Fantastic experience: Property management company. Friendly, efficient and prompt.

Negative experience: Our experience in this house has been extremely disappointing. Since the day we moved in, there have been multiple issues that were reported immediately, yet very little has actually been resolved. The biggest issue is that we have been without a working refrigerator for over a month and a half. Because of this, we’ve had to spend extra money eating out constantly, which is unacceptable considering we are paying rent and were promised this would be fixed quickly. We were told we would have a new fridge by the end of the first month, but that never happened. Every time we call, we are given another excuse and told “next week,” but nothing changes. On top of that, the walls were painted very poorly, the yard was not cleaned before move-in, and there were several other details that clearly were not taken care of. The worst part of this entire experience has been the communication and lack of follow-through. Promises are constantly made but never kept. Overall, this has been a very frustrating experience, and we are honestly just waiting for the lease to end.

Negative experience: We moved into this property after being strictly required to comply with all contract terms and payment deadlines. Before signing the lease, we were asked to visit the house, inspect it, and report any issues or repairs that needed attention. During that visit, we informed them that the air conditioning was having problems, one of the rooms was not cooling properly, the refrigerator was defective, the garage was in very poor condition, the yard was extremely neglected, and the walls had poorly done patchwork and paint repairs throughout the house. At that time, we were assured these issues would be addressed before or shortly after we moved in. However, once the lease was signed, the response changed completely. We were told that we had already accepted the property “as is,” although they claimed they would still try to fix some of the issues. Before move-in, someone came to repaint the garage. The work was extremely poor quality. They simply painted over peeling paint, and within a few days the new paint was already peeling off again. We were told the surface had been properly cleaned and prepared beforehand, but the results clearly show otherwise. When we reported it again, we were told that we were being “too demanding,” despite the fact that we were never asking for perfection — only reasonable living conditions and fulfillment of what had been promised. The air conditioning failed again within the first 15 days, requiring another technician visit under warranty. Shortly after that, it failed again. The refrigerator, which we were promised would be replaced before the end of the first month, never arrived. We were then given another two-week timeframe, and that deadline was also missed. As of today, we are still waiting. Meanwhile, we have fully complied with every obligation under the lease, including payments and all required deadlines. However, after only one month living here, we are still dealing with basic unresolved issues that directly affect our quality of life. The walls remain in poor condition, the yard was never addressed, and the garage is once again peeling exactly as before. What is most concerning is the complete lack of accountability and follow-through. Everything seems to depend on “waiting to hear back from the owner,” while tenants are expected to fully comply with every lease obligation from day one. Honestly, the experience has been extremely disappointing and raises serious concerns about what the condition of this property — and the level of support — will look like six months from now or by the end of the lease term, especially considering the $2,000 security deposit and the similar experiences we are now seeing mentioned in other reviews. We will be attaching photos documenting all of the issues described above.

Negative experience: The worst experience I've ever had. They are a blockage from contact with the actual property owner and it's brutally apparent they are trying to get profit over performance. They cannot provide maintenance unless it is scheduled and during work hours, so good luck having a job and having a working AC. Even when they do get a contractor out, you better make sure to document the work before and after, as they will charge you for any issues the contractor may have left behind. They low ball the contractor so the quality of repairs is terrible. Make sure any monetary agreement is in writing preferably in the lease as they will reneg on any agreement. The lease will start low to lure you in and significantly increase upon renewal, AND THEY CHARGE A FEE TO RENEW THE LEASE!! WHO DOES THAT?! The property I was at was falling apart, and they passed off the maintenance issues to the HOA, which had no interest in my lease situation. I had to deal with missing panels to insulate my unit, sewage leaking onto my vehicle in the parking garage (I was literally told to buy a car cover and use that to deal with the corrosive sewage that was eating at my car's paint), broken gates, etc. I paid a cleaning company upon move out and was still charged a cleaning fee even after video and pictures. Terrible service and rude when you call. AND THEN UPON THE NEGATIVE REVIEWS, THEY WILL TRY AND DEFLECT AND BLAME YOU AND PUT YOUR PRIVATE INFO ONLINE TO EMBARRASS OR DISCREDIT YOU! TALK ABOUT NO PROFESSIONALISM!! If they are involved in anything, find something else! EDIT 2026 AFTER THEY TRIED TO DEFLECT AND BLAME: 1)LEASE RENEWAL WAS AUTOMATIC OR THE RENT INCREASE WAS 150%. THEY REFUSED TO ADDRESS THE PROPERTY ISSUES IN ORDER TO JUSTIFY AN INCREASE 2)LATE RENT--THEIR RENTAL PORTAL CHATGED AN EXORBITANT FEE TO PAY WITH A CREDIT CARD AND WOULD NOT WORK MOST OF THE TIME WHILE I WAS OVERSEAS. EVEN IF THE RENT WAS LATE IT WAS ALWAYS PAID AND COMMUNICATED AS TO WHY. THEY NEVER ADDRESSED THE PORTAL ISSUES. 3)THE SUBCONTRACTORS THEY USE FOR REPAIRS ONLY COME DURING HOURS YOU ARE EITHER AT WORK OR NOT AT ALL 4)THEY WILL CHARGE CLEANING FEES EVEN THOUGH IT WAS DOCUMENTED THAT THEIR CONTRACTORS DAMAGED THE PROPERTY. THEY NECER FIXED THE DAMAGES AND THEN CHARGED ME FEES FOR THE DAMAGE. 4)AS STATED IN THE ORIGINAL REVIEW, THEY WILL BLAME YOU THE TENNANT FOR THEIR MISERABLE MANAGEMENT AND THE POOR MAINTENANCE OF THEIR RUN DOWN PROPERTIES STAY AWAY STAY AWAY!

