Negative experience: I am deeply concerned about the conduct and management practices of this company. Based on what I have personally observed, the only African American family residing in the building appears to be repeatedly singled out and treated differently from other residents. The pattern of treatment raises serious concerns about racial discrimination and whether efforts are being made to make the resident feel unwelcome or pressured to leave the property. There is also a concerning lack of responsiveness from management. Legitimate complaints and concerns are frequently dismissed or ignored, and necessary maintenance and repairs are not addressed in a timely or appropriate manner. Rather than working professionally with the resident to resolve issues, management appears to take an adversarial approach. Additionally, I am concerned by the apparent lack of African American residents within the properties managed by this company. When considered alongside the treatment I have witnessed, this raises further concerns about whether residents and prospective tenants are being treated fairly and equally. Every resident deserves to be treated with dignity, professionalism, and respect, regardless of race. Property management has a responsibility to respond appropriately to maintenance concerns, communicate fairly with residents, and ensure that its policies and practices are applied consistently and without discrimination. The conduct I have observed is extremely concerning and deserves serious attention.

Negative experience: One of my best friends lives here and she has unfortunately had a horrible experience. It is very disappointing, discriminatory, and racially motivated. Her, her kids, and friends have been treated unfairly and made to feel unwelcome because of how she was perceived based on her race. Management should treat every resident with the same level of professionalism, respect, and fairness, regardless of their background. Unfortunately, that was not her experience here. If you are considering living here, I strongly recommend looking elsewhere.

Negative experience: Horrible management company and management staff. Maintenance request are never fully fixed and they charge you for items that aren’t even your fault. The upkeep of the apartment complex specifically “Westgate Villas” in Stanton is horrible. Always dirty and kids running and yelling day and night. The “property manager” Gina Grafft is completely unresponsive. Upon move out expect to pay for repairs that not even your aware of even though you have a pre inspection and the worker tells you there is nothing that needs fixing. They definately give you a manager special when it comes to the apartment paint job and upkeep. Not to mention the homeless and drug users hanging day and night around the complex. Oh and the gate and date doors to the building never works so the-homeless are in and out of the complex digging through trash and checking out packages at peoples doors. To say the least avoid this management company and Westgate villa apartment complex . They are nightmare to deal with in all aspects.

Negative experience: The Yorkshire - 11075 Westminster Ave Garden Grove, CA 92843 "I am absolutely livid. The previous manager, still living right next door to the new manager--literally just a door apart--hosts these disruptive weekend parties with barbecues, blocking my parking space and showing total disregard. When I tried to speak with the current manager, who barely speaks English, she couldn't even name the tow company. So, I called the company myself and found out my car was there the towing company confirmed the manager called to get my car towed. I took a picture of her task list since she couldn't explain anything, and when I returned to the apartment to confront her, she didn't even open the door. My parking permit was inside, and still, my car was towed. Because of their negligence, my car is gone--my property was taken after she couldn't explain anything. This betrayal of trust is unacceptable, and I am beyond furious and disappointed."

Negative experience: This Management company is so Dirty, they basically stole 1,000 $ from me out of my deposit. This Apartment manager Named Diana who is supposed to be in charge of the place is Very unprofessional, she tries to rush you with everything. She is impatient, rude, and does Not do her job. Which is why this other Lady always steps in to do her job for her. The complex needs alot of work so they charge the tenants to get the complex up to date. And charge for anything and everything. DO NOT BOTHER WITH THIS MANAGEMENT COMPANY. THE COMPANY before was a whole lot better with everything. VERY BAD PEOPLE EXCEPT FOR GINA. SHE has helped us and myself with so much to smoothen out what the others do wrong. But the head aches to begin with shoul not even be. TN Investments is a Bad company.

Negative experience: My wife and I went above and beyond when moving out of our unit to ensure we left it in pristine condition. We painted the walls ourselves and my wife cleaned on her hands and knees to make sure every inch of the apartment was spotless. We did this out of respect and in good faith, fully expecting to get our security deposit back without issues. And what did we get in return? A charge for painting and cleaning. The very things we already did — thoroughly and responsibly. This isn’t just unfair, it’s downright insulting. It feels like they had already decided to keep part of our deposit no matter what condition we left the place in. If you’re planning to rent here, don’t expect to get your deposit back, even if you do everything right. We took pride in how we left that apartment. Clearly, the management doesn’t care.

