Fantastic experience: I had always heard that many property management companies are difficult to work with, but Alejandra Orozco completely changed my opinion. She went above and beyond my expectations and helped me more than I ever expected. She was always professional, responsive, and genuinely cared about helping. Thank you, Alejandra, for making the whole process so much easier!

Negative experience: Chris disregards all emails from you unless you cc his boss Elina. Fastest emails you can get back when you do! But anything marked URGENT is ignored. If you know the buildings world, he provides lies to you on dates and time and activities that will occur. Ie he stated work will start 5/29 but it did not start until later into the week. Add on illegally done and not signed off. What a waste of money paying DOB violations and resolving it using coop money just to leave both the violation and job open! He sides with the staff who DO NOTHING in the building. He states he will resolve issues but "tests" things out and doesn't follow up. Items mentioned on our yearly board meeting is NOT carried out. Any complaints brought up is never mentioned during board meetings.

Negative experience: Only use All Area if you want a management company that acts as a personal assistant to your board. All Area seems to enjoy punishing and fining owners over actually managing. All Area caters to building staff over owners even when staff is completely in.competent. Negative experience: Working with All Area was quite possibly the worst customer experience I have ever had. They do not answer phones/emails or even the questions you ask. I highly suggest avoiding any properties associated with this management company. Save yourselves the headache and stress of it all. You nearly have to threaten legal action for them to act on anything. 1-Star is a generous review.

Negative experience: This company has "managed" our condominium for the last 22 years. Given that this is the only company most of the owners have experience with, they can't really compare it to anything else and are living with this arrangement. Laziness and incompetence is one things, predatory quiet another. By careful misinformation or collusion (I don't know which) they have now managed to capture our board. As most people would expect, condominiums allow free transfer and rental of properties without any approval. These people have put a coop style approval process in place for both sales and rentals of unit. During a rental 'approval' process they pocket anywhere from $1000 to $1550 from the owners and their renters. During the 'sales' approval process this amount goes up all the way to $2500. And did I mention that they forgot to inform the owners about this arrangement? This means that the buyer/renter/owner finds out about this only after a contract is signed. They either submit to this extortion or lose their deposit. Apparently property management companies need a license to operate in New York state. Surely, this is grounds to revoke this license and put this sort of practice out of business. Update 10/21/2025: I filed a dispute in small claims court to get a refund for the amount this company collected during the closing process. A judgment was issue against them. Now they are ignoring the judgment. I have attached the judgment letter here.

Negative experience: It is difficult to find another more incompetent property management company than All Area Realty Services. The word “Services” when applied to All Area Realty is ludicrous. It wasn’t always like this. The inefficiencies began for me in March of this year -2025. Since April of 2017 I’ve never had a problem with All Area re: my maintenance payments until March of this year. Somehow my check “hasn’t been received “ only to be found and processed a month or two later. When I call inquiring why my check hasn’t been processed the blame is first placed on the post office (employee Allen’s standard answer) or a computer glitch as per employee Alexa. Once, my payment was processed by my bank but my maintenance account was not credited by All Area Realty until I notified the billing department about their error. Just recently my payment for the month of June was not processed until today-August 8th- after paying DOUBLE the amount in July. WHERE WAS THE CHECK FOR TWO MONTHS?? Because I receive “ALERTS “ from my bank about any impending withdrawal I was able to ensure the check would not bounce. Of course when l attempt to report these errors it is impossible to get a breathing human being on the phone. A recording comes on requesting that you leave a message, which is okay by me, but All Area Realty doesn’t have the decency, courtesy or professionalism to call back after leaving numerous voice messages. After attempting to contact the billing department numerous times I tried contacting the company operator after being prompted to “press 7 for the operator “ only to get a recording requesting that I leave a message. I then called the Board of Directors President and she told me I am not alone. Several residents are experiencing similar problems with All Area Realty (dare I say it) Services. All Area Realty - WHAT’S HAPPENED TO YOU??

Negative experience: Cannot get a call back. Completely unresponsive to residents needs in the first “luxury” building in Astoria.

Fantastic experience: Mike Malagic is our buildings manager and has always been quick to respond to my needs. He is also very transparent and communicative with the residents here and has overall been dependable!

Fantastic experience: Our building is managed by Mike Malagic. We’ve had a few queries that he’s dealt with in a timely, efficient and friendly manner. And we’ve had a few building wide issues that the Board and he have made very easy to navigate. This experience has been refreshing. I feel in very good hands. (Also honorable mention to the AARS infrastructure since I can finally pay my condo fees online!)

Positive experience: My review is for Mike Malagic, who began working with All Area about 1 1/2 years ago and took over the management of my building when the prior manager left. Prior to Mike I would have said that my feelings about the company were so-so, because the prior manager was impossible to reach by phone and rarely replied to emails. Mike, on the other hand, has been awesome: He is on top of what's going on in the building, is personable when you speak to him, responds to emails and follows up. Honestly, Mike is probably one of the easiest management agents I've interacted with in my 34 years of renting in NYC. Hoping that AARSNY keeps him for a long time!

