Fantastic experience: Rogue Valley Property Management is very professional and helpful when it came to finding an apartment, I was notified instantly of a new listing that was not on their site yet and I was able to apply right away and rent that apartment eventually. The landlord is helpful when it comes to questions or concerns, and is willing to come to the apartment to check it out. I appreciate their service, and attention to address any issues that might occur like if an outlet doesn't work. It is unfortunate that tenants cannot have pets but understandable for why that is.

Fantastic experience: I’ve been doing repairs on units for RPM for about 2yrs now as a contractor. I have to say their attention to detail is second to none, and everyone has excellent communication any day of the week, even after hours. I appreciate how well they take care of the units, and I like that they’re a family run business. If you’re considering using RPM to rent or manage a unit you won’t be disappointed.

Negative experience: Left Without letting home owners of know of new management company. New company in Ashland left our property severely damaged and were unable to collect rent or repair damages.

Fantastic experience: I haven’t rented from them, but my first and second time conversing with Eileen was super positive. Friendly, helpful and non judgmental. I paid $45 to apply for one of their rentals. Someone was ahead of me and they waited to see if they got approved and they did. Eileen called me the same day and said I could come and get my money back… amazing. I wish they had more places I could afford. I would totally recommend them just from that experience…

Fantastic experience: It has honestly been a pleasure to be renting from Rogue Valley Property Management for the last 5 years. When we outgrew our 2 bedroom home, we actually waited for them to have a 3 bedroom home open because we wanted to stay with them. I’ve heard negative things about different property management places, but Rogue valley property management consists of honest, and very nice people.

Negative experience: They don’t rent to first time renters so don’t even waste your time or money on the application. They don’t give you a call back or nothing

Positive experience: I was initially concerned when our rental was moved over to a property management company, but overall I've been satisfied with their service for the 2 years they managed my apartment. Their website allowed online payments (a huge upgrade from dealing with annoying checks previously), and they were always quick and responsive to my emails and service requests. The one oddity is that I never, ever saw anyone from the property management company actually checking up on the apartments. Never in two years did they check with me about my compliance with out lease, nor did I ever observe them doing any safety or maintenance inspection of the property. While I appreciated that they left us alone and were not nosy, I do wish someone had checked in periodically as we had some "interesting" neighbors and things would have been better if someone had gotten on top of that situation sooner. So I'm knocking one star for their non-involvement. Otherwise, I think they did a satisfactory job.

Negative experience: Wasted time and money playing stupid games with this company to rent a 6 month property well within our means. Give your money to people who deserve it.

Fantastic experience: We rented from them for a year before buying our home ( I know this is my second review) however upon reading some of the negative reviews I felt it necessary. They were a wonderful company to rent from. Prompt in repairs and very fair with everything. When we purchased our home and moved out we got the majority of our deposit back. They are a great company and I recommend them 100%!

Negative experience: They are liars they steal your money they don't even give you a chance we are staying in a motel because we can't find anywhere to rent they judged us for that I would never recommend this property management to anybody

Negative experience: Cordial and professional with great reassurance that you qualify until you bite the hook and pay them their application fee. After that the real face shows, they made me feel like it was them doing me the favor? The photos where deceiving not showing an outside view and after they have gone the lengths of finding out what your third grade teacher thought of you they drag you along (most likely taking other applicants fees) the road until you finally realize your being played. Very poor attitude. Feel free to donate to this charity.

Fantastic experience: As is naturally going to happen when renting and moving or any life interruption, Murphy will elbow his way to the top of the dog pile waving that law like a flag whipped by the winds of change and things can go wrong. The people at Rogue Valley Property Management give Murphy’s Law a black eye in going above and beyond in delivering excellence and quality no matter what comes up. They address any and all of my concerns as they arise—amiably, responsively, courteously and respectfully. For example, when I was first getting the cable installed, I had to hand my phone to the cable guy to speak with John Stine, the owner of Rogue Valley Property Management. When the cable guy got off the phone, he looked at me and said, “Now that is a sweet man.” I’m going to add to that — practically presidential. It is no exaggeration to say the level of deferential respect that flows top-down in their organization is Michelin five star. When I experienced a couple of other unforeseen wrinkles in the road later on, the property manager listened actively, responded quickly and closed the loop on each issue with my place effectively and efficiently every time. Communication with everyone at RVPM—from the owner to the property manager to the receptionist to their handy dudes— reflect an ethos of patient respect and more than than that of friendly belonging. It’s a good feeling. Plain and simple, they are just good people.

Fantastic experience: I have been renting from them for about a month, they made the whole rental process a breeze and are so easy to communicate with definitely one of the best so far!

