Experiencia negativa: HORRIBLE TRAUMATIC EXPERIENCE My amazing father has dementia and my family is dealing with the many challenges that come with this disease including the loss of his drivers license and the decision that he can no longer care for himself. It was time to sell his home and he would move to a place where meals are provided and other care that he needs is available. Mind you my parents have only purchased 2 homes in their lifetime and still reside in my childhood home. They are not savvy or knowledgeable about anything related to selling a house. I was ultimately referred to the realtor’s broker Melina who contacted me about my requests for fliers and/or a QR code and using social media to promote the house and specifically that in the walkable neighborhood of Englewood where my dad’s house is located is a great way to inform people about my dad’s remodeled and quaint home. I was told that fliers, social media and other suggestions for advertising were NOT within the advertising agreement that my dad signed with my mom present. They are responsible for signing the agreement but they also didn’t know that for the agent/broker commission that all they would essentially receive is staging for a tiny 2 bed 1 bath home, pictures of the property and an open house (neighbors by invitation) the open house was self serving for the agent as a way to meet new potential clients and let looky Lou’s snoop around the house. I was appalled and shocked no hustle, no strategy whatsoever to make this house move quickly. I believe the house had been on the market for not even 2 weeks and when Melina the owner of this company spoke with me she was a NIGHTMARE think Devil Wears Prada Linda Wintour kind of pompous, rude and condescending. I was hurt, felt disrespected and very upset by her actions and how she treated me. It led to a total breakdown in trust and confidence. I’m not sure if she had even the slightest twinge of care about my family and caregivers fatigue from caring for a family member. Selling his house included the dismantling of my dads home, belongings and it’s a painful experience for him and our family. Hiring a realtor and a broker is supposed to take the responsibility and stress away from the family turning it over to “professionals” who happily collect commission and that is when we decided this was not a safe or honorable place to place our trust. The worst part is that I informed the agent and broker that my dad didn’t have a copy of his signed contract nor did my mother. The broker said that it must be in a box from his move….ummm….No. Electronic email communication is a basic way of sending a contract to a client and that never happened. I truly believe that our real estate agent is a victim of the owner of this company. I would recommend the real estate agent but NEVER the owner/broker. After this review we still hadn’t received a copy of the contract and I reached out and was the conversation any better? Nope it was not. However, our agent was lovely, kind, caring and sincere. I hope she’s able to find a new broker to work with that matches her energy and kindness.

Experiencia fantástica: Returning Client - We had a previous positive experience with Linda Rabe, with Tomson Burnham based out of Salem, OR, and why we decided to use her once again. We signed a contract to use her services to buy another home in early August 2025 and within three weeks we had found a place, she negotiated an equitable deal for both sides, and we closed on September 2. We could have closed August 29, but we chose to close on the 2nd. From start to finish it took us 3.5 weeks. Linda and her team are efficient and absolutely amazing and always stay on top of things. Linda is one of the most honest and hard-working professionals that we have ever worked with. She understands how special buying a home is regardless if its your first, 3rd or 4th. Linda doesn’t make it feel like just another transaction and why she works hard to help create a positive and lasting memory for her clients. We found a home that was about 100 miles outside of her geographic area and she did not make excuses or complaints about going. Experiencia fantástica: My mother and I met Linda Rabe shortly after my father passed away in early March 2025. Our situation was messy and very complicated and after talking with a few realtors we ultimately decided to go with Linda Rabe, with Tomson Burnham based out of Salem, OR. Linda wasn’t the cheapest or the most expensive but her detailed sales plan and vision for what needed to happen was a no brainer for us. We had just lost my father and my mom her husband of 50+ years so we were broken and going through a lot, mentally and physically, causing the relationship to start off very slow. Which none of it was Linda’s fault. We were just trying to figure things out, whether we were grieving and wondering what had just occurred. We just weren’t sure what was happening, and Linda was patient with us and sympathetic of our loss and never made us feel pressured or discouraged. As a professional agent she knew what the house would most likely sell for, and even though we had strong emotional ties to the house and believed it was worth something different, she never argued or misled us. She respected our wishes and developed a strong sales plan which worked and helped us eventually sell my parents home. The house was listed on May 22, 2025 and we received a respectable offer in early July 2025, while we were on vacation. We didn’t get our initial asking price but we were extremely satisfied and happy with the results. I don’t know how she did it but she tolerated us during a difficult time. Linda showed us that she takes her profession very serious, by the amount of knowledge she has of so many aspects of buying and selling real estate. Her professional experience paired with her high character made a highly complex situation feel manageable and at the end seamless. Linda was transparent and highly communicative throughout the entire selling process. She never overlooked any details during our many conversations. Linda Rabe never wavered or showed doubt that we would not sell before the critical deadline we were facing. And why she is highly recommended. She negotiates fair and in good faith and never appeared to want to get over anyone. That was important to us. My mother and I plan to use Linda on the purchase of our next home.

