Negative experience: I work with Bob miller one time when I was trying to purchase a house in Lake Placid, New York. He was a selling agent for the homeowner. We want to see the house he was there which is unusual I thought for selling agent to be there while the buying agent and possible buyers are inspecting a house. We put an in an offer to purchase a house and it was accepted by the seller. Over the weekend, which is the seller can do is have other buyers look at it. Bob miller’s buyers went there over the weekend also put a an offer it which made it a last and final bid for the house. We were purchasing house in cash and Bob miller’s purchasers were buying a on credit. They had a better offer by a couple thousand dollars and their bid was accepted, however their bid was not the final price of the house due It was a mortgage bid and it had to be inspected by the mortgage company. The mortgage company will only pay so much money for the house so the actual seller lost money on the deal since our cash offer was higher than what the mortgage company would pay for the house. I thought it was his ethics were questionable so I don’t know why anybody would want to use a man like Bob Miller for any kind of business dealing and that’s my personal opinion.

Negative experience: I had an extremely disappointing experience with Bob Miller from Bob Miller Real Estate. I made an offer on a home, and after back-and-forth negotiations, the seller and I agreed on a price—which I have in writing. Despite this, the agent deliberately delayed drafting the contract, and the next day, I was informed they were entertaining a higher offer. This kind of conduct raises serious ethical concerns. Real estate agents are supposed to act in good faith and facilitate fair transactions, not stall negotiations to solicit better offers behind the scenes. Due to these concerns, I have escalated the matter to the appropriate regulatory bodies to ensure that future buyers don’t face the same situation. If you’re a buyer, be aware that your accepted offer may not be secure with this agent. If you’re a seller, ask yourself whether this kind of representation truly serves your best interests. I cannot recommend this agent due to their lack of integrity and questionable business practices. Update: after all this, 8 months later, the house finally ended up selling for about 30k LESS than what I offered. Karma I guess

Bob has lived in the lake placid/adirondacks region for a long time so he understands the market, what buyers/sellers are looking for and how to present your house in the most appealing way. But Bob went beyond just the ins and outs of selling a house. I live in Philadelphia now, with small school aged children, so it was very difficult for me to get up to LP and Bob took care of everything. From changing light bulbs, to cleaning the carpets AND windows himself! Fantastic experience: If you found your way to Bob Miller, your search for a realtor is over. My wife and I first met Bob in 2016 when looking for a home around the Lake Placid/Saranac Lake area. Things move slowly in the North Country with a couple exceptions, Bob Miller being one of them. We were impressed right from the start with his response time. I thought to myself, “ This guy is hungry and appreciates hard work.” Our search began and Bob’s knowledge of property taxes, communities, schools, and proximity to employment was priceless. We enjoyed the process and had fun with it. We eventually found a beautiful place and Bob helped us negotiate a great deal! I say that in one sentence but closing on a home was really an ordeal and Bob helped us tremendously. Septic, home inspection, lawyers, final negotiations, chimney service, land surveys, closing dates......... you get the point! We were both working full time so prompt communication from Bob really minimized the stress associated with closing. Fast forward a couple years and we decided to relocate from the area for a warmer climate/jobs. We had put some serious money into our house and were nervous our investment would be lost when selling after such a short time living there. Bob gave us some great advice and helped buyers see our upgrades. We had multiple good offers and were under contract within a week. To be honest, we were shocked things moved so fast. You can go on Zillow and see how long houses sit for in the North Country if not marketed or priced appropriately. Again, his response time was on point. Bob remained professional during the whole process even though we had become friends over the past couple years. We still remain in contact even after our out of state move. He is a down to earth great guy. For buying or selling in the general Lake Placid and surrounding communities Bob is your guy.

Fantastic experience: Bob Miller has a manner of professionalism not found commonly with previous agents that my wife and I have engaged in here in Lake Placid, NY. A lot of what Bob did for us was lengthy and at times manual (devil in the details) work/review. His level of communication, whether by text, email or strange in today's busy world...personal phone conversations.
