Kevin and his team are incredibly responsive, know the market well, and have plenty of experience. It's incredibly important to trust your property manager, and these guys are the ones to trust.

Negative experience: Review from a Tenant. Theme: Poor communication from a Property Management company that seems to have more properties than they can actually manage. Guerin failed to prepare the property before we arrived. When we walked in for the first time after signing the lease, we were met with a dirty and unprepared house. Dirt and dead bugs around. The oven, dishwasher, and microwave all had old food marks from previous tenant. The oven hood did not work. There was a trash can in the back yard that was full of trash from the previous tenant. The AC barely worked because the outside unit was choking on dirt while the inside air return was choking on old dog hair. The gutters were full of dead leaves and branches. The garage door did not lock. There was burned out exterior light. No attention to detail was given because it seems like no one actually lifted a finger to make sure the house was ready. We promptly gave them a list of everything that was wrong. It took weeks to complete the list of things that should have been done before we set foot into the house. The whole time we had to deal with unprofessional workers who would show up when they weren't supposed to and not show up when they were supposed to be here. Guerin's reasoning behind taking so long - they were doing everything they can. Everything they can should have involved properly preparing the house before we arrived. Not taking weeks to address basic things that could mostly be done in one or two visits of a decent handyman. Guerin blames the slow work on the unprofessional handymen and contractors. Shifting blame is a poor excuse. Guerin has the responsibility to get maintenance items addressed in a reasonable fashion. Guerin tried to gaslight me into believing there is nothing more they can do and that they can't find anyone in all of Austin who is reliable. How can a property management company with so many houses under their belt not have already developed good relationships with contractors or even hire their own handymen? Long timelines and frequent communication issues have been what I expect from Guerin. They frequently will just stop communicating with me about open maintenance items or work. I am the one that has to reach out to get the ball rolling again. I also have a 7 month old maintenance request to fix window gaps among other things. Yes, a 7 month old request to fix some windows so that they actually seal properly. Literally most of my lease has been spent dealing with Guerin's poor communication and lack of commitment to getting something done in a reasonable amount of time. Giving them time to do the work got me nowhere. Calling the office to complain got me nowhere. Emailing everyone at Guerin I could find, including the owner, got me nowhere. Again, their excuse is the unprofessional workers or difficulty finding contractors. How can a property management company not be able to manage something like finding good workers? I have literally spent dozens of hours trying to deal with this. Throughout the lease I have been reaching out to anyone I can get a hold of at Guerin - trying to get someone who actually cares to reach out to me. Not once has anyone with authority at Guerin bothered to reach out to me to ask what is going on. Guerin has completed SOME maintenance requests in a reasonable amount of time and they sure don't let me forget it. When I complain about the 7 month old maintenance request, they hold the completed maintenance over my head as a way to demonstrate how good of a job they are doing. All I want is to not have to spend dozens and dozens of hours, for over half of my lease, fighting to get repairs scheduled and done. I am tired of always being the one to follow up. I am tired of having to be the only one that cares. I am tired of complaining and getting nowhere. I am tired of Guerin. Guerin has given me absolutely no reason to continue a lease with them and I will not sign a lease with Guerin as the property management company every again. I would recommend others avoid renting from Guerin-managed properties as well.

Negative experience: TL;DR: This company sucks. Stay far away. My two toddler children and their mother were clients of theirs and I was privvy to all of their communications, literally reading emails and text messages myself and being present for phone calls on speaker. We're all Texans, but my kids and their mom were in Florida before moving back to Texas to be close to family, myself included. First of all, 'Momma' took a risk we're all aware of and prepaid a full year's lease up front for a property in Round Rock managed by Guerrin sight unseen, but basing her decision on the photos provided for the address and doing what research she could on the company in the midst of her chaotic move. When they arrived, I was there to help them move in. The property was obviously long neglected and the inside was filthy. My children walked around with bare feet for minutes and the bottoms turned black. There were roach and spider corpses, and there were live roaches until we had an exterminator come out. One half of the kitchen sink was clogged and unusable, and also rendered the dishwasher unusable because it used the same line. The floors were in horrible disrepair, with large tiles in the kitchen fractured throughout and pieces missing, and corner trim used on the steps of the stairs themselves that was about an inch thick and an enormous tripping hazard. The outside was overgrown with weeds and the trash cans were both full, and the garage had junk from the previous tenants. All of this gave me the very strong impression that Guerrin didn't care too much about property upkeep and had either not been to look at the property themselves in a long time, instead sending secondary or tertiary employees who are obviously subpar, or more disturbingly had indeed directly checked on the property before my family moving in and deemed such a state acceptable. If I was a property owner who had entrusted my property to Guerrin Services and they let it fall into such disrepair, I'd be furious. On the off chance that Guerrin's rebuttal to these facts would be that the onus is ultimately on the property owner, it's not really an excuse and you're still the ones representing said property. Second, immediately after moving in, 'Momma' noticed insanely high electric bills. They were up to $800+, and this is with no major appliances, keeping the heat and AC off, and one TV in the entire home. She contacted Guerrin and they told her it was probably just the meter and to call the electric company. After a total of 10 hours spent playing the phone game with a utility company, it came to light that the meter was fine and it was definitely overconsumption of power from the house. They knew this because the previous tenants had also had problems with astronomical electric bills and had also apparently gone through this process with Guerrin as well. At no time in 'Momma's communications with Guerrin did they acknowledge this fact, that is their knowledge of this electrical problem. As a matter of fact, they explicitly denied any knowledge. Instead, they chose to be as rude and unhelpful as I've ever heard to a mother of 2 and 5 year old children who had literally given them THOUSANDS of dollars up front for a property they knew was full of problems and in disrepair. Third, ALL of the staff are incredibly rude, unhelpful, willfully ignorant, and unprofessional. That includes the OWNER, KEVIN GUERRIN, whom at one point sent extremely personally insulting, demeaning, and wildly unprofessional texts to 'Momma' in the midst of this fiasco, in response to her completely understandable frustration with such an incompetent handling of her issues. It's my personal opinion due to the time the text was sent (after business hours) and the content of the messages (different in tone and much looser than his previous communications) that he was probably drunk. That includes BRIANNA, the 'maintenance manager', whom at no point that I could discern did anything at all other than deny responsibility and display incompetency at every opportunity.

