Negative experience: I was living with my daughter in a house from pueblo property. We spent countless hours cleaning house. Wood chips from yard were put ontop of stove . I have video of stove and kitchen . Window blinds do NOT cost $500 . They are $4.69 per panel. I am a disabled mom. I don't lie ! We busted butt cleaning house ! Yard was crap and landlord did Nothing about it.. matter fact they wanted to set timer on water to water mud . As GOD AS MY WITNESS. THAT HOUSE WAS CLEAN . FIREPLACE WAS NEVER USED. PUEBLO PROPERTIES NEW THE FIRE PLACE WAS NOT!! Working . Charged us for it. The fireplace was never cleaned . Chimney and all. DO NOT RENT FROM PUEBLO PROPERTIES!

Negative experience: Never rent from this company. I scrubbed the entire house top to bottom upon moving out including the bathroom scrubbed floors etc. and my entire deposit was kept for “cleaning purposes”. I have picture and video proof of the cleanliness of the home before moving out yet the statement claims none was done an Everything on the itemized statement was completed before moving out. Every thing listed on the itemized statement was a lie. You want to claim about being honest, the pictures you sent are a lie. You send pictures of wood chips on top of the stove, when in fact that stove was NOT left in that condition and I have video and picture proof of this all time stamped and dated. NOR was there debris or dirt in the floor upon my move out. I have already contact an attorney and provided all evidence who will be in touch. Over $700 in cleaning fees is a lie, $287 for vertical blinds isn’t accurate. Want to continue? Speak with my attorney.

Thank you for your review. Let’s start by being honest. Pueblo properties did not keep your entire deposit. You did get a portion back. There were pans and other containers and dishes left in the bottom cabinets. The yard was full of dog toys. There was food left in both the fridge and freezer and in the cabinets. There is no way you can deep clean without removing items from shelves and drawers. You left a broken toilet seat on one of the toilets. There were burned out light bulbs, broken blinds, and dirty light fixtures, just to name a few items. A file with these images has been sent to your email.

Negative experience: They post rentals, You apply for those rentals. They change the status of the rental from available to application pending. They then tell you you don't qualify. (But wont tell you why). And re-upload the same rentals. I've seen a home on "Mac Arthur" on Zillow 3 times in the past 2 months. I spent $70 in application fees and even put together a "packet". My packet had paystubs, scanned drivers licenses and 10 years worth of rental history with references. But still wasn't accepted... This company is not apart of the BBB and I wish I saw sooner...... Oh well.
Lesley, Thank you for leaving a review for our company. You are correct, once we get an application the status is changed on our website from "available" to "application pending". I believe you were informed in writing why you did not qualify. On 4/8/25 we sent an email explaining to you the reason for denial of your application as well as your co-applicant. If you did not receive this email we are happy to discuss this with you over a phone conversation. And again, you are correct if an applicant is denied then that status of that rental goes from "application pending" back to "available".
Negative experience: Application fees for a background check for an apartment or a house that I might not even get and won't get my money back from is so disheartening. It doesn't matter if you keep the prices low. Im a good person, I pay my rent. I mind my own business. I shouldn't have to go prove background check after background check background check fee after background check fee just to prove it and then not even get an apartment or a house because someone else did. It's literally throwing away money. Y'all don't care cuz it's going in your pockets. Oh, this review is very much for you, especially after that response. Because I did not see it in your listings on your website. I seen it on Zillow and that's when I contacted you directly. And yes, when you're a company that owns lots and lots of places for people to rent, it's very greedy to expect every single person interested in a place to fill out an application fee. It doesn't matter if it's protocol. It doesn't matter if it's practiced other places it's greed GREED. And only having it valid for 30 days. That's a little bit ridiculous. Instead you can contact my current landlord And see that I'm an excellent tenant Who pays my rent on time. But it's okay I'd rather not rent through you anyway. * Third edit. It is also against the law for you to charge application fees to different potential tenants at the same time. So if you already had somebody interested and waiting on a background check for that place that I was interested in, why would you have let me fill out an application??!?
Sorry you are disheartened by our policies which are clearly listed in our application packet. I do not believe anyone in our company is forcing you to fill out an application. We invited you to fill one out if you were interested in the unit you called about. As you mentioned you obviously have been paying fees after fees for credit and background checks with other companies and you are holding us accountable. Maybe the one star review is not intended for us. Thank you.
Negative experience: Not good for renters or homeowners. From the moment my husband and I submitted an application, they treated us as though they did not want to rent to us. After they spoke with our current landlord, he told us they were unpleasant and kept trying to find something wrong with us. The home owner selected our application and after viewing the property, Pueblo Properties told us we had 24 hours to put in a non-refundable deposit. We asked to see the lease before providing a deposit to ensure it would be acceptable. The office told us we couldn't see the lease until the day we moved in. They also told us we could only be on a month-to-month lease. I called Brenda to ask why we couldn't do a year lease as we listed in our application (she was rude and didn't want to explain anything). She said that we could do a year lease and that we could view the lease before putting in our deposit (her team gave us the wrong info). Because they were about to close, I asked her to send a copy of the lease by email so we could submit our deposit. She never sent it and the next morning, they said they were going with the next applicant. This was the most disorganized process for renters. I can't imagine what renting through them is like if this was our experience with the application process! After reading other reviews, I am sure we dodged a bullet.
Being a rental Company our sole goal is to find qualified renters for our units, I am unsure why you feel that we did not want your family to rent from Pueblo Properties as you were approved for one of our units.
You were told that in order to hold the unit we would need a security deposit 24 hours following the showing, if not received the unit would be offered to another applicant. This was conveyed to you verbally as well as in writing on the application that you signed.
You asked for a copy of our lease after the expiration of the 24 hour hold period, in which we did not receive a deposit.
Had you come to the office any of our employees would have been happy to provide you a lease and answer any questions or concerns.
Requesting a lease be sent over to you (again after the hold period expired) immediately before close is poor planning on your part.
Again you were a qualified tenant and if you are ever in need of a unit we would be happy to help.

