Negative experience: During our time working with this company we were hit by a late fee nearly every month we stayed there despite never missing a single payment. We had to ask for them to remove the charges every time. This company then handled every aspect of our move out until it came to the security deposit. They then either were fired by the renter or they stopped working for them. This left us prey to the clueless owners we rented from to get our security deposit back who, of course, cheated us out of our money acted in bad faith according to Texas law, and had no idea how to handle a move out. We ended up paying twice for cleaning services because it was on our lease under 3Z. My brother rented another home under this company to which he ended up discovering a hole in his roof a few weeks later. Very disappointed in this company.

Fantastic experience: Robby was a huge help throughout the process of selling some of our land in Dale. He was knowledgeable, responsive, and made everything much easier than we expected. He kept us informed every step of the way and worked hard to get the deal done. We really appreciate all his help and would definitely recommend him and 3Z Realty to anyone looking to buy or sell property.

Negative experience: Just stopped by their office on Hunter Road (1151am). Their office was closed, despite posted hours to the contrary. I called their listed 866 number and after the 4th ring, someone picked up, laughed and hung up. Immediately removing from my housing searches.

Fantastic experience: Worked with Z at 3Z property management and from the very beginning, starting with the property search and application, she and her team worked with me every step of the way to make it happen. Her responsiveness and etiquette are unmatched. I highly recommended 3Z Management (and ask for Z if you to add to your great renting experience). If I needed to move back, I would search and sign with them again, no question.

Negative experience: Absolutely terrible. Robby will not answer the phone on weekends and does not respond to text for days at a time if ever at all. The office is impossible to get a hold of on the weekends as well. Due to this multiple showings of my home have been completely mis-managed and completely canceled because Robby and his company cannot be bothered to give agents the lock-box code. Do yourself a favor and pick a better company to represent you

Fantastic experience: UPDATE: We were very disappointed when we first arrived (I gave this place 1 star) but after 2 years, I can say that things certainly turned around for us. In 2015, staffing was obviously a problem (phone calls and emails were unanswered, etc) but that turned around dramatically. Obviously, we liked it since we renewed our lease! Our family grew by 1 while we there and it was a comfort to know we would be bringing her home to a quiet, warm neighborhood. We've moved but will always have a warm spot for this place. Wonderful improvement, 3Z! Great for small families and newlyweds, not just college students.

Fantastic experience: We thought there was no chance we would ever get out of our overpriced apartment. We had little to no money saved with a daughter in daycare and a mound of student loan debt. We came to Robby for help renting a house so that our daughter could have a backyard to play in, knowing that buying a house wasn't possible. After working some numbers he let us know that a home purchase was in fact a realistic option! Robby worked with us patiently, showed us numerous homes within our budget and desired location. After we weren't able to find a home that met our expectations, Robby suggested a different neighborhood that we hadn't previously considered. His expertise uncovered a home with a great layout for sale below market value. We have now been in it for 2.5 years! Not only do we love our neighbors but our home equity has risen considerably! I cannot recommend Robby and Katy enough. Their fun personalities made us feel as though we were buying a house through friends and we couldn't have been more at ease through the entire process.

Fantastic experience: It has been a pleasure working with Katy & Rob and the 3Z Realty Team! We have no doubt that we picked the right realtor to represent us in the in the sale of our home in Kyle. As we were no longer living in the area, their team went out of their way to keep us up to date on the very fluid local market conditions (sales in the area, "competitive" listings, etc.) as well as feedback after each showing of the home. Once we got a contract, they walked us thru the closing process, scheduling contractors and inspectors...always making sure that our interests were well protected. We greatly appreciate everything "extra" that they did for us (taking in the garbage cans, picking up packages left at our door, unlocking gates for the lawn crew, even as far as checking on the house after the recent storms!). It made our transition back to College Station so much easier. They provided great personalized service and we didn't get "lost" in the mix as I feel we would have if we had gone with one of the national "chain" real estate companies. Thanks for everything!

Negative experience: DO NOT HIRE!! THEY TOTALLY MISMANAGED THE LEASE OF MY PARTIALLY FURNISHED HOME IN SAN MARCOS!!!! NO BACKGROUND CHECK WAS PERFORMED YET THEY TOLD ME IT HAD BEEN DONE), HOT TUB TORN OUT AND DESTROYED, FURNITURE GIVEN AWAY, NO INSPECTIONS WERE EVER PERFORMED!!! LATE ON MY MORTGAGE PAYMENTS EVERY SINGLE MONTH FOR OVER A YEAR, LIED TO ME EVERY TIME I CALLED TO CHECK ON MY HOUSE! THE THEFT OF MY BELONGINGS HAPPENED IN JULY AND THEY NEVER KNEW UNTIL I MADE SURE IT WAS INCLUDED IN THE NEW LEASE. SO MUCH HEARTACHE AND ANGUISH COULD HAVE BEEN AVOIDED HAD THEY NOT LIED AND HIDE FROM ME!
