Negative experience: As I am a renter, I still don't understand why I need to pay for them every month .Typically only owner pay. They don't do anything . Additionally they have NEVER came to the house in person AT ALL. I don't think they have never ever actually seen the house before move in and after move out . Only remote assistant. totally scam service

Negative experience: This agency is the worse with communication. We drove 5hrs, were able to view the property as it was self-guided and everything was automated. However, we were NOT able to reach anyone on the phone nor in person to submit an application. Left numerous voice messages. NO response! Links did not lead to an application. The house was actually no longer available, yet, it was available for touring. It is one of most disorganized property management. I am glad we did NOT do business with them. Dodged a bullet!

Negative experience: The main reason we chose not to renew our lease was our extremely unsatisfactory experience with SGI Management. In addition, the renewal fee was unreasonably high. Our experience has been a disaster since day one. While touring the property with our real estate agent, we saw cockroaches. We requested pest control, but management refused because one of their managers claimed they did not see any. It was only after I took photos of dead cockroaches that pest control was finally approved. There were also electrical issues, with tangled circuits that required an electrician to come and fix them. The A/C fan continuously ran, and management’s only response was to tell us to connect it to Wi-Fi and turn it off. Of course we tried troubleshooting. Eventually, an A/C technician had to come out and properly repair it. Whenever I submitted maintenance requests, management repeatedly warned that if the issue was determined to be our fault, we would have to pay for it. This created unnecessary stress, especially when these problems existed from the beginning and should have been addressed prior to move-in. Three months before our lease ended, management began aggressively contacting us about renewal — day and night — through texts and emails. Despite asking them to stop, the messages continued. We were still deciding whether to renew, yet all five members of my family were repeatedly contacted. It felt like harassment. Overall, our experience has been extremely disappointing, and I would not recommend SGI Management to anyone.

Fantastic experience: SGI is great. Working with Becky & Ryan is always smooth sailing. I never have to worry about anything & they handle issues, renewals, and leasing promptly with care. It's rare to find good property management these days, and SGI is one of the best I've worked with.
Negative experience: We worked with SGI for many months trying to rent out our condo in downtown Dallas. They AI generated our marketing that never looked very good, and we never got any interest generated. When our HOA rules changed, all of our marketing and contract was discontinued without so much as a phone call to explain why. Jessi Wyman was very unhelpful and slow to respond. I would recommend using another company as I found the people I worked with here to be rude and lazy.

Fantastic experience: Prompt, pleasant service!
Negative experience: I strongly believe this company is operating a scam. They have a single-family home listed for rent in Arlington, TX, on Zillow, and I can share the address if needed. The listing is active, features professional photos, and the automated system quickly prompts you to “request a tour” or apply online. Despite my suspicions, I called for more details, even though they insist on submitting applications online. After several attempts, a representative informed me that the property is “no longer available” while aggressively pushing for online applications and an application fee of around $50 plus $5. When I pressed for more information, the person I spoke with—who had a heavy accent and claimed to be from a call center—became evasive and abruptly hung up. This indicates that the property is NOT actually available, yet they continue to advertise it and collect application fees and social security numbers from unsuspecting renters. This follows a classic rental scam pattern: listing a real address that isn't genuinely for rent, harvesting applications and fees from countless hopeful applicants, and then either disappearing or claiming “someone else got it.” The representatives I spoke with seemed to be reading from scripts typical of an overseas call center. The process is highly automated until you pay; at that point, you're left to fend for yourself. Please do NOT pay their application fee. I've reported this listing to Zillow and plan to file complaints with the Texas Attorney General’s office and the FTC. I encourage others to do the same. This situation needs to be investigated.

Positive experience: I have mostly lived in apartments so this is my first rental home as I need more space with a new addition to my family. It was a few things that I was expecting to be completed prior to move in such as cleaning and lawn care just initially of course which were not completed. Other than that everything has been good I have been able to reach property management as needed so far. Love the area and home. A few minor things need to be fixed in the home but other than that my husband and I are pleased. Will follow up once things are fixed for updated review if able.

