Negative experience: This building I live in is managed by Malin Asset Management. They raise the rent every year, promise things that never happen and also their apartments are unlivable. I have two ac units running in my place and yet it’s still over 80 degrees in the apartment. They keep raising the rent claiming they will install AC, but they never do. Meanwhile me my wife and dog are roasting in this apartment. I wouldn’t move into any of their buildings unless you want to get slow cooked like a beef roast.
Negative experience: My experience with this property management company was extremely disappointing, and much of that stemmed from my interactions with Korina, Bianca, and Andreas in the leasing office. They are rude and ignore tenants. Don’t fall for their $100 deposit only ponzi scam as you will certainly be paying for it in other ways. They also provide conflicting information depending on who I spoke with, making it difficult to know what was actually correct. This is the property located at 115 n eastwood. But I would be aware anywhere. If you see light blue walls and the red or blue chairs out front or in the courtyard it’s them. Don’t rent with them. The property's shortened office hours only made it more difficult to get assistance when I needed it. They also scam with the RUBS utility billing system. They scam you by starting billing at the 22nd of each month so you can’t properly track how your utilities are being billed. You’ll end up paying close to an extra $100 a month. Overall, between the lack of responsiveness, inconsistent communication, shortened office hours, ongoing maintenance frustrations, and concerns about the RUBS billing system, this has been one of the most disappointing rental experiences I've had. I would encourage prospective tenants to thoroughly research the property, ask detailed questions before signing a lease, and carefully consider whether this is the level of management they want to deal with.

IF YOU VALUE BEING HEARD AND NOT IGNORED, BEING ABLE TO SPEAK WITH AN ACTUAL HUMAN WHEN IT'S ABSOLUTELY NECESSARY, NOT FEELING LIKE YOUR BUILDING IS GOING TO COLAPSE, WORRIED THAT AT ANY MOMENT YOU'RE GOING TO BE HIT WITH AN UNEXPECTED BILL THAT CAN'T NOR WON'T BE EXPLAINED OR SHOWN TO YOU, THEN DO NOT RENT FROM THIS COMPANY! WHEN THEY ARE FISHING FOR SUCKERS/TENANTS THEY ARE THE MOST ENGAGING AND RESPONSIVE PEOPLE. AS SOON AS YOU SIGN THE LEASE YOU BECOME AN ISLAND UNTO YOURSELF! THEY HOOK YOU WITH THE $99 DEPSOIT TO GET YOU IN BECAUSE THEY KNOW THEY ARE GETTING READY TO HIT YOU IN THE HEAD WITH HIDDEN COSTS FOR THE NEXT 12 MONTHS! THEY ARE IN BED WITH POLITICIANS FOR SURE THAT GIVES THEM THE ABILITY TO TRAMPLE ON THEIR CUSTOMERS WHO RENT FROM THEM. THEY HAVE TIME TO HAVE FUNDRAISING PARTIES AND EVENTS TO GET YOU TO VOTE FOR THEIR CANDIDATES WHO IN RETURN VOTE AGAINST YOUR RIGHTS AS A TENANT. LOOK IT UP. I HAVE EMAILS REGARDING ALL OF THIS TO BACK IT UP. THEY SHIELD AND INSULATE THEMSELVES FROM ACCOUNTABILITY BY FORCING YOU TO BASICALLY ONLY HAVE EMAIL ACCESS FOR CONTACTING THEM THAT GETS IGNORED. THEY'LL GIVE YOU THESE BULLSHIT PHONE HOURS AND IF YOU ARE LUCKY TO EVEN TALK TO A HUMAN GOOD LUCK GETTING A CLEAR ANSWER. THEIR FAVORITE LINE WILL ALWAYS BE "SOMEONE ELSE IS IN CHARGE OF THAT" OR "I NEED TO SPEAK TO ___" AND WE'LL GET BACK TO YOU IN SOME FORM TO KEEP YOU RUNNING AROUND PAYING AND PAYING WHILE BEING DISSATISFIED. Negative experience: Unprofessional staff. Extremely difficult to talk to someone in the office. Cheap owner. Zero respect and consideration for paying tenants. Do NOT rent with this company! There should be an option for ZERO stars.
Negative experience: The service from Malin Asset Management continues to become consistently and increasingly worse over time. I've lived in my apartment for 4.5 years, and the first 3.5 years of my experience were stellar. Unfortunately, however, for the past year the customer service (or rather lack thereof), communication, procedures, and systems from Malin have grown to become increasingly terrible. No matter how small or grand the issue, it feels nearly impossible to get in touch with someone via phone, email, or their new, yet poorly operated online portal. I've experienced maintenance issues that are ignored, until I speak with someone via phone after having to reach out nearly dozens of times (per issue) and escalate it to management. I currently have multiple emails in my outbox that have yet to receive responses. If you call their main office line, no one answers. If you leave a message, no one calls back. I could go on and on. I'm not even the type of person to leave comments and reviews like this. But my hope in doing so, is that maybe they will now pay attention to my communication - though it shouldn't take doing something like this to get a response. Malin, it is important that you not just respond to me, but all tenants; that you put prior protocols back into place, such as having property managers be the liaison between tenants and your office; and that you simply, overall just do better. No one should live in a place where they feel ignored and that their needs are not being met. This grows to be beyond frustrating, and something needs to change. If others won't speak up about it, I will.

