Fantastic experience: In past couple years, we have remodeled and sold a house, then bought land to build on, all with Verge. Merrill and Apple were very transparent and helpful along the way. We were very picky on the type of land and the location. It took us about 2 years to find. Merrill was very patient with me. Was always really quick about any questions we had. As an Air Force veteran of nine years, I've lived in well over 30 different properties in my short adult life circumnavigating the entire globe. I've been out of the service for around 4 years now and lived back in Charlotte coming up on 3 years. I try and wait 6 months before reviewing a rental company, but they've earned their stars early. Our property manager Merrill, has been with us, I kid you not, from the start. My spouse has had her direct contact information since we put in our application. Quick story: I like to have all my bills paid for the upcoming month by the 29-30th of the prior month. We have only lived here three months and my spouse paid the first month's rent and I covered other things. So, 2 payments later, I have everything set up on auto pay, but I forgot I did. So, I accidentally made 2 rent payments in a matter of a few hours simply because I forgot about autopay and timing. I was out well over +3k (my fault). Merrill, has helped us from the start in getting my money back, which is great. The important thing in my opinion, is, she did it with urgency as if it were her funds. You can find other management companies who will do there job, but I do not think you will find too many companies who treat your probable as their own when the time comes. Especially, in Charlotte.

Fantastic experience: Am a current resident at one of the properties with Verge . Had a problem with water leak in a celling due to old roof . Merrill was on it since day one . Even though it was a long process to get everything resolved. Micheal and Santiago were the guys that came and worked on the issue . They were great respectful and responsible guys ! Cleaned after every time they came to work .

Fantastic experience: Had two great real estate experiences with Verge, and specifically with Merrill. She was extremely knowledgeable on all things housing. Not only did she help me purchase two investment homes, she worked with me on a strategy for purchasing, breaking down the numbers for long and short term rentals, and she offered invaluable feedback on the market in different areas of town (actually several towns.) Negative experience: They were indeed terrific in getting me in the house. Staying in it and exiting was an entirely different story. They were kind in responding to the many maintenance issues due to deferred maintenance and a seemingly tight-fisted homeowner who seems to happen to work with another Verge division. The persistent mouse infestation and dragged feet to send trained professionals out to take care of it and ensure it was taken care of, was my last straw over/above the general condition. My persistent congestion disappeared when I moved out of that house after 11 months, though cleaning out the black ducts prior to that helped a bit. I repeatedly asked to be present at walk through, said I only needed 10 min notice, and it was inexplicably held without me 2 weeks after move-out, resulting in $500 for repainting walls because I purportedly hung/mounted items, including in a room used only for storage, while they complained about how much was spent to turn the home over - maybe bc they finally fixed all that needed repairing, painted cracking/peeling paint, and so much more. It was left in far better shape than at move in, with junk in shed and attic, nasty greasy stove vent, cracked kitchen window, big gaps under doors, dank laundry room and more at move-in. Hope they filled the 1-2 foot hole left in middle of back yard when they finally took down dead trees. BTW there's no 24-hour or after-hour emergency maintenance line.

Negative experience: I am sitting here reading all these wonderful reviews on verge properties and How Merrill has been such a pleasure to work for and with I really wish my family had the chance to experience this joy unfortunately verge property chose to end my lease due to renovations and they chose to not accept housing vouchers anymore which in return placed me and my girls out on the street it has been a very rough time I am currently living in a extended stay but I really wish my experience with her and her team was as pleasant as everyone else's she was heartless but I still pray for her because she has made my life a living hell but at least she has helped everyone else my credit is fair and I work but this is America who cares about the single mom trying to survive may God bless us all

Fantastic experience: Renting through Verge was my first ever experience with a property management company after having been a homeowner for years and renting directly from independent landlords prior to that- I went in with a lot of negative expectations of what the process would entail and was proven wrong at every turn. Verge has been INCREDIBLE to rent from thus far. From application, approval, forms and portal access, general communication and moving in, everything was completely pain-free. The single only note I have is that their application fee was expensive at $85 but if that's the price to pay for having such a competent and personable rental experience I'd say it's nearly worth it. Fantastic experience: This was my 1st experience with a property management company when renting an apartment (I’ve always worked directly with the property owner)… and only moved out because I had to move to another city. Merrill Thierman always responded quickly to my questions and was always kind & pleasant in her responses as was Jody… both are true professionals. The move out process was easy because the expectations were clearly communicated. The walk through was done within two days of my move out (only because a holiday occurred the day after my move out). Updates to the apartment had been done some time before I moved in and were well done while keeping the characteristic architectural features of a 100 year old building. If I had stayed in town I would still be living in the apartment!