Fantastic experience: All Area Realty Services has managed our condo association in Manhattan for the past few years. A year ago, we were assigned a new property manager, Mike Malagic. Mike has been incredible, wasting no time in learning everything about our association and making himself available to owners. Mike is smart, capable, responsible, and hardworking. He responds to owners quickly, by text or email, answering their questions and resolving their issues. For the association, Mike has already had to preside over building projects and assessments. Not easy. It is clear that he is a pro. If you are looking for a property management company, consider All Area Realty Service and request to have Mike Malagic as your property manager.

Negative experience: Dealt with them as a broker - giving 2 stars just because of the nice person that helped during the transaction , and the bitter taste at the end. Over all if they serve buildings in NYC , and Manhattan -they should provide service in Manhattan ! Instead - the clients have to physically go to their office in Long Island , travel 1+ Hours away (only on the LIRR train as no other train gets there) to submit a physical copy of purchase application and then they made ALL the parties come to their office to close outside of NYC . When arrived , they prevented the brokers access to the closing room , and the purchaser's significant other was also asked to stay out. They said it was their policy. Eventually they agreed to let the clients stay in together... This is Unethical and dismissive to invite people to travel long distance and then disrespect them and ask them to leave - Management should provide services as it is paid by the building and should serve their sellers and buyers AND their representatives - Let alone be diligent and make sure everyone knows clearly who is invited and who is not - to their closing table so you do not waste anyone's time . Just know what to except if you hire their services or deal with them in the future

Negative experience: All went downhill once All Area started managing where I reside. Our specific rep was Chris, arrogant and mostly unresponsive after a few months in. They let our insurance lapse due to negligence and took no accountability. Wouldn't recommend. Editing to acknowledge the response: Thank you for the below. This is the most information received from All Area, ever. It is unfortunate that it wasn't communicated when issues were identified for the greater good of all owners.

Negative experience: I am a shareholder, every time I went to the office for something (like I need the construction request form, gym room key) they ask me to email them, but they NEVER reply the email and NEVER answer the phone call!! WASTE OF MY TIME!!!!

Fantastic experience: I had to post here after yelp bc I have to say I am so pleased! Our condo manager has been so attentive and helpful with all the work being done on the building. He really makes sure we all know what’s going on and keep us updated regularly.

Fantastic experience: I recently joined a condo board that was self managed for over 14 years. We had no audited financials and our books were hand written. All area has been able to get our books in order and do forensic work to ensure that we know where the money was spent. They also helped gather everything our new accountant needed to prepare audited financials for multiple years. Fantastic experience: Dealt with them in regards to having an application submitted for a co op rental. They were very helpful and we got an approval very fast!

Negative experience: Incompetent and arrogant. They don't respond to any request and terrible at their jobs. It's freezing in our apartments and I have to request heat every single day to get a little bit like I'm begging them. Try to avoid at all costs.

Negative experience: If you are thinking of having them "service" your property, don't! They are inefficient and care little about those that they are supposed to serve.

Negative experience: Horrible. They will be late to bill you for HOA fees and then charge you late fees claiming it's your fault. They never answer their phones or emails. Stay away if you can.

My family and I were in great hands and owe Linda, and the entire All Realty Services Team, a special thank you for coordinating this long distance closing. Five stars is not enough!!

Negative experience: Its freezing in our apartment, they don't even pick up the phone, when my neighbor wrote a letter to them they blamed the tenant for the low temperature in their apartment. Windows were supposed to be replaced MONTHS ago. Walls are leaking every time it rains. This group does not get anything done on time EVER. The persons who wrote the 4-5 star review don't know what they're talking about.

Fantastic experience: So what’s the security like

Negative experience: I am a board member at my coop and AA has been with us for the last several years. They are absolutely horrible! The company is not versed on the details of certain types of developments in the city, leaving board members to become experts in areas the managing company is not. The company has cost us thousands of dollars in lost fees because of a clerical error by their staff, and when we requested a meeting with the partners to better understand what happened and how to avoid this issue in the future, they sent us the Chief Technology Officer that admitted there is little to no oversight of their management team. Seriously?! Purchase, sublease, and refinance applications are charged fees by AA to process but go months without completion. As we interviewed new managing agents and they did walk throughs of our property, so many, and I do stress so many, concerns/violations regarding codes with the FDNY and Department of Buildings were immediately recognized that AA never identified on their weekly visits to the the property. If you truly care about your property, your investment, and your neighbors, I would strongly suggest you look to another company that is well versed on codes, laws, and the guidelines of managing real estate in the city.