Negative experience: I would provide 0 starts if I could. If you are a home owner, DO NOT let SGI manage your property. We hired SGI as our property management company in August 2024. The tenant they eventually cleared passed their background check with income 6x our monthly rent. They paid the deposit and first month's rent, then never paid rent again. After doing research of my own with the help of a lawyer, we discovered that this tenant had 22 previous evictions on their record AND had filed for bankruptcy every single year since 2022. Somehow none of this mattered to SGI on the background check. We filed an eviction case in December 2024 and the tenant filed for bankruptcy AGAIN 3 days before our scheduled hearing. Since we paid for the complete package, SGI did cover most (not all) of the legal fees to evict the tenant. We finally got the tenant evicted after two months (meanwhile they were squatting in our house). After that, SGI advertised our property again and eventually found a tenant who could move in at the end of May 2025. That tenant pulled out the day before they were supposed to move in. That was my final straw and after that I cancelled our contract. Note that we have now had to pay both our own rent and mortgage for 7 months straight. This caused incredible financial hardship on my family. On top of that SGI really only responded when they absolutely had to. I had to prompt them multiple times throughout the legal proceedings to get any information about what was going on. Eventually I stopped communicating with SGI entirely and communicated with the law firm. I also had to hire my own lawyer to represent us throughout the proceedings to ensure that everything was going smoothly. Again, DO NOT hire SGI. They are a nightmare.

Negative experience: DO NOT use this management company to rent your home! First tenant they chose to rent our home did not pay the rent. SGI gave them the option to move out instead of evicting them and collecting the back pay owed to us as the owners. The second tenant they chose, left our home in horrible conditions quoting us “$17,000” to get it back to rental state. If you are a home owner I suggest you look for a different management company.
Hey Raquel, Yes the first tenant unfortunately did turn out to be a fraudulent scammer and we got them out as quick as we could. Sometime evictions can take much longer than working something out with the occupant directly.
Once we leased it quickly after this, the tenant stayed paying on time for about 2 years. Once they moved, the paint and carpet were past their life expectancy so yes a bid for full paint and full carpet were provided. For a 4000 sq.ft home, this was a very reasonable estimate. We are not able to charge tenants for repairs needed from normal wear and tear and things that are past their life expectancy. Thank you for the multiple years as a client and hope you and the family are doing well.

We had tenants vacating this year January. I was a little concerned as the rental market is slow. However, in a month or so, we now have new tenants. Negative experience: I am a current renter. SGI took over the property I've been renting a couple years ago. I've been in my home for 8 years. This company responds to service requests very quickly. Becky seemed decent when they first started managing. However, it seems every renewal it's a new fee they add. They charge a few hundred to renew the lease. They charge 200.00 to renew. They charge a 34.00 monthly admin fee. Now they charge a fee that's not even listed in the lease just because they can I guess. As a single healthcare worker with a disability and 3 children these added fees and the rude way in which they handle certain things I can't recommend this company. I hope others have better luck.
Negative experience: Amy, really should be a little nicer. Then, not good if you can never speak to anyone. Bad communication on the office part. Amy makes you feel like, she the way she is, because she can, we need her, so,.we just have to deal with it.

Fantastic experience: Renting from SGI was very simple and easy. Once we obtained the place if we had a problem they came right out to fix it or sent the right person to fix it. The property we rented was clean, spacious and very nice in a quiet neighborhood.

Negative experience: If I could give no stars I would! First, Amy Smith is not someone that ANYONE should want to work with. We have been in this house since 5/2022. This year in March, we received a notice for the yard. I contacted Amy and she told me that she would reach out to the homeowner so she can find out how to handle the dead trees in the front. We received another violation in May and I reached out again. I was told that she is still waiting to hear from the homeowner. Today we get over $150 in fees because of those violations, telling us to remove the trees and send a photo. We could have done that in March and be done with it but Amy let the fees pile up then hit us with a nonchalant answer like, well they are just responding back with this info. I understand but we should not be billed because we were waiting on your response as how to handle the trees. This is not our home to be pulling up trees! Signed a new lease and I cannot wait until it’s over. The homeowner also is horrible. We get stacked bills because someone is not doing their job. We STILL receive mail in the homeowners name and it appears to be important but the office says to do nothing with it.

