Fantastic experience: This was my first time renting out my home. I was moving out of the area and decided to hire a property management company because I was nervous about finding good tenants, managing the lease, and handling repairs from a distance. Woodlake Anchor made the whole process really easy. They found and vetted great tenants very quickly, and my tenants always paid their rent on time. The owner portal was also super helpful. I could easily find documents, review invoices, and keep track of what was going on with the property. When repairs were needed, they managed all the work with vendors and kept me updated. They also seemed very responsive to my tenants and worked quickly to address issues when they came up. I’m moving back into my house now, and they have made the move-out process simple and clear too! Kari, Melissa, and Francisco were all easy to work with, responsive, kind, and knowledgeable. I’m really glad I chose Woodlake Anchor to manage my home and would definitely recommend them.

Fantastic experience: I have worked with Woodlake for the past four years, and they have always been consistently wonderful to work with. Kari and Joseph are responsive, communicative, resourceful, and have a wealth of knowledge and experience. Their work is detailed and well-documented, which makes my own accounting super easy to keep track of. Most importantly, how they stay up-to-date on their knowledge of California landlord laws, and make sure to let me know of anything important that comes up. They also go above and beyond. They let me know when things need fixing, and get things taken care of quickly. They have a trustworthy crew of cleanup and maintenance people that come and take care of property management - I have never had any issue with the work their team has done. What I am grateful for, in particular, is they actively consult with me on key decisions - especially during tough rental times (such as during COVID). Property managers are definitely not all the same - this team is fantastic.

Positive experience: We’ve lived here 3 years. They are pretty responsive and have been fast to help out. Tonight our heater wasn’t working and I got a call within minutes of my maintenance request and they helped me problem solve over the phone. This was so appreciated as it is cold!!

Fantastic experience: Woodlake Anchor was the best phone call I placed all year. As a first-time landlord needing to rent a home my parents lived in 30 years, I did not know where to start. Joseph walked me through the process and explained what needed to be done to get the place ready for market. His cost predictions turned out pretty spot-on. Woodlake Anchor took care of everything for me, and Kari did amazing work coordinating the necessary remodeling. They have contractors they work with often, and get better prices than I ever could. The place ended up looking fantastic and we got great tenants a few weeks after completion, for slightly more rent than I expected. Fantastic experience: Kari was able to get her Contractor to come and fix my heater when I called her on a Friday at 4:40pm. It's a 3-day holiday weekend and it's been very cold out. I am so grateful she took the time to help me. She was very sincere and I appreciate that. I also had an issue with my kitchen sink a few weeks ago (on a Saturday of course!!) and Woodlake Anchor came through again. They sent their plumber to fix my sink on that Saturday evening. Fantastic experience: I've been renting an apartment in San Mateo managed by Woodlake Anchor for about 7 months now and I've been pretty happy with the service! Kari and Joseph are very friendly and responsive. Sometimes things take a little bit longer to get fixed but they've been super helpful. My fridge broke down a few days after moving in and due to covid, new fridges were in short supply. They delivered a mini fridge for my use while I was waiting on the new fridge. Joseph dropped by on a Sunday to help fix a jammed balcony door. They're super nice and I have no major complaints!

After our tenant was placed, they helped coordinate move-in and made sure our tenants were set up properly in the unit, and quickly worked with us to address some minor issues related to the unit. We hired them recently after looking at a handful of other large organizations (including some of these startup software companies pretending to be "landlord" service). They were responsive, came out quickly to review and provide feedback on the property, and were able to get it posted and occupied within weeks. Since it's been occupied, any questions or concerns we've had were addressed quickly by Joseph, Kari, and the team. The communication they use to inform us about payments as well as their management software is easy to use and informative. We absolutely trust Woodlake to take care of anything we or our tenants may need. Fantastic experience: I lived in a Woodlake property for 2 years before moving back to the east coast. They were always super responsive and fast to fix or take care of any issues that would come up. The property was clean on move in and we kept it so. We had no issue with getting our deposit back. They also went above and beyond to help me out after moving out. My stimulus check was mailed to my old address, they contacted me right away and offered to forward it to my new address. They were very professional and trustworthy, I had no issue and it was the best property management I've ever dealt with.

Negative experience: Tried to view the studios and made appointment with the guy. He called 30min prior to the appointment time to cancel. Said he didn’t have the keys and the cleaners weren’t ready. Made appointment next day and the guy doesn’t show up. Called the guy and no response. Some nice employees came and helped us. They radioed the guy and no response. Called the management building and they said it’s not time yet. It was literally 2 min till the appointment time. Waited for another 15min and decided to leave. Finally the guy called and said the same exact thing. He didn’t have the keys and no cleaners. Now I understand why that studio is still available. I’m pretty sure no one can view it. Waste of time.

Kari Stein is an exceptional person that is always willing and able to assist the residents at any time. I’ve locked myself out of my apartment couple of times and she has always made herself available even on a holiday or after hours to provide me with spare keys. This has been the best property management staff I’ve dealt with.

Fantastic experience: Last year I started renting (to live in) an apartment in San Mateo through Woodlake Anchor. They have been extremely responsive and thorough with service calls. Once, I accidentally locked myself out and Joseph showed up within 20 minutes to let me back in the building. By far the best property managers I’ve dealt with.

Fantastic experience: I don't know anything about managing a rental property. I was so happy to hand over the reins to a property management group. The team at Woodlake Anchor is on top of their game! They are very responsive by email and phone. They follow up without me having to reach back out to them. It is apparent they take pride in their work and working relationships. We asked them to help us start a lease for tenants already on the property under less than ideal circumstances. (Did I mention I don't know what I'm doing?). The team got the tenants on the lease, handled disputes, facilitated repairs, and saved my sanity! In the future, I will rely on them to place tenants from the get go.

Fantastic experience: When we bought our condo about 10 years ago we decided not to be hands on. Woodlake Anchor has always been our management co. The past few years Kari has been handling most of our business and has been phenomenal. She keeps us up to date on the tenants and their situations. She found out our tenants had cats which was a lease breaker, but we, through Kari, were able to come to a satisfactory arrangement. She is always available to arrange and over-see work that needs to be completed. She is our condo manager. We trust her completely and are thankful for her insight and help on negotiating rent, collecting rent, paying bills and completing work.