Negative experience: I’ve had ongoing issues with billing transparency and management responsiveness at this property and would not recommend living here. In addition to rent, utilities are billed through a RUBS (Ratio Utility Billing System), where charges are allocated rather than based on individual usage. These RUBS charges are not clearly explained or consistently billed. For example, trash is billed around $18–$19 per month, water ranges from ~$15–$22, sewer appears monthly, and there are additional unlabeled RUBS utility charges (such as $11–$17 tied to partial or shifting billing periods). There is also a recurring Inglewood Rent Registration Fee of $7.66 per month passed through to tenants. Billing periods frequently do not align with the actual month, with overlapping or mid-month date ranges, making it difficult to verify accuracy. Communication has been a major issue. Emails and phone calls are often ignored for months at a time, and management has limited phone availability to 9am–12pm, making it extremely difficult to resolve billing questions. Due to these unresolved issues, I will not be renewing my lease. I’ve escalated this matter by filing complaints with the BBB, the housing department, and Los Angeles County Consumer & Business Affairs. Prospective renters should ask for clear written disclosure of all RUBS utility calculations, billing periods, and pass-through fees before signing.
Negative experience: ZERO STARS. Worst experience. I rented at 3636 W imperial hwy and the manager Wanda Washington was only nice when showing me the apartment, once i moved in she started to give me weird attitude and looks when i would see her and didn’t help at all when someone was stealing packages from the building. I didn’t have a parking with my apartment so i had to park around the block everyday. I threatened to moved out and then they suddenly offered me a parking to stay. I finally did move out in april, but i never received my full security deposit back like they said i would. The company never ever answers the phone or email.

Negative experience: If you’re thinking about renting from Malin, think twice. I love my actual unit — it’s spacious and well kept — but that’s where the positives end. The RUBS billing system they use is outrageous. My rent is $2,295, yet every month I end up paying close to $2,400 once they tack on random “utility” fees that no one can explain that will also be billed incorrectly on top of that with random dates. They charge almost $20 for trash, yet there’s no valet service, just one shared trash and recycle bin that constantly overflows and sits for days before pickup. When you ask for clarification or documentation, emails go unanswered, and there’s no on-site manager anymore — they told us the month after I moved in that they were gone and now there’s no one to report issues to. Let’s not forget the units are refurbished my sound travels horribly. I can hear my upstairs neighbor literally using the restroom, phone conversations and music throughout my entire unit.
Negative experience: They are the WORST management company! I moved out in April and am STILL waiting on the return of my deposit. Try to contact them and it's crickets!! BUT, I can imagine how they would've hounded me if I were ever late on a rental payment!
Negative experience: Malin has not sent my security deposit 6 weeks after I’ve moved out and have not said a word to me about it. No response through email and no one answers the phone in the office.

