Fantastic experience: ⭐⭐⭐⭐⭐ An Amazing Rental Experience Moving from Long Island, New York, to Spring Hill, Florida, was a very anxious and stressful experience for my family and me. From the moment we connected with the Modern Day Rental team, they were organized, professional, and supportive. They kept us updated throughout the entire process regarding documents, emails, and phone calls, which helped me feel calm and confident. The house is amazing! The team even checked in on us during our road trip to Florida, which meant so much to us. I am truly appreciative of all the assistance and kindness we have received from the beginning through today. I especially want to recognize Gail, who was my main contact throughout the process. She is absolutely amazing. Her customer service, patience, and kindness truly came through every step of the way. My family and I are incredibly grateful to the entire Modern Day Rental team and highly recommend them!

Negative experience: Scammed me outta applications money afther I told them what I had an said submitting should be approved

No one scammed you. Before submitting the application, the very first paragraph states:
“Before You Begin
Link to our rental application guidelines:
By signing this application you agree that you have read the guidelines.”
By submitting the application, you confirmed that you had read and agreed to those terms.
The application fee is non-refundable, as clearly disclosed, because it covers the cost of processing and screening through a third-party provider, which begins immediately upon submission.
You later requested that we make an exception to our rental criteria for an individual who did not meet the qualifications. Our criteria are applied consistently to all applicants and cannot be waived. After being advised of this, a refund was requested for fees that had already been processed, which is not permitted under the agreed terms.
We apply the same standards to all applicants to ensure fairness and compliance.

Negative experience: Homeowners, beware: Modern Day let my home sit vacant for months on end. I recently found out about the outrageous fees they charge potential tenants, which likely contributed to the delay. I’ve since hired my own attorney to draft a lease and will be managing things myself from here on out.

Negative experience: My move-out fee was over $2,000. I actually owed money past my deposit for the first time in around 20 years of renting. A couple things were valid but several were just crazy.. $275 to wash the concrete around the pool and front entry, we hardly used the pool. It was outside, it gets dirty out there.. I also sent them pictures of plants growing out of the cracks out there on our move-in day to try to reason with them on this charge but they just didn't care at all. They know you're probably not going to hire lawyers to fight it and they have the power anyway. $75 to replace a hinge on the screen door. In my opinion, this was actual theft. I reported the issue before we moved out, it was a sun worn plastic hinge that broke by just opening the door. They were very unresponsive to this service request, I had already notified them that I wasn't renewing the lease at this point so draw your own conclusions as to why they weren't responsive.. Had to call several times and the ultimate answer was that they said it was my fault. $280 to fill holes in walls. I think I hung maybe 2-3 pictures, regular pictures with small little nails.. And I believe somewhere in the lease or renters handbook it said you can't cover holes yourself so there were just no options to avoid this fee. $910 to replace a scratched stovetop. It did get pretty badly scratched and that was our fault but we didn't do anything crazy, it just happened from sliding metal pans on glass. And for that, we had to replace the whole top so just be sure to walk on your tiptoes when using anything in the house.. They also started showing the place to new prospective tenants while we were still living there. I had to make accommodations for them to have strangers in the house probably 10 times while I was working. Every other company I've rented from for the last 20 years respects your life and does this after move out. I did also have a chance to buy a home in the middle of our stay. Our lease had no early termination clause though. Called and asked if there was any way to make that happen. Asked how many months we could pay in advance to get out of it. 3 months, 6 months? They gave a zero effort response and just said we can't. It's a contract that we signed so sure but come on, if I offered the full balance of our remaining lease then there would be money to be made by them, right? Surely there was a number we could at least discuss but they weren't having it. Just a blanket "no, you can't". Just wanted to share the perspective of a renter since it seems most of these positive reviews are from sellers. Totally different experience on the other side.

