Negative experience: By far the worst Landlords I’ve had in my whole life! They are liars! Do not use this company! I lived there 10 years only cause I was to broke for something better. However they took away the laundry room so if you need laundry done. You’re probably going to the laundry mat. They take forever to fix things and when they do it’s a bandaid. I will be taking steps to sue them based on them trying to charge me over $1100.00 for paint after I moved out! Not counting the $900 for carpet. We are talking about a 1 Bedroom apartment here! And again I lived there 10 years! If you want to get unexpected crap thrown in your face and be lied to on the regular this company is perfect for you! They’re all crooks and I 100% do not recommend to anyone. Please for your own sanity and health look elsewhere. I know you’ll find better.

Negative experience: Great company but with Melissa Mosely as a property manager it makes the business look bad. Video proof of unit not being damaged but she refused to return deposit and added adtl. charges to override deposit amount. Now we owe more than amount of deposit. Lawyer advised me to keep all video evidence for court appearance. I strongly suggest you to record all conversations and video proof for future incidents. I wish I had evidence of her rudeness and deceit. Please be careful when dealing with her.

Fantastic experience: We rented a house in McPherson Village from Shipman for 3 years and we couldn’t have been happier with the home. I really don't get where the negative reviews are coming from. They are easy to work with and maintenance was always responsive whenever we had issues. Melissa was great to work with, she is super nice and was always happy to help us and answer questions. The street we were on is mostly their other rentals and it was quiet and unkept and never had issues with neighbors. They were never breathing down your neck like some of the other landlords I’ve dealt with which made it feel more like our home.

Fantastic experience: My husband and I have been renting with them for a little over a year. Every time we have an issue, the response is pretty quick and they have replaced everything we've asked. The neighborhood is quiet and we really have no complaints.

Negative experience: Pretty sure this is going to make a good case should we decide to take you out of court since you refuse to come and fix an active leak on a water heater bad water heater where is Waters continuously flowing. As our courtesy to help we've installed a hose to allow it to drain but as you can see it is just inches away from electrical which could cause death. It's been over the allotted time over a week ago since this was mentioned and you always refusal to come and work on it is all we needed to prove how terrible of a company you are. You will pay for your actions.

Negative experience: They won't replace your carpet every 3 years which is the industry standard for health reasons and depreciation. Hell, they won't even replace your carpet after 6 years. How pathetic! Yet they still want to know and inspect carpet condition . Y'all are clueless aren't you? Or is cheap and petty better terminology??? SMDH

Negative experience: Speaking about the current landlord of the Bromley apartments that Shipman owns- Cindee has the worst management, communication, and customer service skills I’ve ever experienced. She is never there, can never be contacted, skips appointments with tenants, and when she is there, is the most unfriendly and disrespectful woman you could meet. From my own experiences I can say that if you rent from the Bromley Apartments, be prepared to have all of your paperwork lost repeatedly, be lied to and gaslit about prices and agreements, and to wake up to this manager banging on doors and screaming at tenants. Lived there for years with no substantial issues until Shipman Companies took over and stopped caring for the people and buildings by putting someone in charge who has no business serving the public. As for Shipman Companies itself, it doesn’t matter how many times you try and contact them, as they will only tell you to “take it up with your landlord.” Her boss, David, will never respond and you’ll be left to fend for yourself.

Fantastic experience: Super fast maintenance if an issue occurs. Easy payment portal for rent. Would recommend if you live in Burleson.

Fantastic experience: My husband and I have been renting with this company for over a year. Whenever we’ve put in a repair request, they respond and come out immediately. I love that they have yard maintenance every Tuesday. It literally upgrades the look of the community. My husband and I pray for our neighbors and neighborhood and so far so good. We are blessed to be in a nice home in a good neighborhood with a great company.

Negative experience: There website isn't correct according to the woman in the office. They keep all there rental units up and available even when there not? And I was on hold for ten min as I was driving up there . As I walk in they said the lady stepped out she be right back. So not sure why no one else could pick up the phone. either way customer or possible tenants not a care I felt .

Negative experience: I will share my experience with this organization who is aware of my situation with Jeffrey Davis!. Myself and my subcontractor performed an Excavation project for Jeffrey Davis who is associated with Shipman company. We have not been paid for our work. I have had a couple meetings with shipman Jr. And explained to him entire situation. Shipman Jr acted as if he has no knowledge of the situation or the project. Yet we have invoices showing he was purchasing some small orders from that same very project. Shipman Jr. Offered to help in the situation in "good faith". YET still No payment! YET STILL IS ASSOCIATED WITH JEFFREY DAVIS ! YET I HAVE RENTAL EQUIPMENT BALANCE UNPAID FROM THIS PROJECT! YET I HAVE ENDURED ALL EXPENSES OUT OF POCKET ! YET THEY GOT AN EXCAVATION PROJECT DONE LOOKS LIKE FOR FREE!. I will continue to post until we get payment. Or Jeffrey Davis is fired from Shipman company. If a company is still willing to staff a crook like Jeffrey Davis with the knowledge of his business practices Than what does that say about this organization.

Fantastic experience: There are really good at what they do!

Negative experience: Nicole Shipman had showed me a property told me that had to be at job for a year to be approved. I let her know just started new job 4 months ago, she told me that would be fine. Told her I haven't rented in about a year and a half said that was fine. I paid the application fee didn't hear from her for 5 days and I tried contacting her. Someone else told me I'm not approved due to time at job and no recent rental history. I wouldn't of been upset or mad if she would been up front from the get go and I wouldn't have wasted 5 days and my application fee.