Negative experience: This is by far the worst renting experience I have ever had the displeasure of going through. They never answer calls, they never answer emails, they make you run in circles attempting to get in contact with ANYONE regarding questions, concerns, or Maintence. They will randomly shut off your water without notice, randomly start charging you electricity for a single meter’d complex even if you use the absolute bare minimum, all costs are split per apartment which cannot be fair since everybody uses different amounts of electricity. Not to mention how awful the property manager experience. They will act like you are an inconvenience when you just have questions about your new place. Not to mention being the loudest people I have ever had the displeasure of living next to. I will be reporting this to the better business bureau and will be having my lawyer look over everything. Do NOT rent here unless you want a terrible experience.
Negative experience: Do not lease with Malin apartments!!!!!!If I can give this property management company zero stars, I absolutely will today my car was towed Following improper protocol according to the California California state code 22685. Javis is blatantly violating California tenant laws. I have asked for an email or a phone number to file a tenant complaint. They have denied me that information saying that they were in the right to tow my car because of a An email that was sent to me September 13, 2024! again, reflecting that no prior notice was giving of my vehicle being towed! Nor did that email give me prior notice of a towing before my car was towed giving me a chance to rectify the situation. Below is the email I sent to the office this morning At 8:45 AM, 20 minutes after the first email was sent explaining a parking violation but not saying that my car would be towed . Carlos Mandolino and Javis did not give me the opportunity to rectify the situation today they just towed My car out of ego! When I called the office, no one had even known that a towing had occurred which once again shows that proper protocol was not followed. Mind you these are grown man coming for a woman! do not I repeat do not rent from this company. They are not interested in keeping their tenants. They’re only interested in power trips because they feel like they run the company. The email….. I received an email from Carlos Maldonado regarding a parking Violation on February 3,2025 at 8:21 am. As I arrived downstairs to rectify the situation by moving the car, immediately, my car was not there and had been towed. I immediately sent an email back to Mr. Maldonado at 8:45 AM Stating that my car had been towed without A proper notice that states that my vehicle will be told if not removed within 24 hours. I was not given the chance to fix the problem before the vehicle was towed. After calling the office directly It was explained to me that my car had been towed by Javis between the hours of 5 AM and 7 AM before an email notice was sent to me by Mr. Carlos Maldonado. On the property, where The car was parked and towed from. There are no signs stating that cars will be towed , I was not given a notice stating that my car would be towed, I was not notified after my car was towed that my car had been towed, the police station was not notified within a the hour of the car being towed, and My car was towed illegally with out following the proper protocol According to the California law code: 22658 The leasing company is responsible for returning the vehicle and paying the fees for the car being towed. I have attached a link for the California law with a code that states my rights as a tenant when it comes to a car being towed and the proper protocol, as well as the email that was sent to me by Carlos Maldonado at 8:21 am. Thank you for your help in rectifying this situation, I would like a the supervisor over Javis and Carlos or a response from the owner of the building. And the correct information where I can file a tenant complaint!

Fantastic experience: It was a pleasure today to meet such a great service technician. He was on time, very professional and helpful. It took I’m a few minutes to complete my repair and e even disposed of the old refrigerator molding in which he replaced.
Negative experience: I’m a tenant and I’ve lived at one of the properties for almost 2 years and although the unit is ok and maintenance is great with repairs. I had issues with Bianca not doing her job and having to reach out to her multiple times. I had to keep calling the office, only for her not to take accountability for not doing HER job and basically told me I should’ve desperately called her in order for her to do something simple as I.e reply to an email. It took Wendy ONE day to get back at me and I’m sure Karen told Bianca I didn’t want to speak to her anymore. anyways , I had my situation fixed but i had to let it be known that this isn’t the first time people have complained about the people in office. It was my first experience and don’t care to let people know because it’s not that hard to reply to emails or phone calls. Thanks
Fantastic experience: I'm going to be honest. I generally have the things that need repairing fixed or replaced. It's not always in a timely fashion but it is resolved. Customer service wasn't very good 4yrs ago but it has improved a bit. Overall I am satisfied with their service. It could be a lot worse...
Fantastic experience: They did a very good job in my house on the bathroom and the kitchen although I requested a dual sink they explained to me why I couldn't have one and I understand they were very professional and very polite they did their work they said Thursday Friday Monday Tuesday they didn't come Friday but they did finish today and I am satisfied