Negative experience: There's a house I've been interested in leasing in Rockwall, TX from this company. No one answers a phone, no one responds on Zillow, all I get are automated responses on how to go tour it. What's the point of touring it if I can't talk to anyone about leasing it? I'm not just going to blindly submit an application to a property management company who doesn't respond to anything. At this point I feel sorry for anyone who entrusts their property with these folks - good luck getting it rented!

Fantastic experience: SGI is truly a "set it and forget it" experience, complete peace of mind as they manage everything and only involve me when there is a major repair or consideration. This is the second property we've managed through SGI and I continue to be impressed with this service and how affordable it is, as well as the responsive and helpful representatives. There is absolutely no reason to manage a rental property on your own as long as this service is available, and so inexpensively.

Negative experience: Well, I really wanted to be objective here, so no emotions. * Administration fees are way too high. * application fees are a rip off. * some more fees if you are a pet owner. * Count on your deposit to be jacked, for any and all reasons. * they don't work with real estate agents, so those people are out of luck. I'm also a landlord, and I absolutely hate all the gouging, but unfortunately when your moving from another state and you are on a time crunch, you do what you have to. * it took five days for them to get a an A/C guy to the house in the middle of summer. When we told them that we are going to a hotel, they said" sleep in the living room, since you have A/C there" * We spent$700 on steam cleaning the carpet, provided a receipt, the carpet was cleaner than when we rented, and left a drier( didn't come with one)and a garage door key pad(bought and installed by us), and they still took another$575, for not trimming two hedges, changing an air filter, and "some areas needed more cleaning"!!! The house was dirty with pictures to prove it, but, whatever!! Bottom line: Stay away from this agency, they will siphon you of every dollar.
Fantastic experience: I contacted SGI in early 2019, looking for a company to help manage my rental property. It was my first rental and I was a little nervous. From start to finish this company has been amazing (Shout out to Amy!). I have worked with them for 5 years now. Your house...your investment...is important, and it's a person's largest asset. You can't just sit on hold in a call center queue, during a busy day, wondering who is going to pick up and help you with life changing issues. So, I'm glad SGI was always available to respond directly and with full transparency. Highly recommend!
Fantastic experience: Amy and SGI were amazing to work with. All my questions and issues were handled professionally and in great timing. Very informative through the whole process from start to finish, even on moving out. The whole process is well streamlined.
Negative experience: 100 % wouldn’t recommend. I rented from this company for two years. Delayed communication, with Amy saying “does the broken fence really affect or hurt you?” I’m sorry but if you needed rent money and I didn’t fix that for you would it hurt you? Also deep cleaned the house, shampooed carpets and still got charged for a 375 cleaning fee. Also many other charges for “trimming bushes” but were not trimmed nor landscaped before I moved in! Definitely very disappointed in this company as I kept the house extremely clean and paid rent on time each month.
Negative experience: Terrible Customer Service and No Security Deposit Refunds Avoid SGI Management at all costs! Their customer service is awful, and they refuse to refund security deposits. They are unresponsive, unhelpful, and lack professionalism. Save yourself the hassle and find a better property management company. We had the unfortunate experience of renting one of their properties in Collin County for one year, despite the property being extremely overpriced, we still decided to move forward with renting, during the approval process, we were made aware that we were charged additional deposit, and was not given a reason as to why we’re not quite a check in financial check out, pass with flying colors. They also charge a monthly admin fee of a percentage of your rent rate. This is the admin fee that is added to your rent every month which is completely ridiculous. You won’t know this until after you sign your lease agreement it’s in the final notes so watch out. Just when we thought the nightmare was coming to an end, we put a notice right on time to move out got the property clean carpet shampoo turn in all receipts as acts of keys in lockbox and even receive a confirmation email from Amy Smith that she will be refunding our security deposit and to send over a forward address fast for we are eight months later and we have not received one response from the company. We have reached out multiple times and now we are at the stage was more about the principal. We are currently getting ready to file a lawsuit for them to return at $3000 absolutely Ridiculous !!!!!!!