Negative experience: Renters beware! At the conclusion of a one year lease, we had kept the home immaculate inside and out, professional, cleaning, and lawn services, etc. On moving out, we took even greater care to have it professionally cleaned thoroughly, painting, and spackling over all interior walls where wall hangings had been, deep cleaning, dishwasher and clothes washer like new, etc. Despite this, they kept half of our $2000 deposit, claiming that the costs went to cleaning, painting, etc. We changed air conditioner filters, monthly, had a brand new set in place and even left an extra set in the laundry room so the new tenant could know the size needed to keep that going. Even so, they were billing us for air-conditioning filters. It is as though they did not even look at all the efforts we took and recognize what was done. They just rubber stamped and arbitrary keeping half of the deposit. When we called them on it, referencing our lease terms, they sent us Texas property codes, which essentially said the very same thing the lease did, limiting what the landlord can hold back. It only made our case stronger. Even so, they just kept it and blew us off. Extremely shady organization to work with, I would completely avoid them.

First, they are extremely poor at communicating, leaving their clients in the dark, and I wouldn't be surprised to learn that they're lacking in other areas of property management, too.

Fantastic experience: I have been works with them for over two years, and never had an issue with them or the property they are managing for me. I feel very confident with them managing the property especially since I am out of state.

Negative experience: I lived there for one and half year, rent was always paid on time. they blamed me for the grass being burnt, i spent $1800 replacing it. They blaimed me for the sprinker systen in the freeze that we had and I paid them $500 to replace it. When I left, I had the house cleaned and everything was in order, they still deducted almost 1500 out of my 1950 deposit and very rudely they answered me when I tried to get some explanation from them. I will be reporting them to the BBB and I will take them to the small claim court to seek for a fair resoultion. They are liers and cheats.

Negative experience: first of all RUN DO NOT APPLY ‼️ this is the The worst property management company please do not apply they price gouging other rentals in the Katy area are way cheaper also they do not fix anything on our property we rented but demanded rent ! No ac for 4 months straight had to pay 1,500$ out of pocket just for ac they fine you for every little thing !!! They over charge for everything FADY is the owner he’s no help at all please do not believe the reviews they ask people to leave good reviews or credit their account with 25$ thank god we just purchased a 5 bedroom house I would not recommend this property management to manage my property nor will I ever LEASE WITH THEM AGAIN ‼️‼️‼️RUN DO NOT APPLY

Negative experience: When we first moved into our home we were so excited. We worked together to the manager to get our contract done and the deposit was a bit high. Our backyard we started noticed a lot of water coming out. This was March. We called and make a service request online, over a month past and we were told we would get a call back by the manager. We called the environmentalist department to come out my husband had an asthma attack due to the fact, my husband, is a doctor we started looking out for what the reasoning could be so cause it due to it being years since he had one (10). After a monthand being warned by the environmentalists guy, the management company got the septic vendor to come out. As He dug a hole in the backyard up to where it was coming out from. He told me that the grid in the backyard wasn’t laid properly arrogantly. He started then laughing, saying that they knew when they laid the septic tank down that this is going to happen. I forwarded all of the information to the management company, the owner needed to know. Septic is still on warranty, this is an expensive job. Still not fixed, Since then I have received one call from the maintenance women stating that the septic company stated there was already a whole in the back yard( we have photos this isn’t true) again she told me she would call me back. Today May 18 two months as gone by and no one has fixed the back yard. They have blamed us spoken down to us and threatened us but still no help. I have a five month old and a 16 month old. Owners pick a different management company.

