Negative experience: Really awful service, as a renter they have been so incredibly unhelpful and incompetent. I have had to go out of my own way to get things moving. Don’t waste your money on paying this rental company to manage your property. They never answer the phone and have AI slop to answer calls and texts.

Negative experience: I would not recommend this company based on my move-out experience. During most of my lease there was very little interaction, and no major issues. However, communication became difficult when it was time to move out. Around Thanksgiving, I attempted to reschedule cleaners after my original cleaners canceled. I was advised to send an email and was told I would receive a response within a day or two, but I did not receive any follow-up. When I called again over the weekend due to the time-sensitive nature of the situation, I was told to call back on the next business day. There also appeared to be confusion regarding whether my original email had been received. I appreciated that the homeowners themselves were willing to communicate directly and work with me, but overall the move-out process with the management company was frustrating and could have been handled more professionally.

Fantastic experience: Have been customer for over 10 years!

Negative experience: We had an extremely poor experience with Next Level Rentals. Communication was almost nonexistent - between the AI Amanda slop that is their phone system, and the fake email addresses they use so no one can be reached directly, it was a constant struggle to get help. Time after time they would send incompetent service providers out. One example: an AC technician who further damaged the unit instead of fixing it. Another: an exterminator who simply pointed out where the pests were entering but did not seal the holes or set traps. The team consistently gave conflicting answers to basic questions and scheduling concerns. This group would not show up on time for appointments – virtual or in person. They were experts at wasting our time. Eventually, we researched the owner of Next Level Rental's contact information and started calling her directly to bypass the chaos of the Next Level Rentals team. As a previous tenant, I would avoid Next Level Rental at all costs. As a homeowner, I would not trust these folks with my property.

Negative experience: We rented a house through Next Level Rentals and had a VERY slow experience getting our security deposit back. We followed the contract requirements exactly before moving out—steam-cleaning the carpet and having the house professionally cleaned, and so on. However, they did not refund our security deposit until 42 days after move-out. Each time I called to ask, I was told, “It hasn’t been 45 days yet.” As a result, we didn’t actually receive the money in our account until after the 45-day period had passed.

Fantastic experience: Over the years, we have had an exceptional experience with Nurith and her team at Next Level Rentals serving as our property management company. Their meticulous attention to detail and assistance in coordinating repairs and maintenance provided us with peace of mind. When we decided to sell our home, they did an excellent job coordinating the make-ready work and getting it listed and sold. Fantastic experience: Most reviews come from landlords...but from a renter's point of view, these guys are terrific. NO COMPARIson with the previous several management companies i had the misfortune to deal with. They're responsive, they're QUICK, and they follow up. In fact, they even seem to care! For example, I'm in an old condo building and these days the A/C keeps going off. When it first happened, before the weekend, three different managers checked in with me to see what was going on, was it back, what else could they do..... I rarely leave reviews, but Next LEvel's personnel deserve 5 stars.

When I called Nurith and her company to see what we can do, nobody answered the call. I was only able to leave a message. Terrible service...

Negative experience: Terrible experience with this property management company as a renter. I’ve been in the rental for almost a year, and have many issues that have not been fixed. For one, I’ve had a mice infestation that has not been addressed for going on 3+ months. There is a large hole under the sink (that was there before I moved in) that they are dragging their feet to get patched. Daily mouse droppings all over the kitchen. They have had three different quotes for the work but have not done anything about it. Another issue I had was that they failed to notify me that parking passes change at the end of the year. Was not mentioned in my lease and I did not find out until my car was towed from the property. I would not commit to another rental under this property. (Edit - issues have been resolved after this posting and the company has been responsive for towards any other items.)

Negative experience: Don’t waste your time. Was supposed to see a property and confirmed the appointment multiple times only to arrive to learn the tenant wasn’t responding. The showing should have been cleared with the tenant prior to confirming an appointment with a prospective renter. Incredibly unprofessional.

Fantastic experience: After years of dealing with a horrible Property Management Company , I cant applaud or recommend Next Level Rentals enough. WOW, just WOW! Working with Mayra , Adrienna and Nurith has been such a pleasurable experience . They responded very quickly and worked so hard to get the issues resolved just as quickly. What a wonderful change.

