Fantastic experience: I’ve been working with Kettle & Oak for property management and they’ve been excellent. They handle Section 8 and affordable housing properties, which most management companies either avoid or do poorly — these guys actually know the compliance side and stay on top of it. Maintenance requests get handled fast, owner reporting is clear and consistent, and communication is responsive without me having to chase anyone. Professional operation from top to bottom. Fantastic experience: I booked my tickets and traveled to Chicago, USA after coming across their advertisement on YouTube. The entire experience exceeded my expectations. The customer service was outstanding, and I was given a comprehensive tour of properties across the city, personally guided by the founder, Mak. During my visit, I had the opportunity to meet the team, visit tenants, and inspect the condition of various properties firsthand. I spent two full days conducting a detailed survey, which left me highly satisfied with both the quality and transparency of their offerings. I would also like to acknowledge Abdul Rehman, a senior team member I initially met in Pakistan. He ensured my trip was smooth and well-organized. He thoroughly briefed me on the properties and financial details before my visit and remained in constant contact with me via WhatsApp throughout my journey, from Pakistan to Chicago and during my stay.

Fantastic experience: Highly recommend for landlords looking for section 8 experts in the south side of Chicago. I recently purchased my first investment property and plan to buy several more. Kettle and Oak helped me throughout the buying process and is now managing my property. They took the time to get to know me and my investment goals, then helped me vet the property to ensure I made a good investment. I’m already working on acquiring a second and third property with them. They handle tenant requests, leasing, and maintenance issues quickly with little direction needed from me. I can remain hands-off day to day while still having good visibility into how my property is doing. Their management fees are competitive. They treat tenants well. They are very responsive and I feel like I am a huge customer of theirs even though I only own one property so far. If you are going to get into section 8, you have to work with experts like Kettle and Oak that know the local markets, Chicago Housing Authority, and other best practices. Highly recommend!

For anyone considering working with us: clear communication, consistent execution, and accountability aren’t marketing lines here — they’re how we operate every day.
Negative experience: Kettle & Oak is by far the worst leasing company I have ever dealt with. Their communication is extremely poor, and they hire unprofessional, unreliable handymen who lack both the knowledge and competence to complete repairs properly. You pay them to live in a safe, comfortable home, yet they show little to no care in maintaining their properties. I moved into my unit on November 1, and since then I’ve been dealing with an ongoing mouse infestation that they have continuously dragged their feet on addressing. The windows in my unit also need repairs, which I was explicitly told would be completed before I moved in—this still has not happened. On top of that, when it snows, no one comes to shovel around the property. This entire experience has been exhausting and unacceptable. I genuinely cannot wait for my lease to end so I can move out. This is a trash company, and if I could give them zero stars, I would. I’m completely certain that they choose to handle my unit the way they do because of where it’s located. Even the previous property manager, maintenance man and electrician that has came through said that as well. They handle their south Chicago locations poorly.

That said, we do want to clear up an important point first: after reviewing our records, we’re unable to locate anyone by this name as a current or past tenant in any Kettle & Oak–managed property. So it’s possible there’s been a mix-up, or you may be referring to a property that is not (or is no longer) under our management.
For actual residents, issues like pest control, window repairs, and snow removal are handled through a documented work-order system with clear response timelines—especially for habitability concerns. We don’t “drag our feet,” and we certainly don’t treat properties differently based on location. South Chicago properties are managed with the same standards, vendors, and accountability as anywhere else we operate.
If you believe this review was posted in error, or if you are in fact a resident under a different name or property address, we’d genuinely like to look into this and help. Please reach out to us directly with your lease address so we can pull the file and address specifics instead of guessing via Google Reviews.
We’re always open to fixing real problems—but we can’t fix what we can’t verify. Looking forward to clearing this up.