Fantastic experience: I spent 6 months looking all over Houston for a place to stay. I had a background so it was difficult but after my conversation with Juvett in management I decided to try again and they made my application process very quick and easy. I was approved very shortly after. I appreciate the time and effort she took to really consider my application and I will always be grateful. Maintenance issues were addressed quickly as well.The owner sold the property but I enjoyed the relationship I had for the short period of time while they were managing the property. Fantastic experience: My wife and are were trying to move into the area around Lake Conroe. We tried 3 other property and rental management companies, big names you've probably used, and they were just terrible. Incorrect info about the property, outdated images, incorrect locations, and so on. Communicating with them was almost impossible weather it was phone, email, or in app messaging. When we tried All County, it was amazing. ESPECIALLY after getting screwed around by the other companies. They responded to my inquiry within hours. They reviewed all of my information, ran my check, and had an offer back to me the next day. EVERYONE I spoke with on the phone was friendly, and sounded like they really wanted to speak with me and appreciated my business (unlike the rest who seem to think it is a burden to communicate with customers). We had some very specific accomodations we wanted on the property and they worked with us FAST to make sure they got done. I really hope wherever we move next time around, All County is there too.

Negative experience: Horrible experience so far, been trying to get the management company to fix the plumbing issues at the house and it's not been fixed after plumbing out twice and now they are trying to bill me to fix it.

Fantastic experience: I have been with All County Prime for about a year now. I am currently on the other side of the country than where my property is located, and so far everything has been great. They screened several tenants before finding me one that has been amazing. They have done routine inspections and maintenance on my property and have always coordinated with me before hand on any money that was coming out of my pocket. They always communicate and respond very quickly and I am overall very satisfied with the service they have provided .

Fantastic experience: I purchased an investment property outside of Houston Texas last February. Knowing I don’t live in Texas I knew I needed a property manager! I called All County Prime Property Management first bases on the 5 star reviews and liked that they were in the area of my home ! I was impressed right away by how efficient and professional sounded over the phone Fady Chaban !!! He explained the process in detail and made me aware of everything I needed to know about finding good renters , price paid to All County and all policies ! Again , I’m a first time investment owner and don’t live in the state I own so being comfortable and sure things would get done were then and still are very important!!! Because of his professionalism and attention to detail I hired Fady to manage my property!!! Now here’s the even better and great part of my experience with Fady and All County Prime Management!!! Fady has ALWAYS made me feel like my property was really important to him ! All phone calls are answered and returned immediately ! He found me incredibly great renters who actually pay early ! At year’s end he negotiated an increase in rent for another 12 months! In the one year’s time Fady has continued to offer the same level of efficiency and professionalism! Fady sent his own contractors to our help to help with an AC problem right before we were going to “go live” with the rental. Fady called me coordinated repairs and saved me $1000’s of dollars. Fantastic experience: This is a very proactive management firm. I've owned rental properties in Houston with local management there for over 30 years and they are the first property management firm I've used that actually updates me on property condition absent a vacancy, tenant complaint, or HOA issue. Their drive-bys alert an owner to many issues before they grow. They also get very good prices/bids on repairs and seem to keep a very good rapport with the tenants as well as being responsive to me.

Fantastic experience: I can't imagine trusting anyone else with my rental properties than the folks at All County Property. They are the ultimate professionals and you experience it from the moment you work with them. You can definitely trust your rental properties in their hands.

Negative experience: They have multiple people applying for the same house at one time. Just to take applications fees and deny you. It's like a scam really. They have a bunch of people apply for one house. Knowing only one person can move into the home. Straight scammer you should not be accepting multiple applicants and taking applications fee's from each applicants. They don't even do that at apartment. You deny someone first then take another applicant. These ppl foul.

Fantastic experience: I had the BEST experience with Houston’s ALL COUNTY PROPERTY MANAGEMENT . They took good care for my property while we were overseas. They were very diligent, always on top of my property and they are better priced than my prior management companies!. Once we returned they made sure the tenant gave us the property in good shape and helped us negotiate additional money above the deposit to fix some minor damage. I still in contact with them and they continue to help me with with my home maintenance Yeah!! I will highly recommend them to anyone Thank you Faddy and ..you are the best!
