Negative experience: I am right now renting a house by RPHM and are the most irresponsables i have issue wiht the house over 2 months i have let them know 3 times they send 2 times different person and still no answer have bot showed up again to fix and when i call they dont pick up a door fell down over my chuldren i had the house drown because the plumbing is bad and right know there is fungis in the house

Fantastic experience: I usually don’t review much but being that I have such a good history with RPMS I could not help but do so.I was a tenant for one of the properties that RPMS manages. I have nothing but good things to say about this company. To start any issues that I had where addressed right away. Everyone in the office is very friendly and prompt to answer any questions or concerns. Erica is a great part of the team she always made me feel comfortable when contacting them for any maintenance issues.Jose de Jesus the property manager is very professional and informative. I’m no longer a tenant for RPMS but am happy to say that it is because My husband and I purchased our first home. Being that I knew Jose de Jesus as our property manager we choose him to be our realtor as well. I’m glad we did choose him because he does not disappoint. Negative experience: I am going through hell to get my $100 application deposit back! No response to emails, phone calls, or text messages in which I have been communicating with the staff. It has been over a week and I have received little to no information on the process or about my money.

Negative experience: Name should be changed to Money Scammers Inc. They take your deposit and never call back then they lie about your refund first it was mailed on a Monday2/29 then they say it was mailed Tuesday3/1then they say it was mailed Friday 3/4 mind you it's goi g from Kissimmee to Saint Cloud like 7 miles. After not getting it I tell them they can't issue a new one because they can't put a stop payment on it. Can't or wont. So on 3/10 they tell me to go to the office and they will issue a NEW check and when I pick it up what's the date on it??? 3/1 computer generated and never mailed as I suspected they are nothing but scammers the only thing Reliable about them is the lies and scams. A reliable company take s a deposit and qualifies or disqualifies a person these people take as many deposits as possible and at $155 each and you may get $100 back do the math 10 applications on the same property at $55 each with all they do is a good scam. The 55 is for credit and background which can be done together for around 20 or you can do public records for free. Just cause they have been in business for years does not mean reputable or reliable. At the end of the day they are crooks and I am sure they will reply with some BS excuse or say I'm wrong but I have all the paperwork to prove what I say

Fantastic experience: I was having a "Monday" and it must've been apparent in my face because one of the guys who works for this company went out of his way to cheer me up as we mutually walked into the gas station. Now I understand that I didn't require the company's services which doesn't really make me qualified to comment on that, but the little niceties and kindness to strangers speaks volumes and reflects positively on the company

Fantastic experience: I used Reliable Property Management & Sales Inc. to sell my home. The marketing of my home was top notch. Jose made a video of my home and it was stellar. My home had multiple offers and it sold for over asking price. Jose kept me up to date weekly on the progress of the sale of my home. Through negotiations Jose was very aggressive and highly skilled. I would recommend RPM&S Inc. to anyone selling a home. In the future I will use RPM&S Inc. for all of my real estate needs!

Negative experience: This company is a scam with a capital S. They collect the non refundable application fee from as many people as possible before even starting to do credit checks. They give you the run a round when you call to get info, they say they'll let you know by the next day but you won't hear from them for weeks! Complete scam, don't waste your money.

Negative experience: Reliable property management makes a habit of collecting application fees for rentals even tho they already have applications in for one rental, just so they can keep the fees. the staff is rude and once they get your money they will not call back and often avoid your calls. this company is a SCAM do not do business with them.

Fantastic experience: Renting from Reliable Property Management was a great a experience. They were very attentive on my needs and handle any maintenance issues promptly. After my lease was over they helped me find my next home which I am very happy with. I have a family with 3 young girls and I am very particular on where we live and who we rent from. I would have to say renting from Reliable Property Management is a great choice for anybody and I would highly recommend them. If I ever have to rent another property in the future I will definitely look for a property with Reliable Property Management first.

Negative experience: If you are looking for a property management company that is unreliable, rude, unprofessional, and will rip you off then you should choose this company. I rented a home that was a bit old, needed renovation, yet did not complain and asked them nicely to fix a few things around the house. The manager was so unprofessional that we did not move in the day we were supposed to because the house was dirty and needed some painting. Pool was filthy, as well as the deck, and broken tiles by the pool stair. I hired someone and paid $150 to pressure wash the pool deck and clean the pool, yet upon us moving out they charged us $175 just to pressure wash the pool deck when it was NEVER cleaned in the first place. They never fixed the broken tiles or fixed the pool light. In addition, we had an old dryer that was constantly breaking down, we called and asked them to send someone to fix it. They sent someone to do a cheap fix that lasted the dryer to work for one day and it broke down again, and waited 5 days with a pile of dirty clothes unable to wash because they never sent anyone. I hired someone to fix it for $140, and they told me I wasn't authorized to take that action and will not pay me back. Same goes with the pool they told me to fix it and send them the bill but of course they denied that bill too. In the end they took a big part of my deposit to fix the broken stuff in the house that was already broken. I highly recommend people look elsewhere, because they will give you hell!
