Negative experience: I've lived in my home for 20 years with no issues. Since this company took over our HOA management last year I have gotten close to a dozen violations sent to my address for my neighbors parking across the street from my house. I've gotten notices sent to my address in the wrong name. I've gotten notices for a single weed after a rainstorm. I've tried contacting my property manager to discuss for half a year now and no matter how many times I call or email, I get no response. Night and day difference between this company and the others we've had over the last 20 years. UPDATE: They never responded to my email when I reached out as asked in their response. UPDATE 2: They didn't send me a quarterly invoice but immediately sent me an invoice for the late fee when it didn't get paid. Petty behavior from a terrible company. They still haven't responded to my email like their phony reply stated they would.

Negative experience: Horrible horrible property management company. Never fix anything around the community but Karissa witter sure has time to harass home owners with fees weekly complained about her and now I’m being targeted weekly. Which i will be contacting a lawyer about.

Negative experience: I get a HOA but these people give me notices and fines for addresses that are not even mine! Then it takes 6 months of fighting to get it taken off. Also they keep raising the rates and for what? Gates that don’t work

Negative experience: If I could do negative stars, I would. HOA management is joke. The "amenities" they support are laughable. Don't get me started on their payment processing times, fees, late fees, late fee administration because they take so long to process payment. It's such an interesting business model. To the Karens of the HOA boards reviewing administrators, if you want to keep your seats on the HOA, and not have contentious meetings, I would recommend looking elsewhere.

Negative experience: I wouldn't even refer to the people that work here as human beings, because human beings have the capability for compassion, sympathy, and empathy. This is the lowest of low for jobs. Imagine waking up and creating issues in your community for a paycheck. Knowing you aren't appreciated because you make life more difficult for your community. Fighting against your fellow man for the sake of a greedy company. That's your definition of earning a living? Disgraceful. I hope I find you dehydrated on a hot summer day so I can refuse to give you water that's sitting at the end of my driveway.

Negative experience: Horrible HOA: Please read, this is specific dealing with Shannon Harte "a Senior Manager" Extremely disappointed in how First Residential has handled my situation as a homeowner in Sunset Farms, Tolleson. Due to a failed auto-payment, I missed two payments totaling around $384. Instead of any reasonable communication or a chance to fix the issue, they immediately sent my account to the law firm Maxwell & Morgan, who proceeded to bully me into paying over $2,000. Shannon Harte, the representative I dealt with at First Residential, was completely unprofessional throughout. Her emails were poorly written, lacking clarity, and often dismissive. I asked her for details about HOA board meetings—she gave me vague information and never followed up. When I reached out again, she said in an incomplete sentence that “they sent letters,” never addressing why email communication wasn’t used, nor acknowledging my request fully. I also asked for her supervisor’s contact information, and she never responded. First Residential’s handling of this situation was hostile and uncooperative from the start. Their lack of transparency and professionalism is unacceptable. Homeowners deserve fair treatment—not legal threats over minor issues and poor customer service from the people who are supposed to represent our community.

Negative experience: This community is going to pots! Come and see streets filthy with oil stains. Cars park since 2 years ago. On the stop sign at the end of Adams there's cars park there no room for incoming cars. I've had 2 misses of having an accident there. Cars also park on the sides of the street no room for another car going or coming. Trash all over sidewalks and park. Now we have meetings on line excluding us that we don't know how to use technology. My husband is 88 yrs. old and I'm 84. Thank you very much!! ??

Fantastic experience: I'm fairly new to the Roseview community and have been pleasantly surprised by the ease of submitting architectural requests for approval thanks to John Williams. Fantastic experience: John Williams at Wigwam Creek South is seriously the best! My dad was having a tough time figuring out what he needed for his driveway extension application, and John was a total lifesaver. He was super patient, answered all my dad's calls (and trust me, there were a lot), and was always quick to respond to emails. He never once made us feel like we were bothering him-he was always friendly and ready to help. Can't thank him enough for making the whole process so much easier. Negative experience: I have never dealt with an HOA like this before. I keep my property tidy and have never, ever had any issues prior to living in my current residence under this HOA. I’m not sure how they, along with the board members, decide who to target but we have certainly become a target of theirs and they are raking in all of the money they can from us through “violations” that are an actual joke. Pictures of “weeds” (growing on rock, moss-like) and we had the landscaper scheduled to arrive literally 3 days later. $50 violation. 6 weeks later, same violation, this time $100! Now, we have a violation for the color of our gate which is the same gate that was on the home when we purchased it just over a year ago. I’m advised I can’t dispute a violation fee until I’ve gone 6mo without one but they keep giving us fake, insane violations to keep making money off of us. I call them directly, they say I need to deal with the POC, Kyra Coffey (Zauss), who has never, not once, answered her phone and who refuses to return phone calls. She is clearly using any excuse to avoid a real conversation as she knows she has no defense to uphold these asinine violations. This is laughable and also miserable. Save yourselves from getting an attorney and looking for a new home like we are and avoid any home with a HOA ran by this company.