Not only are they professional, compassionate and understanding I highly would recommend them to anyone who is looking to rent or even someone who is wanting their properties managed! Despite losing their services because our current landlord chose to manage their property themselves, I still advocate for them and will exclusively do business with these ladies in the future. I understand they have a lot on their plate, given their busy schedule with all the properties they manage but they consistently went above and beyond to resolve any issues in a promptly manner on the properties that we may have had. Negative experience: Why send an email about a property for rent and say call right now to book a showing. Then when you call and all of a sudden it’s been rented this morning.
Steven, this is an automated email response if you saw our listing on Zillow, Trulia or Hotpads. We do not advertise on these sites directly they pull information from our website. So, with that being said we rent properties on a daily basis. Did you bother to ask if we had other units that may have fit your needs before giving us a 1-star review?
Negative experience: Paid money for application fee over a month ago and never was shown a house, never got a phone call or anything. What a rip off, don't waste your time or money with them.
As we explained to you prior to submitting your application it was disclosed that we had another application for the property you we interested in. It was also disclosed that we preapprove all perspective tenants prior to doing showings which you agreed to.
Your application was submitted on the 15th of December and a denial email was sent on the 22nd of December after receiving a poor rental reference and being notified of an unauthorized dog.
Based on this information the owner chose the other applicant.

We are a bit confused as to why you would give us a poor review simply because we do not manage commercial property.
Negative experience: Put in an application 3 weeks ago, bugged them a few times.. got the same answer every time... "we're going over them now, we'll get back to by the end of the day." Just got an email was denied because lack of rental references. I get it.. but didnt contact me or ask "hey we're not hearing back from your references, do you have any other numbers?" Nothin just denied and that's why. Idk maybe that's how it goes, I'm relatively new to renting. But found a place quickly after. Good luck. Also, it *Edit* It does appear the same problems are happening to others and their response is "we think you've got the wrong company" however I'm 100% sure Pueblo Properties.. heck if you don't have the cash they kindly direct to the ATM inside STARBUDS... **after their response** They didn't bother to say hey you need another reference!! In 3 weeks of going over the application.. I'm actually really glad ya'll responded to this.. thats the type of customer service you get.. 3 weeks nothing, waiting... then denied. We did reach out to you and explained that your current landlord would not return several calls that were left. The number that you provided was correct so there was no need to reach out to you for a different one. Since you only completed one rental reference on your application and not two as our policy states we had no other option but to deny your application in writing. Your previous rental company did not release your rental reference in a timely manner to us, unfortunately we were postponed approving your application as a result.
Which we communicated to you several times via email and over the phone.

