Throughout the process, they kept us informed and up to date and always addressed any questions quickly and in detail. She helped us come up with a competitive offer in a strong seller's market, and her professionalism and excellent communiation skills in presenting the offer to the buying agent were instrumental in it being accepted over numerous other offers. When the appraisal gap came back larger than we had hoped due to the rapidly increasing market, we were prepared to drain our savings to pay the difference. We had known this was a possibility when we placed the offer. However, Stacie called the buyer's agent and was able to negotiate the price down to the original asking price despite the appraisal waiver in our original contract, saving us thousands of dollars. I am certain that most agents would not have even thought to make that call, but Stacie actually made it happen. Truly a miracle worker! Due to the extremely competitive seller's market when we started looking, we had our doubts whether we would be able to achieve our dream of buying a home at this time. Fantastic experience: All I can say is I am SO HAPPY our friend referred us to Stacie! Prior to finding Stacie, we had another realtor look at our house when we were ready to sell. They basically did a once over and said “yea, you need to put some work in it, call me when you’re done... and you’ll be lucky to break even”. That was it! Needless to say, that’s when my friend said “call Stacie, she’s the best!” Stacie and her team worked with us for nine months preparing our house for sale amidst the crazy year that was... 2020. She knew exactly what our house needed to maximize its value. During the preparations, we had several projects needing to get done. We were stressed and didn’t know where to turn to get the work done. Stacie was able to provide outside resources to save us time and money getting these completed. New roof, exterior paint, new pool screens, new sod just to name a few. The timing of the listing was PERFECT! (Again, all Stacie’s idea) We had five offers the day after it was listed and she was there to quickly manage them all and help us make our decision. We relied on her expertise and we were NOT disappointed! In the end we closed in less than 45 days and sold our house for $19,000 over list price. Fantastic experience: Stacie helped us sell our house in the Stonebriar Community in East Orlando near UCF in May 2018. She walked us through every step of the way including extensive data on why she priced our home as she did. She also advised us on how to spruce things up for the professional photos (included with her service) and the showings. Once our house hit the market on a Thursday and we had 5 full price offers by the end of the weekend. She helped us decide which was the strongest offer (it can be more than just offer price btw) and helped navigate the negotiation process which includes taking care of inspection items. The initial offer we accepted fell through at the last minute due to their financing, but Stacie was hard at work and secured another offer in a short turn around. SBK also helped us purchase our new home in Oviedo. Stacie helped us choose a local lender which turned out to be a blessing in disguise when we ran in to down payment issues late in the game. But with Stacie's and our lender's help on a Friday evening, we were able to pull through for a closing the following week. The thing that has surprised me the most though, is the customer service after the transactions were complete (even a year out now). Stacie has helped us find a handy man and a A/C service company. Any time I call/text/email with a question she is quick to respond. When we initially met with her team for an "interview" to sell our home, she said that they are more than just about selling/buying homes and that they want to build relationships too. I honestly just thought it was a sales pitch line, but Stacie really has proven she meant every word of it! Neither our home sale or purchase were what I would call "run of the mill", but Stacie helped us through with very little stress in the end. I would definitely recommend that anyone buying or selling a home contact Stacie. You won't be disappointed!