Negative experience: I wish I could give zero stars. Tabitha is the shadiest property manager I’ve ever encountered. I guarantee the things she charged us for in our security deposit weren’t even done. She’s a slum lord for sure. Do not do business with this company. Rent from them or let them manage your property. I have photos and proof of everything she charged us for being completed. They even charged $92 dollars to put a washer and dryer back from it being in the garage. Unethical as they come! When we moved in the walls were so gross from prior tenants because they don’t actually clean or do anything between tenants that we had to mop the walls. Horrible experience

Mia J Published on Google

Negative experience: Military, law enforcement, and tenants, beware! Using MY legal right to leave an honest review of services... We received military orders to move away 30 days after our brand new home was built. We trusted Modern Day to manage our home until we returned. The first tenants told Modern Day they were breaking the lease and moving out early. Modern Day found the house abandoned and eventually the electricity was cut, but Modern Day did nothing to preserve the house. The house sat and rotted for over a month causing extensive damage. Florida Statute § 83.595 states that in the absence of actual knowledge of abandonment the landlord can presume that the tenant has abandoned the dwelling unit if the tenant is absent from the premises for at least 15 consecutive days. VERY poor management! We should've been promoted to restore power to prevent the extensive damages. As we sent funds for restorations Modern Day began listing the house for future tenants, but refused to give us the previous tenants' last month's rent. We reminded Modern Day of the importance of letting us do our own secondary screening (just let us know their name) of prospective tenants due to my husband's line of work in local law enforcement. We needed to make sure there wouldn't be a conflict of interest between him and the tenant. As we continued to pay for repairs, we were informed by a neighbor that someone was moving furniture into the house. We had just paid a visit to Modern Day and the house 2 days prior and there was no mention of new tenants. Besides, cleaning and repairs were still needed. We couldn't get in touch with Modern Day so we called out a deputy as it seemed these people could be squatters. It just didn't add up. The individuals in the house presented a lease agreement to the deputy signed by *owner of Modern Day* on the day we had come to visit. We apologized and decided to speak with Modern Day about it on the next business day. We attempted to contact Modern Day to no avail. We were locked out of our landlord portal, management agreement terminated (with no explanation at the time), and we were refused to view the lease agreement. For weeks of pleading and emails going unanswered, we had strangers living in our house and Modern Day held the keys and all of the monies collected. Of course, this is easy to do when the landlords are on military orders hundreds of miles away. She finally sent us a letter in the mail letting us know she will no longer work for us because we called the cops. We were told to provide a forwarding address for the new tenants to send their rent within 5 days. Modern Day didn't give us a chance to provide our business PO Box but opted to provide them with our physical address after just 2 days. Military and law enforcement officers take privacy very seriously. We felt violated and disrespected. According to Modern Day, a call to the authorities in this situation was a breach of contract for, "Interfering with management." However, she demanded we pay her commission for the 1 year lease the tenants signed. She also sent us fabricated ledger which included work that was never done as an excuse to keep our money (previous tenant's last month's rent). One statement was for carpet cleaning that was dated AFTER the new tenants had moved in... AFTER the management contract was terminated. I have proof this service never happened. As a warning to landlords and prospective tenants, Modern Day's fees for tenants could be bad for business. Landlords DO NOT receive the monthly pet rent. It goes straight to property management and we can't waive that fee if we wanted to. That "tenant benefit package" fee is (in part) for overpriced hvac filters, also collected by property management. It all just makes landlords seem greedy, in my opinion. And greedy landlords are cause for disgruntled tenants.

