Fantastic experience: Friendly and fair. As long as you abide by their guidelines and are always respectful and fair with them, they will be respectful and fair with you. I rented from them for 8 years and if I was ever in a position to need them again, I would call Benchmark 1st.

Negative experience: Calls tenants accusing them of things, 3 almost 4 years later !!!! DISGUSTING! Watch your cameras ‍♀️

Negative experience: Worse property management place ever. Rented a home for over 5 years and they took possession of our home after our previous landlord ghosted us. Had a Section 8 voucher through the State and Previous landlord was given over 26+ violations since the old landlord wouldn't fix it that ment they had 2. After given notice they were now in charge they came and did minor repairs but not the major (plumbing electrical and even hail storm damage) they fixed the petty stuff but left the rest including a roach infection that not one 1 but 3 maintenance ppl were made aware of at no fault to us. A mouth after repairs were made we received a knock at the door given us a 7 day eviction notice. Showed up to the wrong court room and no one gave me any other information and said someone would contact me by mail or sheriff. After waiting another week I received another letter with a move out dated onnthe 16th when I received the letter was on the 15th. So I immediately made a appeal allowing time to hopefully figure something out. When going to the next court date the judge was sick so it got rescheduled. Judge gave me moments to speak and also mentioned that I never received a 30 day eviction noticed when they said we did. Judge denied my appeal leaving me still with no answers. Then a writ of possession was issued and now my family and I are homeless. Long story short Benchmark evicted our family with no cause. Nothing was mentioned about rent because they knew they weren't going to get there money until they finished the repairs. But in turned evicted us claiming were strictly on a mouth to mouth lease. No communication was given or any information. When old landlord left they should've been given the information containing our lease agreement but didnt which is confusing because they sure as hel got the inspection papers so why not everything else? There absolutely terrible about communication not to mention no contact was every made but once. When the lady showed up to tell me she was taking over and that was it. Don't rent from them. They'll act nice to face and then stab you in the back leaving you on the street and left to pick up the peices. Like another review on here we have rights i dont see how any of this is even ethical let alone legal. All they want is the money and will go to whatever length possible to get it.

Negative experience: Property was not cleaned upon moving in. i moved in, and had the carpets shampoo'd. I also hired a professional cleaner. Upon moving out... the carpets were cleaned again, and a professional cleaner was hired. This was noted by the property manager or so that's what was said... until it came time to find that in their notes and then there was nothing to be found. Benchmark took my deposit and was extremely rude and unprofessional. The deposit was taken for "cleaning" and "carpet cleaning" which had already been done and noted in my file until it came time to find that. Thankfully, I had that in my records as proof; but that didn't matter. They, what I would consider, stole my deposit money and did so with a smirk on their faces. I left the property in much better condition than when I left. I own rental properties and would never recommend anyone renting from them if they don't want to be scammed or have their deposit rightfully returned to them.

Fantastic experience: I like the ladies that run this place. If I have a problem, I go there and explain what's going on and we try to fix the problem. They are smart and very nice. They are my landlord ladies!

Fantastic experience: The staff in the office are amazing people. They truly care and do a wonderful job. We needed an apartment for my parents, and they were able to help and went out of their way to make sure we got what we needed.

Fantastic experience: I have lived in a Benchmark property for over 8 years. They have had stellar service and exceptional personnel. Have rented my entire life and lived in 4 different states and Benchmark is the best.

Negative experience: So my application was turned down due to something that had occurred over 7 years ago. I've only had one landlord since October of 2019 and I even spoke about that as well. I thought rental companies only went back 5 years anyway??

Negative experience: Tbh most of my complaints are likely with our cheapskate landlord who hired them, but getting maintenance done is a pain.