Negative experience: WARNING DO NOT RENT ANY APARTMENTS THEY OWN ( they own more than 5,000 properties and don’t know how to manage and take care of their properties ) I’ve lived in Lynrose Manor apartments for 21 years of my life until they bought out the land from the owner . The rent was $2,500 without utilized but you have to pay seperate for water , trash , sewage , street cleanup , gas , electricity and coin services paying over $300 extra your going to be wasting since their cheap and want to suck up as much money out of you as possible . It takes forever to get a hold of the manager diana to fix something inside the apartment . For example our bathtub paint had peeled off and our wooden floors were popping out since the people they hire to “ fix “ the place do a mickey mouse job . Even though we had moved in April they charged us for damage on the property and canceled on us multiple times before we had even moved . Ridiculous . And they rent to anyway even if they are trash , people who smoke weed , hearing people threatening each other at 11pm and play music at 8am ( we had made multiple complaints to gina , Diana & Tao ) but they never took any action into trash neighbors like they always do leaving you in the dark and clueless . Including how you have to be on alert how much robbery’s and break ins have happened inside the parking garage since they don’t bother to hire security and cameras on the property since the gate is always broken . Can’t forget how they also change rules constantly inside the apartment that makes the average person have a headache. 1 of those rules being do not park in a carport that has already moved ( meaning you can’t park in their spot even if they moved , which doesn’t make sense since parking is already a huge issue ) . Avoid them , don’t belive this 5 star reviews they are bots & watch out for this investment group and never rent their properties . To gina : You are a person that discriminated towards my father who was a religious man that talks about god in a moment of anger when you unlawfully didn’t give us our 2 parking carports in the apartment and had taken them away from us . And you had the audacity to say “ god doesn’t exist and doesn’t work like that “. I don’t know how you are still working but trash works with trash . Remeber how you told me to take my 1st review down but i made another review because you don’t deserve any hardworking money that people don’t survive everyday .

Negative experience: This is the worst rental company ever. Very unprofessional staff. They had approved me for an apartment and even accepted my deposit and then 2 days later they said that they couldn’t give me the apartment after all without any real explanation. They are very rude and unprofessional. Please save your money and go to a different company. Especially if dealing with Tobi. Really inconsiderate and unethical. I can’t believe these people.

Negative experience: construction zone in the front and cramp parking in the parking. nobody was able to go through the front gate and the gate opener only limited to two. residents are locked out of their community.

Negative experience: This place is awful do not rent at any of their properties. No insulation within the walls in the summer you die from the heat winter you will freeze. Plumbing is bad across all the buildings. They say it gets fixed but it never does. Currently out bath tub hasn’t been working for weeks. Management is rude, specifically Gina from their office. On site manager is also rude. Will come knocking on your door for the dumbest things. Never any parking available outside. Multiple cars parked outside from 1 owner which never get moved other than 1x a week for street sweeper. Go find somewhere else do not come here. All their 5 star reviews are fake.

Negative experience: Most horrible experience of my life. As the other reviews say, don’t believe these fake 5 star reviews. I can’t believe this is what they offer. I’ve vouched that I shall never come here again. How could such a place exist? Don’t waste your time coming here.

Negative experience: Do not believe all these fake reviews. They were at 1 star average all last year. And all a sudden this year they have all 5 stars reviews within a couple months of each other. Very fishy. They will make you pay for water trash, hot water and sewer fees after 1 year, make sure you are aware of that before moving in. The place is really old and beat up. They will charge you for a maintenance fee when you request one. If you decide to move in, go over the move in check list carefully and note everything down that is broken. To get an honest review just go ask the tenants yourself and don’t believe all these fake reviews.

Fantastic experience: I give 5 stars because the application and move in process was very smooth. Ms Thao Pham has been the sweetest lady and she is prompt to answer messages and phone calls right away. Reach out to her if you need a place to move.

Positive experience: Last month February 2022 When we we’re looking for 2 bed room apartment but we could not find the right location. We asked some our friends and one of them referred us to call Mrs.Thao Pham. She returned our call in very short time that make us more comfortable to progress administration requirements. When we moved in we found the wooden front door doesn’t lock.and no electric in one outlet. We notice to Mrs. Thao pham and she placed work order to take care the problem. We are very appreciated for your care about the tenant. Thank you very much for your consideration.