Fantastic experience: We had an excellent experience working with Nurith and the team at Next Level Rentals! They inherited a property that we owned that already had tenants in it, and made the transition seamless. The team was available with quick responses by email (and even phone call at times) for any of our questions/concerns or needs. They also helped us hire contractors rehab the property after our tenants moved out, and eventually sold the property for us. The nice part of this company is that they are not only a rental management company, but they are also realtors. We personally have used them as realtors twice this year, and have had nothing but good experiences when selling properties with them. The team is kind, responsive, knowledgeable and hands on. If you are looking for the total package of a rental management company, this is it!

Negative experience: WORST EVER, RUN AWAY!!!!!!!! **********SUSPECIOUS FRIM********** Previously Said if cannot rented out for two months, can break the contract. LOSS is on the OWNER. I requested a follow-up call. A lady answered my call and took down my information, set the expectations of returning my call within 24 hours. It's been over a week. NO ONE CALLED. House has been on market for almost a month. Nothing happened. No plan. No communication. ######################## NO COMMUNICATION is the key. Tough to speak with anyone in the office. I called to understand the expectations. NOBODY EVER CALLED BACK.

Positive experience: Edit: We’ve never had any problems at all since renting from Next Level Rentals. But for this year’s inspection, there was a lot of miscommunication and misunderstandings. Hence why I put 3 stars at first. But I’m adding a star due to the fact that something is being done about this (even though it took a while) but like I stated, it’s due to miscommunication. The yearly evaluation is getting stricter for no apparent reason. Supposedly something that has to do with the city enforcement codes, which doesn’t make sense since we’ve been here for years now and have never had this back and forth issue.

During this time they have helped us coordinate some renovations to the property using one of their contractors. All of the workers at the company are helpful and responsive. Negative experience: Went to look at a two bedroom and one of the bedrooms is actually an office that can barely hold a single bed. The staff seemed smug, and unfriendly.

Fantastic experience: I highly recommend Next Level Rentals for anyone looking for a property management company. Ms. Berstein managed my rental home for over a year after I was forced to change property managers after a bad experience with another Rockville company. Ms. Berstein made the transition easy, kept the tenants and me informed, and was readily available to phone calls and emails. Next Level's fees are fair (much, much lower than my previous property manager) and its services are exceptional. They really put my mind at ease after such a terrible experience with my first property manager. My first property manager made every tenant report an automatic repair with an additional "repair service fee" charge that he pocketed without going so far as investigating what the actual issue was. For example, I was told that the ice maker needed a repair when it turned out that the tenants didn't know how to turn it on. Next Level and Ms. Berstein however have a team that looks into tenant repair requests to first trouble shoot the issue and to determine whether an actual repair is necessary. Furthermore, there are no additional fees for Next Level to arrange the repair. After all, isn't that what the property manager is being paid for in the first place? Furthermore, I got comprehensive inspection reports from Next Level periodically, which gave me reassurance that my property was being cared for and in good shape. I never got one of these from my original property manager. I can't recommend Next Level Rentals and Ms. Berstein highly enough. I recommended them to my neighbors when they decided to rent their home. If you are still reading this and in the market for a property manager, then do your homework and try to get the most information on what services that you are getting for the fees that are being charged. Basically all property managers can run credit checks on tenants and collect rent, but the difference is how much do they take care of the tenant, landlord, and property. My first property manager charged high rates, tacked on extra fees, and didn't lift a finger to trouble shoot anything but instead made everything a repair no matter how trivial the solution (but you would probably do the same if you are charging an extra $50 for every phone call made to set up a repair, right?). Next Level and Ms. Berstein go the extra step for both tenant and landlord. By doing their due diligence, many tenant issues/reports never even came to my attention because Next Level was able to resolve the issues on its own. In closing, I had both a stressful, negative experience with a property manager, but I then thankfully had a stress-free positive experience with Next Level and Ms. Berstein. I only wish I would have discovered Next Level earlier in the process.

Fantastic experience: What it do babyy!! I wanted to give a special shout out to my favorite realtor Raeshadow Moore on helping me fine my first rental property/home. She also help my mother as well find a nice home for her and her grandkids. Big big blessings to next level realtors in my eyes they are the best. They also help me with my taxes as well. So if you’re looking for your next dream home advise you to get with them!! Take my word!!