Negative experience: My uncles roof has been leaking for 6+ months and flooding his living room, he has reached out to the staff multiple times about this constant issue and NOTHING has been done!

Fantastic experience: We had a great experience leasing from this company. Maintenance is A+, always prompt and efficient in handling requests. The office staff maintained a high level of professionalism, which we really appreciated. All the rental processes were handled quickly and made very easy for our family beginning to end. Our property manager, Nicole, was outstanding. She was always pleasant, reliable, and helpful. Highly recommend Shipman Companies to anyone considering renting.

Negative experience: I have called several times and left messages for the owner David Shipman to call me back about a commercial property. I receive the same response every time, “he’s in a meeting”. When I finally did get to talk to him, I’m told he would check and call me back. Never heard anything back!

Negative experience: Me and my family was excited to move 3hrs away from our hometown to Cleburne duplexes but throughout the process Cindee had TERRIBLE communication! It took days for her to respond back via email and when we did get her on the phone she was so dismissive, over talked, and rudely tried to raise her voice. She communicated not only with me this way but also my sister and mother about our simple concerns and this is after we paid her a deposit. Thank God we got our money back after she lied about it being non refundable, she lied to all three of us on multiple occasions. Definitely didn't want to continue doing business with someone if we couldn't ask simple questions, VERY UNPROFESSIONAL LADY!

Negative experience: This management company is ridiculous. Cindee has refused to help the elderly residing in the Johnson apartments and Cleburne duplexes. Repairs request have been made the proper way, follow up calls have been made and documented. Several of the residents in these units are on a fixed income and need their homes they pay for to be up to code. Flooded units from the pipes busting, not getting Sheetrock replaced only left to dry on its own, multiple residents with plumbing issues due to roots, disgusting carpets and a long list of other issues. They will continue to lose residents. Please my advice look elsewhere before renting any property this company manages.

Negative experience: This is a great business. Just make sure you don't have Melissa Mosley as your property manager. I have never had to deal with such a rude dishonest property manager EVER. She seems nice at first but she will lie to you even when u have proof!! She doesn't deserve to work there. Otherwise, I'd give the company 5 stars. I will never do business with them again as linger as she works there.

Fantastic experience: I have rented several commercial spaces over the years. Normally I have had a bad relationship with landlords because of various reasons in sure any business owner would agree with. Shipman Companies has by far been the greatest landlord I have ever had for commercial space. Very attentive to my needs as a renter. David & Melissa have always been a pleasure to do business with and have also supported my business for their own needs. I would recommend them to anyone looking for residential or commercial space. Thanks guys for always taking care of me. :-)

Fantastic experience: Shipman and companies are a fantastic company! I've had a great experience with them. They have always been very responsive to my maintenance needs if and when needed. Melissa is my property manager and I feel like she's a friend as well! I can't say enough great things about this amazing company!

Fantastic experience: Melissa was the BEST!!! I was living in a house and the landlord sold it. I had 30 days to find a new house. Melissa showed me one property, and it was great, but a little small for my family. Then showed me a second house. I loved it!! Melissa got the house ready for move in in just a matter of days. Me and my family are very happy with the house. Between Melissa and the friendly staff, I think I'll be with them for awhile.

Negative experience: I don't know about any of the other business they do, but they could benefit from better organization of their rentals, both on the website end and with the staff. The staff is friendly and try to be helpful, but they don't take the properties off the website or the signs out of the yards, so any time you call, they have no idea what you're talking about and say that the property has been leased. When I finally found one that wasn't and scheduled an appointment to go see the property, I showed up and they had somebody else there signing the lease! They were accommodating enough to offer to let me stay there in the A/C while somebody else was signing off on the house I thought I might be getting. It was an office miscommunication, but they didn't bother to call me and tell me not to come. This is so absolutely frustrating, because they have some pretty decent properties.

Fantastic experience: David Shipman runs a very impressive company. He is intelligent and very capable of managing multiple projects at once. He has always made the time to clearly convey his needs, and in our line of business, the details are essential for accuracy and expediency. I highly recommend Shipman Companies.

Fantastic experience: We started of renting our house and then became aware that we could purchase it. We were a newlywed couple and didn't really have any credit and had been turned down by lots of lending companies. They worked with us and financed the house to us. They give you a few years to get the house refinanced through an actual lending company. Very nice and have always worked with us if we needed something. We have been in our house for 5 years now.

Fantastic experience: I have rented multiple homes from Shipman Properties. The properties were delivered clean and were well maintained. The property manager responded promptly and addressed any issues as they arose. The company went above and beyond to make sure our experience was excellent. The property received weekly landscaping and periodic insect treatment. Renting from Shipman Properties was truly a worry-free experience.

Fantastic experience: Absolutely great people to work with. Never been through an easier rental process. Negative experience: Worst rental company in Texas. They will raise your rent every other lease. Not only that but heaven forbid something goes wrong with the property because they never answer any work orders that you will submit. To top that off after moving out, instead of receiving any of my deposit back I was sent a bill saying I owe them almost as much as my original deposit. Terrible company.

Negative experience: The property is below sub-par at best and should be investigated for deficiencies in structural integrity. The units should have air-quality control testing completed to ensure there is no toxic levels of mold present in the units. The management does not respond in a timely manner and there is minimal follow through on repeated maintenance requests before action is taken by management, if at all. Additionally, when tenants pursue resolution at all available legal options as a result of management failing to respond the tenants requests, then tenants are then harassed out of the unit by not management not accepting rent and forcing eviction. Renters beware. Zero Star rating.
