All Pro Property Management Services

Negative experience: After renting from All Pro for 3+ years, we informed them we would be moving out in mid-June. They were fairly good to rent from. We had to press them on a few things, such as cracked boards on our back deck, which we were worried about as we have young children, but they eventually stepped up and repaired it after that. We had already paid the first and last month's rent when we moved in, and they informed us that they do not prorate, so they would count our last months rent as payment for July, which we totally understood. We were honestly relieved that we had some extra time to get our things out of the house. Fast-forward to the last week of June, where we received a phone call from the property manager, Ruth, telling us that they had already found a new renter who wanted to move in in July and that if we could be out by the end of June, they would give us the money back for our last months rent. We agreed. I then went out and hired a moving company to help get all of our things moved since the process was now expedited. My wife and I incurred charges of over $4k to get everything moved, thrown away and have the house cleaned. We did this because we have three young children, we both work, and my wife is 6 months pregnant, so we were not able to get everything moved out ourselves in the new timeframe. We were ok paying that because we believed we were going to get that last months rent back to help cover some of those expenses, which made it more palatable. After communicating with Ruth both via text message and email for weeks, we haven't heard anything back from All Pro in over three weeks and we have received no money from them. Initially, Ruth was upset because the house wasn't cleaned properly and we were offered a cleaning quote of $750 after we had already paid over $400 to have the house cleaned. After acknowledging some of their issues with the cleanliness of the house, my wife and I went and finished the cleaning ourselves instead of paying out another $750. Then we were told the house was left with marks on the wall and it would have to be repainted. I told them that, in my estimation, that was pretty standard fare after a renter has lived in a house for 3+ years, but I understand, and those repairs should be made with money from the security deposit. I informed Ruth again that we are not asking for any money from our security deposit back; we just want the last months rent that we are due since we expedited our moving process. It's very sad for me to see a Christian-based company such as this exploit people like us. We're just asking for what we were told we would get; nothing else. Instead, All Pro has taken the path of greed and gotten 2 different families to pay for rent for July 2026 for this house, as Ruth informed me during one of our exchanges that the new renters had already paid. My wife has now tried reaching out by phone and they are not responding. Sorry for the long-winded review, but it's important for me to inform any prospective clients out there of who they may be dealing with. I don't want this to happen to someone else.

Negative experience: Overcharges on cleaning service after you have paid and given your review.

Fantastic experience: We were really worried when choosing to rent our house. But then we found All Pro. They have been fantastic to work with and they take all the stress off your shoulders. Ruth has been just a pleasure and takes care of all our needs.

We love the app for service requests and rent payments. We’re sad that we will not be renting anymore from All Pro but happy as we have bought a home! Sierra and the office staff are great! Negative experience: The property manager I dealt with, Ruth Brewer, was incredibly rude. I had moved out after getting approval to vacate. When I asked for simple clarifying information: 1-the timeline of the final inspection and 2- how the link would be sent for the security deposit (via text or email to ensure I was going to look for it in the right place) as to make sure I had the appropriate expectation of this process, she gave a vague, avoidant response and when I addressed that her response did not answer either question she became rude, condescending and very unprofessional for no reason. She could have easily said “we don’t have a specific date yet, but I’ll let you know when we do and I’ll send the link to your x”. That could have been such an easy conversation that became escalating based on how she chose to answer it.

Fantastic experience: Lisa was so sweet, down to earth, and went above and beyond to educate me on the area. Jeff made arrangements to meet us first thing in the morning. They are professional and prompt! Would for sure recommend!

Whenever I called, they were always polite, informative, and direct. Sierra, in particular, was always especially sweet and a pleasure to work with. They work seamlessly with the HOA board, and from what I observed, the annual meetings run much smoother with their presence. I highly recommend them!