Negative experience: Recently lived in one of the properties for approximately 5 months. When we first moved in (during the inspection period) we pulled bags and bags of pet hair out of the carpet. There were multiple pet stains that were untreated and the bathroom/kitchen floors were not cleaned. We brought it up to the office personnel and essentially got a nonchalant response of "It was cleaned". We had to clean the carpets ourselves. Moved out last month and there was no plan to clean the carpets as we moved in with terribly cleaned carpets as well as other various things that were not clean. Fast forward to getting the security deposit and there were charges for the carpet cleaning (which was cleaned 10x better than when we moved in) and a general cleaning charge. Don't expect clean rentals with this company upon move in. Also never contract with "Heavens Best" carpet cleaning. I was also charged for expired light bulb replacement. Apparently I was responsible for replacing light bulbs that expired in 4-5 months. No light bulb expires in 4-5 months. I guess future tenants are left holding the bag for things that were not replaced timely by management. Yes "WE" as in my wife and two children who occasionally visited from time to time. This situation was communicated prior to the signing of the lease. Interestingly enough, the carpets were noted on the pre-inspection sheet and we took photos of the bags and bags of dog hair and various pet stains upon initial move in. We were told that the carpets would be cleaned due to our complaints and they never were. We took it upon ourselves to do so. We also have photos of other uncleaned areas upon initial inspection. There is obviously a lack of documentation by the staff when talking to tenants and poor management oversight to ensure that their properties are clean.

Unfortunately you chose to rent a pet friendly property sight unseen. We would have much preferred you look at the property in person prior to signing your lease. In addition above you stated "when we moved in" as I recall you were the only authorized adult of the property, which I had expressly stated prior to you agreeing to "your lease terms".
As for the carpet cleaning it was done prior to move in as I have the invoice which was provided to you. If you can provide me an invoice showing that you cleaned those carpets after your move out I am more than happy to cut you a refund check.
You were provided a move out procedures list which was not completely followed. Therefore we needed the property cleaning finished for the next tenant.
Fantastic experience: I’ve rented from these great ladies for over 6 months. They are by far the easiest company to do business with. The property was clean and they are quick to resolve and issues and maintenance. Would absolutely recommend.

Negative experience: Unprofessional, unorganized and unkind. I didn’t feel safe and didn’t trust any of the staff. They were condescending and talked down to my husband and I from the moment after we signed the lease. Any time I called, I was greeted with a thick attitude, sighs and I could almost hear the eye rolling through the phone. If you like bothering your landlord to fix any issues and having them watch and spy on you from across the street, then run don’t walk to rent from Pueblo Properties! Edit: the response I received on this review helped me remember to add that they have no problem making unwarranted false claims and advocating against their tenants to property owners based on their discrimination.
Unfortunately as per our lease we do not allow growing marijuana in our properties, We sincerely apologize for the inconvenience. On the request of the owner you were asked to leave.

Negative experience: At first was pleased with Pueblo Properties when we began renting in 2018. Thought their online maintenance request feature was good, online payment, etc. was convenient. However after a year, I notice that Brenda is often not responsive to problems which may arise, they are not very organized so far as getting lease agreements signed and turned back (for example we were without a lease for several weeks this year), and if you have a repeat problem with an appliance, rather than call help, they would spend time on the phone arguing and belittling their tenants. Very unprofessional behavior toward tenants who are always on time with rent and passed an annual inspection with flying colors (our reward? Increase on rent....) It is so unfortunate they cannot build positive relationships with their loyal tenants. Given the chance I would not choose Pueblo Properties again.
We always welcome reviews from our tenants. We would have appreciated the opportunity to rectify this issue before you gave us a review. In addition, there is no excuse for making you or any of our tenants feel "belittled". We work together as a team, and if one person can't be reached or is non-responsive there is additional full time staff in the office that is more than happy to assist you, along with a 24 hour emergency number. Again, we appreciate that you pay your rent on time; unfortunately owners do require rent increases from time to time. Negative experience: I caution you NOT to rent from pueblo properties, I have rented from them for over a year and a half, my rent was always on time and when I moved in I spent 2 weeks deep cleaning this rental. There was an inch of dog hair throughout the home and I have pics to prove it. the carpets smelt of dog urine and the floors in the master bedroom were and still are very soft from a previous flood from the old hot water heater. Now that I'm out of the rental Brenda is telling me that I was supposed to have the carpets professionally cleaned I told her I have vacuumed the floor's and that this place was not cleaned before we moved in and we did clean this place before we left i . She denied and stated that they DID have it professionally cleaned and that she has a recipe. that is a huge lie. the things people do to save a buck. I am a great renter. I pay my bills and take good care af where I liv . If this is how they treat a good renter then how will they treat one that may be a couple days late on rent.