Negative experience: I requested a viewing of a property that came up on a Sunday, 3 hours after it came up. Spoke to office on Monday , still available, but no viewing available. Completed application on 14th,spoke to office via email on 15th, I have emails they told me still available and check my emails. I emailed 22nd they told me that a Nicole spoke to me they had an approved application. Well no one spoke to me, they apparently advertise and take applications and fee for already approved properties, as a matter of fact you can go on website and still apply for the same condo. Would like to mention also that website says it will review all applicants, apparently not, I guess you need to know someone, why bother advertising, other than to get application fees In response to owner I absolutely did call for a showing after Website said the building had no scheduled viewings 9this was on a Sunday ,the 6th, when first advertised. I called in and spoke to Ruby on Mon 7th and was told there are no current times for viewing and that the office was waiting to hear from PM of property to set dates available to view and they would call me. When I put my application in I also spoke to Ruby who told me property was available. As far as receiving an email saying that said there was an applicant from another property requesting a transfer , I never received that email, I have all emails on file, Also I have never spoken/or received any communication from a Nicole till about an hour ago. I will apologize checked my acct you did not take payment however Its unfortunate that once you advertise for a site you allow transfers into that site who have been approved/ applied to other locations, giving those an unfair advantage over applicants who are looking at Current location- what was the point of advertising in a fair market when you have accepted transfer application , not truly allowing anyone else to apply on the same level

Hi Petra, Thank you for your review. Your application was not processed, nor any money taken. The home is presently tenant-occupied. You haven't called us to schedule a showing as we would have to coordinate with the tenant.
We emailed you to let you know that an applicant that already went through the processing for another property asked to move their application to this property. It was approved prior to you submitting yours. This property is subject to HOA approval. We are not going to take your money and process your application when we have an approvable application that is pending third-party approval. That would just not be right. No fees were charged to you so this is completely inaccurate and Noelle explained this to you. She did state that she would hold your application and if the HOA denies the applicant we will move forward with you. Sorry you're upset but in good faith, we are not going to take your fees if we know we have a potential approval. Once the HOA approves it can be removed from the market as she let you know. Good luck with your home search, we wish you the best.

Fantastic experience: Modern Day Property did an excellent job of managing our property and tenants while under their care. Tabetha was always available and responsive to any issues. Then as we went with Modern Day to put the home on the market and sell, they were able to negotiate the sell within a day with a settlement above market. Cannot recommend Tabetha and Modern Day enough, professional, hard working, honest.

Negative experience: Terrible experience with this company. Impossible to get answers. I viewed a home and asked before putting an application in if it would be okay to put extra money down due to credit issues etc and was told they would get in contact with the landlord and let me know. 48 hours later I still heard no response. I called and was told they would check with the property manager and let me know. Still no call back so I waited another 48 hours and called again. Was told by an agent that it was okay landlord said that would be fine and to process my application. I did that the same day and then got confirmation emails and sent all my documents and information to the leasing company as requested. That was on a Wednesday evening. I called the next day to verify they received everything and was told they would let me know if any issues. I then called back on Friday morning and was told the applications department still did not have anything, it must still be in property managers hands they for sure should receive it by the end of the day. I called Friday afternoon around 4:30 and still nothing. Monday morning came around and I was told still nothing received in the application department. I tried calling the agent for leasing and was told they would get in touch with the property manager. Still no answer on Tuesday. Then on Wednesday morning I get a voicemail to call back finally from the property manager and she states there was an issue with banking on the application and it did not go through. I was not once notified of the issue or attempted to be reached to let me know. I called over and over again and was given the run around. Now there was another application put in the house in the meantime so we waited for almost 2 weeks thinking everything would be fine and nothing. This is very unprofessional company and I definitely would not recommend using them. I pulled up my missed calls and voicemails and neither my co applicant or myself ever received any type of notification saying there was an issue. I had to run around trying to get ahold of someone day after day. Terrible company for applications etc. do not use! In response to your response: I apologize I said Wednesday when today is actually Tuesday. I have screenshots of all my missed calls and voicemails as well as my attempts to contact you at the office. I have 0 missed calls from the company and have had 0 contact about this. I am not going to waste more time when we viewed the house initially and wasted time when we were told that things would be processed. It was very unprofessional and there were not contact attempts made on your end.