Negative experience: My husband and I had a very disappointing experience with Guerin Property Management. Communication was consistently poor, and we encountered unexpected charges and late fees that felt unfair. We’ve rented other properties and worked with different property management companies before, but Guerin was by far the worst. Shelby, our primary contact at Guerin, was particularly difficult to work with. Her attitude and approach were consistently unprofessional, making any communication regarding maintenance issues—which were frequent—very uncomfortable. She was often short, rude, and dismissive, which left us feeling uneasy each time we had to reach out for assistance. Even the property management company we now rent from had a similar experience when they contacted Shelby for a reference. When we moved out, we left the property in excellent condition, yet Guerin charged additional and unexpected fees that were deducted from our security deposit, along with late fees that didn’t make sense, as we were never late on payments. Based on our overwhelmingly negative experience, we would not recommend Guerin Property Management to anyone.

Positive experience: It didn't start off good.. but the team made me feel better once in person I was military moving to a new state which had different guidelines slightly so once I under stood that everything was fine. They helped me get my pet situated so overall great experience once I learned new things moving to a new state.

Positive experience: Everything is nice, but there is no reason I should pay a 10 dollar transaction fee for an automated system on top of rent every month

Fantastic experience: Our experience with CPS has been amazing so far. We just moved in a few days ago and Shelby and Chad have been SOOO responsive. I emailed them Wednesday afternoon and by Thursday morning they had a crew in replacing carpets. The whole experience prior to moving in was great also with Shelby being super responsive.

Negative experience: Guerin managed my property for a year after my previous property manager retired from managing properties. I decided to give Kevin the property to manage, or should I say mismanage after having a great conversation with him in 2022. An added bonus was that his office was a mile from my property but sadly it didn’t matter. Got a tenant in fairly quickly in December of 2022. 2 months ago, they notified that they would break the lease and vacate sooner than expected. Tenants broke the lease, moved out and left the house needing to be cleaned. Chad said he could not get a forwarding address for them to pay for the cleaning. I thought part of managing your property was managing the tenant and making sure they were charged back for their expenses. I guess not but did he even try? He said he could not get a hold of them. Meanwhile, I sent a text to the tenant and immediately got a forwarding address. Worked with Briana to get quotes for the make ready. The first quote was $5,000, then the next one was $6,500 and by the time we wanted to go back to the 1st subcontractor, they said they could not do the work. By the time we got the 3rd quote, the price was another $1,000 higher. Why can we not get multiple quotes at the same time? The entire process was taking weeks and we were not getting closer to getting any work done. And we were not talking about major work. The biggest expense was painting. During all of this, there was a storm and Briana tells me there is a roof leak. I don’t find out about this until 24 hours after she was informed. She sat on the information for 24 hours before I was told. Meanwhile, no one went there to tarp the roof so there would be no further damage. Briana gives me a quote to fix the INSIDE damage from the roof leak. $2,400. Nothing on what to do for the outside. I am told we have to wait a week for a roofer who charges a trip charge. How about coming up with a solution to stop further damage first? So with the make ready, fixing inside for roof leak, we are now up to $9000 in expenses and this is before a roof estimate. Oh and then all of a sudden there is a 10% management fee which really is all of a sudden because when I spoke to Kevin a year ago, I specifically asked and there was no management fee. Usually property managers have subcontractors that are reliable and reasonable since they give them constant business all year round. Well, apparently not the case here. Last year on two instances, I got quotes for 2 issues and I was able to find someone else for hundreds less. One was an appliance replacement. Justin said I could work with him on the delivery since their guy wanted $300 more for the same model dishwasher. After giving Justin the delivery date, he was MIA on that day and I had to work with the tenant directly. It is easy to spend someone else’s money. I could go get exorbitant quotes, send an email to say send me $6000 and my job is done. I would hope they want to save me money but that is not the case. Why can I get better quotes without any relationship with vendors? They are getting quotes that are all over the place with $1500 differences. We are not talking hundreds – we are talking thousands. I need someone to care. I need someone to actively manage my investment – not cause irreparable water damage. Forget about trying to talk to someone outside of Monday thru Friday 8 to 5. Even within those hours, I ask a question and get a response the next day. When is a roofer coming? Silence. I tried to talk to Kevin to somehow salvage our relationship. I emailed him. I texted him. I left him a voicemail. But he did not want to talk to me. On Monday he told me he didn’t work on the weekends and then directed me to talk to Chad (on Monday) and this is when I told him all of the above concerns. He did not even try to convince me to stay. I guess they don’t need me as a client. Do Better Be Better. Take time to care. Pretend it is your house and your money.