Fantastic experience: Jennifer Hacker at Sun Village provided excellent customer service for me when I stopped by to drop off my paint review paperwork for a property I just purchased in the community. I was told the approval process could take a few weeks prior to submitting the request form. When I stopped by the office today, Jennifer was just walking in and asked me if I had time (a couple minutes) to wait and she would review and approve my request. She reviewed the form and with a pleasant personality and friendly smile handed my approval to me over the counter and provided instructions to me on where to place my approval document/flyer when the home was going to be painted. I rarely come across individuals at an HOA with kindness and a caring attitude. It was refreshing to have such a positive experience!

Fantastic experience: I want to give a huge shout out to Leann Blue who went above and beyond in assisting me. I was having issues with my request to have my gates painted, to match my house. Although I do not agree with the overall guidelines, Leann did research on the stain I wanted to use and helped me explain this to the board for approval. Thank you for all your help!

Fantastic experience: Mary Wilkins has vastly exceeded all my expectations - despite being a long tome owner in the community, I was new to the HOA due to the property being rented out and a property management company being the interface - when I took over after the property management company, I was lost, but Mary was very patient with me and made sure I had all the access to the portal and showed me exactly how my balance got to be where it was. Then she was extremely fair about past fines, some were 100% legitimate, they obviously stayed, and I paid, but others were not, and she was able to get them sorted out immediately! Mary has really changed my perspective on an HOA, very fair and efficient, nice to know I have someone I can email and get a response very quickly back! I would give 6 stars if I could! ;)

Negative experience: I am exceptionally glad that ive never had an experience with this company when relocating. It is absolutely disgusting that this company is attempting to prohibit individuals from performing acts of kindness in the world. People like this are what is wrong with the world. Seriously, I wish someone would deny you anything to drink for a few days and then stand you in front of that mans cooler of free water to see if you would be thankful for a drink.

Fantastic experience: To Whom It May Concern, I just wanted to let you know about my experience with Mary Wilkins in your Peoria office. So often the only reviews given are for terrible experiences and rarely praising anyone for great service. This is for the great service I have consistently received from Mary. She has been nothing short of fantastic to work with on my HOA items. Mary is beyond helpful, patient, extremely kind and respectful. She took the time(multiple emails and phone calls) to guide me through my submittal process, never frustrated with me for making mistakes. Protect this wonderful woman at all costs! We need more folks like her in customer service and so many could learn a ton from her on how to treat people. She deserves more praise than this simple review. Just a stellar human being! Fantastic experience: I wanted to let be known that Mr. Ed (Maintenace facility) who is always busy working the grounds at Bellair. Was so kind to stop this morning to help me willingly to check the pool office to see if my phone there. I truly appreciate his kindness and help. We all know what a lost phone means. Well, it was place there by the young lady working in the 45 Ave pool by the tennis courts. I also want to thank her for putting it away for me. Negative experience: I have dealt with quite a few HOAs in AZ. Some of them do what they need to do and are effective without making residents miserable. Some of them hound you with mounting violation fees and it feels like financial terrorism. This one is the latter kind. I strongly urge house hunters to look elsewhere, even though community has a lovely park. If a stranger parks a car in front of your house while you are sleeping, you will receive a fine for it. In my situation, my rental company also charges a fee on top of this fee. I get constant emails with pictures of unknown vehicles in front of my home and fines charged to my account. I have tried to resolve this with emails to the HOA and emails to the rental agency, but the extortion attempts continue. I love the home I am living in, but I would never rent here again.