Positive experience: Great landlords

Negative experience: I was staying at a place and they came into the house while we weren’t there with no warning, would make empty threats about paying rent when rent was paid. The president of the company was racist and rude. The house had broken appliances and mold and was nothing was done for months

Negative experience: Back in 2018 I rented a property NLR managed with two friends in Rockville, MD. The homeowners routinely surveilled the property by car. On one day, they decided they wanted the front and back yards completely landscaped. We were required in our lease the keep the grass lower than six inches, which we did dutifully, but this wasn't enough for them. They violated the lease multiple times to have the yard landscaped and Nurith stood up for them and tried her best to pin the thousands of dollars cost on us. She was very adamant that the particular section of our lease outlining the simple obligation to keep the grass shorter than six inches actually meant something else. Something that would require completely different words in completely different sentences. It was so substantially different that she created a completely separate addendum for yard maintenance for all leases going forward. She gave up on extracting the money from us until the lease ended and it came time to return our deposit. She used every trick in the book to take our deposit and then some, and had the gall to "forgive" a portion of it so that we owed only exactly what our deposit was worth. She claimed expenses related to regular wear and tear, which tenants are not responsible for in Montgomery County, and couldn't come up with any reason why it went above and beyond that. She claimed she had to fix damages that didn't appear in her own walk-through photographs. All the expenses she came up with were bogus and she tried to slip the price of the landscaping into it. I'd like to say we put a stop to that, but if my then-roommates had more time outside of work and the epidemic we would have had an easy day in small claims court instead of coming to a compromise. I'll add, because I see almost every review is from a homeowner instead of a tenant, that her team is cheap at the risk of being expensive. We were out a fridge for over a month because they wouldn't replace it like the original technician recommended. They hired a second one, who attempted multiple fixes before recommending too that it couldn't be fixed. It then took them a few more weeks to source the cheapest fridge they could find. It would have been cheaper and smarter to listen to the first technician.

Fantastic experience: We chose Next Level Rentals to manage our property in Rockville in spring 2017 when we moved overseas. The past four+ years we have enjoyed excellent service from Nurith and her team (esp Mayra). As out-of-country owners, we benefited from the peace of mind of knowing that her team was on top of everything and looking out for us as owners, while also keeping the tenants satisfied, which we wanted, too. Everyone we've engaged with at Next Level has been knowledgable and very responsive to any question we had or issue that came up. That's why it was an easy choice to have Nurith as our agent when we decided to sell. She and her colleagues put together a great plan and delivered as promised. We found a buyer quickly and with very favorable terms. I highly recommend Next Level if you are looking for a property management team.

Negative experience: Let me begin with the positive. Nurith is very responsive, something I very much appreciate in an agent. On the downside, Nurith sent me a management agreement with language which basically negated her liability for any damage done to the property, even if her negligent or intentional acts or omissions caused the damage. When I brought this up, she immediately gave me push back and ultimately, when I asked that a provision which simply allowed for liability if, and only if, she acted negligently or intentionally, which resulted in damage to the property, she refused to move forward with managing the property. She insisted that the language already accounts for this possibility, which it clearly does not. Any service agreement I have ever signed allows for liability if damage results from a service provider's careless or intentional misdeed and someone should not be forced to sign an agreement with a management company that permits them to do a bad job, with no fault to them. Pleasant as I found Nurith, and good as she may ultimately have been, I cannot in good conscience recommend signing an agreement with her.

Fantastic experience: Nurith and the entire team at NLR have been fantastic with me and my property. From the start Nurith was extremely responsive to my inquiries. She walked me through the entire process. They helped me to find a great tenant for my property which included background checks and previous rental history. They dealt with rental payments and made timely payments to my account. Maintenance requests from the tenant were dealt with when appropriate and sent to me for approval when major repairs were required. I was extremely sad to have to sell my property but Nurith offered her services in this area as well which was a very happy shock. Her knowledge of my house and the area helped with the overall sales process and everything was closed in a very smooth and timely manner. I can’t recommend the NLR team enough. I am extremely satisfied with my decision after having tried to manage my property from another state not to my satisfaction.

Depending on the time of year, my property and tenants can be very time consuming.
