Positive experience: Not very great experience for the first time, before I moved into the new home I looked over everything and saw the house had some flaws like mold, broken clothing rack, etc. I told the property management about this and asked if it would also be cleaned before I moved in and they said it would be. Well upon move in day, they didn't do anything, there was still mold, a broken clothing rack, bathrooms were disgusting and had bugs, and the garage had a dead mouse inside. The only thing that was decently clean was the kitchen and living room and the backyard had trash everywhere. Overall I would not reccomend this property management as it seems they don't really care about the tenants. Edit: after a few weeks living here and keeping in contact with the property management to help us meet our basic living needs, they have done the most they can to make sure we can have good living experience here which i am very appreciative of.

Negative experience: No two way communication as a renter. I moved into a property that had more maintenance issues than I realized and the SMTX team made it seem like I was overreacting and being needy for wanting basic things like no gas leaks or a working washer/dryer.

Negative experience: I just moved into the Sundance apartments last Friday. Soon as I walked in I seen filth on the walls, the floor boards, in the refrigerator, stove and closets. There's a huge scratch on the floor soon as you walk in. It look like someone just moved out of the unit. The refrigerator is too big for the space it's in so it's scratching up the wall and floor board. There's no caulking along the floor boards. This place looks disgusting. No wonder why they were rushing us to sign the lease. I even called and emailed them pictures of the damage in the unit and they sent a man out to wipe of the counter with some fabulouso

Negative experience: Charged us for blinds that were severely damaged when we moved in. We never got to use the blinds because of this. Put it in our itemized list but they still charged us. Tried contacting them about it and they ignored our calls and messages. Unprofessional. Make sure you record everything upon move in with these guys.

Fantastic experience: My experiences with the leasing agency has always been a good one. When I first moved they were able to help me find a better place to live as soon as possible. Also when I lived in the apartment I was always able to get things fixed if I needed(this was a big relief for me). But overall never had any problems and they were quick to respond if I had questions.

Fantastic experience: Robert (Bob) has been nothing short of amazing throughout the past 3 years. We have known Bob as a friend for 5+ years but his dedication to helping us move into and feel comfortable in our home has been unmeasurable. We have rented with SMTX since the beginning of 2020 and could not have been more appreciative of the support Bob has given us. Every maintenance request, rent payment, lease agreement, etc has been seamless with Bob on our side.

Fantastic experience: My partner and I have lived at an SMTX property for a year and a half and have loved it so much! Robert Dorsey was extremely helpful and informative when it came to finding us our perfect rental property. Their maintenance responds very quickly, gathers as much information as they can to ensure that they send out the right people for the job and even gives you multiple time slots so they can work around your schedule! The website is extremely user friendly and has never given my partner or I any trouble when it came to using it. Overall, great company to rent a property through and a wonderful staff to work with!

I know I can reach out to him anytime and will always get a reply within the next business day, if not sooner! Fantastic experience: Really enjoyed my time with SMTX Property Management. I have lived at two different locations since 2019, and just recently moved out. I'm pretty low impact when it comes to living at places, but when I needed something done they were on it. I highly recommend SMTX Property Management if you are looking for a place in San Marcos.

Negative experience: If it's not one thing it's another. I've put a new maintenence request in too many times to count. They clearly do not check their properties before renting them out. We've had a plumbing issue for about a month now that causes the sewage to back up into our showers. We have had a plumber out multiple times to "fix" the issue. Each time it takes days for someone to get back us, if they even ever do. Most of the time I have to call the plumber my self to get him out here and we never hear from the property management. Now we're waiting on them to dig up our front yard to get to the issue in the pipe and there's still zero communication from them. Don't waste your money paying to live in one of their properties, they won't spend a dime to fix.

Negative experience: Skeevy property owners with terrible matinence. We went over a month without a functional washer and dryer or shower despite 5+ requests. They gave us 2 months of notice that we weren't being renewed on our lease because they're upping the rent by 600 just for fun. Renting with them means there's a chance nothing works and you get gentrified out. Wouldn't recommend it.

Negative experience: Loved the apartment style and location however everything else was terrible. It took several months to actually have a functioning washer and dryer. Our washer flooded our kitchen, and one of the times the dryer was “fixed” it actually shredded several of our clothes. They finally decided to just replace the entire unit-which we didn’t get for a few more months. Maintenance came to fix the the shower tile and when that was “fixed” they left our bathroom filthy. And dust EVERYWHERE. Our unit also had a leak from the bathroom inside the wall that was affecting our downstairs neighbor.. there was a lack of urgency there too, but when that was taken care of maintenance also left our bathroom and bedroom filthy. The garbage disposal stopped working and no one came to fix it. For our last maintenance request- Our dishwasher also stopped working, it would run but nothing would come clean, maintenance came and told us he would be back with the parts to fix it and just never came back. We were given 2 months notice that our lease couldn’t be renewed because it was supposedly going to be renovated- however- not even a week of being out of there, and the unit is already available for nearly 600 more than it originally was. Terrible communication. Terrible maintenance.

