn't check monitor to see whether someone takes my recycle boxes from bins, they directly fined me 35 dollars, after explained to them, they void that payment. It makes me angry is why I spent extra time to fold boxes and sometimes have to keep my boxes at home when recycle bin is full, they didn't check the truth before fined me? Secondly: For both tenants and subtenants, they won't responsibility for any package stolen issue, it may makes sense because even if my previous luxury apartment they also won't take charge of any missing package. However, I hope they have auto-lockers for us which can keep our packages safe. Oh, I just received email said subtenants couldn't use their office address as package delivery address, but I used my home address which is not their office , it will go to their office.... Thirdly: If you are looking for not 1-year stay because of job changes or other situations, please be careful to think about staying here before you move in because you paid same money but you couldn't receive same respect. That's my own problem because of trusting tenant and he said he've already talked to office before I moved in.Then we both signed the sublease agreement but office have a lot of rules like subtenants couldn't submit work maintenance and so on. Honestly, that's my problem I need to negotiate with tenant not property, if I know these before moved in, I'd rather find some place to have 1-year agreement. So this is just a friendly reminder for any future subtenants, not for tenants. I won't write any suggestions for tenants because it depends to you and as what I think, if I'm tenant not subtenant here I will much like this place. I just leave very fair comments here and because I've already paid 4months rent to tenant and I don't think he would return back my money if I want to move out earlier so I just want to stay here quietly and won't suggest anything after this review. Overall, I have to say this location is so so so convenient and staff here are pretty great.
