Fantastic experience: Nice homes and Apts. They come when you need them too and thats not often. Property is well kept and the landscapers are awesome. It's always a pleasure speaking with Virginia and Stephen! Update: 12/06/25 a few years later and I'm Still currently living in my duplex over a year later. Everything's going good. Air went out one night and they were here the next day and fixed it. The main reasons I rent from them is because their houses/apts are the cleanest and maintenance is the best best! I love Landlords that invest into their properties to make sure they look good. I make sure I take care of their property like it's my own. Negative experience: I must say things started off great I was actually confident when applying. We applied Oct 10, 2023; we got denied Oct 23, 2023 despite multiple calls to the company making sure they had everything they needed it still took them 2 business weeks for a decision! We were told multiple times they only go back 2 years on a persons credit to see if you have any bankruptcy, owe any rental or utility companies. This was not the case! The first issue I had was them taking so long to approve/deny an application. The second issue was the lack of communication. I called several times to make sure they had everything and was told they had everything but few days later they need this and that for example they needed paystubs (although I submitted on the portal the day I applied). Then days later I checked the status of the application and they said if Jada need anything she will call if not you will receive an email with a decision. A few days later Jada messaged saying my fiance didn't make enough he was lacking $500 which is why they needed my last two years of tax returns. I submitted that and then it was we needed to submit information for the different addresses she found (mind you they only suppose to go back 36 months on address (this is on the application) they went back all the way to my fiance's childhood home and even had my mother address on him (neither of us has ever lived there) He and I have only had 2 addresses since 2018 so why do they need the contact information for any property further than 36 months to verify? At this point I told my fiance I felt like they were trying to find a reason to deny our application because everytime you turn around it was something. So on Oct 23, 2023 he called to check the status and whomever answered told him the lady that can approve or deny was out sick so they couldn't give us a answer. An hour or so later we received the text saying we were denied because there was a car loan that I supposed to have gotten in 2018 and it was repossessed in 2023. I haven't had a car loan since 2009 and never had a repossession. I tried to explain this and I was meet with an attitude and her telling me well that was what was on your credit so I looked for myself (BG uses Transunion) I opened my Transunion and it was no such thing on it so I called Transunion and they said the same thing. So I called BG back and told them and still an attitude and I told her about my cousin in law that has the same name as mine (I only told her this info because I have had this issue a lot where companies would mix me and her up because our credit profiles were mixed up before because we have the same name, same date of birth and our socials are only 1 digit different) She didn't care at all said I needed to fix it and then re apply. Even if I got this fixed (which they are the only management company to bring this to my attention) I WOULD NEVER APPLY THROUGH THEM AGAIN NOR WILL I RECOMMEND THEM IN FACT THIS REVIEW WILL BE POSTED EVERYWHERE I SEE THEIR COMPANY NAME. The lady on the phone told me I WILL GO AS FAR BACK AS I CAN. If I could give one piece of advice to the hiring manager or owner of Bart Gray Realty it would be make sure your employees take a customer service class or something because some of them do not know how to talk to your clients nor how to show empathy to someone in the light of being denied. I do understand some people that apply may try to lie and deceive but that was not the case for us. For me I WILL NEVER try again with this company and anyone I know will know not to try with this company.

Negative experience: Doesn't like to fix anything there a several holes at there property on Overland trl that has been in that condition for almost a year and they still haven't fixed it for the tenants that live there. Animals have climbed in those holes and died and all they did was have someone to come out and put air freshener in there they are slumloreds

If you want to impress potential customers, yelling over text is not the way to go. I don't think I've ever had a potential landlord speak to me or my husband this way.

Negative experience: I don’t think that this place has good business practices. They looked at our applications and saw that my daughter had filed bankruptcy. Instead of asking us about it before we paid the $70 they took our money. They told us that the property would be take off the market which it never was. The young lady behind the counter know we would not get the rental right then. She took our money knowing we were on limited income and still said nothing about not being allowed to rent from them. They seem to be more interested in getting your money instead of having Ethical Practices. If asked by anyone if I would go there I would tell them no. It’s not right to look you straight in your face and lye to you.

Fantastic experience: Very professional and friendly. Properties well maintained. (I lived at both the Crestview and the Madden dr location, I also visited other locations they managed when I was planning to move to a bigger apartment.) The staff I'd so helpful and kind. I am planning to rent from them again when I am transferred back to Arkanasas.

Fantastic experience: I meant to leave a review a while ago and forgot. I rented from this company from 2016-2017. They were always quick to respond to any concerns I had. There were two times I had to have someone come out for minor repairs and they had someone out within 24 hours. I was always treated with respect from this company and when moving out they made it so easy and simple - we kept our house clean and even got our deposit back (which has never happened from any of my rental before). I was actually so sad when we had to leave this rental company but I recommend this company to anyone looking to rent in the Jacksonville area. We are a military family and although we moved after our year lease they were the first to be acceptable of the fact I wasn't married to my airman understanding that if orders came with the right proof we would both need to leave without penalty. Thank you so much Bart Gray for giving us a great renting experience!

I truly hope they have something for me upon my return. Great Rental Agency. Unless I buy a home, I'll be renting again.

Fantastic experience: I am a current tenant of theirs-they have been very quick to get things fixed as they go wrong. If you are up front with them and tell them the situation they work with you and try to keep the good tenants. In fact the owners of the house I currently live in are selling and Stephen at Bart Gray has been excellant in working with me to find the best house they have for me to move in! I will definitely stay with the property manager/landlord I have with Bart Gray!

Negative experience: Rented from them for 5 years at 2707 Koko Dr. I will say that when there was an issue, they would send someone usually pretty quick. Unfortunately, a lot of the time it took 3 and 4 visits to fix something. They would try to find a work around until they HAD TO fix something. The house had known flooding issues, which was never disclosed to us. It flooded about 6 times, twice leaving my family homeless. The last time, it forced us to move out. When I called Stephen Gray about the flooding, he laughed and said that he couldn't believe that we stayed in that house as long as we did. They didn't bother to send anyone out for the damage. My wife and I had to pull up all the wet, moldy carpet and scrub the concrete slab floors. One week later, it flooded again, while we were getting the last of our stuff out. We did NOT clean it again. It smelled horrible! Also, last Summer while I was deployed with the Army, the garage door fell on my new car causing body damage and knocked out my back glass...cost about $500 just for the glass. They were kind of like, "well that sucks". Living in that house cost us a lot of money and the mold caused health problems and multiple doctor visits for my family. On top of everything else, when we were forced to move due to the flooding, they gave us horrible referrals for every place that we applied for. I had some late rent (was homeless twice and had to fix my car), but we took care of that house as if it was ours. No thanks to them for making finding a safe place for our kids even more difficult.

Fantastic experience: We've been renting a home in Cabot from Bart Gray for 3 years and we've had nothing but positive experiences with them. Before they had their mobile site up and running, either my husband or I would drop off our rent check each month and the employees were always very friendly and polite. Every time we've had an issue (oven stopped working, a light fixture was broken, etc) Bart Gray was very quick with their response and had someone out within a day or so to have it fixed. They have treated us very well. Recommended for military worried about shady landlords.
