Negative experience: Property owners, do not trust this company if you are looking for a management company for your property. Don't trust anything he says and read everything very closely with your attorney.

Negative experience: We rented a home in Bucksport and the lack of communication and not following up on maintenance issues and just general disregard from Michael, the owner, made the whole renting experience horrible. Teresa and Mark were great and I think they were doing their best. Avoid renting from them at all costs and if you're an owner I would recommend finding another property management company such as Penbay Property Management out of Bucksport.

Negative experience: In 2018 While providing rental property management for me, Michael had contracted and replaced the roof on my property. He explained to me that the roof would have a 15-year warranty. The roof has failed. I reached out to him and his associates multiple times but I've got no response. This is similar to the experience I had while he was in charge of the property. I would reach out multiple times over multiple weeks and never hear back.

They have a guarantee to place tenants in your rental within 20 days and they accomplished this for us, even during this pandemic we're facing! They do thorough background checks on tenants and placed very good ones for us. Their very professional and personable to work with, they found great contractors to do work on the property and for a great price and are their very quick at getting back to you for any questions you may have. I've already referred them to good friends of mine. Living out of state and renting a property through these guys is effortless!

Negative experience: My experience with this company could not have been any more of a nightmare if I had gone to hell itself. To start, I would like anyone reading this to take a look back to a review posted a few months ago by my boyfriend/roommate Liam Daniels. This overviewed our general woes with Pine State at the time, the number of which deters me from recounting them myself. In addition to his review, I would like to confirm all of it as the truth as we know it. We were lied to for the duration of our lease, of which we signed directly with the company, despite what they decided to falsely comment on Liam’s review. (We did not sublease, so either they keep records on par with their maturity level or they didn’t care) As anyone can see from scrolling through these reviews Mike, or whatever sorry “employee” he has writing them for him, is incredibly childish and petty. This is true from each encounter we had with them, which we tried to make few and far between. This is humorous, especially coming from someone almost a decade younger than himself. I’m still somewhat perplexed as to where this company thought they were going to bleed any money from us, considering we are college students. The lease terms were so ambiguous that it was impossible to navigate, which they took every advantage of when adding charges none of the other tenants were charged (extra pet fees, A/C fees, etc.) After Liam posted his review we were threatened with legal action if the review was left up and as you can see, it’s still there. This speaks volumes as to how much you can trust Mike. (If it’s unclear, you can’t.) After moving out due to the mental distress dealing with this company caused and hoping the trash fire was put out, it only got worse. The termination fee we paid for breaking the lease early was never received by the building owners, TLA Properties. Where is my $1,300 , Mike? Do you sleep well at night knowing that you stole money from college students barely able to feed themselves due to the astronomical rent prices? I’m sure you do. Save yourselves the incredible grief of dealing with Mike and any of his cronies, most of which I’m sure were paid well to post the few five star reviews you see. The pictures you see are to prove my statements previously made. The first is to prove that there was indeed debris and dust left from construction, which any sensible person would recognize would not be left behind by a previous tenant. The second image is a screenshot of the message received by Liam after posting his review. Nice try to cover this up, Pine State Property Management, but I will not be silenced.

Fantastic experience: I’ve had a great experience getting set up with my rental through Mike. Everyone I’ve spoken with so far has been super friendly, helpful, and quick to respond to any questions I’ve had. All in all, I love my apartment, and look forward to continuing to rent with Pine State.

Fantastic experience: My wife, daughter and I moved out of State in 2013, and we were very lucky to find Mike and his team. I never would have expected to own a rental property, let alone in another State, but Pine State Property Management has made the process very easy. If any issues arise Mike immediately calls us and provides the necessary resources to resolve the issue. They have also recommended general maintenance items for our house and the pricing is always very reasonable. I would highly recommend Pine State Property Management to anyone in Maine or out of Maine, that wishes to rent a property but doesn't want the hassle of managing it. Thanks Mike!

I have used other management companies in the area and was not impressed. If you are a rental property owner, I would strongly suggest you stay away from the other so called property managers in the area!

Fantastic experience: I’ve lived in one of the Pine State properties for about two years now. I absolutely love my apartment, and if I didn’t have to move for work, I would definitely choose to live here for many more years. I picked my place because it had gorgeous light, beautiful hardwood floors, a really nice kitchen (with dishwasher!), and generally solid construction. I liked working with the management team to set my lease up, and they were very responsive the one time I had a maintenance issue (which wasn’t at all a fault of the property, but rather a weather-related septic thing that was resolved very quickly). They have a great snow removal guy, and they maintain the property well. Also, my neighbors have always been perfectly quiet and friendly (even helping me push my car when I got stuck on some snow leaving for work before the plow arrived). Honestly, I’m bummed to be leaving. I haven’t seen any of the other properties managed by this company, but I’d definitely recommend the one in Levant.

Negative experience: Unprofessional and lazy. After paying a 40 dollar application fee and making arrangements to meet through text they will send you an automated text message 2 hours before your appointment if you do not answer it they cancel it, some people work and cannot answer their phones, just caring forself and not clients

Negative experience: I’ve heard little to no good about pine state, I watch the troubles roll in with a property owner and now I get call from tenants (when I have nothing to do with management or caretaking any longer) who haven’t had their rent picked up and repairs that need to be made to their unit. I want to help these people, they used to be my neighbors and I care about their health and safety (they are an elderly couple) but my hands are tied where I do not own these properties. Not sure what’s going on over at pine tree but something has to give.