Negative experience: This has been one of the WORST rental properties I have ever lived in!!! We had a major mold problem in on of the Inglewood locations. Every Winter/Fall we would get really bad mold on the perimeter of the walls in the rooms, living room and in the closets. The first time we noticed the mold we contacted the leasing office. All they did was send someone out to clean the walls and paint over them. Our furniture was completely damaged by the mold and we informed the property about it and they basically blamed us for it saying we had too much stuff in the apartment or we were not “properly ventilating” our apartment but the location we stayed in, our apartment was cold 24/7 even if it was 80 degrees outside. We were only there for 7months before the mold came. We moved from our parents home to this place so we literally had nothing in the apartment besides our new furniture and our clothes. Everything was new. It was a 2 bedroom 1 bath and it was only me and my husband living there. It was not cluttered at all. Rain would come through the windows. They never responded to other issues we had with the apartment like our floors would be lifting. No one ever came out to fix it. We also became infested with bugs but thankfully we were able to move before it got really bad. If you decide to live here and experience any mold I highly suggest you call the health department to do an inspection before contacting the leasing office. Pretty sure that mold is all throughout the walls.
Negative experience: Worst renting experience. They barely answer the phone and if they do they never follow up on things they say they will. Units are gross and not kept up with. Constant bug and pest issues. Mold in units. Just overall a horrible company to do business with. I’m convinced every good review about this company is fake. Don’t trust them.
Negative experience: Used to live at 6407 10th Ave for more than 2.5 years, and Malin Asset Management Co was horrible consistently after move-in. They never fixed issues we consistently reported, namely German cockroach infestation (pest specialists Malin sent told us directly that there were thousands in the walls so doing the treatment Malin was paying for didn’t do hardly anything) and multiple bedroom windows leaking significantly every time it rained. Repair staff sent would block cars or park in tenant-paid parking spots with no notice, and repairs were always band-aids and not real fixes. When a plumbing issue happened in the unit above ours, we were not given adequate, legal 24hr notice that they needed access to our apartment AND they blocked our hallway which links both bedrooms to the only bathroom and to the living room/kitchen for nearly a week. Moral of the story: apartments appear really nice at first, but there are huge underlying issues that they won’t properly resolve. Not to mention, a lack of professionalism or respect for tenants’ spaces.
Negative experience: Do NOT, i repeat do NOT rent from these crooks. They are the shadiest most unprofessional property management company around. The Vice President Karen Effrim is never around, the staff is rude and they are flat out liars. They never fix, repair, or rectify issues. They put band-aids over it and the issue comes back time and time again. I have been telling this management company that there are water issues in the ceiling of my bathroom for over two years. All they have done is scrape the water bubbles and paint over it. Well now that we are having severe storms this is what my bathroom wall currently looks like.

Fantastic experience: I was at the Lily apartments for a little over 2 years and during my time there, my apartment manager Wendy was onsite and ALWAYS available by phone or text if I ever needed anything. I know there are a lot of apartments to choose from in LA but even when I was apartment searching, her attentiveness and willingness to show up and answer questions and make herself available made a difference and was the selling point for me to choose Lily apartments. And it was no different when I lived there, she always communicated and made sure to address any issues that came up.
Negative experience: Every time I deal with management here it is a nightmare. They are nice and sweet when you’re applying and looking at the apartments, but once you’re in, you’ve fallen for their trap. They are rude when you ask a question. It took 2 months for me to get our dishwasher fixed. They just ignore you. They’ve raised the rent every year we’ve been here. They add extra fees when they legally can. Now, they are starting to charge us for water when the person showing the unit said water was included. The units this company manages tend to be renovated. They come in an buy the apartments and jack up the prices as much as they can. You’ve been warned!
Negative experience: Renter Beware: I’ve rented a lot of places over the years. This crew first told us all utilities were included when we viewed the unit. Then, when we got the lease, buried way in the back on one of the last pages was a page outlining that all utility costs would be apportioned (shared) for utilities. We then asked for an estimate of what these costs might look like (so as not to sign up for additional indeterminate monthly costs) and they refused to provide any information or estimates. No answer on the up front bait and switch, either. I’d stay as far away as you can.
Negative experience: They just decided the raise the rent after a year, though I’ve been getting false promises of an AC unit and heater for the entirety of my lease. Now I have a temporary heating unit that shorts out my power and no AC STILL. Mind you, I moved in June 2022. The rental manager isn’t helpful and neither is the main office. At this point, I’m contacting LA housing. $2668 for an apartment without central air is robbery. Don’t come to 537 w Hyde park blvd. The older tenants were told two years ago when the rent was raised over $1000 that they’d receive AC. Still nothing.