Fantastic experience: FYI I've lived in the community here for 17years. This last year has been the first and only time I felt connected to a real person and not a machine or a middle man to trust with information that I needed to pass on to leadership. Ms V.Nicholas. Has been vital to my physical and mental health. I had several incidents where I needed immediate help. Ms Nicholas rose to the occasion both times. Fantastic experience: In recent months, I have had multiple issues with our house that necessarily involved the HOA. I was so fortunate to get connected with Tess Lewis, who has been beyond responsive, helpful, supportive, and positive in helping me solve problems. Too often, HOA interactions are so frustrating with management that seems more focused on saying "no," and punishing homeowners for being a bother rather than helping us. Fantastic experience: Recently and after a few meetings I just wanted to say that after bringing it to Jonathan's attention about returning emails he has greatly approved on that. He has many communities to juggle and projects in the works. Our asphalt project has had a few delays due to weather which is not Jonathan's fault, he can't control the weather. I myself had been very hard on Jonathan and I was a bit unfair to him so I apologize. None of us are perfect myself included and I just have to remember he is only 1 person. My only hope is the support team improves and our architectural requests get into the system and that if they are pre-screened it will hopefully help the architectural committee here and homeowners can get approvals and it won't take 2-4 months for an approval.

Negative experience: I have lived here for 4 years and I was told when I moved that the building was going to painted. It has not been and HOA fees are steady going up but not sure why? I have gone to meetings and nothing is ever accomplished. The manager Kyra is excellent at communicating and responding fast. I needed a new fence and in the process of installing it my stepping stones were destroyed. I inquired about it and was told it was my responsibility. Not sure how that is but okay. I have high regards and respect for Kyra, just not the board!

Fantastic experience: I live in a place called Mountain Gate, Copper Canyon Ranch in Surprise, AZ. Our new HOA MANAGEMENT COMPANY, First Service Residential, especially our Administrator, Mr Jonathan Sweat, has put in long hours getting some major UPGRADES ACCOMPLISHED in our HOA. There was a LOT of "deferred maintenance" left from our prior Management Company!! Jonathan has communicated well with us and truly cares for his customers here in our HOA. Right now, Jonathan is running a massive road repair project. It will save all of us homeowners a LOT of money in the long run. I TRULY love LIVING here and APPRECIATE how much better our HOA is being managed by First Service Residential through our Administrator Mr Sweat!

Fantastic experience: Great company to work with for communities with an HOA. Ease of access to approve or deny ARC requests, see all financials online, pay your HOA dues online, very knowledgeable about rules, laws and your CC&Rs covenants and restrictions. Helpful staff keeps your community on the right path for compliance and sees ways to save your community money. I give them an A+! Very helpful team. If you are looking for a new property management team, give them a call. They will help with the transition like they did for our community.

Negative experience: Cannot get ahold of a competent customer service rep, I have been overcharged on HOA fees for several months now, with no resolution, the balance owed never changes regardless of which time of the month my fees are paid,(beginning, middle or end) or whichever disinterested life hating customer service rep I speak to in order to correct the problem. I plan on filing a formal complaint with the Arizona Attorney General Dept of Consumer Affairs.

Mr. Louis – Our team has reviewed your payment history and see where the issue lies. Our records show that you are making one-time payments through ClickPay. Unfortunately, by the time you submit your credit card payment, it is after the grace period of the 15th of the month and therefore a late fee applies. This grace period is determined by the Board of Directors of your community and is enforced by FirstService Residential on their behalf. As explained in our correspondence and stated on the ClickPay website, please allow for 3-5 business days for payments to be applied to your account to avoid late fees. The 15th of each month is the end of your community’s grace period. Since June 2023, your payments are being received after the 15th. Negative experience: I called all day yesterday. I have been calling since 8am. They do not answer their phones. I have been on hold for 20 plus minutes. Cant even leave a voicemail. I also emailed them at 730am and yet to get a response. They gave me a violation warning even though i had spoken to the manager and customer service about the issue already. They told me they put it on my file and i should be good!!!!! Now im getting notices and cant contact anybody.

Negative experience: Megan not only took over a month to reply to my email - but I have received 5 letters since being a property mistakenly in the vicinity of this unaudited ungoverned HOA. Most of which, over a trash can that was out the following morning as everyone else's was. They do not maintain the neighborhood, they only fine + rarely send for landscape, usually trash/debris all over.