Negative experience: Our experience couldn't have been worse. We worked with Pine State in order to find an apartment from Ohio as we were moving back to Maine. The original apartment that we had settled on, we had a local family member go and check out and everything was in order. However it was rented out to someone a few hours before we were approved. No harm no foul, especially since they suggested a similar apartment just up the road. Now no pictures were available, but we were assured that it was very comparable to the one we had just looked at. What we found when we arrived after a 20-hour drive was a literal crack house. Smoke detectors were disabled and some missing altogether. The common areas were filthy and in disrepair. Worse yet the rooms that we were renting were heavily damaged and littered with refuse. Our door was kicked open, the door frame broken, the keys did not work in the lock. There were holes in the wall and trash on the floor including a fluid soaked mattress a bong and a used crack pipe. Attempts to get a hold of Mike at Pine State were unsuccessful. We ended up staying in a community center overnight until we could get in contact with someone the next day. Lacey our contact was shocked and appalled at how I described what we found. Good thing I took pictures. She assured me that they had checked the room just the day before and none of those problems were present. It's pretty apparent from the pictures and from what the other tenants described that that was untrue. She promised to get in contact with the owner and they would fix it. We asked if there were any other properties available since they had all of our money at the time. The response that we got was that they didn't have anything available and that we would just have to take the place we had agreed to. But they would get it all cleaned up. I let them know that under no circumstances would we be staying there, that we had consulted with a lawyer and that we wanted a refund. It took two weeks to receive our money back, which I am confident we only ever got back because we showed up at the office in person. This company should have bent over backwards to assist us after egregiously failing to do their job. I've been back in Bangor for 10 days, and I have already heard two just as egregious stories from veritable strangers. This company is run by a crook, and he should be careful before somebody decides to take legal action for gross incompetence, negligence and shady business practices. Pine State is certainly never getting any of my money ever again.

Negative experience: I went in to renting with Pine state very hopeful and it turned out to be a very disappointing experience. We did a lease take over and shortly after moving in learned that getting in touch with anyone at the company was a feat. We would sent text messages to their office and call their answering service only to be ignored. We went weeks without any response and had to keep nagging. The previous tenant was charged for damage that was never fixed. When we went to get our security deposit back (forwarding addresses given) we were told that our check had been sent to the apartment where we rented from Pine state (but it hadn’t) and then took us 11 days in to the next month to get it back because we nagged and threatened to get a lawyer. This business is unprofessional in my opinion and I would never recommend renting from them.

They were very helpful when I had a short term roommate and were very informative when I was waiting for the construction of my apartment to be completed before move-in.

Negative experience: My landlord rented from him. Honestly glad she got rid of him. Dont rent from him. You will regret it.

Negative experience: As an owner, I would not recommend this property management service company. I received negative feedback from renters on responsiveness, and inconsistent quality of renters from Pine State selection process including one who was unable to pay rent the first month. If you are an owner looking for a property manager, I would look elsewhere.

Fantastic experience: I was very pleased with the services I received to locate a good tenant for my property rental. All aspects from from thorough application review, advertising , showing and finally lease signing were handled professionally and with minimal need for any of my time.

Positive experience: Mike and his staff are professional yet easy and casual to talk to. They have given us superb service. Our house became vacant in the late fall- a very difficult time to find a new tenant. Mike had showings lined up and new renters within a few weeks. We were so relieved! Negative experience: Absolutely horrible. Not even worth one star. My roommate and I rented from Pine State for 2 years while in college. From the day we moved in, they were impossible to get ahold of, and were incredibly unprofessional. Upon moving out, they kept a portion of our security deposit, and when trying to contact them about this issue, Mike did not return texts or phone calls, and the company office did not return a phone call either. This company is miserable, and I would recommend spending double to live anywhere else, than in another unit of Pine State's. They will run this company into the ground before long.

Negative experience: Horrible, they false advertise and screw you out of money. My wife and I are looking for a nice rental in Maine. We saw Pine State Property's listing for a condo. We have a dog and the listing clearly said it accepts dogs. It says this on their Craigslist post as well as their main site's listing. I have several images which show the listings that say dogs allowed and there is no disclaimer. The site just says to apply. So my wife and I applied and each had to pay $40 for the application fee. The lady emailed the next day and said sorry, dogs aren't allowed. She told us she was going to let Mike at Pine State know and that we wanted a refund. He never called. I called him twice and sent an email, he never bothered responding. I finally got a hold of him today and he said, no refund and there is a disclaimer and most people call before applying. That's great, but their website doesn't say to call to see if the information is correct, it just asks you to submit an application. I checked the site and there is a disclaimer now (there wasn't before all of this as you can see in my images). I think it's sad that this company wants to falsely advertise and then keep your money.I'm glad they added a disclaimer now, but it wasn't there before and we shouldn't be out money because of their shady business practices and false advertising.