Experiencia positiva: Melina Tomson should retire. She allowed us to move to a really bad part of Salem and failed to direct us to South Salem, which would have been much better fit for us. If you want an agent that will look out for you best interests, she's not it. We didn't know anything about Salem when we moved here a few years ago.

Nevertheless he was so helpful, candid and easy to work with that we used him as our "buyer's agent" as well. As it turned out, having Kyle as "our" agent and his wife as the sellers' agent probably made things go more smoothly. Kyle also put us in touch with a good lender's agent and a good escrow agent to handle the closing, so the entire process worked well. When searching the Internet for a top producing seller's agent, Melina's name consistently appeared on a number of lists as #1 or #2. When I went to the Tomson Burnham website, I saw Melina has a happy list of past clients, a deep understanding of the Salem-Keizer market, and years of experience. When I first met with Melina, she was friendly, professional, a great listener, and came prepared to present her marketing strategy to me. I was impressed by how extensive and unique her approach is, especially her recommendations for a pre-sales inspection and a professional staging consultation (both paid for by Melina!) Her intention is to take as much stress out of the home sale process as possible for her clients. Melina made the sale of my home easy and almost effortless. While I took care of a few repairs found to be needed by my pre-sales home inspection and also changed things in my home based on the advice of the professional stager, Melina got busy posting a 'coming soon' photo and description of my home and immediately talking it up with other agents and brokers. To make a long story short, I agreed to two 'early' tours of my home by prospective buyers and their agents. I was surprised and delighted to receive a full-price offer from one of the prospective buyers - two and a half months before my home was scheduled to go on the market. I have to say, I cannot speak highly enough of the exceptional service my family and I received from Kyle. His communication was excellent, and frequent, and he was good at providing education around the real estate market and the sale process. He assisted in finding contractors to correct some things from a pre-inspection report and was present for the repairs when possible. Additionally, since we were already moved out of Salem at the time of the house sale, he was conscientious in monitoring the property and even switching the house from AC to heat when the season changed. Our house sale was prompted by our move out of state. We had no contacts in the area where we were moving, and Kyle researched the area and located the perfect realtor to help with the purchase of our house in New Mexico. Kyle talked us through every step. We knew what every term and bit of paperwork meant before we even thought about signing. When we did visit the area, he was there for 2 full days to show us as many houses as we could fit in (I think we broke a record!) and put up with our toddler! And when we didn’t find the perfect spot that weekend, he continued to look and sent video walkthroughs of the house we ended up buying so that we were able to make an offer as quickly as possible. He then went to work in negotiation - all the way through the time of closing due to inspections and an appraisal concern that came up. Nine of the ten told me "oh yeah, that's a great house!" about everything I showed them. The tenth was Melina Tomson, who said, "You don't want that house, it's on a major arterial, you'll have a 20 minute wait to leave your driveway every morning." Melina keeps it REAL. When you are a buyer, this agency is what you need: someone who will be 100% honest, and who isn't trying to put you in the first house that interests you just so they can walk away with a commission check. Melina, her husband Kyle, and the other realtor we dealt with at the firm, Brooke, were all total professionals, helping us as we put down offers on houses, went to inspections, withdrew an offer and made another when we saw the place that was perfect for us. Within 3 hours of our new home appearing on the MLS, Tomson Burnham agents were already shooting video of the interior so we could make a final decision on our offer. Within 24 hours of the house appearing on the MLS, we had an offer in and it was accepted hours later, with everyone absolutely delighted by the transaction. Melina is no-nonsense and will make sure you go into your transaction with your eyes open to your property's strengths and weaknesses. She knows all the local home inspectors, contractors, etc. and can steer you right (we made a really stupid mistake for one house and hired an inspector she told us was no good...and he missed a HUGE problem, and we're lucky Melina's HVAC contractor noticed it before it was too late to back out!) when you need someone for services in the Salem area. If all you want is a "yes man" who will tell you every house you look at is nice, go with someone else. But if you want someone honest and trustworthy, this is where you need to go. I cannot say enough good things about Melina and her team. I would recommend them wholeheartedly and without reservation.