Fantastic experience: Merrill is a class act who is seasoned at dealing with every situation. We had a difficult one (I am a broker too so she had to deal with my annoying self) but she not only is making sure I am taken care of with a full refund for a property that had a water issue before i could live in it, but she was KIND. She is firm too but it is all respect with her. She was 100% on everything and I thank GOD for her! I know I drove her crazy but she understands me and knows I really wanted to live there and wanted her to be my property manager. She is a triathlete and keeps to her word. She actually told me 5 days and is mailing my refund for my deposit and rent TODAY. She over delivers which I will miss because again I wanted to live with her as my property manager. She is a wonderful broker & I am grateful to her. This is a really trying time in my life and she gave me grace and understood I needed closure to move in. That's protecting the public and I admire her!

Negative experience: So I found a property on Homes.com. I was contacted by Merrill Thierman about setting up a tour. I requested an virtual tour of the property, and she told me that they don't do virtual tours and need someone on my behalf to view it,as well the won't rent it to me until I view it. Note I live in a different state and trying to move to Charlotte. This is the most ridiculous policy I ever heard of. Do you guys don't think people from other states move there?

Fantastic experience: We've been working with VPM for about a year. They've been great. They manage a few of our properties. We're also in the property management business ourselves (in another state). As owners who also understand the property management business, we can unequivocally say we've had a great experience working with the verge property management team. They've got a great network of service professionals to get issues resolved at the properties, they're extremely responsive, they share the same (if not greater) level of urgency to get vacant units rented ASAP. They don't just send over expensive repairmen when tenants call - they try to diagnose first and look for the most cost effective way to get issues resolved. Reporting is great - we get detailed reports and any questions are promptly answered. As for what could be better...wish they'd find us more properties to purchase, but it's a tough market, so we'll cut them some slack!

Fantastic experience: I have been a vendor of Verge Property Management since the company started. As a company they take extremely good care of their rental units and place renters who take great care of the properties. They are a great company to deal with for quick communication and I highly recommend doing business with them.

Negative experience: I wish I would have seen the one star review before ever bothering to contact this company. My husband sent an inquiry to Merrill Thierman on 3/15/2021. She responded almost immediately and asked what information we needed. He let her know we had three pets and not the best credit, but we have an excellent credit history on 3/17/2021 he contacted her again to ask if the property was still available. The property vanished from Zillow and I gave them the benefit of the doubt. But it’s really in the perfect place for us, and a lovely property so when it came up again, I asked him to contact them again. This time he emailed on 3/26/2021, I contacted them via their website (which still had the property listed as well) and he called their office. We still didn’t receive any response until 3/29/2021 when Merrill finally contacted us in return to tell us she had accepted another application and the property would be removed from the market. As of 4/2/2021 the property remains on it’s website (other properties that were available on the website around the same time seem to have been removed). I don’t have proof of anything. What I know is that it took 14 days from the day of first contact to get a return response from this company, after we had been upfront about our credit situation. There had been no follow-ups, no questions, no nothing after that. If the credit situation was an issue, we would have appreciated an up front answer to our questions, just like we were up front about our situation. I don’t know if credit alone is an issue for them. I know their website boasts that they take the entire credit health into account. I don’t know if it’s true because the company never gave us a chance.

Fantastic experience: For years I was resistant to owning rental properties because I thought it would be one hassle after another. When I finally made the commitment, I selected Verge Property Management and I am so glad I did. Verge has brought me great tenants who have been respectful of the homes. The rental income has led the local market and increased year over year. Lastly VPM has been both extremely proactive and responsive in our communications. I highly recommend VPM.

Fantastic experience: I currently am renting a house with VPM acting as the property management company. VPM has been one of the best management companies I have dealt with. After 6 years of undergrad and grad school, I have lived in 4 different properties in the last 8 years. I know slum lords and VPM is not one of them. I have had management companies completely ignore my requests. Websites have gone down so I couldnt pay my rent. Washing machines (which were provided in the unit and which I paid a premium for) broke and months would go by without things getting fixed. VPM has been incredibly responsive to any issues and wouldn't hesitate to rent another property from them as I feel they act fairly towards both the owner and renter. Highly recommend.