Negative experience: The WORST customer service, it takes them days to go do things about maintenance request, we spent 5 days without a working toilet one time, and 5 days without air conditioner another time, I submitted requests very early in the morning.. how is it possible for them to take SO MANY DAYS to go and fix a problem?

Fantastic experience: I have had a great experience with SMTX Property management. The person who answers the phone is always so polite and helpful, and I’ve never had much of a problem getting maintenance out on time. It’s never a problem when I need an extension on rent or to take the late fees off.

Negative experience: I genuinely have never hated living under a property management as much as I do this one. They send out people to work on our house without telling us, when the people they send out do the work they don’t clean up, the house is falling apart. The ac never works, the power goes out all the time, there’s pipes rotting in our backyard they never did anything about, and the main selling point of our home was the backyard, but our dogs keep getting out of the fence because it’s chicken wire mashed together. They never respond to any of my texts despite my name being on the lease. Plus on the day of move in, they said that the house wasn’t ready and we were expected to paint everything ourselves or we wouldn’t be able to move in despite having our moving van and movers rented for the day already. I genuinely have never had a worse experience and you should do yourself a favor and not go anywhere near their properties. I would give 0 stars if I could.

Fantastic experience: Local business that makes customer satisfaction priority.

Negative experience: I have lived in one of SMTX's properties for over a year now. My entire complex is having issues with water... it is either flooding apartments, coming out disgustingly brown filled with dirt, or there is not even enough pressure to take a shower. They continue to charge full price for rent but refuse to do anything about the water problems. I received a letter in the mail "terminating our lease agreement" due to nonpayment, but we have told them numerous times we will pay the rent when the water is fixed. Nothing has happened. So unprofessional and definitely not worth the time or money if you have to fight with them constantly... but it really isn't fighting when they won't get back to you.

Negative experience: I would not recommend SMTX to anyone for a rental home! They have horrible maintenance staff and will over charge you for things that were messed up even before you lived there. I am currently waiting on my deposit check for over 3 months now. Every time I call to speak to anyone in the office outside of the receptionist, I am told " They are not in office". I call frequently to check in , as I am owed at least $1,000 and they will dodge your call. This company does not prioritize you and your needs. Trust me, save your deposit and look elsewhere.

Negative experience: No stars! They will nickel and dine you for things that were wrong before you got there. They are extremely hard to work with. You will not get your deposit back.

Negative experience: What a scam. Applied for a home 2 weeks ago. Tried calling left voicemails and emails with no response. Steer clear of this property management!!!

Negative experience: I recommend signing with anybody that IS NOT SMTX. I had no idea that such a "well established" company could be so inconsiderate and disrespectful. As a former leasing agent in the San Marcos area, the actions that SMTX have taken to make me (the tenant) feel safe are non existent. They will let whomever enter your home with no notice; Yesterday I (a 21 year old single female) walked into my unit to find three complete strangers. As a sexual assault victim, this triggered my PTSD. I quickly informed SMTX property management that this cannot happen and that it was effecting my mental health. Micheal, the head of the office, has failed to call me back on multiple occasions after hearing how upset and provoked my PTSD was. I have had past issues with their lack of communication as well. Every time I am promised a call back, weeks go by without a word. In addition to that incident..A few weeks ago the company changed my unit's locks and failed to inform me. This lead to me (a full time student and full time employee) to miss work that day because I couldn't physically enter my own home to get my things that are required for work. When I called the office during their posted business hours, nobody answered. When my fridge broke, it took the company two weeks to fix it. This caused my to waste over $150 in groceries. SMTX has caused me nothing but stress and inconvenience. They do not treat their tenants in a respectful or appropriate manner. I highly recommend that you sign a lease not associated with this company. I know that I will never be signing with them again.

Negative experience: This management company purchased our apartments and they have been absolutely horrible. They are renovating our buildings and obviously care 0% about the people who live here still. Communication is awful, maintenance is awful, groundskeeping is awful.

Fantastic experience: SMTX have been managing my property for 2+ years now and they have been great. Michael has always been super responsive whenever I've needed something - whether it is meeting an appraiser to inspect the place or explaining questions about statements.