Positive experience: In short, Ana and Jennifer were VERY responsive, AND they had the right info. Would have been 5-stars, but for the on-hold wait time on inital call! DETAILS Needed HOA approval for exterior paint colors, so called First Service Residential, who is our HOA services provider. Called First Service, and ended up hold for ~15 min's -- so, not great, and also, TBCH, I'm not a fan of their on-hold music -- like, not at all. But, once someone answered, it was SMOOOTH sailing all the way! Talked to Ana H, who had (and gave me!) the EXACT right info, and she sent me the EXACT right form and supporting materials (approved paint color schemes, and link to Dunn-Edwards' web site). the paint color approval request form was a simple 1-page, very straight forward, easy to complete, and it also included the send-to info right there on the middle of the form! I emailed the completed form Jennifer H (the contact person for this form, and no obvious relation to Ana), and I had the completed approval back in less than 2 hours. So, yeah, I'd say this was a very good interaction! Fix the hold time (and the on-hold music!), and we're looking at a 5-star experience!

Negative experience: Issues concerns and or allegations are not fully investigated. If you leave a message requesting a call back from the property manager, you get an email that does not address the concern or allegation just CC&R. They take money from your account in error but do not refund it in a timely manner even after sending an apology letter admitting it was their error. Its ridiculous, they make sure you pay them and are real quick to charge you fines. However, if they make a mistake or you need assistance no one is available to help you.

Negative experience: On 3 February I had an incident at the gym in the 1st Service property where I live. Since there was no way to resolve the issue with our Community manager I emailed First Service via their website. That was on/about 5 February. I waited a week for a response and called the Scottsdale office to find why I hadn't heard back from anyone there. I spoke to a young lady who gave me the name of the person I should speak to, then told me that there was No phone number for this Regional Manager!!!??? I obtained the name of the Regional VP from a person in my Community. Called a man named John Kemper and left a message. STILL waiting SIR!!

Negative experience: The parking rules for Copper Canyon make me want to eat lead paint. No parking on the street after 10pm. At first, there were no warnings issued. Cars were being towed without any sort of warning, and even before 10pm (ask me how I know). What if I have friends over in the evening? Are they supposed to go screw themselves? Very dictorial HOA, especially when it comes to parking. First Service, figure this out and stop putting residents and guests at a major disadvantage.

Negative experience: 3 years experience with FSR, 3 different property managers. Only one knowing how to preform her job. FSR is supposed to help steer our volunteer HOA board members in the right, moral, ethical and legal direction. Instead FSR has allowed members to spend HOA assessments on personal internal renovations, made interior repairs for homeowners of their liking, misused funds for the purposes of personal security and the list continues, meanwhile our property has not been maintained or upkept. FSR has instructed board members how to manipulate HOA rules and regulations, how to misappropriate funds, attempt to facilitate the purchace such as a new spa, when we have graffiti on the property, possible termites, roof rats, water damage, carport damage, external damage to units, unfinished paint, clogged drains and that list also continues.. First service residential in the state of Arizona on the property of Villas on North Mountain has abused the rights of homeowners and consistently violates the policy that mandated by the state. You can send emails, you can leave reviews, and all you typically receive is an automated response from Emily, their business customer service person this month, asking you to again send the same info, your name which is typically on the review, and a email. Essentially as a business, people are reaching out to communicate our experience but its clear FSR does not actually care. Be sure your HOA assessments will be spend on someone else's home renovations with FSR allowing it to be done without communication or regard for homeowners best interest. FSR mission states they will be genuinely helpful, do what's right and improve it, and that's the exact opposite of what you'll get from this company, specifically Jennifer McMillian if she's managing your property. First service has now confirmed that our property has MOLD, ROT AND TERMITE DAMAGE AND INSTEAD OF FIXING IT. THEYRE PAINTING OVER IT ! This is a STATE MANDATED HEALTH ISSUE AND IS PUTTING THE HEALTH AND SAFETY OF OUR SENIORS AND RESIDENTS AT RISK FURTHERMORE DURING A PANDEMIC !

I found them to be open, honest and dedicated to serving HOA communities. They are a full service organization that includes local, state and national support. Fantastic experience: I manage 11 rental properties in Towne Place West where Jamie Roman is the property manager. I have worked with Jamie since she arrived at this property some years ago. Whenever I have an issue with one my properties Jamie always responds in a timely manner and takes care of the issue. Her emails to the community are informative and timely. She also is the point person for community social events. I think it is fair to say Jamie cares about the community and I believe the community cares about Jamie. If you live in this community this is one person you defini tely want to introduce yourself to.