Hi Brittany, Thank you for the review. I am sorry for the miscommunication. You and a co-applicant did not submit the proper information for payment processing. You submitted your application late after business on Wednesday on the 27th. On Thursday, your application fee was attempted to be processed and did not go through so the application could not move forward. We tried to call you to let you know of this. Your application has not been at our company for 2 weeks as today is the 2nd. I am not sure about where Wednesday comes in as today is Tuesday. I have called you on Thursday, Friday and Monday. I know on Monday we were playing phone tag. I was able to connect with you today, Tuesday. I did apologize for not being able to connect and the issue of your payment, not processing. Rather than just take your payment and start processing as we do not have an approved application as of yet, I did make you aware that we are processing another application as one came in on the same day as yours. I stated there is no guarantee they will be approved or that though you may be a little bit late to the processing that you being on top of submitting all of your info would likely get you an answer very quickly. I wanted to be upfront with you rather than just taking your money, but also wanted to let you know that you still have an opportunity to rent the property. I asked if you wanted us to take your payment and process your application or perhaps let you know if the application did not work out. You did not want us to do anything as you did not feel confident in qualifying and hung up. I really tried to reach you and to get things worked out with you so you could proceed with the application process. Again, I am very sorry for any miscommunication.

Updated this post
Veronica initially left just a 1 star review and then added the message later so I am updating. Veronica, We do have a record of everyone who calls in and you did not. Our staff has a log of every single call or email that comes into our office as we have 24/7 customer service. Again if you would like to call me if you feel this is in error.

We have been receiving 1 star reviews in a suspicious manner after receiving postive reviews from our clients and customers and having these matter looked at further. We believe we are being targeted by a competitor to ruin our reputation. There is already evidence in several other reviews.

Hello Veronica

I believe you have the wrong business as we have never done business with you. Please feel free to give us a call at 352-397-4577 and ask to speak to Tabetha if you feel otherwise. I will be more than happy to speak to you.

Negative experience: Be very careful with modern day they have lots of fees they charge they charged us for a pet deposit and charged us again to clean carpets which we paid 200$ to have professionally cleaned with a guarantee. They never used the pet deposit of 200$ to clean carpets. They also charged us 50$ for replacing a sliding door lock which was broken when we moved in also they charged us for repairing a drywall repair on a door which was damaged when we moved in also they charged us 230$ for pressure washing the lanai and pool area which we notified them when we moved in that it had peeling paint and glue residue from carpet being removed.this was the homeowner responsibility We had to give them a 2800$ security deposit and the only returned us about half our deposit they charged a 150$ cleaning fee for the home and the place was completely cleaned too to bottom professionally . I would not recommend them to anyone. The fees will absorb all of your security deposit . Please please do not rent from them. They will take your money and not think about you. They returned 1600$ of our 2800$ deposit. Be very careful of this modern day property company again I would not recommend them to anyone. In response from Modern day property management . I would like to see a signed agreement where we did a walk thru with any person from Modern day they never notified me of an exit walk thru. I was not notified of and didn’t do an exit walkthrough with them. We had no chance to walk thru and go over charges we paid. The sliding door latch, the lanai pool deck cleaning the home or the nail holes. I filled and patched all the walls and asked them for the paint color To touch up any holes and they told me I was not allowed to do any paint touch up We paid to clean the pet hair we paid to have the home professionally cleaned and left the home totally immaculate. Don’t let them take advantage of you like they did me.