Negative experience: Very disappointed with Malin Apartments, can’t speak for all but I can speak for my experience at 6407 W 10th St. It took more than 2 months for me to receive my security deposit. They claimed to have sent it previously by mail and they sent proof of this but I didn’t receive it physically for 2 whole months. I even asked if I could pick up the check to which they originally said I could, but when I asked when would be a good date I never got a reply. I only finally obtained my security deposit AFTER I contacted a lawyer, receiving it about 1 week later. Should you decide to live here, please press them on the security deposit, if they don’t return it within 21 days get a lawyer if necessary. Who knows, maybe they really tried sending me it, but it’s weird that I didn’t receive it until after I contacted a lawyer.

Negative experience: Malin Asset Management Inc is the worst, especially in terms of dishonesty, having no respect for the rights of tenants and blatantly violating the law. Renting at 524 Venice Way. We moved in and our Heater/AC did not work. We went weeks without heat before it was repaired in the coldest part of winter. Fixtures are falling apart, water and pipe leakage, rodent and pest problems, no action by management to remedy, lack of communication regarding maintenance. This company is very unprofessional and the level of service is piss poor.

Fantastic experience: The process for renting an apartment at Villa De La Paz Apartments was seamless and straight forward. The staff were very responsive and professional. Highly recommend for any future renters! The units are very modern and cozy.

Fantastic experience: The Leasing Agent was very professional and informative. Unit was beautiful and well maintained. Most property management companies I've visited only showed units that were bring remodeled, I've visited a few of Mailin's properties, they were all clean and ready to he rented.
Negative experience: This company is the worst, especially in terms of dishonesty, having no respect for the rights of tenants and blatantly violating the law. These people are the kind of personal that will ask someone to give them a good review to make them look good. As such, if you see a good review please don’t trust it. On the other hand, if you see a negative review, that person is ten times out of ten giving a honest and truthful review of who and what this company is honestly about.
Fantastic experience: Great property management company. I love that there is a lovely manager on site at my building! They are so sweet and the apartment is lovely. Application process is straightforward too!
Negative experience: I viewed an apartment on the 17th (Darius was the agent who led my tour and was very nice) and i liked the unit so much that i applied an hour later. A few days passed so i follow up to receive status on my application to which Caitlin who’s over leasing lets me know there’s one pending application ahead of mine and that she’ll have an update for me by Thursday the 24th. Okay totally fine. The day comes and goes then i receive an email that Sunday the 27th with the subject line “Still looking for a place? 6205 8th Avenue - #11, Los Angeles, CA 90043 just came on the market.” Which is the very unit i applied for. So i contact Caitlin yet again for clarity and she claimed that this was automated and that by Tuesday the 29th, she’ll have a decision regarding applications. It is the following day and she has not contacted me. And i know they did not actually view my application because i did not receive any notification regarding my credit being checked. For almost two weeks I was given the runaround all for nothing, no follow up, no consideration for my time, not even a refund of my application fee considering they didnt process it. Its very unprofessional and in hindsight i am at peace and happy that i did not choose to rent with Malin as this sort of treatment is a huge red flag.
Fantastic experience: Malin Asset Management is very responsive and reliable and friendly management company. As tenants we always get prompt response from management for any maintenance or repair issues. Very friendly staff on site and our building is always clean with fresh smell. I highly recommend them to anyone looking for housing. Not to mention Their prices are very fair and the apartment are fully remodeled and very spacious and bright.
Negative experience: I wanted to view an apartment I saw on the Malin Asset Management Inc website, and I had to call everyday for two weeks for someone to finally pick up the phone to schedule the viewing. I should have known then. After moving in, the sink in the kitchen leaked for months, my kitchen flooded, and I had to keep sending videos of my soaked kitchen floor for someone to finally come replace the faucet. My small 2011 Nissan Sentra did not fit in the parking spot assigned to me, and when I brought it to their attention the first time, they said that was my spot and there's nothing they can do. It wasn't until I looked up the parking ordinances in Inglewood, did I notice my parking spot was not the legal width in the City of Inglewood. I sent them an email stating what the regulated width was according to the city municipal codes and saying that I would contact the Inglewood Housing Authority if they problem wasn't rectified within 30 days. They rectified the problem within the hour. I shouldn't have to do their work for them, they knew they could solve the problem, they just chose not to. UNPROFESSIONAL! Not only did I have difficulties moving in, and difficulties while I lived there, moving out has been a nightmare as well! They were gracious enough to let me extend my stay after the date I included on my 30 day notice; however, I still haven't received my security deposit after a month. I sent them a letter requesting the return of my security deposit within the week, and have yet to get a response. The apartments they have are beautiful on the inside, but not worth the headache the leasing office gives. ALL OF THE WOMEN except Karen are EXTREMELY unprofessional. It's hard to get anyone to answer the phone, or reply to emails. They do not follow City Municipal Codes, nor do they follow California Civil Codes. And I'm not sure how they are still in business. 0 out of 5 stars, I do not recommend!!!
Fantastic experience: I've been a tenant of Malin Asset Management since 2013. Here is why they are getting a five star: 1. Pride of Ownership in communities that were once neglected. Malin's buildings have a signature look and I love the uniformity of it. 2. Prompt responses from Management for repairs or concerns. Everyone seems to genuinely enjoy working for this management company and will respond to repair request promptly. I lived in the West Adams area and recently moved to one of their newly renovated Inglewood units. I highly recommend them to my friends and family looking for housing. The rentals are always beautiful and the team is great!
Negative experience: I found an apartment they were listing that I liked, so I booked an appointment on line. I c=got a confirmation email and confirmed the appointment, then at about 4:30, I got a text message saying, no there aren't any appointments available and the manager refused to see me How unprofessional is that? If they are that unprofessional in scheduling a showing, how reliable are they going to be when you really need something. Buyer BEWARE!!!
Fantastic experience: I have been living in one of Malin's building for almost 3 years and everything has been great. Premises are clean, quiet and secure. Contractors and management team are friendly, professional and always trying to help. I highly recommend any apartment building managed by Malin Management.