Amy was the agent helping us not only did she wait till our move in date to request more money for the home after we send the funds and was waiting for the keys to move in...NEVER GOT TO MOVE IN BECAUSE SHE WON'T EXTRA FUNDS THAT WASN'T IN THE CONTRACT. SO AFTER THAT SHE "CLAIMED SHE WOULD SEND THE FUNDS BACK" HERE IT IS A MONTH LATER AN WE HAVENT GOTTEN ANYTHING. SO PLEASE DO BETTER RESEARCH THEN WHAT WE DID WHEN WORKING WITH THIS COMPANY.
Negative experience: I personally do not rent from this company. I have a coworker who does. Him and his family have been without AC for 9 day in this Texas heat. NINE DAYS!!!! It’s July 1 so I’m willing to bet it will be after July 4 before they get someone to his house. The should be ashamed for not fixing this.

Given the historic heatwave currently experienced in the Dallas-Fort Worth metroplex, many AC parts are on backorder and have placed stressors on all local suppliers. Negative experience: My wife and I drove up to Fort Worth from Austin to do a self showing of a property we were very interested in applying for. It met all our requirements through the listing and the neighborhood (Foster Park) far exceeded our expectations. As we parked we just knew this would be the home we would live in. Upon punching the code into the lockbox and stepping through the front door we were met by hundreds of roaches. In every room, in the tubs, the cabinets, the closets, everywhere. I must reiterate, HUNDREDS of live, or dead roaches. Not to mention a leak in the bathroom. We tried to contact SGI to let them know about the situation but were met with an automated system. We wish we could speak to the owners because surely they would be livid to know that the company managing the property would allow it to be shown is such an awful disgusting state. I called SGI a second time days later and they said would reach out to the property manager to address our concerns and have yet to hear back. Such a shame because the house was perfect otherwise. If I owned and was going to be renting out a property I would be sure to choose a property management company that was accessible, competent, and cared about the properties they managed. SGI does not seem to possess those traits.

Fantastic experience: So far a great experience. I'm only in the application process of getting a renting..... BUT out of the several that I've gone through SGI answers the phone, the property managers are nice and polite and they also communicate very well. If you're looking for a property to rent I'd recommend checking them out!
Negative experience: Male customer service agent completely rude very disrespectful and unprofessional!!! And as a adult I’m completely disgusted that you find it ok to treat people like that.
Negative experience: Called to inquire about a home for lease. They wanted my credit card info to schedule a showing. When I asked why they needed that Josh said he didn't have time to deal with me and hung up. Probably why there were no applications. Rude and completely unprofessional.

Negative experience: Soooo since when did properties start charging a $750 holding fee thats non refundable. PLUS the security deposit. Times have changed because your security deposit use to be your holding fee... had to come up with a way outta this smh. Not saying its s scam but id rather not conduct all of my business online and never meet anyone or be charged a fee to meet with someone nor have to go to Walmart or other places to send money its just uncomfortable because all of the scams out here.
Ms. Polk, the holding fee is collected at the time your application is approved and represents your commitment to move forward with a lease. Yes, some companies charge a full security deposit as a non-refundable holding fee, but our policy is to charge 50% of one month's rent, which in your case was $750. Once the holding fee is paid, the home is removed from the market so that no other applications can be accepted. If you had moved forward with leasing the home, the $750 holding fee you paid would have been credited toward the security deposit and move-in funds, as was listed in the lease we drafted. It is not collected in addition to the security deposit, as you stated. However, because you opted not to move forward with the lease for personal reasons, that holding fee was forfeited. Also, because we require certified funds for move-in, we utilize the PayLease CheckFreePay system, which allows you to electronically transmit your move-in funds to us at a local Wal-Mart or convenience store. Most residents see this as a huge benefit as it saves the hassle of getting a cashiers check or money order from a bank and driving it to an office. This virtual payment solution is used by property management companies across the country. We apologize that you opted not to move forward with the lease, but we wish you the best in your home search.
Negative experience: Company is a scam! Applied for a property, paid the $53 and submitted what was asked and as soon as we submitted pay stubs and ID picture, the listing for the house that we applied for was taken off right after. I know this because I was stalking the property on the website all day because i was really excited about this one property. Then we get an email the next day that the home owner went with another application. Well first of all, they should have a sign next to the house on the website when there is an application pending like on other rental websites! So now we are screwed $53 and now to find another home to apply for and spend more money because this company is a scam!