Positive experience: Reviews written here are from either late payers, or tenants that think their management companies are there to serve them specially. Most people that are happy don't write reviews. But the guy that tried to move in on the weekend and had a party at 3 am and got reported, those are the keyboard warriors. I cant just cant stand the travesties that some of you write about some of this companies. All Area is just a management company. They do what the Board tells them. Contractors get paid, the bank goes down, the mortgage doesn't get paid, the building goes on default. When All Area tells the building they must make an assessment or raise the maintenance, everyone freaks out. When shareholders start electing professionals or people with real estate, construction and accounting backgrounds, then you have a Board that can make things happen with any Management company. Yes, we had a few hiccups with them, but they are head and shoulders above the other dozen or so management companies I deal with on a monthly basis. Michael Lago is responsive, Shah the accounting fellow is effective and our supers are terrified of them. THATS A GREAT SIGN! Everyone is not as good as the next guy. But, if you can get the manager to pay the bills, collect funds and keep the place clean - than that's 80% of what they are hired to do. All Area are good people - but to those that are asking for things like their faucet repaired, adding another name to the shares, or they just want special attention every time they call, then you need a personal assistant, NOT A property manager. When All Area took over our building, it was SH!%. Today, along with a great Board, we are becoming the pearl of Briarwood. THANK YOU ALL AREA AND MICHAEL AND YOUR TEAM that sometimes doesn't call back the within an hour...LOL

Negative experience: this company is not very professional, they treatme very bad, i asked for refinance my aparment and add my stepdaugther on the lease they giveme alot of problems

Negative experience: If you have to choose between All Area or not having a management company, choose not to have a property manager. They offer no value to owners, or live up to what's expected of them. You can read the horror stories in other posts, they simply don't care.

Negative experience: This is the worst management company. They are rude and very unprofessional to tenant and owner's needs. They literally wait until the property is damaged before any repairs are made. No one should ever use them.

Negative experience: I'm not sure how Mr. Spyro Kyruo, Ms. Alexandra Paulino and Mr. George Balourdos got a job that deals with clients because their people skill needs major improvements. I have never been more frustrated dealing with such an incompetent and rude group of people that works for this company. Here’s just one example. Day 1: Requested my refundable move out deposit. Day 13: They replied, they are looking into it. Day 24: I inquired about update. Day 27: They replied with a question. Day 28: I responded. Called the office, only to be told, its not part of their job by the receptionist. I called the property manager directly who asked for another 10 business days as this is the first he’s heard of the situation even though he’s been on the email from the very beginning. He was friendly enough, apologized and tried to relate by saying, if he were in my shoes, he would be even more pissed. He wants to make sure all shareholders and ex-shareholders he deals with are happy. Day 42: Still no check, called the property manager again, he said he signed off on the check and the people in the office should have taken care of it. Said he would call me back tomorrow. Day 43: He did not call me back. I called him. He said he physically dropped the check off in the mail himself. Give it a few more days. Day 48: No check. He said to wait one more day. Day 49: 1:30PM No check. I offered to pick up the check myself. He said he would drop it off himself today. 7:37PM: No show, so I called him and he said to stop calling him so many times and not to push my luck. Hangs up on me. 9:42PM: He finally came through and dropped off the check. It took from my initial request on 7/15 till 9/1 to receive my refund check. A simple check! Ms. Paulino quote procedures and according to her it should take 10 business days. It took 34 business days for me to receive my check! How do you justify the long delay? My check might not be important to you but if you cannot even handle something this simple in a timely matter, it should demonstrate to the rest of the community who might be considering new building management that your firm is not capable. When you inquire about something, they tell you they’ll get back to you. They rarely do. When you follow up, they either tell you the same thing or they tell you they were extremely busy even though you call, text and email them. Your employees telling me that they were too busy to get back to me is not a reflection of how much work they have, it’s just another example of how they have no idea how to service shareholders. The receptionist tells me that it is not part of their job. I guess they never heard of going above and beyond their job. All Area’s motto should be, “We’ll get back to you when we’re good and ready even when we don’t know what we’re doing but we get half day Fridays because we’re so good doing our jobs!” I have sold my apt that’s managed by All Area, yet I have received a maintenance bill, they even tack on a late fee. You cannot get back to me right away about my problem/concern but your bills and late fee is spot on even when I no longer own the apt. It is amazing how my maintenance paid for part of their salary and I had to pay All Area Realty a fee during closing when I had to hand hold them the whole way. It is too bad Google does not allow no or negative stars because All Area Realty and their staff deserves NEGATIVE STARS, which is probably still too good to describe the incompetent and rude employees. The old saying goes, “It takes a lifetime to build a reputation but a second to destroy it.” Mr. Spyro Kyruo, Ms. Alexandra Paulino and Mr. George Balourdos’ tactics have obliterated your firm’s reputation if there were any to begin with.

Negative experience: Unscrupulous and unethical business practice.

Negative experience: This management company is awful. Take forever to fix the problem reported by the unit owners. We selected them because they were willing to take a lower price at first. However, you get what you pay for. No customer service at all. The manager is always unreachable by phone. Stay away from them.