Hello, Mr. Michael Letchworth,  I would like to take a moment to formally respond as this is the first time we have heard from you since you moved out months ago.  Making nonfactual comments and reviews can be detrimental to a business,  so I will be formally responding.  Let me first respond by your comment about a "Pet Deposit". You did not pay a pet deposit, it was a non-refundable pet fee.  I want to take the time to educate future readers to this review. A pet deposit is something you get back if there is no damage to the property.  A non refundable pet fee is not. It is a risk and liability for a landlord to have a pet at their property and therefore a lot of landlords choose to charge a pet fee and pet rent.Your landlord was gracious enough to only charge the fee.  A Landlord may or may not take out extra insurance if their tenant has a pet but the fee is to help offset the risk and likely the increase in premium they would have to pay. It is not for pet damages. It is for your privilege to be allowed  to have a pet on the property.   I want to also add that tenants will see, sign or discuss this with staff no less than 3 times during the process of leasing our properties.
1. It is directly disclosed in our advertisement.
2. When you sign the estimated cost to move in or pet-screening.
3. On Page 11 of your signed lease  it states , 2. A NON-REFUNDABLE FEE of $200.00 is paid by the tenant(s).
About the security deposit, your pet left pet odor/dander, and hair throughout the house and had to be extensively deodorized to be removed and cleaned.  Especially in one of the guest bedrooms.  We do a thorough walk through with our tenants and they sign before keys are released. The walk-through is geocoded with location and time stamped with your signatures of acceptance. We then can compare the move in report to our move out report to see the condition that it was given back to us. You left nails and screws in the walls in multiple anchors and walls were damaged upon your departure.  A cleaning fee was charged as we had to pay someone to clean the home, and had to  clean up hair in drawers, dog hair, odor,  sticky floors and other dirty areas.  I would also like to note that per your lease agreement you are responsible for pest control. There were live ants throughout the home.  Per your lease agreement you are responsible for locks  and no issue was reported on the signed walkthrough. We did not charge for any drywall repairs. You left the back porch dirty and not how it was received.   I would also like to take this opportunity to point out that when we did one of our walkthroughs, it was discovered that there were unauthorized occupants living at the property. We promptly handled the situation.  Whenever the Letchworths would notify us of any maintenance requests we promptly handled them. The Letchworths asked for an extension for their lease and we were able to grant them time past their lease so they could buy a home.  I have included a link to some of the photos we have of the premises before and after and the pet addendum Mr. Letchworth signed. Here is the link of just some of the hundreds of photos we have.  https://drive.google.com/drive/folders/10a3NnfBtpX58OxnfMCaTYOniBCPWjXX6?usp=sharing We take pride and being transparent, honest and fair. We encourage anyone who is interested in our services to give us a call.

Fantastic experience: I have used several different rental companies to lease out my homes, Modern Day Property Management has done a much better job than any of the other companies. I am so pleased with them! Both Tabitha and Sandra are easy to work with and very thorough. My homes were returned to me spotless and without needing any repairs. I also used this company when selling a couple of my homes. The sales went fast and smoothly. Again, I’m so very pleased with this company.

Negative experience: Do not rent with this relator rented us a nasty non livable house with mold and roaches they just want your money and won’t work with you!!!! LEGALLY MOLD AND BUGS IS NONLIVABLE being a person allergic to mold and can’t even stay at my own house, having to leave at 11 pm because there’s roaches crawling where I lay my head at night??? Also a.c unit is old and vibrates the whole house and can’t even hear the t.v in the living room who wants to live like that? Saying a house was professionally cleaned but there’s spider webs and disgust all throughout the front door walk way, bugs, webs, dirt spots everywhere around the pool. Also not letting a person speak and hanging up on them how is that professional???

Good afternoon. I kindly ask that you remove this review. This review is not factual by any means. You are not a tenant on any lease that we manage. So therefore if you cannot live in your own home you are an unauthorized occupant. Based on our information gathered you are related to a tenant that is residing at one of our properties and it is a direct violation of the lease agreement for unauthorized occupants to live at the residence. The house that you mentioned is not inhabitable and we have tried to gain access to the home to see if there are any issues with any pests and as of today we have not been able to do so. We do not take people's money and refuse to work with you. We have never spoken to you on the phone, so we could never have hung up on you. The home was professionally cleaned, carpets steam cleaned and AC serviced prior to the tenants move in. Your review as well as Steven's review are an attempt for them to break the lease. The lease and walk thru was signed and the home was found to be acceptable by the authorized tenants prior to any release of keys. The homes condition hasn't changed since the tenants viewed, signed the lease and performed their walkthru. If there are any issues or maintenance requests we take pride in addressing them as we know that situations do arise and have made every attempt to do so and is very well documented through the portal. We again ask that you remove this comment as it is not factual.