Fantastic experience: When I had an issue with the apartment, Thao Pham was a big help. She is always accessible and happy to help. She helps to fixed the issues really fast. I’m so happy to know her and I am comfortable leaving in my apartment.

Fantastic experience: Thao Pham was very friendly with me and my family, she helped me in particular gather all of my information for a 3bed 2bath unit and made the application process very very easy, my dad was so satisfied with her customer service as much as I was.

Negative experience: Living at one of their property was fine. Maintenance was good, place was always clean and well taken care of, overall they did the bare minimum. But the actual company itself has been rude and unkind, especially those who may have housing assistant. A particular employee, Thao Pham has been very rude since we met her. She criticized our family members for not having cash on them at all times and even tried to threaten our family with illegal acts after we put in our 30 day notice to vacant (she told us that if we do not move out before our last day, there will be "consequences" when that is illegal to do) which was not apart of our leasing agreement. Beware when dealing with her. She will prey on those who may be vulnerable, desperate, or is the most in need.

Negative experience: Thao Pham, one of their employees is very unkind, very unfair, and treats her paying tenants like dirt. She tries to scare her tenants by threatening them with illegal action, especially those who may not know the law very well. Be aware of her. If you are looking to rent one of their properties, I suggest you speak with any other staff members or simply stay away. Thảo Phạm rất không ngoan và rất thô lỗ. Negative experience: This place is horrible!!! Do not believe the fake reviews! Pay attention to the dates they are all within a month apart. They are doing this to cover up their real rating which is 1 out of 5 stars!!! Scroll down all the way and read the REAL reviews from REAL tenants! They are all one star. If you’re considering moving into one of their apartments my best advice is to run and find somewhere else to rent. These people are rude and unprofessional, especially Gina. She has no respect when talking to you and will NEVER resolve any issues or answer any questions you might have. This company will also increase your rent every year. They will increase the maximum amount that they are legally able to and they charge you for everything! If something breaks in your apartment even if it isn’t your fault they will send you the bill. Don’t believe the fresh paint job and new floors they put in when a tenant moves out. These apartments are old and falling apart. If you’re still considering on moving in take the time to talk to other tenants and have them tell you their experience with TN Investment group. This company and its employees are complete trash!

Positive experience: So far, we like this property and its locality. The maintenance is good, and the property female agent is a nice and understandable person. She is always attentive to our need, and so quickly to solve the issue.

Fantastic experience: My parents have been renting at Daisy Apartment for more than 10 years. Compared to the previous owners and manager TN investment groups , Ms. Thao( manager) ,and on site manager are very professional and friendly. During the transition from the old owner to TN investment group ( that was COVID-19 time) . Ms. Thao helped my parents with paperwork while all our family members got Covid. She was very patient giving us extra time to complete the contract leave. Whenever she was around Daisy’s apartment she would check on us. Ect... The manager on site was very helpful. When we have concerns she takes action and helps us out immediately. With TN investment group my parents don’t have to worry about paying rent with cash and buying money orders every month. They can use pay bills online. Anytime my parents have a request for fixing around their house they send someone to fix it for them in a day. Daisy’s apartment is a nice and safe place to live. It ‘s close to the park, church, library , adults center, school ( headstart, preschool, elementary school, intermediate school, high school, adults school, and careers center), city hall, police department, fire department, Costco, and Vietnamese supermarket... Daisy’s apartment also has swimming pool and playground for children.

Fantastic experience: I’ve been living here since I was little and I’ve grown used to the area that’s around the complex. The manager Thao is very friendly and has helped us renovate our apartment unit in the past. She helped us switched from having carpet to wooden floors/tiles with no hesitation.

Although others may have issues regarding pricing and maintenance, I have found their rates affordable and their responses to issues prompt and fast. They also keep the apartments clean and clear. When anything happens in my apartment, I can call the manager and she send the maintenance group to fix it right away. Fantastic experience: We've been living in Orangewood Pines for over 10 years under TN Investments, and it is great and beautiful here, nothing bad happens here. The company is very nice and they are very quick, whenever something needs to be fixed they arrive immediately. When you move in they redo everything and make it look very nice for you, they paint everything. There's a manager named Thao and she's very happy to help the people living here. When you want to move out they return your deposit money, they are very understanding.