Fantastic experience: Our family began using AllPro to manage our rental property a few months ago. We were very reluctant to use an agency just because of lack of experience. Fantastic experience: We have been renting with AllPro since August of 2020. We have loved this company. No matter the issues , concerns, or questions they are there for you. Ruth and Jeff have been so helpful to me and my family. We are definitely glad we found them when looking our current rental house in Kodak.

Fantastic experience: We transferred all 9 of our single family rentals to All Pro in October 2021. After being with 3 other property managers over 17 years, I wish we had found All Pro first. Ruth Brewer and her team provide top-notch service 24/7. They are quick to respond to tenant complaints and efficient in providing the needed repairs. Ruth herself stays up-to-date on conditions and trends in the rental market. Their internet-based web portal for electronic transfers of owner funds for repairs is simple. The same system for disbursement of rent proceeds is accurate and always on time each month. I highly recommend All Pro for property management services.

Fantastic experience: We were always hesitant to purchase an investment property because we never felt comfortable with the property management people we were talking to. Let alone a property that needed some work! All Pro does it ALL! Ruth was and has been very responsive from day one. The entire team is in sync. She even had referrals for many facets of work that needed to be done....every one we used and have been extremely happy. The fear of investing long distance subsided and we could not be happier than with ALL PRO Management Services! They make us want to buy another property for investment! It's that easy!!

Negative experience: Absolutely terrible experience with this company. The most egregious example I can provide in a long list of their clusters is that I was sent a letter on 1/25/23 stating that a bill that hasn't even been provided to me and isn't due until 2/1/23 is "delinquent".

Fantastic experience: Prompt, courteous, reasonable and job well done. Greg and his crew did a good job resolving our bad situation from the freeze of Xmas 2022.

As Treasurer for the Board, I am very thankful for their team's diligence in managing our receivables, payables and contracts, and the efficient manner in which they operate. Their staff has been excellent to work with in assisting our owners, and they have been great about getting information for our owners on the website they manage for us as well. Given the scope of work they took on for us and the size of our community, I expected there to be a much longer transition for them to be fully operational with our account, but I am pleased to say they were on top of the details almost immediately from week one. Negative experience: My experience with this company was a complete disaster. The service I recieved was terrible and the treatment I recieved from the employees was horrible. Ruth was impolite and abrasive and I would not reccomend this company to anyone under any circumstances. I would rather sleep in my back seat than stay with APPMS ever again.

Fantastic experience: I have a family member who rents from this company and I must say they treat them very well. these folks are on it! They have a property management division and a separate division of the company that over sees all repairs and maintenance which is really nice because they are able to work on so much together. They treat tenants very well and respond in a timely manner. You can tell they actually want to do what is right ant make sure things get fixed the right way, this is really nice to have! Their staff is also very friendly and professional. The owner Jeff has taken time to chat with me on numerous occasions as well as Ruth in the office and other office staff as well. Ruth is on it always and gets things done! The field staff Randy and Greg and their other team members are friendly and knowledgeable as well.

Ruth was lovely to work with and found us a great tenant within the first week of signing up with them. All Pro is thorough and responsive to owner calls and questions and the process was easy to initiate and seamless. I'm happy to have them handling my rental home!

Fantastic experience: This is now almost the end of three years with this firm. They have been a great relief for me, especially since I live out of state. They have quickly found renters, performed the background check, collected the rent and submitted it to me on a timely basis. Whenever repairs are necessary, they have communicated with me to work everything out. They have been friendly and easy to work with. Their fee is reasonable. I have nothing but praises for them!

Fantastic experience: AllPro has delivered everything I hoped for in a rental management company -- expertise, commitment, and timely results. They screen and qualify prospective tenants to find responsible and financially able people I want to do business with. Then AllPro manages all the details from lease, to collections, to easily understood financial statements that cover all the details. AllPro has an team of experienced and professional cleaners, repairmen, painters, etc. who make routine repairs a snap and transitions to new tenants go smoothly and quickly. And to top it off, the entire staff is a real pleasure to deal with. It has been a great four years with them. Obviously, they have my highest recommendation.