She helped us start looking in November for a house we planned to close on in June. She made time during Thanksgiving when we were in town to begin showing us houses. She was informative about neighborhoods and was a great partner in spotting things that might be inspection issues. She communicated with us throughout the process and quickly had a sense for exactly what we were looking for. She helped us through multiple offers in an extreme sellers market, always offering insight but never pushing us one way or another with our decisions, from our first offer when we thought we might buy early in February, to our fifth and final offer at the end of May. She even helped us dodge a bullet when she could see that a seller was going to make negotiations a long drawn out process -- we have been in our house for weeks and that property is still in negotiations. We ended up moving into a great house on our schedule in a neighborhood we wanted within our budget. For that final offer, Melina did an incredible job on a short timeline to get us into the house and to get our lender to meet the deadline. We ONLY closed on time because she was dogged in getting the lender to get everything sorted for closing as per the contract. We could not recommend Melina more highly.

The only reason we were able to buy a house in Salem is Melina Tomson. She helped us figure out what kind of houses we might be able to buy, the neighborhoods we might most enjoy and she helped us understand the cultural issues facing us (crawl spaces! mold abatement! one piece bathtub/shower combos! tiny bedrooms! large trees! windows in the garage!!) Their Web page had neighborhoods described, really making it easy for us to figure out where we might want to purchase. Everytime I would go online to do my research, Melina's articles describing different neighborhoods would come up. Based on the extensive information her website provided and the fact that she is a small firm, we knew Melina was the agent for us. We were relocating from California and it was an eight-month long process with several trips to Salem to view neighborhoods and many emails to Melina about what we wanted and didn't want. She was so patient with us through the whole process. Since we were out of state, Melina would send us videos of homes and we actually ended up buying a home via video. It might sound crazy to purchase a home this way without even seeing it first but we had every bit of confidence in Melina and that she would find a home that was right for, and she did. Melina is a straight shooter and will tell it like it is even if it's something you might not want to hear. She wants you to have all the information possible, both pros and cons, so you can make the best decision possible when buying a home. For example, we found a home we really liked through an open house we went to on our own so we came back the next day with Melina. Right away she looked at two of the closets in the bedrooms and told us we would not be able to fit adult size hangers in there. One look at the garage, which had stairs leading down to it, and Melina said she doesn't think we would be able to fit both cars in there because the stairs were in the way. These were things that never even crossed our mind but thanks to Melina's eye for detail, we were saved from putting in an offer on a home that we would have regretted once we would have moved in and found these things things out for ourselves. Experiencia fantástica: If you are even considering buying or selling a home in Salem/Keizer, I need to tell you a story about an amazing woman and realtor - Melina Tomson. My Mom recently passed away from brain cancer. It was my job to "handle her affairs", one of which was to sell her home. We interviewed several people based on YELP reviews. We chose Melina to sell Mom's home. We had NO IDEA what a good choice we made. She staged the house just beautifully. Within days we got our first offer. But there were problems on the horizon. Essentially, my Mom's home (which looked beautiful) had a fair amount of deferred maintenance. Here's what we faced 1) sunken oil tank, 2) old roof, 3) heater air-conditioning needed to be replaced, 4) water main to the street needed to be replaced, 5) electrical panel needed to be replaced. That, combined with clouds on the title and some other "issues" meant that we had two "failed sales". Through all of this Melina was "as cool as a cucumber". She always had the answers. More than that - she always knew exactly the right person to call in to help. And, since she's worked with all these contractors before, she was able to get them to do the work with the expectation they would get paid at closing. She did all this with a super positive attitude. The house sold in a fairly short period of time considering the challenges. I don't live in the Salem/Keizer area so there is just no way we could have done this without Melina's finesse, knowledge, and hard work. If you are considering buying or selling a home in the Salem/Keizer market, your first move should be to pick up the phone and call Melina.