Fantastic experience: I've been renting this company's house apartment for about three years now. This company makes it very convenient to pay our rent and submit a maintenance request through an online portal. The leasing team is very professional, nice, and pleasant. They are very willing to help me in any situation such as one day I left my keys in my house, and when I contacted them to ask for help, within about thirty minutes they brought the spare key to open the door for me. I really appreciate the service of this company. I highly recommend going through this property management.

Fantastic experience: I’m giving TN investments a review because I feel they’ve been shorted in their actual service and care for their tenants and property. I have lived in other apartments not ran by TN investments and had some real shady issues with them. TN Investments is different from other apartments I’ve lived in and I feel they are fair at their rental rate as well. TN investments is thorough from the beginning of the rental process. They’re responsive to maintenance repairs. I know people complain on here about paying separate for water and trash but honestly you probably are paying that somewhere else too it’s just included in a flat rate and your not seeing it. The apartments are up to date and they are very professional on how the apartments are ran. Thank you TN investments for a great apartment experience.

Negative experience: These people are crooks, they charged me $30.00 to replace the vent in the hood above the stove. It wasn’t missing and it wasn’t dirty. Wouldn’t that be wear and tear especially if we lived there over 17 years? They also charge a $5.00 move out fee.

Negative experience: GREEDY NEW OWNER!! They increased the rent as soon as they took over the ownership and charge everything and whatever they can.

Negative experience: Be careful when you work with this company. They rate the rent up. It doesn't master you keep your apartment in good and clean, they deduct your deposit any way.

Negative experience: Never get any properties from TN investments all they do is take your money and don’t even resolve any of your problems ! The manager that was there, Gina was helpless and rude very rude . Instead of giving us great customer service it was the worst I’ve ever received

Negative experience: If I could give a rating less then 1 star, they would deserve it. NEVER rent any properties from this property management company. Dealing with them is a nightmare. They just took over the complex I’ve lived in for over 6 year. I never had any problems until they started managing in March 2018. They refused to meet with me when they took over the property, I was told it was because I was on the “old lease”. They consistently fail to give me notices for chances on the property. I asked about moving my disabled uncle into my unit and got told no; never moved him in but a week later I got a 3 day compliance or quit notice for moving someone in. I am in a year lease from the previous management company. Tn Investment tried to increase me rent by 650.00 a month while in the middle of the terms of my year lease; which is against the law. I have two garages list on my lease and they cut the locks off one insisting it was mine. I had to show them my lease and call the cops. I have housing; which is a federal contract that the management has to uphold and all changes to terms have to be put in writing. Yet, they seem to constantly break the terms of their contract with housing. Gina; the manager; calls me on her personal cell and totally flips out screaming. It’s like dealing with dr. Jekyll and Mr. Hyde. They remained out apartments to The Hertiage Apartment; formally Pacifica Pointe in Anaheim. There are rats, spiders, and roaches so bad that when I complained they kept blowing me off and I was forced to get code enforcement involved. There is no parking for handicap, no signs for permit/resident/ guest only parking. The inside manager is horrible too. Don’t be fooled because all they want is money. Greatest word of advice. Don’t be intimidated because it seems like they have no idea what they are doing. And always know your rights. Check out your rights at fair housing in your area because TN Investment is just going to keep treating their tenants badly. And run as fair as you can away from any property they manage.

Negative experience: TN Investment Group is the cheating group with the rude manager, she is Vietnamese woman and has named Thảo. Why I say that because I have a lot of experiences of those. First, when I rent their apartment, 7332 20th street, they showed me the largest apartment and told that my apartment would be similar, but it was not true. Second, when I rent that apartment, I did not pay attention of the oil slick of the parking lot and I did not take a photos. Therefore, after I had lived there for some months, the manager, named Thảo, sent me an notice letter that I was fined because I made the parking lot dirty. Third, that apartment have been very old with an unsafely garage door and a lot of termites, mouses, and but when I tell them know about that, they did not want to fix those problems. Fourth, the price of renting that apartment is raised too high every year. They increase the price around 10% per year or more depend on the market price. Finally, because of those problems, I had to move out. I had lived that apartment for 1 year and 9 months, and they charged me over $650 for clean up, painting, and light of the apartment without any evidence. The TN Investment Group is the cheating group with the rude and greed manager, named Thảo. After a long time, I have an advice that you should not rent that apartment if you don't want to get trouble in your life.