If this is in regards to Dominic then yes that app fee is already in process to be returned. That home had an application approved shortly before the Lewis application. Negative experience: IF YOU ARE LOOKING TO RENT FROM THIS MANAGEMENT COMPANY. PLEASE READ. I had to give this management company one star, but would really given them zero or perhaps negative stars if it was possible. First the company does not accept standard realtor application. Probably, because they don’t want your realtor to be involved for a reason. My realtor told me be careful with this company but I thought, well the rent sounds reasonable. The rent was 1,525.00 + wait they add a 25% each month ($381.25) = 1906.25. Furthermore they want a pet administrative fee ( non refundable) of $25.00 per pet (basically a pet rent). And to make matters worse, before one can even read the lease agreement, they ask for a holding fee of (which is also non-refundable). On my case they asked for $762.50. Or they wouldn’t move forward with the lease agreement. Also after giving the money for the holding fee. One must sign the lease agreement within 48hrs or you forfeit your holding fee. That’s crazy! As I read before on one of the complains, someone from the company stated sample leases are provided by request before a hold deposit; believe me this a lie. I asked to read a blank lease agreement and they flat out said no. Huge read flag. It clear that this company is only working on behalf of the owners, but is out to get the tenants. I have excellent credit, a good job and read the fine print. I beg you not to conduct business with this company as a tenant, you will only be losing your money. If you're a owner then you’re fine; this company is 100% in your side. Hope this helps someone.
Good Morning Adela! We are very sorry to hear about your experience while applying for this home. The 25% fee each month you are stating is inaccurate. Please review the lease application online again and you will see we have a one time admin fee which is equal to 25% of the rent and it is paid only at move in. We would not be able to lease any homes raising the rent 25% as a fee per month. The admin fee is clearly disclosed on the application before applying and must be acknowledged before filling out the app or paying any application fees. Also most people do love our pet policy. We do not charge an upfront pet deposit such as $350 and up like most companies. It's only $25 per month which makes your move in costs much lower. We do have a sample lease available to send out upon request. It is our own and if you read through it, it is pretty much the same language as a standard Texas Lease. Fantastic experience: I have worked with SGI for 2 years. They manage my 5 rental houses and do an excellent job. SGI can provide complete management or I can perform some repairs myself. SGI personnel are very easy to work with and provide an interface to the renters which minimizes stress. This is the main reason I did not get into rentals many years ago. SGI is also very accessible by phone, text or emails. All financial information is available on their web site. SGI provides detailed tax information for my accountant. Fantastic experience: The team at SGI has been great to work with. I have two properties that they've managed for over a year and I have no complaints. They keep me in the loop on repair work being done and for big repairs (over $300) they give me different options and do all the legwork of finding contractors, scheduling, paying, etc. I have and will continue to recommend them to anyone who is looking for a good property manager.
Negative experience: I wouldn’t wish this property Management Group on to my worst enemy! If you travel for work, I recommend you NOT sign a lease with this company. You may also want to ensure they had the property inspected by city prior to you moving in if you do decide to go with this Property Management Company. So now 6 months later , they are reporting the city repairs complete I hope this will give them the time to complete the repairs I have been requesting. Having multiple electrical outlets in the house that don’t work since they started these repairs and no intentions of fixing them during the 6 month repair process.

Yes you are correct about our hold fee process. Once a applicant has been approved, in order to move forward and our staff to prepare a lease, we do require a deposit usually equal to 1/2 a month's rent. This deposit is then credited back to them at the time of move in. We have this process in place for the tenant to show good faith they intend to move forward. Sample leases are provided by request before a Hold deposit is made. I sincerely apologize if this was not offered after you requested.
