ROK Management Group manages, leases, and handles renovations on a few of my rental properties in the Binghamton area, and they’ve made the whole process amazing. Their team is responsive, they move quickly when something needs to get done, and the renovation work they’ve done has been excellent. The biggest thing for me is that I almost never get bothered by tenant issues because they handle everything. If you own rentals in the area and want a team that actually stays on top of things, I’d definitely recommend them! Thanks again Brock and Donny

Negative experience: By far the worst management company I have ever had to interact with. Care nothing for their tenants despite breaking the law consistently. Have had no running water in my building for a week now and I do not expect them to fix it honestly. The only water flow in the building is a leak that has been going on for 3 years that they have never bothered to fix. Do not live with these people they are criminals who care nothing for their tenants as long as they pay. They will not even respond to maintenance requests. I had no working heat in my apartment for 3 weeks despite constantly badgering them while temperatures outside went below zero daily.

Negative experience: Avoid avoid avoid. Either the 5 star reviews are paid for or management has had an overhaul of staff in the last year or two. These can't be the same people I am renting from. This management company left me and my 3 year old daughter with a front door that didn't lock for nearly two months. No regard for our safety or security (on a sketchy block no less). Had us on a maintenence queue for months and even suggested that I wasn't using the key properly. The building was not even half full of tenants - why the long queue? It was only when my apartment was entered and my belongings STOLEN that I marched to the office in person. Maintenence was able to come over and change the lock same day. No apology about the stolen TV. They notified me of an inspection happening at my apt at 6pm, then unlocked the door without even knocking. I could have been on the toilet, naked, bent over, whatever- I knew they were coming but its just courtesy to knock, not enter the apartment as if you live there! The manager threatened to fine anyone who texted her on a holiday $100. Idk, this just sounds i l l e g a l. There was mice in the apartment. My cats killed them and got sick with worms. It was reported to management and no pest control or follow-up was done. The company is too cheap to pay for private trash disposal, and too ineffective to provide proper recycling and trash receptacles for residents. When we step outside, we are greeted by the smell of putrescence and decay and the buzz of hornets. There have been several plumbing issues in the building. After the 2nd or 3rd maintenence request I submitted, management stopped responding to me. It seems they don't even care about protecting their own investments and wouldn't care if the ceiling caved in. Viewing and signing the lease was great, the owner was accommodating and responsive. The building was recently renovated and seemed well-maintained. But that's where the positives end. The company is shady. And frankly the manager does not have the personality or qualities necessary to manage a property full of HUMAN BEINGS.

Negative experience: Apartment was missing fridge and stove on move in. Extraordinarily dirty despite 5 day cleaning period being built into the lease. Very slow about service requests. They seem to engage in the scummy practice of forcing you to bother them to get your deposit back, although this wasn't 100% consistent for me and my roommates. It took a threat of bringing them to small claims to get my deposit back. Tenants, please don't forget your rights. Rental companies are legally obligated to return your deposit in a timely fashion. You do not need to pay for a lawyer to bring them to small claims. Take pictures on move out. Notify your landlord of address change and wait the requisite time. Send one email notifying them of your intention to bring them to small claims and to sue for 2x the deposit. If they don't answer you, then sue. If you win, you're getting paid hundreds or of they cough up, you're getting paid hundreds for a few hours work.

Negative experience: This company has held onto our deposits for 2 years in a row after putting us in terrible living conditions. They ignore service requests and left us in a house that was broken into multiple times while taking 3 months to fix a broken pipe. Our lease has ended a month ago and they are yet to give us back our deposits along with giving excessive charges. I would not recommend using them if you are looking for housing in Binghamton.

Negative experience: They have not given my son and his roommates their deposit back. It’s been over a month. They also seem to think by ignoring them it’ll make their problem go away.

Negative experience: This company gave us a tiny fridge for 8 people and took over 3 months to get us another one. They didn't care about any of our service requests. Meanwhile, they haven't responded to us about our deposit when our lease ended a month ago.

Negative experience: This management company will ignore complaint requests and will refuse to pay your deposit back. All of my friends that lived in their properties never received their deposits back. Horrible establishment. If you could avoid renting through them, do so completely.

Negative experience: The worse property management team in Binghamton. They do not take care of service requests and there are always constant issues with the property. They have also been ignoring my roommates and I (8+ tenants) and refuse to pay back our deposits a month passed our lease expiration. Do not rent through them, unless you don’t mind not getting your deposit back and being ignored.

Fantastic experience: HIGHLY RECOMMEND KOMANAGE! They were so helpful in finding housing for me and my roommates and had such great places to view. They were easy to work with and super reasonable when it came to dealing with maintenance and other questions we had about the space!
