Fantastic experience: My husband and I have rented our second home for the past ten years. It was my first home and at the time we would have lost money selling it. We decided to rent it and use Russell Company to manage it. My house has continuously had renters and I rarely had to do anything. Anytime something broke Jim took care of it. If it was a simple fix I wasn’t even charged. I truly only went to the house maybe three times over ten years and that was only between renters when I was changing out flooring or painting. In my opinion, we paid too little for all of the work Russell Company did.

Negative experience: Jim is a nightmare.

Negative experience: Thought i got a good deal on renting a house but upon move in it looked like no one even cleaned the house there were all kinds of nails and screws in the walls throughout the house. Every room is a different color some rooms are multiple colors, if you want to paint you have to have them approve a color have a professional paint your house and then have them inspect. Clearly the previous tenant didnt follow the rules but they didnt even bother to fix it. Almost every smoke detector was missing, stains all over the carpet, rolly polly problem due to gaps all over the house. Just no care or thought put into making the home presentable prior to move in.

Fantastic experience: I've worked with Nikki at Russell Property Management a couple times now and she is always very helpful and responsive. Last year while in the process of moving from out of state I was looking for a home to rent in the area and she helped me to find the perfect place. Now, it is a year later and I was looking for a home to purchase and needed help to coordinate moving from my rental home to my purchased home and Nikki has been the best in helping me with every step. She provides excellent customer service, goes out of her way to help in any way she can, and assists with any issues that arise. I highly recommend Nikki for anyone looking for a rental or home to purchase.

Fantastic experience: I’ve lived in a few apartments before, and the management SUCKS. (especially granite and BK) I reached out to Nikki a couple months ago to see if we could tour the place we live in now. We loved the place and she answered all our questions properly. The utilities were in good shape and any issues we have had sine have been resolved fast. Nikki is very flexible and honest. I’ll definitely go through Nikki and Russell in the future!

Negative experience: If I could rate zero stars I would. They will rent you units with issues and mold and then charge you to repair the issues. Jim is a very rude and has no empathy. He yells at tenants over the phone. He kept threatening to evict a lady who had to miss work due to having a very premature baby. (Photos of mold in the shower).

Negative experience: Absolutely terrible management company. I've dealt with a lot of places, but this one takes the cake for being unprofessional. At least other companies pick up your calls, are polite, and actually follow through on what they say. This company, however, is a complete disaster when it comes to communication.

Fantastic experience: RPM has been amazing at helping us manage all our properties. Jim is super responsive and understands that we want to maintain our properties well and treat our tenants well. He is willing to check on our properties annually even if there is no tenancy turnover and he's set up annual maintenance checks with all the appropriate vendors. Financial reconciliation has also been a breeze! We have had no vacancies since we started working with RPM a few years ago. Yes, some of it is part luck, but RPM has a lot to do with it. As a landlord, RPM is a great partner. I know I can count on Jim and trust his vast knowledge regarding home care and maintenance.

Positive experience: Overall I been renting with them for two years now and it has been great. I give them a 4 star, they respond fast for maintenance issues and when I send emails about anything they respond fast also. The property is just like the pictures and everything been consistent.

Positive experience: We recently contacted Russell Property Management to inquire about a rental in West Lafayette; they were quick to respond with information about the application process and reached out via text to start a line of communication. However, after the initial text and trying to call them, we have had zero communication back. So, it was an easy discussion to mark this company off of our list of potential locations to rent.

Negative experience: Don’t try to contact about a property EVER! They won’t return your texts or calls. They will say a listing is available June 1st but won’t let you even view it until then. So say you are living at another rental and want to view one of their rentals then you better hope you don’t have to move out of your current place until August because of their lack of communication

Fantastic experience: We've had a great experience working with Jim at RPM. We were honestly a little reluctant to have a third party manage our property, but Jim has been courteous and responsive to our concerns and has shown a lot of care toward our property. He has helped us secure great tenants and has been a responsive and communicative intermediary in helping us address their concerns.

Fantastic experience: Nikki helped us with a rental while house hunting. We wanted to wait till we found the perfect home for us. She found us a pet friendly home with an affordable cost and pet friendly. Best part is being able to stop the lease if we buy through the Russell Group. It make it easier to house hunt, without the pressure of a lease. We will not rent from anyone else! HIGHLY RECOMMEND!