Negative experience: Horrible management company. Poor response rate. Horrible communication. Idk if it'd the landlord or the management company but it takes for ever to get a response even in emergency situations. Do not recommend at all. This has to be illegal. I'll definitely be looking into keagk representation especially with uninhabitable living conditions like sewage and mold.

Fantastic experience: I used Kettle & Oak for my duplex in Chicago. Admittedly, I was a little wary since they were a remote management company, though they did have local boots and resources. This turned out to be the best decision I've made. Kettle & Oak were extremely professional, communicative, and honestly very good on the fees. My property in Chicago scared me, but Kettle & Oak did not. I will use them again for my next property in Chicago.

Fantastic experience: Kettle & Oak is very professional. The owner is(was?) an experienced investor, so him and his team know the ins and outs of what investors deal with and what they are looking for. It doesn’t matter if you only have a SFH or a large Multifamily building, they will take care of you. The team is very reachable and will address your questions and/or concerns in a timely fashion. Overall, they go above and beyond and are great to work with. Highly recommended to anyone/everyone!

Negative experience: EDIT: I wrote my original review at 11:13 on 8/28/24. Abdul, at Kettle & Oak reached out to me at 11:44 a.m. on 8/28/24. He apologized, promised an inspection appointment for tomorrow (which I had one just two weeks ago because they had a huge water bill), and offered a $50 gift card for my inconvenience, which I am happy to take. He also asked me to erase my original review. For transparency reasons, I told him that I would not but I would edit the review. Which is what I am doing here, it's a shame that I have to threaten to withhold rent and write a bad review to get results from a management company that I have a relationship with for 2 years. I'm unsure what Adul wanted me to change in my review but unless my issue with communication remains the same, I cannot change the review anything other than warning people that if they want change to happen write a bad review and threaten to withhold rent. Thank you Abdul for reaching out to me. I hope to have better communication in the future and get some issues inside and outside of the unit resolved. This management company took over when my landlord moved out of the building in summer 2022 . They have been the worst in communication and timely maintenance requests. They close maintenance requests before they have been completed with no communication of when they will be complete and if you don't follow up they will NEVER fix the issue. Right now, someone or something pooped in my hallway on 8/19. Today is 8/28, and no one has come to clean up the poop. On top of the minor things that haven't been done, like the hallway light has been out for YEARS. I can't see coming into my apartment door at night and that is very dangerous seeing that my neighborhood isn't the nicest. One of my front windows can't open since last summer. The grass and snow is never maintained unless I ask them to take care of it. I pay market rent $1,300 every month. Everyone deserves to have a decent place to live!! Unfortunately, I don't because of Kettle and Oak. They need to get it together!

Negative experience: This company is pure slum I went to see an apartment that didn't really look like much everything about the apartment was dirty after giving a man my money I never really heard back from them after passing the background check and all I told the person that I needed to move as soon as possible I have not heard anything back from this company slum. The place was nasty as hell stop it the bathroom cabinets where broken and aging the place was dirty. I moved in a better place anyway.

Negative experience: Do not work with them, they are not section 8 friendly like they say they are. Section is a form of income and automatically approve 2x the rent amount so you don't need more income to show because they are your income. Save your money and do not work with these frauds! My reply to them: The response is a cover up for what they messed up on, if any of that information was told to me I would have never applied because thats too much of a process. I specifically ASKED to make sure I would qualify and won't waste my time. I was TOLD I only need a credit score of 540 and criminal background and no evictions. I ASKED them about my criminal background and they said it was fine. So therefore I should have been accepted, but then I get hit with something else. If I knew from the beginning I won't be approved or that was the process of things I would have NEVER wasted my money for two application fee of $45. I spent my money after the reassurance that I would get accepted!

Fantastic experience: I own a property management company living in Las Vegas but oversee mobile home parks in Nevada, Oklahoma and Florida. I also own 2 homes in Chicago managed by Kettle & Oak. I have been VERY PLEASED by Mak, Amy and their entire staff! The conscientious effort on my behalf has allowed my homes to remain in top shape while getting rents on time. I don't have to think about my homes because they are well taken care of. I recommend Kettle and Oak highly!!

