Negative experience: Do not rent here!! I broke my lease in 2022, i then moved back in 2024. I was paying the landlord an extra 100$ a month all of 24/25 to cover rhe 1200$ balance I had. Just for the landlord to switch companies and didnt document anything!!! New landlord comes in 2025 and takes me to court for an eviction even though I completed my lease.. the name fits well, they left me and my pregnant fiancé at the time with no hot water for 3 days!! And now we can’t find anywhere because I have an “eviction” thank you SHADY trees

Negative experience: I tried to get apartment and could not but they call them second chance apartments they may be but good credit u pay 0 deposit 2chance your paying full deposit to me that is truly desire a nation just because your credit is diff if you call yourself second chance treat everyone the same.

Fantastic experience: The apartment manager, Stori, provided excellent assistance and demonstrated a high level of professionalism. The apartment presented in a clean condition, with minor issues promptly addressed by the maintenance team prior to move in.

Fantastic experience: Took them a bit but they fixed any issue I have had. Good place to live been here a long time. Came here by accident and it was a positive accident.

I was denied the first time due to stupid choices I made in my past, I appealed my app and was able to show them all the changes I've made in my life and they took their time at re-looking into my application and gave me an opportunity at a place to live.. Stori Morris is a great property manger and helped me with everything!! I would absolutely recommend Shady Tree as your home! The people in the office are amazing and are willing to work with you!!!

Negative experience: A HOSTILE SLUM. The property manager Brittany is a scammer. I was assaulted by a drunk neighbor and had to call the cops, Brittany asked me not to renew my lease for "drawing police attention to the area". I have never been late for rent, she tried to bill me AFTER I MOVED OUT for "late rent" even though I have a receipt of paying on time. DO NOT USE AUTO PAY , BRITTANY WILL ROB YOU. I mentioned a lawyer and she said she wasn't allowed to discuss the situation. She enters people's homes without notice (illegally) , has been known to open people's mail if it is accidentally delivered to the office, and uses audio recording in the parking lot which is technically legal but really unethical. She is rude, immoral, and unprofessional. I had a year lease, worst apartment manager I have ever dealt with. The only redeeming quality of Shady Tree is their maintenance manager is top notch.

Fantastic experience: Brittany was very helpful during the lease process. Keep in mind I'm not from the Evansville area originally, but from all accounts from coworkers it's a nice neighborhood. The price is great to me and it's only a 20 minute commute to work.

Negative experience: Tried to charge us THIRTY FIVE HUNDRED dollars in lawyer fees when they asked us to vacate the property and had us sign ONE piece of paper after a breach of the terms of rent. Not to mention the history of embezzlement mentioned in other posts.

Negative experience: I am currently facing the same issue as one of the reviewers previously. I moved out of Shady Tree over 3 years with a zero balance. 3 years later I receive a collections communications stating I owe $1000. No consultation with them, they didn't even bother to try and ask me if their numbers were legit knowing they had a property manager who was in trouble regarding money issues. They had 3 property managers in 4 weeks at one point and the apartment complex was full of drug abusers. I'm sure this is one of EPDs most visited apartment complexes. Stay away at all costs

Negative experience: We have found Shady Tree Apartments lives up to their name. Four years after having a family member rent there, a collections notice arrived insisting on an additional month's rent. There was never a contact, call or bill sent, only the collections demanding money. There is a history of embezzlement with the property manager as well. If you rent, keep every receipt and cancelled check for the rest of your life because they will make an attempt obtain more money that is not owed. When we went to the apartment to meet with the current manager, they hid in the office and changed the "will be back" sign every half hour. Very shady operation. Update: After contacting the collection agency who stated "we don't have any paperwork on what was paid", they provided paperwork that does not match what Shady Tree provided us on a personal visit. They did claim we now owe the "current amount" shown because their client said so. Can Indiana please change the collection law to keep these low lives from trying to collect on debt via threats and legal action? It's sort of like the Social Security Department calls that state a warrant has been issued for your arrest, threat, threat, legal action, etc. Pay us to make us go away. This is the worst group I've ever seen related to ethical business standards...with an ex manager out on bail for embezzlement yet those who paid are responsible for theft.

Negative experience: At first this place was great or so I thought. But there’s roaches in the laundry facility you can see them in the display screen on the washers. Also I have a dog who has had fleas off and on the whole time we have lived here because they don’t treat the yards. I have spend upward of $250 trying to get rid of the fleas: foggers, upholstery spray, Capstar, topical applications, flea and tick shampoo, dog spray, and several DIY at home remedies. Not to mention when that our water heater leaked and the carpet squished with water because it was a water heater from the 70’s they didn’t do anything about our carpet that was soaked.