Negative experience: My husband and I rented through Pueblo Properties for three years. In the beginning, working with the ladies as tenants was great. Over time and many different situations, my viewpoint changed. 1. Not once did we pay our rent late, and every year our rent was raised on us. I worked in the mortgage industry for years, I am not dumb to know that all prices have raised across the market, but the need to raise rent on us, and probably every tenant of their managed properties is to put extra money in their pocket, not the owners. 2. The owners of the property we rented paid the water bill, and we were contacted accused of having other people living with us because the water bill was raised. The month that happened, my husband and I were out of town for 16 days. Our direct neighbor (it was a duplex) was also accused, and neither tenant was at fault for excessive water usage or braking any of the lease agreement policies. 3. My husband and I bought our first home in June. I gave them almost two months notice that we would be moving out, and not renewing our lease. Our agreement was to August 1st, and I very clearly communicated that we were slowly going to move our stuff out since we had the extra time, and had to pay for the full month of July. A couple of times, the office communicated with me about showings, which we complied with. We went back and forth a lot taking our time to move out, and one day my husband went over the next day after a showing, and the front door was not latched much less locked — he walked right in. The garage full of our belongings. One day, we were there working on clearing things out, and a family shows up to see the property. My husband ended up asking the family if he could stay to talk to Brenda, and they were shocked to see him there. He told them we were there packing more stuff and were unaware they had a showing, and she said she sent me an email, which was a total lie. We would have never been present at that exact time had we known. 4. I have multiple emails back and forth to the ladies stating that my husband and I thoroughly cleaned the property with an itemized list of what was done to include pictures. We were charged a cleaning fee of $100 that included an itemized list of nearly everything I told her we did, with pictures that I sent to them. The list was not a legit invoice — there was no company name or number on the supposed invoice. There is absolutely no way one person or a team spent the supposed four hours cleaning the place, if someone in fact did. It was entirely deep cleaned, and thoroughly by us! We were upset to be charged this when we put in the work to avoid being charged the expense. I requested the money back, and no one has bothered to contact me back. The integrity that the company stands by is not integral when they will dwindle as much money out of you as they can, dishonestly in our experience, and out of greed. Again, your raised rent every year is extra money in Brenda’s pocket because she’ll take the higher percentage cut, it has nothing to do with overhead costs. If the rent is going to be raised, how about using it to make repairs to the properties that is not left at the tenants expense, especially the ones who have cared for the properties as if they were their own. If you’re making them money, of course they’ll meet your integral expectations. UPDATE: It’s sad you neglected to contact us back regarding our inquiry/request until a negative review was posted. I got a phone call and an email within 10 minutes of submitting the review. If you are not going to allow tenants an opportunity to not be charged at least some of the cleaning fee because it’s not cleaned by your preferred individuals, then you need to let the tenants know to not waste their time trying to leave the property in approved condition. The day you showed the family the property, the garage was at full capacity of our belongings, there was not very little belongings as you suggest. The inside of the unit was empty, but the garage was slammed full.