Negative experience: Very limited rentals in the area. Found one that met our requirements size and price wise through modern day. We really tried to avoid using this company as we noticed for RENTING they wanted three months of bank statements on top of the normal requested pay stubs and employment verification. Company went as FAR as insinuating they may want to see SAVINGS account information as well. ALL other property managers at other companies let us know they had other applicants applying if we were even considering an application (so we understood if we lost money and time it’s first come first serve.) Modern day never once remotely mentioned another application was in works with ours and tells us 8 days before we need to move we are approved but someone else got in the application one day before hand and we can get into a $1400 dollar home, a smaller home or wait three weeks and then there’s one for fifty dollars more as a solution. We feel violated and mislead. For a place who is so INVASIVELY THOROUGH, proper and fair communication to people on a time limit should be considered. Very disappointed. Just beware and trust your judgment. UPDATE AFTER OUR CALL: I appreciated you reaching out; however you asking me “what happened” followed by what you can do to get me to please remove or edit the post ... I feel as if your intentions were mislead: My goal is to either help your team better assist future clients or help other people in our community avoid a similar situations. Finding a home under time constraints especially with small children is overwhelming. I understand this is on the website... it is on almost all websites, but all other property managers were all VERY forthcoming with how many current applications were submitted. I received two phone calls from your office one from you saying you had everything besides employment and rental verification (signed by third parties) followed by another phone call from your employee ten minutes later stating she thinks I still need another bank statement...(seems like you all didn’t have it 100% together) also I submitted all forms in one large email the same day I applied and your computer couldn’t open the files. Copying and pasting what’s on the website doesn’t make up for the lack of courtesy in failed honest communication. We worked and communicated daily to get you everything you needed via email, phone, fax and in person. At this point we’d like our $120.00 back, but at the end of the day we can tell it’s more about how you appear to the public rather than who you are. Future possible tenants be careful. Every other place we called If property managers were in the middle of processing applications they told us that and said to call back and check if we still see the listing posted. Not hey if you finish really quicker than them, you can still get it!

Hi Ashley Correia, Thanks for calling me. As per our discussion our application is online with a complete outline of criteria and our process, prior to submitting an application a tenant must read through the outline of what is required and the way we process our application before beginning the application and paying. The information outlines the income, credit, eviction, and criminal requirements. It also goes over how we process multiple applications and that we process all applications until we get an approved application. Here is the snippet directly from our application, "Your application begins to process as soon as you submit your application regardless of submitting all documentation listed above. It is imperative for you to submit all documentation promptly. We will process all applications received and either approve or disapprove of each applicant. We work for the landlord and our job is to find qualify tenants for their property." This is on the application as well as under the prospective tenant tab that goes over the same details as we want to be completely transparent about how things are done prior to anyone submitting an application and paying. In your situation you had trouble getting your documentation to us and over a course of several days our staff reached out you to let you know that your documentation was missing, your documentation was sent over by fax, email and dropped off over the course of several days. In the meantime another prospective tenant submitted their docs, within hours of viewing. Our directions and procedures are clear and transparent on our page for anyone to quickly reference and we assume everyone who submits an application is prepared and agrees to provide us with the documentation that we outlined. Our staff did try to be accommodating for you as our procedure is that you may move your application over to any of our other properties for up to 30 days of your approval as long as your income meets income requirements. However per our discussion today you had already found a property within your family. We wish you the best of luck and thank you for your review.

Fantastic experience: Modern Day Property Management is the company we have for the home we are renting in Brooksville. From the beginning they have always been very courteous and professional with us. Their attention to detail shows that they truly care about their clients. I most always deal with Sandra and I now consider her one of my friends, especially since I am new to the area. I would highly recommend them for anyone looking for a real estate or rental company.