Negative experience: Absolutely unprofessional company. Rented through them 5.5yrs no problems. Till the end. My last property with them I was there 2 years. Over the 2 years I reported issues and concerns. Minor to Major. They handled minor issues but never handled major. The property needed new ductwork/ventilation. And a new system. The vents flooded and a professional inspected the vents. I was informed it was going to need to be replaced it was severely damaged. Benchmark properties informed us to give them time and work with them and they would take care of it. So their maintenance guy followed up with a letter on our door saying yearly inspection was coming up and maintenance was going to take place. Implying issues at hand were going to be fixed. So that felt as some relief. But then 2 days later get a letter saying we're being asked to move out on 30 day notice because the owners are going to take back possession of the property. How does that make sense? Unprofessional. That's refusal to make necessary repairs on the landlords behalf. Tenants have rights and laws not just landlords. I have 2 children as well. And legally we should have been given a 60 to 90 day notice to move out with children if they weren't going to make repairs. My rights in KY are I can withhold rent due to them not making necessary repairs. Especially after saying they would. But then asking us to move out because the owners are taking back possession. Then a week later they send a new letter saying I'm late on rent and have 7 days to make a payment or it'll be a 30 day eviction notice. Before this the last inspection the maintenance guy came to do.. he was very rude and disrespectful. Made me feel uncomfortable in my home. Not professional or friendly at all. He could feel my energy too that I didn't appreciate it and said he could leave. I told him do what he came to do since he was there. But I reported him afterwards. It's sad and comedy at the same time about the letters. I was already sent a 30 day notice because the owners are taking back possession. Which is until the end of April. Start off being civil acting professional like they're going to make the necessary repairs. But then send the new letters. All 3 letters being different. Like how unprofessional can a company be?? Tenants have the right to sue as well when they've reported issues and the landlord doesn't fix them. Minor repairs aren't really a concern. But major issues are. That's what the law says. Landlords are supposed to fix major issues. Benchmark isn't so I have the right to sue! Don't send me 3 different letters all saying different things. The 1st one stating yearly inspection will take place and repairs will done. Then the other 2 letters stating a 30 day notice to move out. And the last one asking for payment that I have the right refuse under the circumstances legally. I'm going to have an inspection done for mold because I think that's what benchmark or the owners are worried about. Because I could sue if mold was found. Me and my family have had sinus issues, respiratory issues ever since living at the current property. Our family and friends agreed. Told us like every couple months almost it's like we've had sinus issues or respiratory issues. Mold causes that. If that's not what they're worried about then why ask us to move out after renting through them for 5.5yrs? 2 years at this property and always making payments. Never have given them a reason to want to cut ties. So it's pathetic.

Fantastic experience: I've been renting with Benchmark for about half a year now and I have to say the experience with them has been a breath of fresh air. After having rented from a horribly managed company the past two years it shows how day and night the difference can be when a company takes good care of their tenants like Benchmark does. I was amazed at how quickly and professionally even the most MINOR maintenance issues were addressed. Units are very modern, well maintained, and well priced. Until I'm able to purchase my own house I'm very happy to stay with this company!

Fantastic experience: Have rented from them twice now and won’t go anywhere else. They are fast with repairs, very easy to deal with and their apartments are clean. I rarely ever go more then a few hours on a weekday for them to respond to a email and so far have never waited for then a day or two for a repair. I hear horror story’s of people going for months with out air at other places, mine went out at 10 at night on a Sunday, I email they and by mon afternoon it was a cool 70 degrees in my home.

Fantastic experience: I've rented through them, at a property they manage, for 13 years. Very friendly. Quick to send someone out if something needs to be repaired. Penni, that works there, is the sweetest and kindest person ever! I'm going to miss renting through them.

Negative experience: Too picky and arrogant to rent to the average rent. I made more than enough to rent one of their 2nd or 3rd rate apartments and was denied. Wasted 25.00 to fill and application which was a waste of money. They knew I feel like before I applied that I wasn't going to be accepted. Waste of time and there are plenty more rentals to choose from I found out soon after. Got accepted immediately after applying at Coppage rentals. Wouldn't recommend to any one unless they wish to be treated like a second class citizen.

Positive experience: We just recently moved from Henderson to Owensboro, the house we are renting is threw Benchmark. So far we are happy with who we are renting from. Friendly and helpful staff that have been quick to get someone out when we have a problem. Usually that day or the day or two after. Would definitely recommend Benchmark Properties if your looking for a place.

Positive experience: We've been renting with Benchmark for two years. Very quick response if anything goes wrong. Friendly staff. House is clean and good condition, good neighborhood. The rent is fairly reasonable for what we are getting.