Fantastic experience: I had a really good experience with my apartment lease. The unit had been remodeled and the new appliances worked great. I also had a good experience dealing with the management team. When I moved out my deposit was promptly returned in full.
Fantastic experience: We have lived in our place for a little over a month now and I have enjoyed almost every aspect of our new spot. We had to move during Covid and Malin made it extremely easy for us and worked with us on a move-in day and time. Right after we moved in, I inspected our newly remodeled place and gave them a small list of some things I wanted to be fixed and they came in and immediately repaired those things. I think given what we're paying for rent, it was expected that they would be responsive and they were. I have found that they are very organized and professional which I appreciate. I would also add that due to Covid they reduced the security deposit amount significantly and had a promo for free rent for the first month making it easier for us to afford the moving expenses.

Fantastic experience: Malin Apartments are great place to pick to live. Almost five years, and I have to say PEACEFUL... people go to work come home, and by 10 pm nothing but quiet. We look out for each other. You can’t say that with a lot of other properties. The owner and his team are always there to help. We always hear bad things all the time, but it’s nice to hear something good. Thank you Mr. Malin and your team for making my living experience a nice one.
Fantastic experience: i moved here about a year ago. Like any rental, there are pros (great balcony!) and cons (no garbage disposal!). the resident managers are occasionally proactive and usually responsive. the only request for maintenance i've ever made -- not a critical problem -- never ever happened, but after several weeks the building manager fixed it himself. since it's only the once, i don't know whether that's standard or an anomaly. normally, i'd give an average 3 or maybe 4 star review because -- like any other place i've ever lived -- there's a median average of good and bad aspects of the apartment. but i'm kicking it up to 5 stars because im writing this during the first month of the covid-19 lockdown period -- ive lost my job -- and the property management company president has been kind, responsive, and supportive during these awful times.
Negative experience: Have been waiting for months for the return of my deposit. After a payee error check has yet to be reissue.
Fantastic experience: These guys have one of the most beautiful properties on the block with secueity cameras all around the parameter to make the tenants feel safe. I would recommend anyone who is looking for a nice and safe place to live around los angeles.

They've chosen our company for many repipe jobs for their apartment buildings and this has allowed us to see the remarkable work they do in renovating their apartments.