We apologize that you are dissatisfied with your rental experience with Pueblo Properties. In response to your concerns:. Acting as the Agent for the Landlord, when an owner requests a rent increase, that increase belongs to the owner, and does not go in our pockets at Pueblo Properties. With high water usage from one month to another, owners typically request that we reach out to our tenants regarding items that may affect a water bill change; examples include leaky faucets, running stools, or changes in occupancy. Since that unit only has one water meter, we had no choice but to reach out to all occupants. This is a customary practice for many rental units. We are not disputing that you provided Pueblo Properties with a written notice of intent to vacate. We understood that you would be taking 60 days to vacate the property. During a visit by you to our office you instructed us that is was fine to show the property anytime, as there were only a few items left in the garage; it was clear no persons were residing in the unit, as it was empty. Prior to that visit we did notify you of all showings. We did receive images of the property from you, but at no time did we inform you that the property was in “acceptable” condition for a new tenant. Although, overall, the unit was in show- ready condition, there were a few items that were missed, which were provided to you in photos as well. As you are aware all maintenance requests for repairs must be in writing, and provided to us through our web portal or email. Without this written request Pueblo Properties cannot have knowledge of needed repairs. It is unfair to expect that owners should cover the costs a tenant has incurred regarding damage/cleaning. It is furthermore unfair to think these monies are going into Brenda’s pocket.
Negative experience: I rented from Pueblo Properties for 27 month, I had expressed interest in buying but wasn’t able to in the time frame I had hoped. They did a walk through in October, which I stated I was interested in renewing my lease. In December I received an email stating that owner decided to sell and they would help me find a new home. Based on the email I received in October, she Brenda accused me of using attic space and removing a smoke detector she had never installed. I had made up my mind that I wouldn’t continue to rent or if I did it would be on a month to month basis. I moved out in February 28,2019, no one came the day I moved out to the walk through. and get my final walk through itemized list today and I was charged twice for carpet cleaning. I cleaned the carpet prior to moving out.Furnace maintenance that was never done and filter replacement. She also charged me for a vertical blind replacement that’s cost $29...$90 plus dollars and she claimed I broken a refrigerator draw and she had it replace at the tune of $222 and change. Be very careful and keep your. Brenda is trying to update the house and keep my deposit and whatever profit she made on the sale of that home. Or using tenants deposits to upgrade the home so she can make a bigger commission.Keep records of everything!!!!!!!! Response to owner’s Response: Brenda, it has very little to do with the terms of the contract as I read the terms. This has to do with you trying to keep my money and using the terms of the contract as if there aren’t attorneys to advise both parties and the legalities.You are trying to keep my partial deposit because you’re upset. Well me can take this matter and let a judge decide. Thanks have a great day!

Fantastic experience: Brenda and her staff are amazing!! They go above and beyond what I would normally expect of a property management team! Brenda was willing to help me after hours and on a weekend find a place to live in an emergency situation. I always enjoy going into the office and visitng with the staff as they are very friendly and kind. Could not find a better company to work with!!
Negative experience: They are NOT worried about make ready, maintenance, accurate contracts, accurate contractors (minus our thermostat guy-he is awesome) or follow up. They are worried about closing deals. My father is an exceptional renter. Never late, always pays in full what is asked for 39 months now. It seems they do NOT care about the condition of the home. Im a stage 3 breast cancer survivor and I came to live with my father this year b/c of my health and they have been incredibly rude. But they dont care if your carpets old as hell and had 2 large dogs living on it, or that some windows wont open, Or that your elderly fathers paid almost $40k in rent and is afraid to ask for reasonable repairs and risk being asked to leave. Honestly, I was in property management for 17 years and I would personally be ashamed if I toured then offered this condition rental to anyone ie no make ready. We will see if/when repairs are complete. Stay tuned.

Negative experience: Be warned, after you are approved, they give you 24 hours to pay security deposit to hold retail for 10 days, if for any reason you are unable to rent that property, they do not return your deposit! My friend paid a deposit to them as well and as they told her she didn’t qualify because of her income they did not return her deposit! Update: I just got a nice little voice mail from them stating they received my google review and they would be responding to it and I would not like what They had to say, they advised me to call before they hit the send button! I assume to delete my review! I can only imagine this is why they don’t have many bad reviews when they call people and threaten them to remove a post that doesn’t paint them in a good light! This is the kind of professionalism they possess!
Negative experience: Been renting a home and have had several issues. This issues are not being fixed.They have been very unprofessional. So unhappy to be renting from a company who cannot be straight forward or honest.Its always I'll call you back and will get back to you,and then they don't. We are very frustrated with this situation.

Fantastic experience: I have had Brenda (Pueblo Properties) manage my rental property for over 10 years and then we sold it last spring and used Brenda as my real estate agent. The whole experience was seamless. Brenda made sure our property was taken care of so when we decided to sell it, there was virtually no prep. It went under contract in less than two weeks and we did one of those 1031 exchange transactions. Brenda handled everything. There were some items during inspection all handled by Brenda. We live in Fort Collins and never had to go to Pueblo West. I hadn't seen my rental in many many years. We went to a title company in Fort Collins to close. Couldn't have been easier. Brenda and the team were awesome property managers. When it came time to sell, it was so much easier to use them as they knew more about my property than I did. If you are reading this review as a possible tenant, I can say that they take care of their tenants the same. Brenda was always on top of keeping my property in good condition to attract good renters and made sure renters had a safe and well kept property to live in. She is very fair and honest. Can't go wrong with them.