Negative experience: Pretty awful management company. I can say that about a lot of places for many different reasons, but at least all of those places pick up your calls, are friendly, and don't threaten to bring legal action against you while you're asking to sign a lease with them. I applied for a house they had listed for rent in West Lafayette. Best part about them was the application was free. Did not hear back for a week, so I called them. They picked up and told me they gave the house to someone else instead, but offered two others. I told them I would get back with them later that day. I proceeded to call twice that day and they picked up and hung up immediately, not giving me a chance to leave a voicemail. Called again the next day and hung up, but was able to get a voicemail in. Had a friend call them and they picked up for them, told them they thought I was trying to break the law and were going to sue me for $70,000-$90,000 if I proceeded to lie. Lady on the phone doesn't seem super stable... would stay away. Seems like it is her life's work to be out to get people, even if it's not necessary like my case. And this seems true based on other reviews I have read. Unfortunately, seems like we are still stuck with BK, etc. I wish smaller management companies had their stuff together so that people would have a more positive experience.

Fantastic experience: I love the owners very professional and prompt with maintenance needs, the property management welcomed us into the community with tickets to a baseball game in town ☺️my move in process was a breeze love my high ceilings and spacious yard for my kids if your second guessing renting give it a try RPM 5⭐️

Negative experience: If I could I would rate a zero. Jim would hardly ever have anyone come fix things. Plus once we moved wanted to charge us an extra two months rent. Never rent from this company.

Negative experience: If you have a place for rent, do not choose RPM to manage it for you. They are very unprofessional and careless.

Fantastic experience: My wife and I signed a 2-year lease with them to rent a home and they were so easy to work with. Jim and Nikki were always highly responsive to all our maintenance requests, very professional, and gave us a stunning home to rent. Also, when we ended up needing to move out of town before our lease was up, they were *really* accommodating. They made us feel like it was no big deal, and promptly found another tenant to take over the lease. Couldn’t recommend them highly enough.

Negative experience: SUPER UNPROFESSIONAL. Very rude and does not care. Does not take care of things that need taken care or. Jim and Cathy are terrible people to work with.

Negative experience: The Nicole chick is unprofessional and doesn’t respond to texts or calls. Wouldn’t want to know what its like for actual tenants who have problems with their rentals. Would not recommend.

Fantastic experience: I am extremely happy with my duplex I rented from Russell Property Management. Nicki went over and above to get me into my place and she was flexible with me regarding a certain criteria I did not meet. She worked with me because I was able to demonstrate that I was actively taking steps to help myself, my debts, and future endeavors. I was seriously ready to give up on finding a place and she gave me hope again. I'm forever thankful and greatful. Installed new flooring and gave the place new paint, as well a ceiling fan in bedroom and storm door on the front are just a few updates I have done to show my appreciation. Definitely a win / win for both tenant and property owner!!

Negative experience: Is zero stars an option? If you want to move into an overpriced home with very little help or care from your rental company, this is the one for you. Jim Boyle will make sure that you are dissatisfied at all times. Talking to him and hearing how much he hates his job made me want to quit for him. Disappointed is an understatement. From start to finish I felt like I was mistreated. I suggest living in your car before making a deal with these crooks.

Positive experience: I came to West Lafayette for a new job and needed a place for me and my black lab pretty quickly. If you have a dog, especially a big one you know that difficulties of finding the places to rent to you. Found RPM & Nikki and by the end of my first day I they found me a perfect place for me and my dog. About 3 yrs later they become my realtors & helped me find a house. I had a great experience and when I make my next move in town will give them a call.

Fantastic experience: When we moved to West Lafayette, we bought an old house that needed complete renovation. Cathy at Russell Company worked very hard and helped us find the house in a tough "seller's" market. During the renovation process that lasted several months, Nikki and Russell Property Management took care of us and found us a nice rental. We had no problems at all working with the Russell Company and Russell Property Management. I highly recommend them!

Negative experience: If you are looking to rent in West Lafayette and use Russell property management please have a lawyer on stand by!! This is the only way you will be treated professionally. Manager was rude, threatening and unprofessional. My daughter is a young professional and has rented from three locations, two which were in Indianapolis has always paid on time. This company is by far the hardest to deal with.

Negative experience: They tend to leave you alone, but if a grumpy neighbor decides to start a fight with you and reports you to property management, they will not look into anything, they won't take a measured and appropriate response, they will immediately threaten eviction. I have a neighbor that is currently making up stories about my dog, and instead of coming to me directly like an adult, he is attempting to get me evicted. Property management isn't bothering to do their own research. Rather than play petty games, I prefer to take my money elsewhere. Completely inappropriate treatment from these people. You are a dollar sign, stability means nothing to them.

Negative experience: This place makes you feel beneath them. They don't even give you the courtesy of a return phone call.

Negative experience: Take a look at the application. Even applying amounts to an invasion of privacy. I'll take my money elsewhere.