Negative experience: DO NOT RENT OR ALLOW KETTLE AND OAK TO MANAGE YOUR PROPERTY!!! There is a face, a person and a family effected by your actions! Thank you for your speedy response! I’m guessing all other things are put to the side allowing time to respond to your google reviews in a timely manner. Unfortunately you did not respond quickly to the safety and health issues concerning your tenant! No I am not one, and this is not an alias!!! I am a 1st hand witness to you practicing the law only when it benefits you!!! I am a witness to unnecessary sarcasm, threats and cruel unlawful treatment. CHA should rescind that award. I knew you would quickly respond to this.....because of PRIDE and it can be dangerous and allow poor judgement and actions!!! Somebody feelings got hurt at Kettle and Oak and having s successful business that services both investors and tenants went out the door! Per your response......”Low-income (Section 8) tenancies are tough -- that's why landlords prefer companies like us who specialize in Section 8.” Don’t make excuses for abuse of your role!!! Section-8 tenancies are tough??? But you specialize in managing these tough tenancies because you make a profit!!! They are so tough you host seminars to market to investors to invest in these tough Low- income Section 8 tenancies!?!?! I wonder why? Maybe it’s because you can use the money and clout you have gained with certain agencies to negatively exploit Low-income Section 8 recipients who had legitimate complaints and concerns. I wonder if the tenants you have managed had the ability to afford legal representation would you have such a successful record managing these “tough” Low-income Section 8 tenants. All Section 8 tenancies aren’t tough but per your response it is with Kettle and Oak!!! DO NOT RENT FROM OR ALLOW KETTLE AND OAK TO MANAGE YOUR PROPERTY!!!! Please research any and all properties for current and past violations of safety and health codes specifically ones that cause dangerous long-term effects in children! Be careful!!! This information can be found through public record and department of health!! Retaliation for having a valid issue or concern can possibly be eviction court for late rent that was accepted, or illegal lock outs, or possibly sabotaging the heating system during the coldest days of the year!! Oh and having to deal with super-stupid comments, phone calls and emails from the receptionist and property managers! IT WOULD HAVE BEEN NICE.... if issues concerning the safety and health of any of their tenants was and is taken seriously, and handled with a genuine concern!! Especially if the complaint caused someone to be ill!!!

Negative experience: I was extremely disappointed with this company. I had them “manage” a 4 unit investment property of mine and nothing was handled proactively and I constantly had to follow up with them about every little thing. But what was even worse was that I didn’t feel like I could trust them and I didn’t feel like they ever had my best interest in mind. They tried to charge me $200 to remove 3 old t-shirts from the back room of one of my units while they were there doing some other work there. $200!! For 1 minute of work?? And their per hour maintenance costs are more than triple my current mgmt company. It also took them 33 days just to file the change of ownership paperwork with CHA for my property which delayed filling my unit and cost me time, energy and money. I later did this on my own for another one of my properties and the paperwork filing took me maybe 1 hour and CHA got back to me with a vender ID number in 3 days. The owner, Mak, then breaches his own management contract and stops his services in 1 day, without 30 days notice after I asked him not to, and then demands money from me for a tenant placement process that he quit on mid-term and before we even had the CHA inspection for the unit. Then I find out that they tried to put a 2 bed voucher tenant into my 4 bed unit! Which resulted in a proposed rent amount of $400 per month less than what I was getting for the unit previously! We had to deny that tenant due to insufficient rent and start the process all over again. What a waste. It was absolutely crazy and I even had to get my attorney involved to review some of our docs. What a hassle and a headache. Not the kind of company I ever want to do business with. Property management is supposed to make your life easier…not harder! I would NEVER use this company again for any of my other properties nor would I ever refer them to any of my friends or family.