Fantastic experience: McKenzie Foster was extremely helpful. She answered all the questions I had in a polite and timely manner. She helped meee by giving me an idea on the budget range for lights. Can’t wait to call this my home next month

Negative experience: Lived here for a year with my wife and daughter. This place went from quiet, cozy, and decent, to "We need to get the hell out of here as soon as possible." The first six months of living here were great. The new apartment manager at the time (Jeremy) was playing garbage man and getting all of the trash out of the complex. It was quiet, it was nice, and it was clean. After he left it seems like this complex would lease an apartment to anyone who managed to stumble into their office. Pit Bulls, meth head tenants, and dog sh*t all over the sidewalk was soon to be the common sighting at the shady Shady Tree. The maintenance man hired under Jeremy was great too. He was so kind to my wife and got the job done with a smile anytime we had an issue. After Jeremy left, so did he. In comes the new maintenance man. And boy let me tell you, he is Jim Town's finest. We're talking little experience with residential maintenance, drug deals, and a "shady" personality. I understand the cheap rent attracts a certain crowd, but if Meth head Mike and Pit Bull Patricia come in the office looking like they haven't had a fix in a couple days, just say no. Its complexes like these that take what is considered a quiet and reserved side of town, and turns it into the 2nd coming of "gangsta" walks, terrible homemade tattoos, and shirtless guys who think their ribs poking from their skin constitute as a 6-pack. It's your business and your profits at stake so be a little reserved on who you let live in your complex. Don't let anyone who can scribble their name in crayon live here. Look at credit and criminal background history. It'll pay off more than just filling every apartment with someone just because they can breathe. Take the time to find good renters and it will pay off. You guys were heading in the right direction for a while, but you lost it. If the place was even half as decent as it was the first six months we were there, we probably wouldn't have left. Good Luck.

Negative experience: Horrible place I have lived here since aug and the old management had messed up my utility allowance then new management tried to charge me for back utility allowance all because of the old managements fault. Now new management is saying I haven’t paid my pet fee when I did to the old management trying to charge me again I live in a one bedroom apartment the carpet and everything is CHEAP. I’m sick of my rent jumping up each month I could live in a house! This is plain ridiculous!! Another person who’ve lives here doesn’t ever pay over 680!! How is my rent always way over

I really loved my apartment and the new renovations. It is very clear they are working hard to make the complex better for everyone. Not just cosmetically, but financially and safety as well.

Negative experience: This is my first experience living in an apartment and it has NOT been a good one. Since we renewed our lease in July (which didn't get fully renewed until at least a month later because it was messed up), our account has been messed up. Every month they have been charging more than the lease states as well as charging us additional fees that were unnecessary. Office staff has repeatedly said they are going to fix it and it is still messed up. 0 out of 10, would not recommend. We are breaking our lease because they won't allow us to sublet it, not that I would want anyone else to have to live here.

Fantastic experience: Ever since Nate and Jeremy have started the property have improved! They do anything in their power to make this property a more enjoyable place to live. Nate fixes all work orders in a timely fashion. However he needs help. He works his butt off trying to get everything done and seems to just have more and more pressure put onto him. I’ve never seen anyone work as hard as he does! Jeremy made the apartment move easy and quick. Looking forward to renewing my lease next year!

This is my Home I take great pride in my home. I have seen a lot of good things happening here in the last 8 month's. It can only get better with the crew u have. Please understand that there is still help needed here.

I looked the place over no roaches or smells that I could see. But I will keep u all updated as to what happends when I get moved In and stay there awhile.

Negative experience: THIS APARTMENT IS AWFUL!!! I wouldn't even give it a 1 star. The landlord is a lier and I'm now paying $1,600 for a roach infested and smoke/mold smelling place. The landlord told me "We don't have roaches they must of came from someone else." Talked to one of the other tentants and they said they have had them for awhile and they are getting better. Called corporate and they refused to help all I got was my pet fee and security deposit back. I have called them multiple times and never got a call back. I tired taking this into other hands and they can't help either. I wasn't even at the apartment for a month and only spent one night there. So save yourself time and don't rent here it's horrible!!!

Negative experience: I have lived here for one month and cannot even begin to tell you how much it sucks to live here. Its expensive beyond belief, and the size of the apartment is the equivalent to a used running shoe and smells about the same. You don't feel welcome here. But wait! There's more. You better like walking because your downstairs neighbors will throw a huge party and all of their buddies will block off the parking lot, but when it's not party time residents here like to take up at least two parking spaces for their piece of crap truck. So in short move in at your own risk.
