Negative experience: Do not use this team. They have horrible communication and send really random and alarming emails at random times. Then they never respond if you contact them. Agent got the closing time wrong and I had to correct with title company. Agent blew off the walk through - said he lost a day. Not sure what that means. Absolute worst.

Fantastic experience: We worked with Natalie and any words that have to write here don't seem to praise her enough. My husband and I bought our first home with her and she was incredibly informative and patient in the process. We never felt like we were being pushed to make a decision or to buy something we werent comfrotable with. She was kind every step of the way, but not only to us, to our 4 year old too. When we wanted a showing, she would book it in literal minutes. She responded to everything in a timely and thorough way. It was definitely the comfort we needed to go through the process for the first time. When it came to buying our house, we were one of several offers. Natalie was able to get creative to compete with a market of tough contingencies, even with us still wanting an inspection and not having a cash offer. Fantastic experience: I have never done a review for a Real estate agent..until now. We have bought and sold eight homes in six states over the years so we have a benchmark of what to expect. This year, we listed our home with Julie Babcock during a tumultuous interest rate and unstable economic environment. To add to the complications....we were out of state when Julie, based on her analysis, strongly urged we place our home on the market in April. The home sold in May and closed in June above asking price. This was not an easy sale as we required our furniture, tools and art be included. I can sum up why Julie was successful. Her market knowledge, home comps research, attention to details...from menial tasks such as vacuuming the house to complex negotiations with the buyer, the Bank and PennDot enabled a successful conclusion. Matt helped me buy a home during a pandemic, despite incredibly short supply, and oh yeah while I was on the other side of the country. I missed my very first meeting with him due to flight delays. It sucked because I know I wrecked Matt's schedule; we had a whole morning blocked for tours. Despite the last minute change, Matt was so cool about it. He made himself available that Sunday, and scheduled a ton of tours around my crazy schedule. Fantastic experience: I had my home in Cranberry listed for sale for with another agent. There was very little interest in my home, it was rarely shown and the realtor wanted us to basically remodel the entire house and reduce the cost over and over. After 6 months of nothing, I contacted Georgie. She walked through my house the day after I called her, advised me to change one light fixture (not remodel anything), listed my house, and had an open house within a few days. Within a week of being listed Georgie brought me 2 offers, one was a full price offer. Georgie and her team are very experienced, professional and know how to sell properties. The only regret I had was that I didn't use her originally to use the house. I would recommend her to sell any home in the area.

Fantastic experience: I’m in my 7th house now and believe me, we’re getting up there in age and this is the last one, I’ve had three memorable realtors along the way, one in Colorado and the other in Wyoming but Georgie put them to shame. We left our home empty because we had so much stuff and it needed a lot of work to get it ready for market and moved out of state. Well we only thought we needed a lot of work done because the realtor who sold us the house did such a poor job having it inspected. Again we were out of state when vital things happened and that realtor failed us miserably. So I became a big nut on investigating everything I can on the internet so with our most recent sale I did my homework. I don’t remember the site but one rated local realtors and Georgie was lightyears above the next one down in performance. We had her come out to look at our property and she went through every aspect of the house that needed attention to get the most for the property but to not put money in if it wouldn’t bring a return, she didn’t miss a thing. We sat down to go over the paperwork that would be needed from us to get started then brought out the information on her record as a realtor and I said “Don’t worry, I looked you up online and I’d be an idiot not to have you as our realtor”. So we move out and the fixing that I couldn’t do started. Georgie found a buyer, I think in the first week, then we had the home inspection which showed the previous realtors failures. Georgie came through for us on very issue and has her list of people that help sellers get stuff done without ripping them off, I was pleased with all the contractor’s prices. She was there for us every step of the way which was a great comfort to us being halfway across the country. If you’re buying or selling, put your trust in Georgie Smigel, she did it right for us and did it right for the buyer, though I wish the previous realtor wasn’t such a failure that cost me so much, and we sold the house for more than either of us expected.
