Fantastic experience: AJ has been a god-send. I’ve been going through it with my rental property in Queen Creek. My previous tenants and property management agency left me high and dry. I was about to sell the property at a loss just to get out from under what felt like a never ending money pit. AJ swung in and saved the day! He helped structure a plan to get the property rental ready, sent daily updates as he worked through the tenant screening process and chose the most amazing tenants! I could not be happier and not recommend his services more.

Negative experience: AJ was initially very persuasive and asked me to leave a review before any work was done. I’m glad I waited. After he began managing my property, I experienced repeated issues with communication, follow through, and basic property management practices. Rent was consistently not deposited until around the 15th of each month. When my tenants moved out and I was returning to the home, I learned that the house key had been left outside the property rather than in a lockbox. I was told it would remain that way until our scheduled walkthrough the next day. I did not feel comfortable with my home being unsecured, so I drove to the property myself to retrieve the key. The move-out process was also poorly handled. The tenants’ move-out date was changed multiple times, which resulted in additional utility and moving expenses for me. I was often informed of changes after they had already been made. Utility companies even contacted me because shut-off dates kept being altered. Despite being told a walkthrough would be completed, no move out inspection was done with the tenants. As a result, minor damages were not documented at the time of departure. I had recorded a video of the property before it was rented, which ultimately became my only record of its condition. When I asked what documentation he had, there was none. I was also disappointed that modifications were approved without my input, including installation of fiber equipment on the home. Additionally, I was told the HVAC filter was replaced before move in, but when I returned three months later, it appeared unchanged. I hired a management company specifically so that issues like security, inspections, and tenant coordination would be handled professionally. In this case, I felt I had to manage many of these responsibilities myself. While no management company is perfect, I expected basic procedures secure access, timely inspections, and clear communication to be consistently followed. Based on my experience, I would not use AJ again and would advise others to proceed carefully.