Negative experience: We applied (and got approved) for a place through them. The security deposit was going to be $500 more for me just because I didn’t have 2 years of rental history (I am a stay at home parent and don’t financially contribute) We had to pay a $250 “holding” fee within 24 hours of being approved. We paid this on June 20th. They had it listed for a year lease but then said they forgot to change it to six months. We never got to do a walkthrough, and they weren’t going to schedule one until we paid and signed the lease. Whenever I’d call asking anything, the front desk didn’t have answers and said I’d get a call back ; ie last Thursday, said I’d get a call back that afternoon or Friday, no call. It was listed available July 12. Then they told us middle of July (no problem) so we put in our 30 days at our current place, scheduled carpet cleanings, delivery’s, and then I get an email yesterday, July 15, stating it won’t be available to sign until the 22. Also, when we applied in June, it was listed at $950 for rent with a $1,000 deposit fee. Now it’s listed at $1025 per month with a $1,200 deposit fee. Needless to say we pulled our application, and will not be working through this property management.

Negative experience: Very disorganized office...... claimed they ran a credit report and I did not pass.....are you kidding me..... 725 score not good enough for a 600 dollar apartment

Negative experience: Horrible.. these people are a complete scam you give them what they want and even a co-signer and they still try and find a reason to not rent to you.

Fantastic experience: My wife and I came to Grants Pass looking for acreage property. We walked into the Rogue Valley Property management office after breakfast downtown,we happened across it walking. Jonathan greeted us,talked with us about what we were looking for,and showed us property that afternoon.We visited several more times over a 3 month period,he showed us many properties before we settled on the right one for us. He walked us through the inspections process,and made closing easy,always answering all of our questions. Jonathan is very knowledgeable about the area,and real estate in general.He was always courteous,patient with us,and understanding.It was a pleasure to do business with him and would recommend him highly.

Fantastic experience: When the owners sold the unit I had lived in for 6 years, the new owners enlisted RVPM to manage it. i was worried about the quality of customer service, having had bad experiences with property management companies in the past. I was accustomed to less than decent treatment even though I've always been a responsible tenant that paid on time and took care of my home. Right from the start, I found Ashley to be very helpful, responsive and courteous. When I had problems that required ongoing attention, Dan delivered results promptly and very satisfactorily. If or when I need to rent in the future, I'll definitely be checking in with them.

Fantastic experience: I happened to find a place I LOVED on a third party website- so I really didn't expect to hear back from them at all after I sent my contact info through it, but sure enough I got a call a couple weeks later when the house was all fixed up and ready to be rented. Ashley was awesome- she got my application approved OVER NIGHT, and I am not an easy app to process! The move in process is so simple with them, I came by their office for the paperwork, signed everything, and then was given my key, it all took maybe a half hour- but everything was all still thoroughly explained to me. Got a walk-through checklist to do at my leisure, that they later compare with their own. Upon move in, the toilet was clogged, so I emailed Ashley and they had it replaced entirely within hours!!! Ashley and Karen were awesome to work with, and so is Dan the maintenance guy- he's super friendly and knowledgeable, and takes care of things very quickly. I trust Dan in my home completely when Im not there. Ive only been there for a week, but so far these folks have been fantastic, and I'll never hesitate to call when I need them (Ive had several property managers, and honestly most of them you only break down and call when you absolutely have to- but not these guys!). I'll stick with them as long as they'll have me! Thanks Ashley, Dan, and Karen! I really didn't think Id be able to get my own place, but here I am!

Negative experience: The most dissatisfying place to rent from hands down.. some staff do their best. However, the older counter lady can’t handle customer service. Laughs when you pay rent 2 hrs late, and can’t seem to remember or uphold their own establishments rules. Online access is impossible, no contact returned via email. Agreements seem to always fall in the favor of the one who collects the money, who isn’t obligated nor need to be fair or HONEST.

Negative experience: Applied for a one bedroom guest house through this company. They did not accept my income as a wildland fire fighter because it was "seasonal" therefore temporary income. Because I'm also in school drawing the G.I. bill and my wife works, I still made the mandated 3 times the rent income. But, Ashley could not figure out how to read the G.I. bill award letter. Then they said that there was a rule that mandated that three people could not occupy a one bedroom... we have an infant. After assuring us that our application fee of $35 per person would be refunded in the event of a denial, they kept it. Awful company, look elsewhere.

Fantastic experience: So far things have been great, every time an issue comes up it gets handled quickly and Ashley has treated us so well and takes care of any issue we've had happen & addresses it that day and makes us feel like a priority unlike other renters we've dealt with. She's been SUCH a huge help since we've moved in. Highly recommended.