Fantastic experience: We could not be happier with our experience with Guerin Property services. My wife and I made the decision to invest in real estate to pursue financial freedom, but we didn't know how to make our first move. Most deals seemed slightly out of reach, due to the competitive market and the interest rates. Good deals with marginal cashflow quickly turned to bad deals with negative cashflow. And normally you cannot view or speak to anyone due to the timing I get off of work, but Chad assisted and still is assisting me each and every step of the way. He allowed me to view this beautiful home that I am keeping my prayers and beliefs on knowing this will be the home for my family and myself. He understands my situation. He gave me hope again. And I am very thankful for Chad's help. He is an outstanding man and he deserves every great review and honestly a raise.

Excellent communication and prompt responses, full service including new home walkthroughs and punch-list follow-up. Payments were always timely. They even prepared all of the homes for the big freeze saving us lots of $$ in potential damages. We sold the portfolio for a substantial profit and the Guerin Team help throughout the transaction to ensure a smooth closing.

Fantastic experience: Kevin is very professional and responsive. He replies to our messages or emails right away. Unlike some of the realtors that we worked with, he's not hesitate to tell you if the property is a bad choice. He has niche market where he focuses mostly on investment property and property management. He helped us buy our investment property and rented it within less than 3 days. Fantastic experience: Guerin Property Services had helped us buy and manage four investment properties in Austin. We are very satisfied with their service. We live in California, so in order for us to invest Austin remotely, we need a real estate agent who has deep knowledge of Austin's real estate investment market and who can find real deals for investors. As a remote investor, we also need a property manager who is trust-worthy and can take good care of our properties and tenants. Guerin property services provides excellent services on both. I recently bought two investment properties through Guerin Property Services. Before I talked to them, I had already researched the Austin area for about three months, but I could not determine which ones are good deals myself. Then I talked to Kevin, the owner of Guerin Property Services, for help. He was so familiar with the market that he compiled a list of good investment properties (with cash flow and growth potential) to us within one day. He also sorted the list based on the "value" of the properties. For each properties, he also provided the rent the property could generate, which really helped us calculate the cash flow of the properties. From his list, we found two properties that matched our preferences perfectly. Then Kevin immediately talked to the seller agents of those two properties and found out both of them had multiple offers already. Kevin's knowledge of the market really helped in this situation. He suggested the bidding prices for us, negotiated with the seller's agents, and won the contacts for us for both properties. It all happened over a weekend! After we settled the contacts, Kevin took care of everything for us, such as walking through the properties, inspecting the properties with the inspectors, negotiating with the sellers to have them fix the problems found by the inspector and leave appliances, transferring utilities, etc. Within two days we closed the escrow, he ordered cleaning up of the properties, hired professional to take photos, and posted our properties for rent on MLS and all third-party sites such as Zillow, Realtor, Hotpads, etc.. Both properties were leased out within two days after being placed on the market.The rent of the properties is exactly the same as that provided in Kevin's list. The last thing I want to mention is that Guerin Property Services has a wonderful web portal for both owners. Every 10th day of the month, the rents will be deposited directly to owner's banking account, and the current month's statement can be easily accessed through the owner's portal. The web portal also generates a year-end statement with the summary of all income and expenses which makes the tax filing very straightforward. If tenants report any problems, Guerin Property Services staff will respond immediately, find and work with the tenant and the contractor on behalf of the owner with no charge. The owner does not need to go through any hassle, and just pay the contractor through the owner's portal. Overall, I would give Guerin Property Services a five-star and highly recommend it to any real estate investors who would like to invest in Austin.

Fantastic experience: I had such a positive experience with Guerin. Chad, the agent we worked with, did everything he possibly could to accommodate our requests and answer our many questions. I never spoke directly to Kevin but he had a hand in our experience as well, and was nothing short of kind and professional. Most importantly, they made us feel as though they genuinely wanted what was best for our family... we weren't just some transaction to them. I appreciated it, and will continue to recommend and hopefully use them again in the future!
