Fantastic experience: Ryan Studdard with Oak & Ash did an outstanding job selling my 10 acres in Alvarado. From the very beginning, he set himself apart by completing over a week of in-depth due diligence before I ever signed a contract. He even discovered the property had previously been listed incorrectly and identified the correct ETJ, which ultimately benefited the sale and made the entire transaction much smoother. The land could have sold quicker or for less than it ultimately did, but Ryan provided strong market data and pricing insight that allowed us to take a strategic approach. I chose to price the property a little higher, knowing we would adjust the price every seven to ten days if needed, and Ryan fully supported and executed that strategy flawlessly. Every price adjustment was done immediately with no lag time, and that approach paid off. Ryan’s communication was excellent throughout the entire process. The property was on the market for about 45 days, and every conversation around pricing or strategy was backed by solid data and clear reasoning. When the offer came in, Ryan handled negotiations confidently and efficiently. Negative experience: I applied for a house and was told I was the first applicant to apply and view the home. I checked their website and the house was no longer listed so I got my hopes up that I had got it. Found out I didn’t get it and that they went with the first applicant that applied. Which was confusing because I was informed I was the first one to apply. They lack at communication. Terrible experience.
